I've been trying to just talk with someone at PMI for over 2 months. I have a paper trail in the app they make all the tenants use and pay $30 a month for with zero response. I have only gotten voice mail and never a real person to handle the messed up things. On multiple phone calls, they told us they were simply "getting our lease ready", but then they rented it to someone else. You want to find a reliable property manager, that communicates with you and finds a tenant quickly? Run away from this place. Six weeks after signing a contract with them, letting them decide all the criteria including the rent amount, they found no tenant (while there is supposed to be a waiting list in the residency). There can be a lot of external factors that are not from their end that could explain that. But in addition, there is zero communication; they do not answer the phone, do not answer your texts for days. they have been ghosting me like a first date that does not go well. There is absolutely no professionalism and they let you in the mess. Save yourself from some stress, and don't make the same mistake than I did. read more

I didn't really want to even review anything about these guys. All I got was the run around. I found their ad on Zillow. Basic add with all the normal information on requirements. The ad had the number of the current or previous tenant that then led me to this Managmemt. Long dreadful story short, I applied, paid my fees, and the waiting game began. Waited and waited. Tried to communicate with the current tenants and back and forth with this office. Finally get a hold of someone and she tells me I need to fill out MORE forms. They take a few days to send the forms. I get it filled out and submitted back same day I get the forms. We talked again. Then again, waited and waited. We were transferring from California to Utah. Should've been a simple move...or so I thought. Naw, the application process alone was nothing but a waiting game. Two weeks for these guys to deny our applications. When they could've denied it the SAME day they received AND reviewed our applications. I don't like wasting time waiting around when I could've been applying for other rentals. This is what they did, wasted a lot of my time. Idk about all these other reviews but, I did not have a good experience with this company. That's just my own opinion though. read more

Warning this is a very dishonest company. They were managing our vacation property in Heber and did a horrible job. They used the property for personal vacations for family and friends without paying or getting permission. We had to end the contract, they would not return the fees that they collected for the last rental. They allowed dogs inside and collected fees (that didn't come to us for pets). We found out after a year that they had not used a professional cleaning company the entire time. The agent that was managing it was cleaning it with his wife, they were travel two hours which shows you the desperation. We would find dog poop in areas of the house that was not used, that shows you how well they cleaned it. They didn't regularly turn over the sheets... The list goes on and on. It took us a good 40 hours and approximately $1500 to deep clean our home. Many accessories were broken and not reported, a glass cabinet was missing panels of glass, bedding was missing. They would rent to people on Airbnb and VRBO and then cancel the platform (then would contact the renters directly) avoiding VRBo/platform fees?. They did not pay taxes that by law Are supposed to be paid. We asked for a copy of the contracts for rentals and they would not provide them. Need I say more? We Will be reporting them to the Utah real estate board and also the Better Business Bureau. read more

We were really quite happy renting from PMI Utah when we moved in up until they had a change in management. After that, it became increasingly harder and harder to get maintenance done. Usually requiring two or three tickets or a phone call. Several maintenance requests were simply ignored for years even by the time we had moved out. The sprinkler system was broken for over a year. We had a problem with the dryer and someone came out after one month and jerryrigged it. After leaving a moderate review on another site, they promised to address the maintenance issues, sent someone out to fix the dryer (it had been over a year at this point) who broke it completely and never came back. Due to a miscommunication with SLC Housing Authority we had overpaid rent for the first couple of months leaving our account with a prepayment of $872. We moved out in July. It is now September and every contact we have had with them since they completely avoid the subject of the prepayment. To twist the knife, they now expect an additional $790 on top of the $875 deposit for who knows what because the move out calculation does not specify that. I have written e-mails and left voicemails and spoken to them once when they answered the phone, but they do not get back to me. I have asked that the prepayment money, which they are holding be applied to the move out charges, but I get no response at all. Even with the money applied, that still leaves $81.18 of money that I overpaid in rent in their account. read more

So I am having this company manage one house for me. The initial representative I worked with was great. We had a few hiccups that I wasn't thrilled with but we got it reasonably worked out. Within a month there was another hiccup that royally pissed me off. After trying to get to the bottom of the situation and some time passing it was resolved to my satisfaction. The one area for serious improvement is turn around time for communication. SERIOUSLY LACKING!!!! I cannot get responses within a reasonable amount of time. awful company. I have been had very bad experience with PMI utah. First, They never show the renter house in person. I usually can rent the house right away. Since PMI take over, the house was sit on the market, I sent a friend of mine to check the house and find out there is bad smell in a room, I then ask PMI to put air fresh in the room. Then PMI finally took two months to rent it. They bill me two charges ($9.95, 5.95) for sending payment to my account. They double charged Express Pay Expense $9.95, I have been trying to contact to have it correct. It is very hard to get them to correct the billing. Before, when there is sevice call they go there to check it out and give estimate. recently they charged $55 just for diagonose the problem without even giving estimate. They also somehow mess up with the swim key, did not give the new tenant swim pool key. I end up have to get a new key for the new tenant. I am still try to get them pay for it. I'd rather manage it myself without worry so much about how to get hold of people and deal with all the billing mistakes. It is easy to find handyman online. read more

This company will do everything they can to steal your deposit. Not only do they provide awful customer service but they verbally harrassed my family and I into having to uproot our lives and move. They send vendors to contracted jobs who dont bring tools to the contracted site, recharge you for cleaning while still demanding you use their specific cleaning companies and lack all sense of ethical and moral professionalism. STAY AWAY FROM THIS COMPANY. They are a company that also lacks serious executive oversight and has been known to discriminate against veterans!!! If I could I'd give these guys a zero I applied for this house 9 days ago didn't hear anything for days made e take time off work to get more paperwork not answering the phone I called left message emailed several times a day did a whole bunch of unreasonable unessisary stuff I get you guys have mthings you have to meet but what gets me I I apply try to make contact every single day no response so it gets to Friday before I have to be out I called emailed over and over and they Deny my app because I don't make enough income. That was the very first piece of paper work I sent so you knew I wouldn't qualify the whole time you knew and you waited to deny till the very last minute well I know they probably just wanted to processes it for the fee well you guy neglecting to answer my calls or emails and constantly making it sound like I'm gonna qualify to deny m because I don't make 3 times the income I've stressed every day my move out day was approaching I have 2 kids and now they don't have a home as of Monday so whatever you want to say to defend your self 2 kids are homeless and you knew I didn't meet qualifications but you continued to take your time ignore my calls and you deny me at 5 pm Friday the Monday before I'm got to be out then you tell me when I talk to the manager that she can do a bigger deposit I said cool I can do that she said she call me back . Never heard a word I don't even know how to express my disappointment but now I get to tell my kids so all I'm saying is if a person has a heart really cared about there customer they would of told me the second I sent in my application with my paystub that I didn't qualify thanks I know your gonna have something ignorant response but that is my experience and I got the email and call log to prove it heartless read more

Would not recommend working with this company. I had everything set up to end my lease, but they renewed it without my consent. I had given them the proper paperwork on moving out ON TIME and had turned in my keys, but had me pay a few months rent regardless. Their communication is horrible, and when speaking to them regarding the deposit and those months of rent, they have ignored all of my calls and emails. Even going to the office and speaking to them directly is a waste of time. Upon walking in, be prepared to be completely ignored and have the secretary tell you someone will be out to speak with you shortly. Pretty much waited over an hour. When we finally were able to speak to someone, they were incredibly dismissive and would not answer any of my questions. It's difficult to work with someone who does not give you any respect. Absolutely horrible experience with this company while trying to move out of our apartment. After mailing our rent check and confirming the withdrawal from my account; we begin getting harrassed by Candy Dotson claiming that my rent is delinquent. Normally I wouldn't name someone personally that is just doing her job, but her terrible attitude deserves recognition. Unreturned phone calls and emails, complete lack of professionalism, and total disregard for the situation at hand left me fuming each time I had to communicate with individual. While we were living in the unit, PMI did a decent job of staying on top of the maintenance in our 100+y/o building. However, once we notified them of our intentions to move everything because hostile and uncooperative. I'd think twice before doing business with this group, if I were you. read more

I have to say after having to find a place during the winter time which is hard anyways dealing with Karlee and Chelsie was easy. Any maintenance work that needed to be done after I was in was handled quickly and smoothly by Krissy. I really recommend using PMI and their team. I have a property in Saratoga Springs that PMI has been managing for the last year. I have not been overly impressed with their services from the get go, but tolerated it because they were able to get our home rented quickly and we had very good tenants. Just about every other month, I'd have to call them to have accounting issues straightened out. I don't know why I paid extra for their "streamlined reporting" and access to their client portal. The majority of the time it was pointless. Overall, communication with their property owners is not their strength. I have been attempting to contact our property manager for the last week. I have left messages with what I assume is their answering service. I have left a message on their client portal site. Zero response. Our tenant's lease ended at the end of last month and PMI has drained our owner deposit account with zero explanation for the charges. I am so glad that we are moving into this house ourselves in a couple of months so that I no longer have to deal with this unprofessional business. I was already on the fence about using them for future properties we will be purchasing in the area in the next 6 months. But the last couple of weeks of working with them has left a very sour taste. I would never recommend this company to anyone looking for a property manager in the Lehi/Saratoga Springs area. read more

I had a decent interaction with someone there as a property owner. She seemed really kind and easy to work with at first. Then one magical day she disappeared! When I was discussing buying property, she was all about helping but as soon as that was off the table temporarily, she just stopped responding. I was looking to have them manage a single unit and help me figure out a way to reinvest the money from it into something else down the road. Like I said....... she just disappeared. I sent a follow up email. I called and the lady said she was in office. I asked specifically if the lady I was working with was upset and didn't want to talk for some reason. We are going on 3 weeks since the last interaction. I guess they just disappear off the face of the earth when they don't like you as a property owner, not a tenant. Unfortunate too. I reviewed my correspondence with my grandmother (she's amazing at telling me if I'm being a PITA) and she agreed that there wasn't anything rude or offensive in my messages. My sweet grandmother actually said if they take offense to anything I wrote they shouldn't be doing business. Take it from my 76 year old grandma guys! It is unfortunate. When we came to town for a few days to look at homes, she provided great insight on the area, vendors to use, and even scheduled post house/carpet cleaning for us. Since we weren't in town yet, she coordinated our closing to happen remotely. WOW, talk about great service! And they do more than just real estate. If you want to pay hundreds dollars a month and end up managing your own property, then use PMI. I have been using PMI for the past 3 years to manage my single family home for rental, and the experience was extremely poor. They are very bad in communication. Both myself and my tenants have very hard time to get a hold of them, which leads to a lot of miscommunications. They are also very unorganized. You often have to go through multiple departments to get an answer or put in an request. For example, when there is a maintenance request submitted by the tenants, the system will ask the owner for permission for the job. But they will never tell you what exactly need to be fix and how much would that cost. You will have to spend days to get a hold of the maintenance department to find out the answers. They also do a very poor job in managing and they aren't on top of things. They didn't even know the tenants have unallowed pets, moved out early, and not paying rent until we found that out before them. Just an absolutely terrible experience with them. And if anything happened, PMI takes all the violation fees from the tenants, but you the owner suffer all the losses. Ya, just don't use PMI read more

These predators have extorted hundreds from my family and cost the owner a valuable tenant. We have given up on requesting service. We have been using this management company for a family owned home since 2012. Not only have they renewed contracts without our knowledge or permission, thus determining the rental amount with no input from us. We as owners pay the percentage of rental they charge but they represent the tenant and will sign contracts without your knowledge. We worked with one of their agents on a contract for 2 months with the agent saying they were unable to reach the tenants. Just one week prior to the end of the current lease another agent in the company claimed there was already a lease in place! Terrible in every way! Do not use this company! read more

Awful awful awful I don't have one nice thing to say about these people. They charged us for things that in the contract specifically say are the tenants responsibility (like rekeying). When calling them out on it they just pass the blame to some one else who was supposed to do something about it. They are difficult to get a hold of, very shady and are awful communicators. They gave our tenants a 13 month lease at a 12 month price! And they're not doing anything about it. So we're giving out tenants a month of free month for their error. I cannot wait until our contact is up! We'll be dumping this company. read more

We had a very negative experience with an apartment we rented for our daughter, managed by PMI Utah. The apartment was located at 1245 E Vine Street in Murray. When we met Laurie to finalize the lease, we pointed out several problems which were obvious the first night. For example, there were cracked windows, a faucet in the bathroom that shot water across the room, tile in the shower that was crumbling and dangerous, and a kitchen faucet that did not provide more water than a trickle. Laurie assured us that these issues, and any others noted on the move in paperwork would promptly be addressed. Both faucets were fixed the first month, and that was it. We provided PMI with a detailed list, however it was mostly ignored. A few of the most obvious issues were the broken windows with inoperable locks, broken tile in the shower (sharp), a rusty baseboard heater with a missing end cap which was very sharp and dangerous right next the shower, water leaking into the apartment from around the front windows when we cleaned all the old dirt and cobwebs, and a lawn that was ignored all summer. Far and away the most alarming issue was the plumbing. The shower did NOT drain! Each time my daughter used it, water with black sludge would bubble out of the drain. When we notified PMI, the plumber who investigated told our daughter that the plumbing needed to be replaced. He did a quick fix which helped for a few days, but the problem persisted. On one occasion the owner showed up at the apartment unannounced to investigate this issue. My daughter was asleep and he kept loudly pounding on the door. She was very frightened, and that had to be addressed with PMI. When I complained to PMI about this issue, they asked us to be patient because the owner had just spent a large amount of money on other repairs, and replacing the plumbing was going to really put him in a tough spot. This is intolerable. My daughter got a cut on her foot and ended up with cellulitis. The shower was not all, though. The toilet would frequently not flush. My daughter knows how to use a plunger, but PMI made her feel as though she was the problem. They made their irritation clear when this occurred on the weekend. This inconvenience pales in comparison to a teen girl having to go alone to the gas station to use a toilet while she waited for PMI to respond. BOTH plumbers who were called to address the soft blockage told my daughter that there was not enough push for the toilet to flush. Again, the plumbing needs to be replaced; all of the quick fixes will not address the real issue. Finally, there were constant issues with the washer and dryer. Good thing it was summer, because most clothes had to be air dried. When I brought this up to PMI, I was told that the washer and dryer were simply a courtesy, and not a part of the lease (even though they were and still are a part of the amenities listed in the ad). My daughter moved out early. She had the opportunity to speak with other tenants, who had experienced frustrations with getting things fixed. They refer to the owner as a slum lord. When dealing with Laurie on this issue, more frustration arose. For example, she offered us a buyout, and when we tried to exercise that option, she said it was not available. She blamed it on the fact that the owner must approve, although the lease stated otherwise. What a relief to have this nightmare behind us! We have rented several apartments for our college aged children, and had never experienced anything close to this disaster. I would advise anyone to avoid working with PMI, and especially to stay away from this property. read more

I am happy with PMI's property management service in Utah. They are my first experience with a property management company, so I don't have any other experience to compare them to. I own one property in Utah and wasn't quite ready to sell when I moved out of state. Initially I was hesitant to use a property management company after years of managing the property remotely on my own, but I wish someone would have told me how much less stressed I would be! I would have made the switch from managing myself to PMI much, much sooner. Their rates are fair and they have made owning a property in another state much simpler for me. I initially didn't want to pay the fee, but they've usually been able to get a higher rent than I could on my own. The fee has been well worth it for me. I have and will continue to refer PMI to others. Courtney has been especially helpful and great at communicating about my tenants. read more
