    BEWARE!!! I do not recommend this company to anyone. This company failed to fix water entering into…read morethe home which is causing mold throughout the house. I can spray and kill the mold yes but if the problem is not fixed it will continue. Also we are left to tend to the mold growing on the walls and in the carpet. If I were to cut the carpet out to get rid of the mold I would be breaking the lease. However this company does not find that mold is any type of health hazard AND DENIED our claim for repairs. I will be reporting this company to the proper authorities. DO NOT DO BUSINESS WITH THEM.

They refused. We put a couch in front of scuffed wall to hide the marks and hung pictures over huge nail holes and chipped paint. One of the bedrooms was a stark white when we did the walk through but the day we moved in they had changed the light switch cover and the paint peeled and it left a huge purple spot from where they had painted over a purple room. We had to paint the room ourself and now it is a nice neutral color even though the current listing still shows the room as white. I think they are using pictures from years back because I doubt they repainted that room back to white. Now we get a move out report and we are being charged for the scuffs and holes even though we complained about the very scuffs and holes when we moved in. We left the home in far better condition than we found it yet they are holding money from our deposit. They even charged us for not changing light bulbs upon move out which is not true. In addition to the rent we were made to pay for weed treatment and half the time our yard was not sprayed. We called to complain a few times because we have security camera and thought they'd like to know but were told they do not spray the back yard. We also have security video of them in our back yard on two occasions so we just assumed they did treat the sides and back. Use caution when renting from this business and make sure you take pictures and keep records. It's not enough to be a good tenant and pay early and make improvements to the place. You may be hit with ridiculously high charges upon moving out.

Virginia who represents Atlanta home connections first took almost 2 weeks to respond to the bid. My realtor and I have been dealing with her assistant Edward Reid throughout the transaction as It has been extremely difficult or almost impossible to reach her. They listed the property as "investment or owner occupant " but they refused to issue a 60 day notice to the tenant. They asked my realtor to lie to the tenants about the home inspection so the tenant would be in the dark. My realtor had to request numerous times for the sellers profit and loss statements which took over three weeks to receive. When they provided the profit and loss it consisted of income and expenses for over 7 years combined ( not each year listed) They insisted that they wouldn't issue a notice to the tenant because they weren't sure if something would happen with the loan. The day before the appraisal we found out the seller could not clear title. From public records Atlanta home connections has listed this property for sale for the last couple of years overpriced. The home was overpriced by $31k. My realtor requested the reduction of the sale price and they decided to not sale and wait ANOTHER year ( they did this in 2015 per public records) hoping the value would increase. They have wasted my, my realtor, and my lenders TIME and MONEY. They do not complete accurate comparisons to give the seller a realistic idea of the home value instead go off the whim. They are UNETHICAL, NON RESPONSIVE, and unprofessional. We were suppose to close 4/6 and they terminated 3/22. My realtor and I couldn't understand why they wouldn't issue the 60 day notice but we now know it's because they didn't have intentions on selling. They just wanted to see if the home was worth the value they wanted. They denied every request we made and made no attempt to act in good faith. Thank you for your response but it was not communicated that the seller was international originally. You requested a 30 day close which was not possible due to all the delays from language barriers to time differences. There are penalties when a loan does not close timely. The seller also created another delay because title would not clear due to a previous judgment. As the sellers realtor your company did not give the seller realistic comps on the home as you were $31k over fmv. This home was not located in an area where any reasonable person would bring this additional amount to the table.

They made more than 3 "mistakes" overcharging me and refunding only after I found the "mistakes" . I feel they do not find the lowest cost to maintain the properties and provide very high estimations for repairs / maintenance . I am looking for a better property management service now .

The home is equipped with additional features like a resident app to control door locks, HVAC, maintenance requests, rent payments; very convenient. The rent includes Water, Trash, Sewer & Spectrum. I scored my experience 3 stars bc I am spammed with a survey request for every single thing possible. The move in process was simple but overwhelming with so many texts and emails. It was impossible to keep up. The home was inspected for cleanliness prior to my move in but had drink/ food splatters on the baseboards and walls from previous tenants. The paint job was incredibly sloppy and unprofessional. It is obvious that they hire cheap/unlicensed contractors to clean and paint. ​

The windows are so old, and the air seeps out every which way you can imagine. Winter months light bill maybe $150.00 due to poor house maintenance your light bill will be $600 in the summer months. The roof is falling, the fence is rotting and falling apart. There are cracks throughout the entire house. This leasing company is horrible. They take your money you can NEVER get a hold of anyone with authority. Every time you call you must speak to a call rep that barley speaks English. When it comes to repairs on the home, they send out 3rd party contractors to put bandages on major issues. Every single 3rd party contractor that came to the house stated that the leasing company "Invitation Homes," are cheap and my repairs are just that. The front bathroom is filled with mold. They take your money and the repairs are subpar at best. I have chosen to leave the home due to improper treatment as well as the decline of the home. They will just go in and paint and make it look pretty, only to scam another family to move into a home that has mold and foundation issues. They knew that the home has foundation issues and neglected the home as you can see where the walls are breaking apart with the mesh behind the paint. Again just proof of the subpar repairs. I would give this company no stars if I could as I feel like they are just a money hungry company and don't truly care about the tennants and the conditions they provide to live in. My story is just one of thousands of similar experiences: add-on fees, bogus charges levied against security deposits, poor living conditions, and no real recourse for renters. Even after losing a recent FTC class action lawsuit, this company continues its fraudulent practices, relying on renters being too busy or powerless to challenge them. Don't be fooled by their social media response- they'll "look into it" to save face on social media and then do nothing about it.
