After reading the reviews, I noticed most of the high ratings come from owners. That might explain…read morethe difference in experience, because as a tenant this company was difficult to deal with. Email communication often felt passive aggressive and any time I asked a simple question, I got long policy explanations instead of a real answer. I had to follow up several times just to try to renew my lease and kept getting the runaround. I eventually moved because paying rent on time should not come with that much hassle or uncertainty. I rarely needed maintenance since I handled most things myself. Getting my security deposit back took far too long and every time I asked about it, I got more excuses. They charged a 250 application fee, a 25 per person monthly service fee on top of rent, and even offered a 95 option to fast track the return of my own security deposit. On top of that, they offered to charge 495 for move out cleaning. No thanks I can do that myself. I've never ever not gotten back a security deposit. I'm not that person. Everything felt transactional and unnecessary, which honestly pushed me toward leaving. Right before my lease ended, I sent notice that I was moving. Even then, I got what felt like an automated message telling me my renters insurance needed to be confirmed for the next year. I replied saying I was moving out in a few days and still had insurance, and the response I got back basically told me to send proof or be charged 10 dollars. I am not letting anyone nickel and dime me over things like that. 10 dollars. Please quit the shit. Owners may have a smoother experience, but tenants deal with a very different side of things. Best of luck if you decide to rent from them. I will not be using them again. As a property owner and a renter, this definitely isn't the way people should be treated ever. I only have 2 stars because after 30 plus days I got my deposit back. Minus a f*+^€n 5.00 e-check fee. Yall needed that I guess.

I had an idea of what I wanted but when we met, Robyn helped me define the actual criteria and explained several areas I had not ever considered and why certain home features would be more advantageous for my needs. I never felt pressured to select her as my agent and left my first meeting with her thinking about everything she told me as an ethical realtor. I did my own research and she was absolutely right about the specific criteria we discussed. It took a few days to finalize my search and a few days after that, I had listings ready to review that met every need I had plus some "wishes." I was also very impressed because Robyn found listings that I would not have come across on my own in the specific local neighborhoods I thought I wanted. Robyn advocated for me with the sellers of the home I chose and I was absolutely thrilled with her thoroughness and helpfulness. The process was efficient, Robyn's communication was perfect, and I felt confident that I selected the right person to represent me and understand my interests. Robyn didn't waste my time showing me properties that didn't meet my needs, her communication was impeccable, and she was helpful and encouraging through the whole process. I wouldn't hesitate to hire her again and have referred several people to her. I hate moving but I wouldn't hesitate to use her again!

I DEAl agent very nice but they from Florida referred veronica and told me they good service 5 star ,I believe and signed contracts at first time she her and gave her so many gilf as thanks you her.Unfortunately after took all gilf and contract signed then they gave me so many trouble, by showing proper, listing wrong information, photos not edited well ,not want verify quality buyer cause occupied property.It contacted them then broker sent Emails to me saying I am so troubled and bordering to them .I can't continue and want cancel contract then they rude to me and say pay $500 or keep contract till expired .So many Agent on the words but I am for sure no one treat customer bad like this .I the contract agent get pay when house is purchased final .I agree pay them $500 extra plus 2% commission after house sell completely by Title company only .Also during the conversation to contract Veronica told me cause they have to pay fee to the referral IDEAL agent that why charge extra $500 cover those fee.I understand and say ok no big deal I think my mind if they hel me sell and smoothly then I will gave them bonus .But omg can't believe waht ever they say never become true. I have no choice they don't terminate contract event I sent letter and they ignored,I file complaint to HAR they told me sent to the TREC state Attorney license commission that is only way I can do . They off my property on the market but they not termination contract that is not kind at all . I wish at beginning never see or signed contract to them it is my lesson have to carefully .........

Our leasing experience with this management company was frustrating due to poor communication and…read morelack of follow-through. The process took about a full month. During that time we were told three separate times that the property had been cleaned and was move-in ready. Each walkthrough showed otherwise -- no professional cleaning had been completed. We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline. I hope this feedback helps improve the experience for future tenants considering this property in Richmond, TX.

If anyone has any questions, I would be delighted to answer. I have been very happy working with them and they really care to do good work to represent my family and the tenants. They absolutely do background checks and I even approve all tenants. In one case, one tenant was accused of being a drug dealer. That is false. The tenant has a son that was not on the lease and the son was suspected of that and after going through proper procedure they were evicted. They have teams to help with repair work and maintenance service at competitive prices. We are not slumlords. I am very offended by anyone that would call me that. I spend a lot of money monthly to do repairs on my units but unfortunately the HOA dues in this particular complex are crazy high and keep going up and there were months that I was taking a loss. Kathy and Rich did the best they could to help everyone involved even though it was an impossible situation. Fortunately, the HOA board realized the dues were too high and reduced them back to the previous rate. I highly recommend Kathy and Richard from A through Z for all your real estate needs. They handle even the most difficult properties in the most professional way possible. I feel very fortunate to have them as a part of my team.

Every…read moretime I've spoken with him, it seems there is little understanding of the status of our maintenance requests. For example, the company has stated they have a tracking number for the part needed to repair our AC, yet no one can tell us where it is or provide a realistic timeline for when the repair will be completed. Communication has been consistently poor. Calls often go unanswered, and when someone does respond, it feels like no one has the information needed to actually help. As a tenant, it is incredibly frustrating to repeatedly explain the same issues without receiving clear answers or meaningful updates. What has been most disappointing is the lack of empathy. We have been dealing with property damage, concerns about the condition of the home, and the discomfort of living without air conditioning for an extended period. While window units were eventually provided, they have not adequately cooled the home and have instead made the rooms feel even more humid. Throughout this experience, it has felt as though collecting rent is treated as a higher priority than fulfilling the landlord's responsibility to provide a safe, habitable, and properly maintained home. This has been, without question, the worst experience I have had with a property management company or landlord.

The property manager is attempting to force my family out with a 30 day notice to vacate after I…read morecomplained about the lack of 'Quiet Enjoyment' and the failure to provide reasonable notice for showings. We have had agents try to show up with only 15 minutes' notice, and have even shown up with NO confirmed appointment at all. I've even been harrased at 9:00 PM on a Saturday night to schedule showings. On top of the intrusion, there are now unresolved health and safety issues that they refuse to address until we vacate. The property manager is also the listing agent. Potential buyers come into the house and see the ceiling repairs that need to be done and have been neglected. They see the spray paint that is used to cover 14 months of water damage due to hurricanes and ice storms that we have experienced in the area since June of 2024. When you stand up for your legal rights, they respond with retaliation in the form of notices to vacate rather than fixing addressing the issue. We are now forced to handle this through the court system. Owners: be aware that THRM's management style creates legal liabilities and hostile environments that stall sales. Buyers should be aware they could be walking into a legal dispute and a property with documented maintenance failures.
