Had the pleasure of speaking with a representative over the phone who suggested that a mold inspection test on my entire property was probably not required. Basically, I found mold in my empty fridge and was wondering if mold could be growing elsewhere. But without any signs of a leak or water damage, I was told this scenario was extremely unlikely and so a mold inspection test was somewhat unnecessary because the fridge would have sealed the mold within. Nowadays, it is extremely hard to find a company this honest who wont to take advantage of unsuspecting clients. This company won't just take your money to do something you dont need... so I'll definitely be keeping them on my Go-To list when that time comes to inspect a future rental! read more

Valley building inspections just inspected my home for potential buyer. 1. They damaged my laminate flooring, then had the nerve to put it in the review as an item that needed to be addressed. (Laminate shavings were left on the floor as evidence.) 2. They turned on all of my heaters in the house, and left them on. (We were out of town for four days!) 3. They left several ceiling fans and lights on. 4. They left The pool pump and aerator on. 5. Furniture was moved (several feet) and left. VBI has been great since I first contacted them. Very profession, excellent communication, and amazing attention to detail from Ryan, Paul and Preston. I reached out to VBI to do my pre drywall inspection on my new build. Ryan walked me through the entire process since this is my first time building a home. Ryan made the process very easy and was always available to talk if need be. Paul the inspection manager had reached out to me with a couple concerns I had with my new build prior to my inspection and explained things perfectly. Lastly, Preston the inspector was very thorough. At the end of the inspection, I met Preston at the house and he went over everything with me. He had his report sent out to me same day, which was amazing. I was able to get their report/findings to the builder so they could start fixing things asap. There were a handful of issues found and were small but still needed to be address. Overall, very happy with VBI and their team. He arrived early, did a thorough job, was friendly, and walked me through all of the findings. His report came that afternoon as promised, and I trust that he did the best job he could have. Missed that the main water line was galvinized steel, even though there was 2 feet sticking out of the ground connected to the main assembly. They didnt properly document the water psi in the home and stated it was at 70 (no photo evidence, although they were very good at documenting everything else with photos). After multiple plumbers and city of phoenix looking at the line, the psi in the house was below 10 with 3 faucets running. The owner of the valley building claimed the condition of the vacant home changed between the 3 weeks of their inspection and us moving in. After having the entire line replaced, it was so corroded that you couldnt see through the line when holding it directly up to the sun. They claimed no responsibility for a very obvious miss and said i was accusing them of falsifying information. Very disappointing that this company couldnt simply own up to the miss and help with at least a portion of the repairs that were needed to make the home functional. Also pretty telling that they have no business address listed anywhere on their paperwork so you can talk to them in person. For the premium price they charge, I wouldnt recommend this company to anyone looking for a thorough inspection read more

Thanks to VBI for providing me peace of mind regarding my home purchase. This is my fourth home and was definitely the best inspection by far! Richard Wood conducted a very comprehensive home inspection and walked me through the emergency shut offs (water and gas) as well as orienting me to the in home sprinkler system. In addition to the standard home inspection, he conducted a video sewer scope, termite, radon, and mold inspection. Richard furnished me with a detailed report, complete with pictures of the major structures, including roof, paint, ceilings, garage, attic, irrigation system, electric panel, GFCIs, appliances, etc. There were no surprises, so I am confident I am purchasing a good home. Indoor air quality and radon results are still pending, but everything so far has absolutely been five star service! read more

We have purchased and sold many homes. This is the only time we have been told to not show up until the inspection was over and they were ready with their report. The inspector sat us down with his laptop and showed us small photos showing little detail, instead of walking us through the house to point out the issues. After we had time to do our own inspection, we found many things that he missed. He told us one screen door was damaged but we found 3 damaged screens. There was damage to the garage door he did not catch. Wood rot documentation was incomplete and more. A plumbing feature malfunctioned early in the inspection and the water had to be shut off for the entire house. Instead of coming back to inspect when water could be on, Richard told us that he was unable to evaluate the other plumbing. Richard could not locate the sewer clean out so the sewer was not inspected the day he was there. We found the clean out in plain sight in the front of the house. We had to hire another plumber to do the job. We paid VBI their normal fee for an inspection and got an incomplete, sloppy result. If you hire this company to do an inspection for you, make sure you show up at the same time to find the issues with them and make sure everything goes smoothly. read more
