He clearly explained how the inspection would be conducted, the cost, accepted payment types, and provided a link to the inspection agreement--everything was straightforward and professional from the start. Toby arrived promptly at 7:00 a.m. on inspection day, and I met him at the home later that morning to review his findings. He took the time to walk me through the house and exterior, pointing out the few items that needed attention and patiently answering all of my questions. That same afternoon, he emailed a very detailed 63-page inspection report. Toby is thorough, knowledgeable, personable, and reasonably priced. We couldn't be happier with the home inspection Toby did for us today. He started around 7AM and…read moreby the time we arrived (around 1030) he had pretty much finished the physical part of the inspection and was working on the report. He discussed the main issues he had found with us and then walked us through the home to show us where certain things (filters, valves, timers, etc.) were located in the home and pointed out the issues he had discussed. He was patient and thorough, and explained the issues to us very clearly. We didn't leave the home until close to 1PM. Toby didn't stop there, however. I was especially impressed that, since the homeowner was there while he was doing the inspection, he had pointed out the issues he had found to the homeowner before we even got there. After leaving the home he went to his office to write up the inspection report, which he emailed to us by about 5PM. I couldn't believe it when I received the .pdf version of the report - 103 pages! And this was a report on a house that was in good condition!! The report included pictures of everything, and started out with a summary page that was very clearly written, with the issues he felt should be addressed in red. It then included pictures and locations of key items that we needed to know, such as the main water shut off valve, the gas shut off valve, the electrical box, etc. The end of the report included pictures of the entire house. The report also included recommendations to us for future maintenance. This was an extremely well-written and complete inspection report. In the email that included the report Toby urged us to feel free to contact him with any questions. After reviewing the entire report I called him around 8PM with a couple of questions. He welcomed the additional questions and answered them promptly, again saying if anything else came up to feel free to call. The entire experience with Toby was pleasant and professional. I must add that I originally had an appointment with another inspector because Toby was already booked. When his schedule changed I immediately canceled my original appointment, mostly because the other inspector made it very clear that he did not want us to be in the home while he was conducting the inspection. He also made it clear that he did not always go on the roof or in the attic if it was too hot. And he did two inspections/day to Toby's one. Overall, I figured Toby was the better deal and I was right! I highly recommend The Inspector home inspection services for Toby's professionalism, thoroughness and clarity. I couldn't have asked for a better experience.

Naji arrived to discuss the project, and based on our conversations with him, was well-prepared to discuss options. He is a deeply knowledgeable person who is personable, professional, and truly customer-focused. The crew showed up right on time, and the point person on the job, Joaquin, explained the process of removing sod and dirt and installing the pavers--over 1,000 of them. They hand-measured and hand-cut the pavers that created the circular mesa around each tree--they look exquisite. It was a crew of seven, who were perfectly coordinated, worked well together, and hustled to get the job done in the promised timeframe--one day, which astonished my wife and me. Because the job required cutting a number of pavers there was quite a bit of brick dust. After completion, Joaquin used the hose to meticulously spray off all of our trees, shrubs, and all of the rock, to make it look pristine--that's going the extra mile! Service-communication: very good. My main contact was James. Took a lot of time with us. We were going from scratch, so it took a while for us to figure out what we wanted. Plus, had to get HOA approval for a pergola - never fun, but finally got through that. Second contact was Ali toward the end with the irrigation and plants. Easy to deal with. Once the contract was signed, they indicated 2-3 weeks to begin, and that was accurate. Supply delivery began about five days prior to commencing work. The initial crew wasted no time getting to work. They kept the premises clean. Everyone professional. Quality: All I can say, is so far so good! Nice paver work, Pergola looks great. Electrical all appears properly done. Turf looks great. We are very happy with the results. Everyone cleaned up after themselves. Delays: none of any consequence. Toward the end, had to wait for the pergola parts to arrive. About three weeks to complete entire job.

As the homeowners of the home that was inspected by Kevin, we had a very bad experience. Kevin was extremely disrespectful of our property and unprofessional. Kevin disconnected our garage door, turned off our pool pump and left boot streak marks and insulation all over our hardwood floors. When we came home after the inspection and couldn't get into our garage, we called Kevin to find out why it wasn't working when it worked fine before we left. He said he took it upon himself to disconnect the garage door as he felt it wasn't safe. Since when do inspectors have the right to alter your home, ever? We asked him to come back immediately to reconnect it and he really didn't feel like he did anything wrong. We later found out that he messed with the pool pump and didn't tell us. We have worked with many inspectors in our day, and I've never come across one who disrespects people's property like Kevin. read more

Kevin did an excellent job with our recent home inspection in Queen Creek. We needed to do our one-year home inspection so we could report the deficiencies to our builder. Kevin arrived at the time he stated and was at our house for nearly 3 hours. He did a very thorough inspection of everything in the house. You found your home inspector. I have used Kevin for 5 inspections and have referred him to many clients. He is professional and thorough. He goes above and beyond the minimum requirements of the profession. He takes his time to explain all of the issues he finds with the home and lets you know the potential safety issues as well as maintenance issues. I always check yelp before hiring a company. As usual I was not disappointed with Kevin at PrimeSpec Consulting. He inspected a condo I was purchasing. He is obviously very knowledgable and gave me not only a thorough inspection but a thorough explanation afterwards. He also went above and beyond in my opinion. I was in the middle of buying an investment property and figured the seller was a pretty decent guy...I ALMOST went without a home inspection. Thankfully, I called Kevin and he did an outstanding job. There was a very old leaky attic AC unit that needed to be replaced, also the water heater pipes had a ton of calcium to the point the water heater could go any day. I would never...recommend this inspection company to anyone…read more They just completed an inspection in Chandler and not only killed a deal they made recommendations to contractors to do the work. Is that a good old boy make work arrangement or even a conflict of interest? On a home that was built in 1995 they did new home type inspections with current building requirements and codes and what common sense would suggest normal lived in conditions. On another note it seems like a new hot button in the real estate industry to recommend underlayment replacement even though there have been no leaks and no insurance claims whatever. Is it possible that realtors are using this as a ploy to get the price down? There is no motion light in the bathroom, it was simply a burned-out light bulb. The inspector should be able to tell a standard single pole light switch from a motion light switch. 2.) According to the realtor, the Inspector scared the potential buyer away from the property because of a past leak. The leak was professionally repaired, mitigated, and restored. The inspector informed the buyer that the mitigation/restoration company put harmful chemicals in/on the walls causing the buyer to walk from the purchase . Does the inspector realize they use safe anti-microbial agents these days.

One toilet was completely loose from the floor which was supposed to be checked in the inspection. Removed the toilet and found a completely rusted out flange that needed replacing. Leaking kitchen faucet. Leaking water supply valve in master bathroom sink. Neither toilet in the home was properly sealed with caulking. The master bathroom toilet does not flush properly. Every switch and outlet above the kitchen counter is sealed in and unremovable because they've been grouted in when a backsplash was installed. All other aspects of the inspection seem to be done well, but a better emphasis on plumbing in the inspection is needed.

We only had a 4 day window so we needed someone fast and Joe was able to come out the day after the sellers accepted our offer! Because my husband and I had a slight conflict in schedule, we weren't able to meet him for the review until 2 hours later but fortunately, he was flexible. Joe took us all around the property and pointed everything out. Luckily, his findings weren't anything major; just more like a heads up. He explained things in terms that my husband and I could understand and if there was something we didn't, he had photos he was able to show us.
