HPM collects the rent, takes care of maintenance issues quickly and always with the tenant in mind, as well as our bottom line. They provide screening for new applicants and basically take care of everything. We no longer live in Kansas, so it's great to have a property management service that we can trust absolutely. We get photos and a video walkthrough when tenants move out and before they move in, in case we'd like to review the property condition. HPM does repair and service for a very reasonable cost and the work is always top notch. With multiple properties occasionally we run across a tenant who may be out of balance and expect HPM to come change a lightbulb or something ridiculous like that, but HPM always handles these situations with compassion and grace but firmness when needed. Alyce, Matt and the team are wonderful to both tenants and owners. I have recommended HPM to my friends that are property owners and doing their own "landlording" and I recommend them to you. The best real estate decision I ever made was buying investment properties. The second best was getting myself out of the landlord business and hiring Harmon Property Management to do it for me.

We paid to have it professionally cleaned before even moving in even having the carpets clean. Once we moved in we realized more and more was wrong with the house and getting them to fix anything for things to work was like pulling teeth. The house had the previous occupants smoke residue all over the walls.(they were never repainted but they will charge you to repaint them when you move out) Secondly, there was leaks all over the house. Visible water spots, paint and ceilings cracking all over the place. Leaking pipes. Broken window in the basement that we sealed up because it was freezing and the heater was running nonstop. Lights that didn't work in the house. The whole 9. My kids were both sick the entire time we lived in this house ( more than likely due to a mold issue from all of the leaking). It took them on average 1.5- 2 months at a time to fix anything through a maintenance request. And then kept our entire deposit besides 27 dollars of it and will not respond to emails or text. Talking to people around us the 3 previous occupants had moved out of this rental for the same reasons and nothing has changed. RENT THROUGH SOMEONE ELSE.
