At first my experience with the company was terrible and no repairs was done properly. I think I've complained so many times... I wasn't going to renew at first but Me and my husband needed a little more time so we can buy. I spoke with Amanda she was great!!!! After being approved for over a week, I received a call just two days before move-in denying my already approved application. We have lived at a property managed by PPMG for less than 6 months. Upon move in, the house was not cleaned. Not that we mind cleaning but there was literal feces in the lightswitches. We dealt with it. We were thankful to be here. There were pieces of the floor that were damaged that we were also okay dealing with, but there are sections that we asked be repaired and to this day they have not been. The towel racks in both bathrooms are coming out of the walls and we asked that they be repaired only to be told that they don't have anyone to fix it because we're in Arkansas! I'd assume if It got ripped out of the wall they'll they'd fix it. We'll just leave them hanging. They'll get to them before the next tenants move in I'm sure. Both the front and back doors have gaps large enough that bugs enter the home non-stop even after having pest control AND handy-men out twice. We went as far as to lay diatomaceous earth and we have to sweep up rollie pollies every day. At first it was kind of funny but now its just annoying to step on them all the time. Their solution is bug spray and I get that its cost effective but it just means they waltz right in the existing door gaps and die a few hours later inside the house for us to sweep up. We quietly decided about three months in that we just wouldn't renew our lease and we'd move elsewhere when its up. Most recently, we have a new neighbor who is a tenant of PPMG that trashes our yard/curb and parks blocking our drive and they've opted to frame it as a civil dispute despite it being a clear lease violation. An employee went as far as to advise I block a neighbors drive with my trash bins which I refuse to do. I know with rentals you can't expect a lot, even for $1500 a month, but it really feels as if PPMG will rush you into a home and then forget about you. There has been 0 support. This has been our first home renting experience, we really tried to be tolerant and patient but we've been disappointed at every turn. I would not recommend PPMG at all. read more

I am a real estate broker that tried to show a client a listing of this company. The lock box did not work. I tried many times to contact the agent and left emails, text, and phone messages and never got a reply. I called the company and could not get a live person on the weekend so tried again on Monday. The property had gone leased by then. The lady that answered the phone hung up on me and when I called back she would just transfer me to the automated system. Be aware of applicant discrimination with this company. As a potential resident and working class person, according to the Leasing Director, my housing application was allegedly denied because what appeared to be altered documentation on my behalf, but not once did she confirm or contact one of my sources to verify any paperwork. I have filed a complaint with HUD because of this matter and I believe race played a major role in this instance. I'm very reasonable and logical concerning business matters and when right is right it can go ignored, but when a company wrongs person action must be taken swiftly. Hopefully, in the future, others will be more successful than I have been. Don't rent here. They're a scam of a company and I regret signing a 2 year lease. I'm only 2 months in and wish I could move. They overcharge you on everything. I had an electrical issue, they said they covered electrical, but now I'm being charged $299 for it. They didn't put the fee on my account for 11 days AFTER the electrician came, and made it due 4 days later. Now they're saying it's a violation of my lease if I don't pay $299 in 4 days, and 3 days before my $1,550 rent is due. They're also charging me $1,400 for "pet fees", even though they're service animals, when I didn't disclose I had, even though I legally don't have to. They refuse to drop the fee even though that have it under "Pet Fee". I'm already working with my lawyer over this. They're bitchy when you call, and refuse to change anything. They're quick to snap at their tenants when they're in the wrong. I normally look into properties and reviews of the leasing agency to avoid things like this, but I was in a rush to move and the place was close to my wife's job. I'm so disappointed in my move out experience. I can't say that i am surprised based on the other reviews posted here, but I was hoping that the other people just had unusual circumstances. Nope, they are really inept at PPMG. I moved out of my rental home on 3/21/2023 and BY LAW, my refund is due back to me within 30 days. As of today, I had not received my refund, so I called over to the office to check on the status and I ended up speaking with Garrett. Garrett tells me that I did not update my forwarding address so they sent my statement to my previous address, the one I just moved from. I explained to Garrett that I have an email confirmation from PPMG that shows that they confirmed my forwarding address and will mail my deposit refund to my new address. Then Garrett changes his story and says, oh, well it must have been a mistake. No kidding, Garrett! But rather than simply acknowledge the error, apologize for my inconvenience, Garrett starts overtalking me trying to explain that I should simply be accepting of their error as if breaking State Law is somehow okay. The laws are written to protect consumers from your "mistakes ". Take some accountability for your errors! If I broke our contract, you would hold me accountable, right? My advice to other people looking to rent a home, use a different management company, because the same exact stuff is going to happen to you. It's not worth the headache. I still haven't received my prepaid rent plus deposit yet. I have filed a complaint with the BBB. To PPMG, just do the right thing. Treat people with consideration. I have been renting this property for nearly 3 years, have never been late on any payments and have never missed on either. I even help perform small repairs like fence boards (landlords responsibility, pressure washing driveway (also landlord), fixing water spots (landlord) etc. I worked with the landlord when he managed it and we had a good thing going. He transitioned to this company and it nearly immediately went down hill. They are unresponsive, unhelpful and negligent. Terrible company. I'm currently renting from these people and have had issue after issue. There's mold in the home, no AC, foundation issues that cause numerous problems. All they do is patch things up. Meaning the issue will return shortly. My back door doesn't open due to the foundations issues and the house shifting. There are dips in the flooring due to the foundation issues. The company doesn't seem to care. I have only lived in the home for 6 months- and I'm sure I have placed over 20 service requests. We have been in the house since middle of May 2023. AC was already not functioning properly upon move in and we were told someone would come look at it. They never showed. We decided to replace the air filter even though we were sure that had been done before we got here. The attic access was screwed shut. We had no way to even check it. Submitted a work order and someone came out. Once screws were removed from the attic access, we discovered a disgusting air filter sucked into the unit. Supposedly this would correct it. Couple days later the ac stopped functioning properly. Submitted another work order. Someone else came out and found a second disgusting air filter also sucked into the unit (not the one we replaced but another one). That is two disgusting filters sucked into the unit. Obviously at this point we can assume the house was not checked over thoroughly before we moved in. Supposedly this fixed it. Couple days later the AC is still not cooling properly. Submitted another work order. Someone else comes out to clean the outside unit and attic unit. Supposedly this fixed it. Next day we submitted another work order. Someone else comes out to look at the AC. At this point PPMG starts telling us it's normal for the house to be warm this time of year. This entire time we have had our thermostat set to 72 but the house is 80 degrees. They still say this is normal. In what world is this normal?! We started having people service the AC on June 19th. Today is July 6th with still no final resolution. They keep saying there is a part in order but we keep getting pushed farther and farther out. Not one time has PPMG offered to give us just one window unit. Today we called to find out when this is going to be resolved. Their answer was "we can let you out of the lease with no penalties or extra fees". Umm. I'm sorry but we have already given them thousands of dollars in deposits, pet fees, admin fees, an have payed two months rent at this point. We just want this fixed. Do not rent a property managed by PPMG of Texas. I rented a property with my three children that flooded every time it rained. I had multiple calls and correspondence regarding this problem. Not only did it get water damage during Harvey. I had water sipping through the floors and walls of my bathroom and bedroom closet. The smell in my closets and bedroom was so bad it was unbearable!! Left the property after having mold in my clothes and shoes. They charged me $5100.00 and send my account to a collection agency. If I could give 0 stars I would. Have never been treated so poorly or dealt with management that has no regard for other human beings and the bare minimum necessities required to live in a habitable rental home. I have small children and am pregnant and we have been breathing rat feces for months. It took MONTHS almost a year to get them to do anything about that. Then the vendor reports to them that the smell is also coming from the fact that our attic has 0 insulation and what little there is, is covered in urine and feces from rodents. Ppmg tried to get them to stay quiet about this and not approve insulation being put in. Our energy bill has been impossible to keep up with because of no insulation in the texas heat. They do not care. We have asked for a simple rent credit to help us deal with the repercussions of all of this and they denied. The management team does not have empathy for any other human beings but themselves. They have now blocked us from being able to contact their office even though we still rent with them because we can't afford to find a new place at the moment as I am waiting for our baby to arrive. The ray infestation and lack of insulation should have been taken care of BEFORE any tenant moved in. The rodents are now taken care of (no thanks to them) but the insulation problem is highly illegal for the company to try and keep under wraps and not moral to not help out on the bills that were a result in not having the proper insulation. My husband & I rented a place this Feb 2018. The process was slow into get our place and the payment status is ridiculous (Witch they don't tell you about) they will ONLY take debit and credited card payments BUT they charge $38 EVERY-TIME you pay with the card (WITCH IS A WASTE OF MONEY). They will take the account and routine number that doesn't charge anything when making payments it takes 5-7 business days WITCH YOU WILL STILL BE CHARGED for on the late fees so RENT is tetially due 7 days before due date!!! The don't take any other payments. Late fees are $35 a day!!! Smh. (Never heard of a place so needy who charges for using a Debit card!) They will charge you to go to there office as well FYI witch I never heard of and they are so money hungry as a company! (Seems like they are needy in money and taking everyone's money for everything.... making a payment to the house, putting a deposit, going to the office etc!) They over priced for the direct deposit and they say its a certain amount but it's always higher then the amount they tell you. ($1,000 MORE!) smh. I'm so disappointed in this company PPMG-Texas. We will finish out the 2 years and NEVER AGAIN will I have a Rental a home from PPMG-TEXAS. Friends and Family will know of PPMG, not one penny will ever go to them again. PPMG is a -1 stars. They are so money hungry. The rent amount is Ridiculous, they try to charge you for everything. My deposit fee was $2,500 just to move in. My monthly fee is $1350!! They take forever to respond and if there's a maintenance issue with the house they try to charge you with a fee. The amount that is paid for rent every month should cover the maintenance fee at least! They will eat up your money for everything and try to find reasons to charge you for. We lived in the rental house for now 7 months now and the house has a lot of issues!!! This business gets a 1star from me, if I could do -10 I would I have been living in my house since June and my ac unit has gone out every month since I have been living here, they even put a new unit in and we are still without ac. But difference between me and everyone else I'm calling a lawyer and I have documented every time my ac unit has gone out on my kids and I and how long we have been in the heat and the temperature for that day, oh I will be reimbursed for pain and suffering for my kids and I. They don't have a line for you to call for emergency like this , we got home after 6pm in long traffic and doctors appointments and come home to a hot ass house not once not twice 5 times now and we have only been here since June. Moved into a home managed by PPMG at the very end of May 2021. Many things were wrong with the home upon moving in - plumbing issues, AC, rat poop, appliances not working, none of the doors latching, very dirty. They send contractors out to do patch work but don't ever fix the main issues. The home has serious foundation issues and the front and back doors cannot safely be opened and closed - which is a severe fire hazard. The only door we have to enter and exit the home, the garage door, is beginning to shift and do the exact same thing. There are huge dips in the floors and the foundation has begun separating from the walls - you can see onto the back patio from inside the living room. An engineering company came out to evaluate the home and stated that the home has had previous foundation issues. I see a review on the BBB site from 12/10/2020 with the exact same issues I am describing - wonder if they rented us the same defective home? read more

Also PPMG locked us out of our online payment portal bc of an error on their end that they and the online company that they work with admitted was their mistake. But bc of that me and my 2 other roommates have to pay rent with a cashiers check for the next 6 months. They admitted to the error on their end yet we have to suffer the consequences. We recently are renting a house from PPMG, and I will say that even though its only been going on three months I can not wait till our lease is up. I will NEVER EVER rent from these people again. I wouldn't recommend them to my worst enemy. IT's been a joke from day one. They make allot of promises and speak so highly of themselves but don't follow through with anything. When we first signed the lease they had assured us that the house had been painted and new carport and floors had been put in. Well they put in the new carpet alright but the floors were the same flooring that it was when we looked at the house and the walls painted lol that a joke. They went in a touched up the walls and they looked horrible. It's like they got a paint brush and splattered here and there and hell even used a roller brush just to roll one way and then another way in an angle not only that the paint didn't even match. It's been one thing after another. We had to have plumbing fixed twice, ac had to be fixed and the dish washer hell I wouldn't wash my dished in that nasty rusted smelling machine if you paid me. I try to start up the dish washer to clean it and get the smell out but hell the damn thing started smoking. They say they are liable for fixing the dish washer. Cabinet doors over lap and hell you can't even open the dish washer door because a drawer blocks the way. For the amount of money wasted on this house we could have gotten something so much better and well worth the price. Oh and they had to put in new piping and the back yard looks like mountains of dirt because they never leveled the yard back out. The roof is leaking and all they can say is they will patch it but won't replace it. I can go on and on about this company but I would say if you ever come across them RUN and find another place because this place is a scam and not worth handing your hard earned money. If I could find away out of this lease with them giving me my deposit back for failure to provide what they say they will trust me I would do it in a heart beat. DO NOT WASTE YOUR MONEY!! read more
