    This is how the unit was given to us on day 1 ... roaches in the bathroom and filthy.

    If I could give less than 1 star I would!! Do not live here the apartments are disgusting and filthy. Nothing was cleaned before given keys to the unit. We entered the unit for the first time and it smelled, had dead roaches in the bathrooms/ family room and several live roaches in the hallway and kitchen. Carpets were stained, dirty and had bleach marks on them and headboard was broken and unattached from the bed frame. We refused the keys and immediately left, tried to work with Mgmnt to get another unit which wasn't easy... when we could finally see it, it was slightly less disgusting but much smaller, not fully furnished and not what the lease was for. The grounds outside the apartment also had roaches which Mgmnt denied and sent me a letter from the exterminator saying that while there are roaches it's the tenants responsibility to close the drains so they don't come inside. This was especially interesting considering this was the condition one day1 and I never actually moved in. Management is completely incompetent, I had to hire a lawyer to deal with this insanity I REPEAT DO NOT LIVE HERE!!! This place is a bio hazard, There are better and cleaner options just around the corner

    I recommend to parents (and of course, anyone) considering Pomona West Apartments, so you can see how Pomona West Apartments treats their tenants. On August 5, 2022, we moved out, thoroughly cleaned all day, and hired a professional to clean the carpets in apartment 8A at Pomona West Apartments. We took video of the apartment to have a record of the cleaned apartment. A Pomona West Apartments Management Office Associate stated that they will have the carpet cleaned unless we have them professional cleaned. This same associate further stated that we would have to provide a receipt if we had carpet professionally cleaned. Before we returned the keys, Paul another Pomona West Apartments Management Office Associate walked the apartment. Paul made the comment that the apartment smelled clean, no negative remarks, and no checkout sheet. After the walk-thru we returned the keys and a receipt showing the carpet was professionally cleaned. On August 25, 2022, Pomona West Apartments provided an itemized list of deductions from our security deposit. Pomona West Apartments originally showed a deducted total of $890.00 (for carpet cleaning, 8 hours of kitchen cleaning, and replaced blinds) from our $2,700.00 security deposit. After these deductions of $890.00 from our $2,700.00 security deposit, the itemized statement showed the original security deposit return total of $1,810.00. On August 25, 2022, we emailed the Pomona West Apartments to dispute the carpet cleaning ($200.00) and eight (8) hours of kitchen cleaning ($400.00) deductions from our security deposit. Later, we also questioned the kitchen blinds ($40.00) as our video shows the blinds intact and appeared unbroken. We also requested receipts of actual costs incurred but none have been provided. California Civil Code Section 1950.5(g)(2) states along with the itemized statement, the landlord shall also include copies of documents showing charges incurred and deducted by the landlords to repair or clean the premises. The "documents" should include the hourly rate, specific work performed, hours spent, and documentation of expenses invoices, bill, or receipt. The landlord must prove that the hourly rate, time, spent, and work done was all "reasonable." We have emailed the video on several occasions to the Pomona West Apartments Management Office to show how cleaned we left the apartment. If you clean your own apartment, we recommend that you take a video and ensure you get a checkout sheet showing results of cleanliness and anything that needs fixing. Because based on emails received, Pomona West Apartments will blame their lack of communications for any misunderstanding. Initially, the Management Office agreed to reimburse the cleaning carpet charge ($200.00) and they requested that we change our review on Yelp. On August 31, 2022, Jason another Pomona West Apartments Management Office Associate proposed a counteroffer to mine for the reimbursement of the carpet cleaning ($200.00) and a portion for the kitchen cleaning ($100.00 out of the $400.00). On September 1, 2022, we agreed to the above-mentioned counteroffer for the carpet cleaning ($200.00) and a portion for the kitchen cleaning ($100.00 out of the $400.00). On September 8, 2022, I emailed Pomona West Apartments to remind them that they had not returned our security deposit. And that according to California Civil Code Section 1950.5 which states that after tenancy is terminated, a landlord has 21 days to return the tenant's security deposit. On September 16, 2022, Pomona West Apartments returned $1,860.00 out of $2,700.00 of our security deposit. I want to make clear this was over the 21 days from August 5, 2022, the day we moved out. So, not only did Pomona West Apartments violate California Civil Code 1950.5, they also did not live up to their counteroffer in reimbursing the carpet cleaning ($200.00) and a portion for the kitchen cleaning ($100.00 out of the $400.00). The security deposit return should have been $1,810.00 (original return on itemized statement) and the $300.00 (counteroffer by Pomona West Apartments) for a total of $2,110.00, but instead Pomona West Apartments return was $1,860.00 with no explanation and no receipts for actual costs incurred. We have reported Pomona West Apartments with the Better Business Bureau Sacramento and the CA Attorney General's Office. Next step is to file in small claims court for their California Civil Code violations and breach of agreement to reimburse the carpet cleaning ($200.00) and a portion for the kitchen cleaning ($100.00 out of the $400.00). I stongly don't recommend Pomona West Apartments to any parent (for their student), student, or anyone for that matter. Look elsewhere.

    DO NOT RENT HERE!!! In my time at Pomona West apartments I experienced the most unprofessional management I have ever encountered. There is an apparent lack of communication between staff members and it really seems like no one ever knows what's going on or how to do their job. They claim to have roommate matching and so many other wonderful things, but it is just a front for an overpriced and crappy complex. I was placed in a unit with one other female who had been living there for multiple years. She had various animals (I was told she had 2 cats only) that she did not clean up after, and the filth of this apartment was unlike anything I had seen (overflowing litter boxes, mold all over dishes in the kitchen, no where to walk without tripping over her things, and a horrible smell.) Pomona west told me it would be clean upon my move in-it was not. When 2 other roommates moved in we had to fight for months to have her removed, and the apartment complex still refused to clean or repair anything after she left. I had to beg for days to have her carpets cleaned so I could move my things in, as I was taking over her room. I ended up having to clean the carpets myself because the person they "hired" spent 5 mins and made it smell worse. When I moved out, the management attempted to keep my entire deposit and charged me almost $600 for carpet cleaning in a 10x15 single room. I even deep cleaned them again after I left, leaving the room in better condition than which it was given to me. After moving out over a month and a half ago I still did not receive my deposit, until I sent a letter threatening to bring them to court. They gave me only $300 and have refused to send over the rest or an accurate itemized invoice. The owner Karen also lets her aggressive dogs roam around the complex all day, and failed to keep them contained after I told her multiple times they attacked my dog and myself. She simply responded with "my dogs aren't aggressive and wouldn't do that". The gates are also broken a lot of the time, which is scary for how much crime is in that bad neighborhood. These "luxury" apartments are completely overpriced and a scam. Save your time and money and rent somewhere else, I would definitely go back and do it differently if I could! I have attached just a few photos of the unit I had to move in to, after being told it was cleaned.

    I enjoy my time stay at PW, They have a  big dog park and laundry in the unit, management is great and I look forward to living here again.

The on site management is pleasant and seems genuinely interested in the tenants' happiness. The construction seems quite recent, as if this was about the last of Chico's growth before new housing development took a break. Located right on the edge of Chico, it's lovely at night. You can easily see the stars to the south and the east, away from all the city lights. The floor plans are spacious, including an abundance of kitchen space and storage. The bathrooms are larger than many San Francisco bedrooms. There's a full-sized washer and dryer in each unit, which beats small capacity combined units or having to use shared facilities. Being quiet, and well-maintained, this definitely isn't a party spot for the CSUC students. I expect some faculty and serious students live here, however. The manager was very upfront about expectations for maintaining a nice atmosphere and talked about her willingness to quickly intercede if there are noise or other problems. I'll definitely take that over passive management; some other places would let a place slowly go to pieces if residents aren't actively complaining. The parking situation is good. There is one reserved, covered spot for each unit, and there's an additional pool of common parking for visitors or second cars. I can see one of the lots from my bathroom window, and I've rarely seen it near full except once when pieces of the lot were closed for repaving. The heat is gas, which is a good money saver over some other area apartments. Electric rates are high in PG&E areas, so gas saves $$$. For geeks: Comcast has DOCSIS 3.0 here, so you can sign up for 250+ megabit internet if you're feeling spendy. AT&T is usually 4 or 5 bars. Verizon and Sprint are usually full bars out here. T-Mobile often falls back to 3G. There's plenty of good food available for delivery in the area, but most guys have trouble finding this apartment complex the first time. Plan an extra wait for the taxi, if you use that. I'm a big city transplant and I'm accustomed to not having a car, but that seems almost unheard of around here. Plan to need an auto or a good bicycle. Update after about 6 years: Rent increases have been very reasonable, perhaps reflecting that other new rental construction has begun in the city. There have been few things that needed fixing, but the maintenance staff attended to it the very same day. I've yet to have a negative experience with a neighbor or any of the staff. I got a couple cats from the shelter and didn't get any grief about adding pets to my lease, and they even put up a "We've got warm hearts for cold noses" sign out front to express that pets are welcome. Tip: I usually notice a sign out front advertising some rental special or other, so be sure to ask about any current offers instead of taking whatever's listed online.

If I call with a question or maintenance need, I almost never get a call back. If someone enters my apartment to fix something, they no longer leave you a note letting you know someone has been there to fix the problem, so I am left wondering if the problem has been resolved. Rent has been increased each year since living here. The first increase wasn't terrible. This year it's going up $100. That's too much. Especially in these times where people are still trying to find places to house them. I feel I should also mention the shootings that have happened on and behind the property. One resulting in a bullet ricocheting off a neighbors car and going down our hallway. One time where a person was actually shot behind our fence! Overall I love the neighbors and events they put on, but with the safety concerns and rent increases, this isn't the place for my family.

I found this property online & I never got to actually tour the unit or the property because I was moving from Southern Cali, had I toured first I would have never moved in. One of the main reasons I chose this community is because they advertised they are 100% NON-SMOKING INSIDE, OUTSIDE & ANYWHERE ON SITE. Fast forward to my move-in... Two nights into my lease & I smell a strong cigarette odor. So strong in fact, it was as if someone was smoking in my apartment. I then realized it was coming from the vent in the bedroom. A day later it smelled as if someone was smoking weed in my living room, again, coming from the ceiling vent (aka HVAC). I emailed & called the office the day after & when I complained about cigarette & weed smoke coming through the HVAC permeating my living area, management gaslighted me & stated "It's most likely someone's food burning in the kitchen."  LOL. Yeah, because burnt food smells like cigarettes & weed. They said, "It can't be coming through the HVAC, that's not possible". However, it was BLOWING INTO MY UNIT FROM THE VENT so yeah, couldn't possibly be via the HVAC. All they provided were excuses & lame reasoning to avoid doing their job & GETTING TO THE BOTTOM OF WHO WAS SMOKING IN THEIR APT -or- who was smoking around the apartment buildings. The lease clearly states there is "no tolerance for smoking" however, management allows it, knows about it, & does NOTHING to stop it. LAZY. Straight L.A.Z.Y.  Things you should know that they don't advertise on their website: There are cig butts all over the place, they DO allow smoking, dog crap all over the place, dog piss on the buildings (yup, really) so it smells just like downtown SF in some areas of the property (specifically the entryways). There's a "resident lounge" however, it's only open during business hours & closed on the weekends. Who the hell is going to hang out in there during business hours?? Most people are AT WORK during business hours which makes the main area of the clubhouse USELESS since it's locked up at 5pm AND on the weekends. The seating area around the pool is always a mess, the cushions are on the ground instead of on the seats, there are dog poo bags missing at the dog stations half the time, the dog bath area has zero water flowing to it randomly, they don't do background checks on incoming residents which allows a plethora of less than desirable people to live there, (I didn't realize this until after I moved in). I lived next to a drug dealer, AWESOME! He had customers running up & down the staircase every half hour, they'd smoke out, the customer would leave, then another customer would come pounding up the stairs, knock, go inside, slam the door closed... It went on like this for the ENTIRE 4 miserable months I lived there. I figured out that was where the weed odor came from every day/night.    These things should be noted as well -The construction is crap, I could hear my neighbor going pee if I happened to be in my bathroom when he was in his. From my unit, I could clearly hear his dog howling all day then, when he came home, constant yelling/fighting going on between a man & woman- SCARY to have to hear on a regular basis to say the least. -The washer/dryers are a joke. When they operate they make a clanking sound so loud that I thought someone was knocking at my door. Additionally, when neighboring units do their laundry, I could hear their machines clanking from MY apartment. Super- F'ing ANNOYING. Lastly, the management nickels & dimes the residents to death. Believe it or not, they charge for hot water, cold water, a base fee for "use of water", amount of water, AND heating the water. Yes, I'm serious, literally ALL 5 things. I don't even know how that's legal but they squeeze as much money out of the residents as they can. The obvious major issue I had was the lack of rectification when I made them aware of the smoking issue (repeatedly) when they were supposed to be a NON- SMOKING property. They passed the buck onto the after-hours security company however the security company is not allowed to enter units so they could not confirm the issue of the terrible smell of cigs & pot in my unit. I complained so much they finally let me break the lease with zero penalties. Not to be nice, but to get me out of their hair. The longer I lived in that sh!t box, the longer they'd have to deal with me riding their a$$es to DO THEIR JOB. Super expensive & Super Not Worth It, just a solid disappointment. If you want to live around felons, enjoy piles of dog poo, like inhaling 2nd hand smoke from cigs & weed, enjoy noisy apartments due to crappy construction & LAZY, unprofessional management, then this place is for you!

    I contacted Country Lane Apartments several times, inquiring about their apartments. When I first…read morecontacted them, the price of the apartments were $1150. I was placed on a waiting list. The list never changed in the two years I contacted them. Then when I contacted them a few months later, the price of the apartments were $1250, still a good price for what you got. Then, when I contacted them a few months later, the prices had shot up to $1385. As you can see from the photos, they raised their prices to $1385 while there was a massive homeless encampment adjacent to the property. I asked the property manager if they had made any improvements to the properties to raise the price so much. The property manager said the apartments had not been updated or improved. My conclusion is that they simply raised the prices because other luxury apartments have been built in Chico. They also gave me a rather rude response. If this wasn't bad enough, Country Lane Apartments complained to Yelp about my review not containing enough details about my interaction with the property and had my Yelp review taken down. That is a violation of my free speech. Country Lane Apartments is corrupt from top to bottom.
