We rented a house in Hampton from Preston and it was confusing from the get go. First they said a lease would be sent to us but we never received it. Had to call and have it emailed as the rental date was approaching. When we went to pick up the keys on day of vacation we were told they didn't have keys in office and that they must be at the rental house . (Note: we had to go to Seabrook office which ended up being out of the way with Hampton road closure). Never found keys to the rental so we had to leave house unlocked while we were gone all week. The house itself was old and out of date. Which we were ok with it as it was close to beach and we would only be sleeping there. Unfortunately every morning we woke up to mouse droppings in the kitchen. When we notified Preston about our concern they could care less. read more

We rented 6 H street in hampton beach. Although it was a great location plan on being disappointed - something preston real estate won't disclose. The property is one step above a frat house with furniture from Craigslist. The mattresses are comparable to a jail house and the floors are warped and super spongy. Also be aware of stair issues going up and down the deck...totally out of code and dangerous. Oh by the way, plan on being awoken with an early morning trash pickup and street sweeping at about 6 am. At night, you will also be awoken by motorcycles and loud neighbors. Other than that the place was fine. read more

I have been a customer of Preston Real Estate for many years. They have always been accommodating. I generally rent Labor Day weekend and often ask to go Friday-Monday instead of the customary rental which starts on Saturdays. I have been able to go in on Friday instead, because no one rented for the week leading into Labor day. I have used other agents in the past and none were as helpful as Bob and his staff. I just called their office and was told they would pass my request on to my sister's husband in order to get my mom's ashes back to me. I KNOW they have no control over the condition of the properties but they are not, at all, up front with any of it. Before calling these people...buy a tent. You will be better off. They are a monopoly on the Beach. They control all housing. Try craigslist or another site that is rental by owner. They are extremely unhelpful and downright condescending. They put my family and I in a predicament and were just absolutely not helpful in resolving it. In fact they are giving us other "options" that don't meet our needs. Plus all of the properties they are a lot more money than the original price we booked. This is not the first summer rental they have screwed us on. A few yrs back they rented us a home where the fridge died on the second day of vacation. Over $500 of food spoiled...and they could not have cared less. This lovely property was a crack den...not a beach rental for a family. My husband and I arrived at Dune Cottage, 171 Ocean Drive, on August 18th 2012, excited to begin our beach vacation. Unfortunately the cottage we rented was not as well maintained as we were expecting. There were serious problems with both the exterior and interior of the cottage and the rental agency was apathetic & rude as we tried to resolve the issues in the days following our arrival. We would like to address these concerns with the property owner personally but have no contact information. Preston Real Estate refused to provide any contact information although they said we could drop of a letter and they would get it to the property owner. Exterior Issues: Outdoor shower was overgrown with weeds and littered with cigarette butts Deck furniture was broken Cushions did not fit the lawn furniture, many were ripped. Exterior "grass" carpet was in bad repair and posed a tripping hazard Key would not turn easily in exterior door Grill filthy, rusted; Propane tank empty Interior Issues: Garbage can in the kitchen was filthy, as was the wall behind it Extension cords ran across the living room floor to power the lamps, posing additional tripping hazards Linoleum on the dining room floor was ripped in two places, Bathroom towel racks kept falling off the wall mounts, also one shower handle kept falling off The cabinet underneath bathroom sink is cluttered with cleaning supplies, thrown every which way. In the bedrooms the area under the beds is extremely dusty , food that has fallen from previous tenants has not been cleaned in some time Mirrors in the bedrooms have not been cleaned in some time; there are smudges and fingerprints over the surfaces Furniture lamps have dust/cobwebs attached Issues with Preston Real Estate: Called on Saturday after moving in re: broken exterior furniture/lack of clean living space indoors, we were told "they had trouble with that cleaning lady before" and advised us to call back the next day to speak with Robert Preston as he knows the owner of Dune Cottage and the cleaning lady was hired by her. Called Sunday re: propane grill not working. Preston Real Estate advised us it is the tenants' responsibility to provide propane and this is "understood" for most rentals although it is not written anywhere. Called Monday and talked to Robert Preston about our concerns, asked him to come down to see the condition of the cottage. He declined and explained that he would be in contact with the property owner. We expressed that we would like a partial refund based on the numerous issues encountered so far, he said he could not do that, he would have to talk to the owner, and would call us back. He did not. Called Tuesday when we were unable to use the key to lock or unlock the door. Preston Real Estate advised we come down to them, pick up a can of WD40 they have there and attempt to fix the lock ourselves. By Thursday morning we had not heard from anybody at the real estate office. My husband and I went down (with a door from the grill which fell off and two towels racks that had also fallen off). We spoke to staff that opened door, explain the situation (again). The staff on duty said he would give the message to Bob Preston. We expressed that we would be expecting his call shortly. Upon arriving at the cottage a few minutes later, we received a call from Bob Preston. We again asked him to please come down and look at the areas of concern we had for the cottage as his office is just up the street, he replied he would not. Mr. Preston said he had sent notification of our concerns to the owner (who lives in Florida) and that there was nothing further he could do (but he wished us a nice vacation). One additional note: When we arrived on Saturday the "cleaning" lady's vehicle was is the drive (although she was out on the beach). She advised us that she is available to clean/run errands at $20.00/hour. Needless to say we would not rent through Preston Real Estate again and would urge others to look for alternative companies when arranging their vacations. We will not stay at Dune Cottage again. Although the cottage itself is charming and the location is incredible; the lack of care and maintenance that we observed and the apathy and rudeness of the Preston Real Estate staff have tainted the memories of a week we had been looking forward to since booking the cottage in February. read more

in the last week I have been renting from Preston Real Estate for many years. In the past when I brought my kids, I got admonished for not leaving a cottage clean. Since then, I have worked above and beyond to make sure everything was taken care of before I left so I could always come back. This year, I rented my favorite cottage again with 3 other adults. When we left, we made sure everything was out, floors were vacuumed, dishes done, counters wiped, fridge emptied, chairs put away, trash in the outside bins. Some family that came after us complained that it wasn't clean enough so Preston Real Estate without even investigating it, charged me a 200 dollar cleaning fee and only refunded 100 dollars from my security deposit. When we got there, the place was dirty but we didn't complain, we just took care of it. Guess I should have taken pictures before and after. When I called to dispute it, they wouldn't even consider my request "Bob" who I believe is the owner said, I can only do what the owners say. So my advice to you is, if you want to rent a cottage up there, don't go through Preston Real Estate, they will not protect you if a person decides to work the system to keep your deposit. They don't care. He would not refund my money and unfortunately after using them for over a decade, I will never rent from them again. I can give my money to someone else. If you decide to use them, make sure you go through the cottage when you get there, call the office if you see anything, and take before, and after pictures so if they try to keep your deposit, you will have proof. We rented a property through Preston on 318 Northend Boulevard. My family, sister, brother and spouses rent a house every year. This is our first time in Salisbury. We paid $4,000 for a 4 bedroom house on the ocean. I had some expectation that house should be well kept. Alas, I was incorrect. The house was very run down and filthy - almost every screen was broken, some lights and ceilings fans did not work, the back door doorknob would fall off each time we opened the door, vertical railings on the deck were loose (a danger for small children as there was a 6 foot drop off the deck - we barricaded the railings to protect the kids in our party), the jacuzzi tub did not work, gum on the bed railings. Pigeons had a nest right above the opening to the deck. Bird poop everywhere. The top floor exterior deck was so rotted, we did allow anyone to use it during our stay. The big problem however, was the central air. When the central air was turned on and window shut, there was a terrible sewage smell. I suspect there was something in the vents. It was intolerable. We called Preston, and they said they would contact the owner. Never received a response from the owner. When the central air was turned off and windows opened, the smelled disappeared. We decided to stay to complete our week only because I never believed we would receive any kind of reimbursement if we left and went to a hotel. In Preston Real Estate defense, they suggested we view the property in Feb. when they begin renting properties for the summer season. Because I work and live two hours, that was not possible. However, a lot of the issues we encountered (the sewage smell from the central air, or the feisty pooping pigeons nesting two feet about our heads) would not have been noticed during a walk through. For the amount of money spent, the house was a disgrace, and the loose railings are dangerous. read more

Absolute worst people to work with. I had been calling for a week to find a weekend rental off season. The first woman I spoke with was very nice and professional and referred me to a guy named Bob, who was not in that day. The second time I called I spoke to some gentlemen who seemed to have zero interest at all and kept insisting that they do not rent houses to people who party and trash them (I explained I was having a wedding reception and it would be easier to put 4 couples with children in a house than to pay for separate hotel rooms) don't know where the party assumption came from. On the 3rd call I asked for Bob directly and was further disappointed. At first he gave me the party routine and how people don't want their houses trashed. Still don't know why they keep assuming this. Second he stated that if I had some credible references (like the police chief of Hampton or the mayor) he might be able to help me. After that I told him that I had found a house on airbnb for $1200 for the weekend and was just looking for other options. Bob's response was that the people that own these houses don't care about making $1200 for a weekend. Are they not in the rental property business? Overall they were very disrespectful and seemed to care less about renting their clients properties or helping their customers.
