My partner and I rented an apartment at Gable Flats, a converted tobacco factory managed by Predix Property Management, for about 18 months. Unfortunately, our experience showed a pattern of poor safety oversight and communication. One particularly alarming situation occurred during construction on the building when workers demolished an old chimney and were throwing bricks from the roof (about 3-4 stories up) into a walkway used by tenants and neighborhood kids on bikes. There were no warning signs or barricades. I was so concerned I actually called the police before contacting Predix. Their response was that the building owner hired the workers, so they had no control because the workers weren't their employees. However, Predix was our only contact and tenants were never given a way to reach the building owner. Another issue was that for most of our tenancy the historic windows were sealed with plexiglass and could not open, which created serious ventilation concerns. When the apartment below us was painted before new tenants moved in, fumes filled our apartment through small gaps in the old brick structure. My partner--who hasn't had asthma symptoms since childhood--started wheezing, and we both developed severe headaches and nausea. Predix later said the painter didn't realize he needed to remove the plexiglass and ventilate the unit. We also experienced two heating failures during the winters we lived there. The first time the heat went out sometime Thursday afternoon while we were away visiting family and was not repaired until Tuesday. When we returned Saturday evening, the apartment temperature was in the low 50s. After dealing with a third-party weekend answering service and a lot of runaround, Predix eventually dropped off two space heaters, but because of the high ceilings and apartment size the temperature never rose above the high 50s. We were even told to drive to Walmart at 9pm to buy extension cords ourselves, which Predix would reimburse if we returned them later with the heaters. To make matters worse, Predix left the space heaters in our apartment for months despite repeated follow-ups asking them to retrieve them. Eventually we received a frantic message one weekend saying they urgently needed them for another unit. Although we were away, we allowed them into our apartment so another tenant wouldn't have to deal with the same situation. The final straw that led us to terminate our lease was how Predix handled a building-wide window replacement project three months before we moved out. Tenants were given just over two weeks notice before work would begin and asked to sign what was presented as a "lead removal notice." After reading it carefully, only a small portion actually addressed lead. The rest was essentially a contract allowing Predix and contractors to enter our apartment anytime between 8am and 7pm for a three-week period, requiring us to move belongings four feet away from the windows, and stating that Predix would not be responsible for any damages. Because I work nights and sleep during the day, I told them I could not agree to those terms. Predix responded saying we would be violating our lease by refusing entry, even though the clause they cited clearly applied to maintenance--not major renovations. They initially said they would simply skip replacing our windows. About a week later we were asked to join a phone call with two Predix managers. Apparently the building owner was not comfortable leaving one apartment untouched because it would cost too much to bring contractors and equipment back later. What followed was an hour-long call where the managers repeatedly talked over us and tried to pressure us into signing the original document. Eventually we agreed to specific conditions: 1)the work had to happen on a specific date due to my work schedule 2)Predix would take responsibility for damage to belongings not moved four feet from the windows 3)the windows would be replaced from the outside The morning of the replacement everything seemed organized. The windows were covered with plastic tarps and tape, and because the noise was intense my partner and I left to run errands. When my partner returned, the coverings had been removed and our apartment had turned into a wind tunnel. Papers and my rare plant collection were blowing around the room. Because of the wind, the contractors switched to doing the replacement from inside the apartment, leaving construction debris and dirt everywhere--which we had to clean ourselves. One of my plants worth about $400 was damaged during the process and later died. Predix ultimately offered $150 in compensation. The building itself is beautiful and unique, but the management repeatedly demonstrated poor communication, lack of accountability, and concerning safety practices. Beware of this company! Their apartments look new and shiny but they are complete low quality redos with alot of hidden issues that are never addressed. Once you sign the lease, good luck. As for Monique, she is literally the most abusive, tightly wound, ticking time bomb of a landlord just waiting to threaten you with egregious, unwarranted fees. We have never encountered anyone in our 25 years of leasing that was such a horrible person. She even gave my partner a hemiplegic migraine - which they had never experienced before their encounter with her. And don't for one second believe a word that Janae says. Do yourself a favor and rent literally anywhere else. When my A/C broke during 98°F weather, I asked for an A/C unit so my apartment wouldn't turn into an oven, especially because I have cats. Instead of helping, they tried to charge me for even asking. I had to argue just to get the money back, because yes, that temperature is dangerous for pets (and people). Oh and the upstairs had no windows, if you are wondering why this was such a big deal. Then there's the "property upkeep," if you can call it that: the alleyway to the laundry was blocked, and there was dog poop constantly left unpicked. I have photos of both. The moment I reported these issues, the vibe shifted fast, suddenly they started acting like I was the problem. After that, they began doing these random "inspections" claiming it was for an "emergency leak." Except it didn't feel like an emergency--more like an excuse to search my place. The whole building's water use was only about 30% higher than normal, which could easily be explained by normal living (yes, including pets). And after all that? It was apparently over $7. So yeah, if you enjoy surprise inspections, petty nonsense, and basic maintenance treated like a personal inconvenience... this is the spot. Otherwise, avoid this landlord. read more

Building 1100 Schley- Terrible, I can't wait for my lease to be over. Don't get me wrong the apartments are nice, but the flaws with it is just disrespectful. Maintenance does not care, the cracks and holes you are given is wild they FILLED NOTHING before moving in even the switch for the lights on the walls are half off with openings. The rework they think they try doing is terrible. Also, you hear everything! You can hear the people footsteps under you! Every conversation, their music and tv it's so miserable. And just because the apartments look nice, does not mean it doesn't come with insects which you're responsible for. So if don't have bugs and is super clean that does not mean they won't be coming over for who do have them. You would think as a company since it is a whole building with multiple people they would think to at least do a little something. But nope you will be spending money on your own exterminator and still will eventually have problems because EVERYONE else isn't doing their part around you. Also let's talk about the halls, So filthy it's like they only come once a month and barely do anything. The elevator is always dirty. Entrance is filled with dead bugs. read more

If there was a 0 they would get it from me. 1- I saw that they require 650 minimum score or a co-signer. I knew my score may be a bit under but I saw they accept co-signers. They didn't indicate anything about what they would tell me after they took my $100 application fee for an apartment they already granted approval to someone else for and didn't process my credit report until after my son submitted his app too (the extra $50). When she called to tell me it wasn't available, I asked why they still listed it as such (not pending or call for more info, etc)... she said they had a responsibility to the owners of the units...clearly they don't have a responsibility to prospective tenants to be clear or honest about their requirements and it isn't only me that has taken issue. 2- My credit issues were from 5-6 years ago while going through a divorce and were never mortgage or rent related. My rental history is excellent... not only paying on time but early as well. 3- When I received the call back I was informed that not only would I not qualify for any of their properties (as in addition to the credit score requirement there is also a limit of 2 negative items on your report forever). I'm not 20 years old... I'm 50. I inquired about a co-signer and was told they wouldn't consider it... even though I clear $7326 a month after taxes. I have no negative items on my credit for over 4 years, not a late payment, nothing. This property clearly wants money... I received a copy of the report. It reflects that I have no criminal history, neither does my son; that I have no issues for several years and they were never housing related. In fact, my current and previous landlords would confirm I not only paid on time, but paid early. No damages ever! My current landlord wants me to stay but I need to relocated due to health reasons. We rented from Predix for several years. In general, the experience was acceptable, until... When we terminated the lease and moved out, the company seized a significant portion of our security deposit, claiming the apartment was left "filthy," despite us paying for a professional house cleaner for years. We even paid for a cleaner when we moved out! The claim was outrageous, and we are considering legal action. The staff, in addition, were rude, condescending, and offensive. WORST Property Manageneby Company I have ever experienced. I can't even give them a 0 star rating. They have no idea how to manage properties. I have lived at my home for almost 4 years.. they took over because my landlord was getting older.. not even a month ago and demanding money.. that was paid to my landlord, not accepting my bank payments telling me I can only pay by certified check.. and I am not even late! They literally got my rental payment and refused to cash it. Now... they filed a motion with the magistrate's Office. Unprofessional! I am looking forward to going to this court date because I have alllll their texts stating they refused to cash my check. Have me access to their portal to make payments and not even 24 hours later not allowing me to make payments or accessing the portal. They are ridiculous trying to take money. And this all happened in less than a month. Stay clear of this property management company. They are absolutely the worst. And have no idea how to manage properties. We rented form this company for one year. We had multiple issues with breakers tripping and faulty smoke detectors. They "fixed" things numerous tones for ourselves and our neighbors but it was never actually fixed. When we moved out the property management company nickel and dimed us for almost every penny of our security deposit even though we spackled, sanded and cleaned as instructed.
