A bit of context:…read moreA recent widower at the time, my mother wanted to relocate from her farmhouse in Maine to a +55 community in Massachusetts so that she could be near my two sisters and their families. She had a unique home and an adjacent parcel of land, each surrounded on three sides by a state park. I was facilitating the process of selling both properties virtually from San Francisco. I had called and spoken to a few local realtors. The valuations for the home deviated substantially from our expectations. One agent even acknowledged that she did not know how to price the property. What??? Mike, on the other hand, understands the market and the value proposition these properties offered to the right buyer. He was knowledgeable of the area and pursued a pricing strategy that yielded quick results. Rented a house in Falmouth for August '23 through Labor Day from this agency. It was billed by the…read moreagent, Adam Shapiro, as "the Greenwich of Portland". As it turns out, the house sits right next to a busy parking lot for a beach with dirty water that smells like sewerage at low tide. Cars sit idling in the lot until 3 or 4 in the morning every night; it feels unsafe having them there. The front door lock is very difficult to close and the lock is not solid, offering very little security. The lower floor of the house reeks so badly of dampness and mildew that everyone had to move upstairs; the mildew smell in the bedrooms downstairs is overpowering. When I told Apex about this, they refused to come to the house to get an idea of how badly the moisture has affected that level of the house. The upper level of the house also has a terrible problem with moisture and a mildew smell. Upstairs shower stall smells moldy and damp, towels turn mildewy after 1 use because of the humidity problem in the house. The dishwasher failed to turn on and run the cycle. Apex sent the cleaning person over and she was unable to do anything. They were no help at all, it was just "no, no, no" from them. The oven light stays on no matter what, you have to push it closed forcefully, but then the light just goes back on after a few seconds. The electric window blinds stopped working 1 week into our stay; they had to send a tech over to recharge the motors, which took an hour of my time and attention. I checked out of the house August 23, almost 2 weeks early because I didn't; feel safe there and because the house smelled so bad. The agent, Adam Shapiro, did not reply to any of my texts or calls informing him of this; he just took the money and ran

We extended the contract on the understanding there would be flexibility, so were surprised by a…read morerequest for $ 3350 to terminate at the end of the original 6 month lease. We were surprised as there was no provision for this in the lease nor in Maine law. Another tenant was lined up, Apex tried to block the tenant until we paid $ 3350. This fee included $ 1950 of agents fees (a double dip - Apex would charge this again with respect to the new tenant), a $ 250 credit check on the new tenant and $ 1250 rent shortage. The dispute was inflamed by lengthy late night emails from Chris at Apex. On legal advice we declined to pay the spurious charges as they had no basis in contract nor Maine law. Fortunately, Apex pulled this stunt prior to our last months rent going out hence we remained in control of our money. We paid the rent difference, we paid for cleaning, we left the property in excellent condition. I would recommend to avoid Apex as a landlord or as a renter. If you have to rent from them, don't set up automated rent payments. Don't expect resolution of issues in the property. If you're a landlord, you should think carefully about the losses you could incur if your tenants depart on acrimonious terms due to provocation by your agent. And they charge you 20% for this!

I have lived at this rooming house for 6 years and after Sherwood Properties LLC aka James Ernest purchased the property it's been nothing but a nightmare they raised my rent 2 times in the same calendar year my closest is unservisable due to rotting facial boards which causes leakage into it. There is mold and mildew in the closest. My ceiling also leaks every time it rains due to rotten and missing facial boards. I have spoken verbally to Eric Chase and emails that he responded to. These are Maine housing code violations and Maine health code violations yet Ana tells me that I am to be evicted if I don't get rid of excessive property yet I am not violating any building, fire,or health codes. Ana is a bully and smiles in your face while she's trying to evict you.
