We rented through this property management company for five years, and during that time they raised our rent by roughly $100-$200 every single year. As a realtor, I repeatedly questioned the increases because the property simply wasn't worth what they were asking. Eventually, the gap between the rent and the actual market value became too large, so we moved out. Then came the move-out charges. They attempted to bill us for items that were clearly the landlord's responsibility, which felt less like property management and more like a scavenger hunt for extra fees. The best part? It turns out we were right. After we left, the property sat on the market for nearly a year. The rent had to be reduced over and over until it was close to the rate we originally leased it for. That's a long and expensive vacancy to prove a point. If you're a property owner, I'd think twice before taking pricing advice from a company that would rather let a property sit empty for months than admit they overpriced it. If you're a tenant, be prepared for annual rent hikes and a move-out process that may leave you defending charges that shouldn't have been yours in the first place. read more

As a tenant in a rental property managed by this company, it is very frustrating to unanswered emails by the agent assigned to our property. The only time we are answered in a timely manner, is when they need information or something needs to be signed. What is even more frustrating, when adding the owner of the company to the email and I still do not get a response. Didn't meet our expectations! No return calls, no return requests etc... We have been to more reliable realty companies in the past!

I am very disappointed in my experience with this company. Our realator was very nice, and was always on time. She answered our calls and emails in a timely manner and in the way we wanted to be contacted. However, our move in process has been disappointing. We were required to pay a full months rent in the middle of the month (we thought it would be prorated because we didn't remember seeing in the lease it would be a full month), and when we moved in there were a lot of issues with the house that we expected to be dealt with before we paid/move - in day. The issues included the air conditioner not working, hot water not working (utilities had been turned on), the pool had not been cleaned as promised, the microwave did not work, and the garage opener still does not work. When we put it into the maintenance portal, thebut more problems have arisen within the weeks following. The washer is leaking when laundry being done which we were told would be fixed in 5-7 days, and the refrigerator is freezing everything. Who we are supposed to be sending important documents to has not been clearly communicated either, so we have had to resend documents and hope they are going to the correct person. Overall I would avoid using Area Texas again, and hope this is not indicative of how our whole year of living here is going to go. Three stars because the realator was nice, and they've at least been fixing the issues in a mostly timely manner. read more

The only reason I am giving AREA Texas a two star rating is because they paid me on time and Kevin's staff were always kind and helpful. I initially met the owner Keven when he was helping me set up a rental property because I still owned my home and was moving out of state. My first impression of him was very positive. The primary source of this negative review was months into our property management agreement when the man went off the rails at the slightest challenge to his authority. The summary is that I simply sent an email questioning a charge that was over the contract specified $300 repair limit. He responded with a lengthy email that, in part, basically indicated contracts are suggestions (...."that is put in the contract to make the homeowner feel better knowing that their management company won't run up an expensive bill on them and work in good faith to manage the property and funds of the owner."). Further, even though I had never asked any questions or made complaints prior to this instance, he ended the email with: "In the bigger picture, if you are not happy with our services or feel that we do not offer a value to you in the management of your home, you can cancel the agreement at any time." I in no way complained about my services. I had simply asked a question for clarification and asked to be notified for approval in the future of higher charges (as the contract clearly states). At one whiff of any challenge to his ego, he lost it. I definitely wouldn't recommend trying to work with him in case you run into even the slightest problem and he cannot handle it. I see so many great reviews on here, but as a tenant, I feel like they're trying to dupe us. They attempted to make illegal changes to our lease agreement after it was already signed, and appears as though they have never even looked at any of our lease agreements. As someone who has worked in multi family property management, I can assure you this is not normal, nor is it acceptable. Very sketchy. read more

I moved on to AREA from other property management company which I had terrible experience with, and I am completely satisfied with AREA's services. It is so nice to see a company that actually cares about taking care of client's properties instead of focusing on expending their territories. Kevin is very knowledgeable and responsive, and his team reacts fast to the request (assigned jobs). My previous tenant left the house in bad shape when moving out. However, Kevin's team removed all the large pieces of furniture (left by the tenant), re-painted the walls, put down new carpet, repaired the damage, and re-listed the house. And his team completed all these within one week. I am deeply impressed with their quality and efficiency and will definitely recommend AREA to anyone looking for a property management company. read more

The apartment building I'm living in has new ownership and with that came new property management as well. The new owners have been remodeling our units, and thanks to AREA Texas Realty there hasn't been any hardships or inconveniences. There has been some great communication. The owner of this company Kevin Macicek, is the most unprofessional property manager a tenant could have. Not only did he speak badly about me with one of his contract workers came to fix the carpet during the winter storm but also never apologized for it. Anytime a request was made regarding the home if it was the fence the fridge the dishwasher or AC this company will take there time to fix this issue. When I moved in, the home had a roach infestation and I have notified them about this issue but nothing was ever done for it and now that I moved out they took $150 from my deposit for roaches. This is thievery at its finest. Also before having officially turned in my keys to Texas Area realty the property manager entered the home without notice and turned on all appliance all light and adjusted the AC. I would not recommend living at any of the Area Texas Realty homes. And to cover there backs any request that were made regarding damages or roaches at the beginning of lease the company erased from their portal. So conveniently there is no proof you ever made the request unless a personal email was written. DONT RENT HERE! read more

Because of covid-19 I haven't worked since March 2020. Unemployment benefits (1/2 of my actual income but I was able to keep things afloat with some creativity. December I just couldn't do it because unemployment ran out. I could only pay a portion of my rent. Kevin and Lideth are great. I was referred to ATRM by an old neighbor who is using them when I decided to rent my place. I was moving out of state and really didn't want to deal with anything to do with the house (except pay taxes...which suck). I just wanted $$ put into an account. ATRM handles everything. The little stuff they just take care of and upload the invoice to the portal. The bigger stuff (with AC, W/D), they ask me what I would like to do and offer their best suggestion to keep the tenant happy. Been over 3+ years and have never had any issues. read more

If you are a property owner and your goal is to keep your tenants and make a revenue, then you should look for another management company. They speak to tenants like they are trash, they ignore safety issues affecting tenants until local authorities have to be involved. Tenant turnover has increased on the property they are managing and now they are running into problems not finding new tenants because we are in a downturn. Living in Chicago, I am able to have peace of mind knowing my property is well taken care of and tenant issues are handled promptly. Throughout the entire process they have provided EXCELLENT customer service and professional advice! The owners portal is also so user friendly and I even receive an inspection of my property with pictures and videos. The tenants they have placed in the property have all been great. The house I have been renting for the last three years has been managed by them and it has been a pleasure to work with them. If I have a repair request they always respond within the same day and have someone out to my house within the same week. They alert me if there is going to be a freeze or flooding in my area. My husband and I hired AREA and specifically, Travis Sledge, in July 2015 to manage our home as a rental property when we found out we were moving out of state. Every step of this process went smoothly and efficiently and our expectations were exceeded. Travis is easy to get ahold of via email, text, or phone call and has experience as a contractor which helps immensely in advising owners on repairs, etc. They do not mark up prices on repairs or make ready expenses like some companies and we were confident that their repairmen were giving us a fair price. We moved out and left the state and they took care of everything to clean up and make ready our home and we were extremely pleased to see the results in pictures. We haven't had any tenant issues but I am confident they would handle those professionally as well. Our property didn't rent immediately but we were kept up to date on showings, potential applicants, and knew that they were doing their best to market the property. We have also dealt with some office staff at AREA dealing with payments and they have also been extremely helpful.
