Sam has a couple of hardworking , knowledgeable members of his team which I infer is the reason they currently have a high rating. However, Sam is far from this. During our stay at one of his groups property's , Sam attempted to bully, intimidated and belittle us. Never in my life have I worked with someone who showed the lack of respect that Mr. Woods displayed. Upon move in the home was infested with Bugs, broken appliances , poor carpet quality and old paint. After months of deliberation and weeks to fix the issue we finally were able to recoup some of the costs that were associated with their lack of property management. Upon move out Sam gave us a laundry list of charges that were not associated with our occupancy and attempted to bully us into paying them out of our security deposit. Sam is not someone I would recommend to anyone and I am hopeful that just one person is able to read this and make a decision to hire his company/ not stay at one of his proprieties. Updating review to respond to Sams comment: I agree that reviews are important , both good and bad. I hope you are able to take this review and improve your services. There are multiple inconsistencies in your response to my review. We indeed did begin our lease in mid August 2022 but did not move into the property until the end of August. Upon move in all carpeted areas were covered in fleas. I have attached a picture to make sure that we are both able to show proof to let the public decide. This was reported multiple times and was not taken care of for about a month. Regarding the appliances. Please check the dates, upon move in there was neither a functioning dishwasher nor refrigerator. The dishwasher was promptly fixed however the refrigerator was not replaced for approx 30 days. Please check dates again, Sam. Regarding the carpet, the carpet was in below average condition upon move in and was very similar upon move out. At no point did a pet enter the home as we do not have one and have an allergy to pets. I maintain that Sam was dismissive and threatening in the process of receiving our security deposit. We liked that approach and later learned that they got that house sold in less than a month so we were sold. We had no regrets and only great things to say. Erin and Jason didn't just list our home for sale, they really were involved in the process of preparation. They came by to help us get the house ready (as in Jason was hanging mirrors, lifting, installing, etc). They came by often to check on the condition of the house. They did weekly updates both in person and by phone. They made great suggestions during the process which ultimately led to an offer before the 40th day. Then when going through a large list of inspection repairs, Kim and I were out of state and both Erin and Jason facilitated the visits by the plumber, electrician, roofer, irrigator, HVAC and were deeply involved in the process all the way until the last minute. When the buyer had problems and couldn't close on time, yet THEIR movers came and tried put the buyers furniture into my house, Erin and Jason were over again and even brought the buyer's agent to manage the movers who were less than polite when told that they could not drop off the furniture just yet. We highly, highly recommend Erin and Jason West as realtors. They are great people and they are action people. They will make things happen. And in the rare instance that he didn't know something, he always took the time to research it and follow-up as soon as he could. But even more important for me was Todd's humility and integrity. While real-estate agents are often seen as simple salespeople, Todd never came a cross as salesy whatsoever. He would always try to remain impartial, objective, and honest, even if that meant compromising his own bottom line. I could see Todd's integrity a mile away, which is why I felt comfortable trusting him with a transaction of this size.
