My experience here was quite normal, any time I had a repair issue they were quick to fix it. Any time we were emailing back and forth she was quick to respond, & helpful since this was my first time living on my own. I got my deposit back within 2 1/2 weeks of moving out. Mr George Manuel who also uses the name William Hamilton LLC sold me the house that I currently live in. I bought my house from him after he sat on it for a year supposedly making repairs. Last year in 2016 I was sick for 8 weeks straight and discovered massive amounts of black mold growing in the add-on room of my garage which grew so immense that it crept up the walls into my shower so I got to breathe it all in. I have been without the use of the add-on room and my shower for several weeks, between having mold remediation, water damage repairs and now of course having to find contractors who are not too busy to come out and repair the damaged rooms. So while there is an insurance claim on the leak it is in fact a leak. This leak started at and because of poorly constructed balcony/roof of the add-on room which also serves as the balcony off of the master bedroom of my house. One can easily take a look and note that the room was added after and in addition to the balcony. The water does not properly drain and it just sits on top of the balcony. The material used on the balcony is not recommended by any roofer and is not deemed proper material for walking on and it should be.... because it is a balcony. The leak and the mold remediation was cause for gutting the roof and wall of the add-on room which exposed previous patch jobs (several squares of wood with caulking around them) in the ceiling. Also, once the shower was gutted for tile and floor repair/replacement, it became plain and easy to see that the shower floor is missing a joist or two, there was nothing between the shower floor pan and the wood flooring/board. Also, the wood flooring/board underneath was obviously replaced and was not fully or properly replaced and set under the support beams. This schmuck at Ponderosa Property Management buys homes and flips them and he does more than just a cheap s***** job. He uses a handy man who doesn't know what he's doing and isn't even licensed. These people can't and won't back their own work and it's causing headache, heartache and major damages to my home which I purchased with my hard-earned money. They are sly, sneaky people and all I can do is write a review two inform you all and pray this doesn't happen to you because right now my garage is flooded because of that leak in the add-on room and I still can't use my shower. They used the cheapest carpeting on the market and didn't even put any padding in underneath of it. They also used scraps of Redwood to build the decks which look great at first glance but when you look closely not only are the wood boards of the deck too close together not allowing for the water to leak through and it's just sitting on top creating more water damage and flood issues but also the rungs of the deck railings are extremely weak and most of them are cracked through and have been that way since the time of purchase. But of course when I contacted him to talk to him about that or any issues he said he would be out to take a look and then never showed up and never returned my calls after that. Then coincidentally he was difficult to get a hold of. So this person is making loads of money flipping houses and building them with City quality and workmanship. Can I give negative stars? Have been trying to find a reasonably-priced 2BR rental in Oroville for more than three months. Some of the most apparently desirable properties listed are represented by these folks. Unfortunately, they don't seem to be interested in showing them - at least to me - and are not willing to accept an application for any property they haven't shown. The most they will do is to tell me they've put my name and number on a list and will call me when they get around to deciding to hold an open house. Strangely, when I call back after hearing nothing from them for weeks, it seems each of the properties "has an application in process." Gee, ladies; I sure wish you'd either given me the opportunity to have my application - with my cash in hand for deposit, my very good credit rating, and my steady and reliable source of income - be one of those under review, or at least had the courtesy to tell me up front to flake off and die since it seems clear you've decided in advance for some reason unknown to me you just do not want to do business with me. Then again, if this is how you treat potential tenants, I should probably thank you for saving me from having to pay you my rent. FWIW Peebles doesn't seem to be much better. Wish I could give them 10 stars they helped us almost a year ago get into a place and then after that place with the actual owner ripping us off (the home was foreclosing) they got us into another beautiful home so fast. There staff is amazing as well. After the camp fire happend Debbie (such a nice, caring, understanding women) the manager got us into a apartment for temporary stay. Can be hard to get a hold of people for maintenance issues but if you let them know it's an emergency they take care of it right away my lease is up and I'm in no rush to pack up. They were a week late moving in my new tenant and would not give me my money from the rental and deposit for three weeks. After dealing with rude Patty I gave her a deadline to pay me or we would be forced to take action. 10 days later I received the money. Patty was very rude and talked down to me like I was her child. The first time they denied me because of my service animal for all of their properties (which I believe is illegal). The second time. 3 years later they rejected me right away because I was living on savings and they would not deal at all and would not even hear what I had to say. This is no way to treat a veteran. This is the worst business I have ever had such a piss poor experience with in all my years of dealings in the business world. Garald Manwell (owner) should have his license revolked. He, and his so called team are dishonest, incapable, unreliable, unprofessional. as a homeowner, I trusted them to care for my property. I have tried to reason with them. Sent certified letter, calls almost daily, with no response. they have literally let the tenants destroy my property dogs were not permitted. Id love to share pictures. I am paying for it. I have no recourse but to take this crook to court. I have not received rent since the new tenants moved in, April 2018. Since the previous tenants destroyed the like new carpet, we had replaced. Interior complete paint, new water heater and we were charged for the extremly high cleaning fees.They are still deducting my monthly rent for damages from the previous tenants. I strongly doubt they do drive by visits when I request them, and there are more people living in the residence than stated on the lease. That will be proved in court by several unhappy neighbors. BBB and Chamber will also get a letter. You cannot run a business as they are and get away with your $$$. read more

This property management company is by far the worst I have ever encountered, and I have been in the property management and real estate business. I lived in one of their rentals for three years, and I had no problems with them until the heating and air unit started to have a small leak. I notified them immediately concerning the leak, and Patti came by to take a look, and I must say it was just a quick look. She concluded that the problem was not the heating and air unit, but the water heater, opps! Wrong! During a one month period, I struggled to convince not only the property manager, Patti that the leak was from the heating and air unit (25 years old at least), but I also let the owner know. I sent pictures to the owner showing him the floor. I sent certified letters to the management, and filed a complaint with the city. Needless to say, we had a black mold problem, and I came down with a respiratory illness which required antibiotics. The water damage ruined the hall floor, as well as, half the back of the home from this small leak. The first plumber came out right away and agreed with Patti, said the problem was with the water heater, changed it out, did not finish the job, and come to find out it was not installed to code. We gave 30 days notice two weeks into this mess, and good thing we did, I ended up sick and my family was at risk. After the owner hired the second plumber to come in, 30 days later, he immediately walked strait to the heating and air unit and said ,"here is your leak", and he fixed the problem right then and there. If Patti had listened, and the owner as well, this would have saved us a lot of problems. Patti was very unprofessional during this whole encounter, and I simply could not deal with her rants, at one point I just hung up on her. We rented a motel room the night the second plumber came because he said he smelled the mold when he entered the home, and he said the home was uninhabitable at that time due to the mold issue, and the water heater was not up to code. The property management didn't care, we were paid up and we were moving out. The next day the owner hired a restoration service to come in and remove the mold, (go figure). We had put most of our things in the garage, so we loaded up a rental truck and headed to Idaho a year early. We let the owner and property management know that due to the floor damage, and mold issue we would not be cleaning the carpets, and the owner was ok with that. The owner promised to return our deposit plus the eight days rent we had coming since we had to move out early, and we let the property management company office manager know this as well. Over three weeks later, I end up with an estimate of cost to clean and replace carpets with the work order from the carpet company the owner hired showing approx. $4,300. Within one month I receive a bill for $1690 for replacing the carpet and painting. We never damaged any of the walls and the paint was only necessary for a minor touch up in the living room for a few pictures we hung, other than that, we did not hang anything or create any damage. The carpets were dirty, and we would have steam cleaned the carpets, but the restoration service said to cancel the carpet cleaner because of the water damage, that the carpet was going to have to be replaced. We had a deposit of $1450, we did not receive any of it back, and the bill of $1690, plus I was sick from the mold. Not only did we have a cost of $3,140, but then we were over charged on the water bill for the eight days we were not there. Now after all this we find out the owner listed the property for sale with none other than, you guess! The carpets were not replaced at all, so the bill I received was based on a bogus estimate, he put in brand new laminate floors throughout, and new carpet in the bedrooms, which had not been replaced since the 70's. It's listed at $269,000, beware, this home has problems and has no central heating and air upstairs, which is not disclosed in the property description, and he never replaced the heating and air unit. Beware! The owner made out really well on this deal, $3,140 from us, and I am sure his homeowners insurance claim paid out well, now he wants to screw someone else on a sale purchase. All the while Ponderosa comes out smelling like a rose in the deal, if you know what I mean. It looks as though they don't have the best reputation in the town, but they have no competition, so once their court case if resolved, oh I did not mention that, have a look at the California Bureau of Real Estate under the company name, it is an interesting read. We were taken advantage of because they knew we could not go to court when we now live out of state. Good day. read more

She was telling the others how much my mom made. I offered to cosign and she spoke very down to me. I had 3 months savings, 3 months checking- but accidentally didn't bring the current mo. I wish there were negative stars to give! This property management has to be the worst out there!! The way that they treat and speak to people is completely unacceptable and unnecessary. There are so many things in my house that need to be fixed and I cannot even ask them to fix them because every time I ask them to fix something, I get yelled at and hung up on. I went almost 3 month with barely any hot water in my shower. My toilet quits working every year due to a tree branch growing into the pipe, and every year when I call I wait over 24 hours for it to be fixed. This forces us to use the bathroom outside or use a toilet that cannot be flushed. I have no power in the only outlet in our main bedroom, my oven door basically fell off the other night and there is a hole in my shower wall because the wall is rotting out. These are only the major problems that I deal with on a daily basis because I am afraid to contact them and ask them to fix anything. They gave me a 3 day to pay or quit one year after I got into an argument with them about it taking to long to fix my toilet. They magically found my rent the next morning but said that it was because my handwriting was not legible. I find that funny considering my handwriting hasn't changed, and it hasn't happened again. If you're thinking about going through them, no matter how nice the place is, don't do it!!! They are really mean, nasty, unhappy people that will treat you unfairly and talk down to you like you are a piece of garbage. read more

I did read the 3 bad reviews but decided to form my own opinion. Paradise is a small town and there are not many property management companies to choose from. When I called Nicole was very positive and helpful. She also gave me lots of info about the town and the surrounding areas. She was very encouraging and made me feel better about moving to an unfamiliar town. I did talk to Diane some and she was nice. When I came in to the office I met with Nicole and did meet Patty and Ellen. They were both very pleasant. There were also several tenants in the lobby when I was there and they were all happy and positive in their interactions with the employees. I did not end up with the company because they did not have a place that fit my needs. I did want to share my experience because I had a very positive experience with them and got the chance to even witness the way they treat there tenants. I can say that should I be searching for a rental again I will call them first. read more

notorious for keeping deposits without just cause.....we moved into a place out of desperation when the home we were renting sold after being listed just a few weeks and had little notice to find something......well, the place was shown with the prior renter's stuff still in it and packing boxes blocking much of the floor space so we did not fully see what we were getting into ....just saw that the size of the house & price range fit our needs and it looked like a decent enough space in a good neighborhood over on Castle Dr. .....we moved in & did not even end up unpacking - the second day in my 1 year old son was at the window acting as a normal 1 year old & clapping his hands on the window sill as it was a low window.....the frame crumbled & he nearly severed his finger.....we called to notify the property management immediately, no response, we taped over the gap between the glass & frame as it was winter & cold air was blowing in beside the fact it was a hazard and called again the next day....again no response, we also noticed that the flooring near the toilet had dark water damage looking marks and was soft to step on & the toilet shifted when you sat on it.....notified management immediately & you guessed it NO RESPONSE! So we sent a certified letter detailing the issues to them to cover our butts and still no response much less a repair - we found another place & started our paperwork on it, got approved - gave our 30-day notice bringing the total time we spent in the place to two months and a third month we were not there but payed the rent to give a full 30 days and they tried to keep over $700.00 (yes seven hundred dollars) of our deposit for "water damage to the bathroom and destruction of the window framing" issues that we could not have caused even if we had tried during two months time that were pre-existing AND reported to them promptly then ignored.....after threatening to sue them we got all but $150.00 back as they said that we "left the floor sticky" and that they had to pay someone for 13 hours of cleaning! - We cut our losses, never do business with them, researched titles & got the owner of that property's info & sent a letter to the owner directly about the mis-management of their property by this business. Have only dealt with CB Properties since, they are fabulous & get someone out within a day or two of any reported issues and always return calls promptly. read more
