    ZERO stars for BofA Qualified Assumption Dept Apparently…read morethey give themselves SIX MONTHS to approve a qualified assumption, which essentially is just removing one name from a jointly held mortgage. This is going on since the beginning of April. The agent working on my request is on extended leave. Her MANAGER is on extended leave. His "backup" is out of office until next week. No one takes accountability to see it through to the end. "It's with Underwriting" is the go to excuse for the delay. I have already been told I'm approved but "with conditions" which I then quickly satisfied. Now it's back "with underwriting" again and today I was told by a live agent that "Underwriting is only two people and it's a manual process. They can take as long as they want and technically we are still within our 90-180 day window of approval." The agent expected that I would just accept the response of "this is just how it is". He went so far as to say "Underwriting may even come back after all this time and still want more information. That's just how it is!" He told me he will "File a complaint". I can already tell that's going NOWHERE FAST! I requested the name of the senior manager who heads the dept and was told they "cannot provide that information" and that "there is NO escalation in the Qualified Assumptions Dept!" HOW is that possible in ANY institution, let alone a corporate bank!?! There is ALWAYS an escalation point! AWFUL process and WORSE customer Experience from a reputable institution! Disappointing that I will need to choose a new institution when financing my next home within the next 12 months after being a BofA platinum honors member for over 20 years!

    Terrible company. I would never have chosen to lease from them, however the property was sold…read moreduring the time I lived there. Deem took over. Not only was the previous property manager fantastic but great with all paperwork and super pleasant to work with. The John came out to the house... the new property manager. He is the rudest snake of an individual I have ever met. At the time I showed them my apartment and what they would be working with, they seemed very pushy and rude but I let it go thinking it was just a bad day for them or something. Well I needed a few things repaired in my duration, such as the smoke detector, the screen door which was messed up prior to me moving in, the bathtub began falling into the floor (I lived upstairs) there were flees out the wazoo from nasty neighbors which were NEVER evicted which should have been, and I called and was told I was being "too picky" and hung up on. Again I let it go. SIX months later someone finally called to set in a smoke detector. So I was pretty pleased with this. I am a young Nordic woman and I lived alone, the guy came out and was macking on me pretty hard. It was gross. But again I let it go, he installed the detectors and looked around the house. He left his drill in my bedroom and I had brought it out to him on his way out. He calls me at like 11pm stating he left his drill at my house. I told him he didn't as I clearly remembered bringing it to him. He SHOWS UP at my house, at eleven thirty pm wanting to come in and look for his drill in my bedroom. I told him no and shut the door. I left for the weekend but had done laundry and had my pretties laying out to dry, while I was gone. I come home, find my bed had been laid in because it was roughed up, my drawers had been opened and stuff just seemed to have been moved around. THEN I noticed that my carbon monoxide detector had been installed. so SOMEONE had been in my apartment while I was away, was not told about it, also when I asked deem and told them what happened they denied it and had the maintenance man call me who then accused ME of lying. I told him I had a teddy cam and had recorded the whole thing and saw that he was in my bed and going through my stuff... THEN all of a sudden deem realty agrees to change my locks and does the whole nine yards of going out of their way to fix this... I didn't have a teddy cam, But I KNEW someone had been in there doing that. My point of this is that they have crummy ppl working for them. this guy turns out has been convicted of some felonies and now works as a maintenance man because he is a husband of one of the women who runs the company SO a few months passes and they are going to raise my rent by 250$ after my lease term was up, for an efficiency 950$ is alot of money for a run down apartment on the east end. I decide to find a better place and get the hell away from deem realty, I go back with the wonderful house company and moving in there was super easy, and before the first month was up they fixed any issues I had free of charge. My lease is up on---- , and they are refusing my deposit. John said first because I did not clean and clear the house out the last month I lived there so he couldn't show it therefor I owe him 700$, uh no, I paid rent through the end of the month I have until the last day to move out.... But I moved out early, had the place all clean spotless and wood floors polished, now they are saying, btw I had my attorney look over the papers, even though they knew I had a fish tank prior to moving in, that because they didn't know I owe them 500$ and 20$ every day for the duration of my lease so I do not get my deposit back. Again, no. I spoke with the landlord, the owner of the property and asked him if he remembered me, the girl with the fish tank and he said yes! he knew when he bought the property that I had a fish tank, they are so full of crap. So now John says read your lease it says your deposit isn't refundable... it clearly states it is refundable just cannot be refunded early. He also said because he couldn't show the property because I had left a binder (paper notebook) on the floor he couldn't show the place leaving the landlord responsible for two months rent, and I was like are you kidding!!! so, again I had my attorney look over my lease, and my previous property manager look over it and they told me by LAW as long as no pet caused damage to the property and I caused no damage I will get my lease back. Deem says no U ripped the screen door, which prior to me moving in I filled out and inventory slip which THEY LOST! and said that it wasn't ripped. but Either way they don't have a form anymore because they "lost" it and cant prove anything. They said they will be keeping 300$ to replace the top part of the screen stating that it is pet damage. (because dogs don't tear the bottom of screens they tear the top parts) uh huh right.... They have NO REASON to keep my deposit. BAD COMPANY

    Our leasing experience with this management company was frustrating due to poor communication and…read morelack of follow-through. The process took about a full month. During that time we were told three separate times that the property had been cleaned and was move-in ready. Each walkthrough showed otherwise -- no professional cleaning had been completed. We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline. I hope this feedback helps improve the experience for future tenants considering this property in Richmond, TX.
