My experience with Plum Property Management was extremely disappointing and frankly feels dishonest. After moving out of my 816 sq. ft., single-floor apartment, I was told by the inspector that cleaning would take an estimated 6-7 hours. Somehow, I was then billed for 10 hours of cleaning with no reasonable explanation. The cleaning company of their choosing failed to provide any detailed, itemized report showing what was actually cleaned or how they justified the extra time. Being charged for additional hours without documentation is unacceptable and raises serious concerns about their billing practices. What's even more frustrating is that it took three months of back-and-forth communication for Plum Property Management to ultimately tell me they would not be refunding the extra 3-4 hours they charged. Dragging this out for that long, only to deny accountability, shows a clear lack of professionalism and respect for tenants. I would strongly caution anyone renting through this company to document everything and be prepared to challenge questionable charges. They do not care for their tenants. They do not provide a safe premises and do nothing when crimes are committed in their units. They do not respond to emails or calls in a timely manner. They don't provide units that are well built. I rented a unit that the walls literally didn't have a paint covering to wash or protect against wear and tear. This is entrapment to take the tenant's deposit. I plan to take them to court to get mine back if necessary. The month after renting my apartment they lowered the rent price and now I am paying more than anyone else in the building. They are so crooked. They do have a lot of expensive and upscale places for rent and even some for good prices or so it seems but they do not care about their tenants and are crooked and scammers. I looked at several properties they told me were available and had me look at them. But after I paid their high application fees they then informed me none of those properties were actually available. And that if I wanted to join their wait list I could. We moved from out of state and saw some not so great reviews online and so we were understandably nervous. We have only been renting from Plum for about a month but everyone has been professional and courteous. They answer emails quickly and there's always someone who answers the phone, so my experience hasn't been negative at all. Our maintenance needs are met quickly. So far they have been awesome and I have zero complaints about their customer service, response time and repairs. I will continue to update as time goes by. P.s. My only disappointment is that I have always wanted to keep chickens for eggs and the property we rent already has a chicken coop in the backyard, but the contract we signed would view them as "pets" if we had any, so we would have to pay $25 per chicken PER MONTH. We are clean, excellent renters with no pets. That isn't a fee anyone sane would agree to pay for a few chickens who would live outside in a coop that's already sitting there. If I could give zero stars, I would. My experience with Plum Property Management in Missoula, Montana has been nothing short of a nightmare. From the very beginning, it was clear that their primary interest was lining their pockets at the expense of their tenants. Their customer service is abysmal--every interaction felt like a chore for them, and they were consistently unresponsive to emails and phone calls. When they did respond, their answers were vague, dismissive, and often contradictory. They sent a lease violation notice for leaving a sweater to dry on our porch and having our bike leaning on the side of the unit. Also, our ethernet cable was stripped and unusable when we moved in, and so we had to pay for a new cord to be installed. To make matters worse, their billing practices are nothing short of predatory. They seem to invent new fees out of thin air and have no clear or transparent breakdown of charges. Horrible. One of my family members has a rented lot that they manage. They do not maintain the trees as they are repeatedly asked to. They complain if the grass is even a little high, but they manage the place across from us " We own" and the last 2 tenants let the grass get so high it blocks the porch. Mind you we are a nice neighborhood and have HOA that requires a nice lawn. Trying to call them is a joke, they do not answer. The owner offered a service to my family member and when they asked Plum about it they were told " That is your responsibility". I have come to this VRBO a second time - after having told you and also your own handy man, that his bed is BROKEN. Now I have arrived and your answer is a slab of wooden board and a cut of foam that smells horrendous. I have a compete and utter mind to register this complaint to the Better Business Bureau. I don't even know where to start: * they make up fees to charge every month - advertising rented units, materials and supplies (which what does that even mean?), they added an appliance fee (again, what is this fee? Because they aren't repairing/replacing appliances with this money), management fees, and more. * they added a fuel surcharge during covid when gas was over $5/gallon. They still charge it now that gas is the lowest it has been in 3 years. * they charge a fee for your tenants to be able to pay rent. * they charged us to collect utility bills. Then, when we took over the bills on our own, they kept charging us that amount even though they were no longer paying anything. We still haven't gotten that money back (5 months later). * they added a pet fee on top of the rent (that did not come to us as the landlords, and that we specifically told them not to add). * getting in touch with anyone to address any concerns is impossible, they just don't answer phones or return calls. If you have a maintenance emergency forget about getting the help you need. we had a pipe burst in our apartment and they refused to do anything in a timely manner. we turned of the water to the whole building to stop the water from causing anymore damage and then we got in trouble for it. They don't respond to any communication and force you to pay with a card online. Want to talk to someone on the phone forget about it. Have mold growing? Plum don't care. When moving out you are not allowed to be present for inspections. Why? So they can charge you for the labor of course. According to them it takes 5 hours to inspect a 2 bedroom apartment. Took over half of our deposit to pay for mileage and labor for their employees. I asked for an itemized receipt for what exactly I'm paying for and of course I didn't get that because then they would have to make up a bunch of bs. Took over management of the property I rented just before I moved out, and charged me for issues with the unit that existed before I moved in. Never responded to maintenance/repair requests. Didn't take my calls. Also charged me for leaving a roll of toilet paper for the next tenants and for a piece of sidewalk chalk they found when a snowbank melted. They have to be one of the most unprofessional businesses I've ever dealt with. I filled out an application and sent an email with extra information about myself and other questions I had in regards to the property I was interested in. My application was sent in on a Monday holiday so I assumed it would be a day or so before I heard from them. I called that Tuesday only to make sure they had received my application, their website does say they will reach out to you after your application has been reviewed, all I wanted was more information on what this process entailed, there was no response to my voicemail. I called 3 more times that day, no one would answer the phone. I called again on Wednesday and by chance after calling 2 more times that day and leaving another voicemail the receptionist happened to answer the phone. She seemed as though I was inconveniencing her, very rudely she replied that the applications are processed through a 3rd party and it can take 48-72 hours. I didn't see anywhere on the website that the applications were processed through a 3rd party. I explained that I had called and left a voicemail and had also sent an email and a call or response back with this information would have been nice. She was extremely rude and unprofessional, all she did was read the statement off the website. It has officially been 1 week since submitting my application and have yet to hear from them. I have great credit history and scores, and have never had any history of evictions or problems with my property management. I will not be moving forward with them if they HAPPEN to reach out to me. I'd give them a zero star but Yelp won't let me. I would highly recommend RentSmart property management, very professional and quick to respond. They also use a 3rd party application process but that took less than 24 hours. read more

Wow. Just wow. I rented my property for almost three years, in that time I was a good tenant, always paid my rent on time. Last month my account information got stollen leaving an issue with rent. I took care of it once notified and figured the issue was resolved. Turns out the issue essentially black listed me from their online portal. This wouldn't be an issue except my primary bank is out of state, so I can not get a cashiers check or money order in time. I figured. these people are taking a huge chunk of my paycheck, and this can't be too out of the ordinary, so I called naively assuming they would be helpful or even understand the issue. What I got instead was a passive aggressive woman essentially calling me an idiot for not planning for the black listing that I didn't even know about. On top of this, I've been moved out of that apartment for months and have attempted to contact my property manager multiple times to get an inspection or see if there was any way out of my lease. I don't expect to get any of my deposit back to be honest, not because of damage, but because of how awful this company is. read more

As a single property owner I hired Plum to manage my home rental. They never fully accounted for how they spent my funds, refused to take responsibility for the statements made by employees, ignored requests from me as the property owner, engaged in email arguments rather than actually speaking with me, told me they had done things on my property and charged me for them and never actually did them. I could go on and on about the poor service. They also violated their own contract on more than one occasion. I don't know how they treat renters but property owners, I encourage you to avoid them. To add to our list of issues with this property management, we have not been able to get into our storage unit for 3 weeks due to ice/snow. They sent out someone to get rid of the ice but the door is still frozen shut, and we are paying $120 a month for it and "secured" storage. Well, the front gate has been open for more than a month so anyone with a lock cutter can get in and have at it. We were told it would be fixed as well...highly unlikely, at least not till spring. We have sent multiple emails, and phone calls and you'll be lucky if you get someone to get back to you in a decent amount of time. I called today and asked for a refund since we are paying for something that is not even usable, but the lady said "there will be no refunds at this time". Our apartment has stinky water so doing laundry has been an ongoing issue, and there is more than likely a dead rodent in the hallway wall which also brings about a wonderful pleasant aroma. :( This doesn't even cover the child abuse from neighbors we hear every day, doors slamming non-stop, dog shit all along the grass area where the sidewalks are, and the trash dump towards the back is disgusting typically with open trash and food scraps everywhere. NO WONDER THE RATINGS FOR THIS PROPERTY MANAGEMENT ARE SO BAD! The worst management company any of my kids has ever rented from--here in Missoula, Boston, Seattle, etc. They are thieves. I knew this already because we own rentals in town, and their reputation is HORRIBLE. Unfortunately for my daughter, her landlord contracted with them right after she renewed her lease. I feel terribly for him because he knows they're unethical. Of my daughter's security deposit, they kept 91.5% That apartment was in perfect condition, and as clean or cleaner than when she moved in. When she moved in, the owner told her not to worry about nail holes because he hadn't patched the ones from the previous tenant. She still noted it on the move in form, but Plum charged her $127 for patching and painting. That's in addition to the 5 hours of cleaning, mileage to inspect, postage for all paperwork w/no option to pick it up. Basically, it's a great old one bedroom that's showing its age, but they charged her to make it look like new. All I've got to say is what my realtor said they say in their staff meetings: MAKE SURE EVERYONE, OWNERS AND RENTERS, KNOWS TO STAY AWAY FROM PLUM. You've been warned. read more

They don't update the actual listing when a lease is pending, they leave the listing up so more people will have their hopes up and apply, paying the 50 dollar application fee. They do, however, list "Lease Pending" or "Approved Application" on the actual computer tab of whatever place you're viewing. This management company is nothing but a group of scammers and con artists. I spent two full days on my weekend cleaning the apartment, I cleaned the bugs out of the light fixtures, the inside tracks on the windows, even the top of the hot water heater was wiped clean, it was completely spotless. They made a bogus report with ambiguous photographs to say that I did not clean it properly. They charged me nearly $600 to "clean" the apartment. They sent me a bogus invoice from the "cleaning company" in which I could not even see a letterhead or phone number for said company. They also charged two times to inspect and re inspect the apartment neither of which I agreed to or requested. Never allow a company like this to have you on auto pay as I believe they will not only find a way to steal from your security deposit, but I wouldn't put it passed them to outright steal from your bank account. We were met with computer generated messages that prompted us to take steps to further our application process. In their drop-down menu of things listed was a 'pet' category. We filled it out to their specifications then paid our application dues among credit checks, bank statements ANd SSN along with other very sensitive personal information. 3 weeks later after almost ZERO inter-person contact, we received an Email indicating we were approved with an increased charge for having a pet (understandable) BUT the property we were interested in was a no pet property. We are left incensed and bereft of words for this CRITICAL information should have been exposed to us right after the first steps in the application process....... THREE WEEKS EARLIER!!! After questioning their handling of our case they emailed back responding "the property was a no pet property" and that we were not getting a refund. The lack of communication, feeling of betrayal, violation and exposure of our privacy are why I am filing a complaint. I want to let other applicants be for-warned. These people stole our money and sullied our credit rating for nothing. I Never want to deal with these people ever again. We are fortunate to be able to afford the $100 dollars they took from us but other people who are seeking a rental unit may NOT have the means to be throwing their money away. This complaint will probably not help anybody and the company will go on without action but I have to do MY due diligence and let the community know. read more

For anyone of you who plan on renting through this agency, or those of you who have no other choice. I'd like to use this as a warning and as a piece of advice. You will not be able to deal with anyone but the desk clerks directly, and they will inevitably have no idea how to help you. While submitting paperwork I've had multiple employees tell me opposing things, I've had them ask me for documents they received weeks ago, and I've even had them charge me for "not having renter's insurance" eight months into our 1 year contract, when I had to buy a full policy to sign the lease. Trying to solve these problems with the front desk will get you nowhere, and they'll explain that the manager or higher ups need to review your issue. You can then expect to wait weeks for a reply via mail or email. I don't mean to attack the people at the front, it's not their fault. I just can't believe that serious issues such as repairs, rental insurance, and more are replied to with,"we'll get back to you." Only to get an email weeks later. On a final note, absolutely do not expect to get a refund on your security deposit. I've had them charge me over $350.00 to replace a fridge shelf, and even the mileage the worker's drove for a few miles in town. They will do everything in their power to charge you, very well knowing it wouldn't be worth it for you to hire a lawyer to dispute the claims. If you try to make a complaint yourself you'd better be prepared for no replies, lot's of inconsistency, and a few months of utter aggravation. read more

We had a very good experience renting from Plum. We felt like they were really fair in their expectations of us, and we were diligent in following them. When we first started renting from them we weren't very excited about the customer service, because they always seemed irritated that we were there to pay our rent. But my husband and I both feel like the management has drastically improved over the last year, and especially Saundra and Jenn were very easy to talk to and made the whole move out process so much easier than we expected. They gave us very clear move out instructions and we followed them as best we could, and we were so happy to get back almost all of our deposit. I didn't give them 5 stars because they very occasionally would send people to do maintenance outside the house (Such as spraying pesticides, or paint the front porch) without notifying us, which was scary since we have a dog and we didn't like people coming and going through our gate with him outside. As previously mentioned though, they were overall very helpful and considerate. We would absolutely rent from them again! We felt like we were treated very fairly, and it was definitely the best rental experience we have ever had. read more

We had some issues with tenants making our living space unsafe in our building and Plum was quick to action to help remedy the situation and address the issues. Working with Kyara has been a breeze over the years. Her and her staff made our move out during the pandemic and moving to another state easy. These people only want to take as much of your deposit as possible when moving out. They charge time and mileage to inspect your place after the move out. Something that is part of their job and in all my years of renting, I have never seen. The first cleaning, I spent 6.5 hours cleaning, going way over and above, because of what I had heard about this company, and after reading reviews. Was told it wasn't good enough; went back and cleaned another 4 hours. By the time I was done, I had cleaned so much my fingers were literally raw and bleeding. They still kept about $500 of my deposit. I think if I had not mentioned I was going to see an attorney about their practices, they would have kept the rest of it. There is absolutely no way there was $500 worth of cleaning to do in that apartment. They didn't care how clean it was, it wasn't about that for them. It is about how much they can rob you for. I have rented in so many cities all over US but never have seen such an unprofessional property management as Plum Property Management. I am not sure how they are even in business. These people will cheat and con you with every single chance they get. They do not even spare the owners. 1. We pay rent though direct deposit on 1st of every month and they would pay the owners on 3rd week of every month. 2. They would make illegal keys even to your mailbox. This would later help them to dump mails without postmarks and charge you with extra frees in case some rules were changed. 3. They would charge extra for trash even though the trash company charges a different amount. Once we found out they won't give the reason why they charge. 4. They would make it so difficult for the owners that our owner actually fired this company and signed a separate lease with us. They did not want to lose us as their good tenants. 5. We paid our rent every month on time through direct withdrawal, which they had control over but they would tell the owners that we do not pay on time. 6. Suddenly they would change rules and not accept direct payments and place the mail without any postmarks in your mailbox and charge late fees if you do not send them the check on time. This is because the mail was sneaked in on 5th and 5th is the deadline. My goodness! 7. If you go to talk to them specially Jennifer Plum, they would take every effort not to talk to you. They would behave rudely and in a very condescending way. This is also the same they do with owners when you want to get rid of this management. 8. I am a faculty at the University and very well settled but would advise not any one from the university not even student to rent from these folks. They would rip you of everything. 9. Even our owner would never have them as their property management. 10. So be aware!!.and read between the lines when they show their pretty faces while you sign the lease. read more
