Starting with the office staff OUTSTANDING customer service they make you feel like family. There's been occasions where I've not been home to receive a package and they have taken my boxes into our apartment. You DO NOT get that everywhere. The maintenance guy DAVE is amazing. He works so hard and is truly one of the sweetest people. Anytime I have had even the smallest request, installing a fan, he was right on it. Always says hi and asks if I needed anything. We LOVE our apartment so much so that we don't want to leave, at least for the next few years and that's saying A LOT because our last apartment was a nightmare. We have wonderful neighbors as well as super friendly people in the other buildings. We never hear anyone above us or next to us in our unit (we live on the 3rd floor) very well insulated. Each building is kept clean. My only slight complaint would be parking. If you don't have a garage it's a bit frustrating if you get home after 5 on a week day. There doesn't seem to be enough spaces. Our utilities are insanely low! If your thinking of making Frederick your home choose EAST OF MARKET. You won't be disappointed!

They also wouldn't let me access the apartment until the day my lease started for any reason even though I offered to allow an agent to go with me... just really strange, I've never had this problem before.

It's next door to Baker Park and a healthy walk to downtown through the park. There is a beautiful community garden and plenty of wildlife from deer to foxes. Yesterday, I saw a hummingbird attracted to the beautiful community garden. If you like being in town yet near the park, this building is a great place to live.

I can't begin to list the +ves: Location: I doubt there's a better location in town! Next to the park, a lake and few clicks from a quaint yet bustling downtown (on weekends anyways). The park is gorgeous with huge old growth trees and a jogging track, tennis courts, baseball pitches .. even has fireworks on new years' Insides: this one is a chip off the old block. I think it was built at a time when construction quality and 'trueness' of design was the norm. I am a mid-century modern design buff and for me this is 'good design'. Minimal wastage of space, great storage space, clean clean clean design, great light admittance And GOOD QUALITY fixtures (by apartment standards of course - don't expect Kohler designers). Our apartment has (i think) the original wood floors and the it just oozes with that mid-century modern charm. Maintenance: On-site and on call! The maintenance person is literally a call away and always around. He even helped us move in on a Saturday when the manager was away. Which brings me to the manager - who's just the person this place needs. I'm sure the daily and long term upkeep is in no small part her credit. Outsides: The grounds are lovely - as you see from the pictures ... it says a 1000 words. Looking out the window is like watching a photograph! Building is well-kept and very well cleaned.... very clean Security: Access-controlled gates and some of the senior residents hanging out in the lobby make sure no undesirable elements walk in :) Over all: For the money, I'm quite sure one would be hard pressed to find a better place in Frederick and surrounding areas. For me, there are more than a few easter eggs here that send this property over the top - like the cool retro-modern design and the proximity to the park and the views out the windows. The security doesn't hurt either, although I haven't been here long enough to hear about any issues. So, if you are in the market, put this one on your list - you won't be wasting your time :)

They plowed the center through way in the parking lots leaving 2 feet of frozen snow piled up behind the cars. This is a 55+ community with many residents in their 60's & 70's. When I spoke with the Community/Leasing Manager about it, she said the plowing company did "the best they could do?" I told her it was NOT GOID ENOUGH and she told me to leave her office! She is certainly not well suited to manage 55* apartments! See the pics and how the snow is piled up behind the cars in the Disabled/Handicap spaces. It's tragic and deplorable! We paid a $350 non-refundable pet fee for each of our two cats, totaling $700, yet management still retained our entire security deposit after move-out for carpet replacement. Before leaving, we thoroughly cleaned the apartment from top to bottom and left it in excellent condition, but we did not receive any portion of our deposit back. In addition, throughout our tenancy, we were repeatedly harassed due to a neighbor's unfounded complaints that we were smoking in our apartment. Management frequently entered our unit to investigate odors, yet nothing was ever found because the allegations were simply not true. We also received calls during our workdays regarding these complaints, causing unnecessary stress and disruption. The combination of constant accusations, invasive inspections, poor communication, and questionable move-out charges left us feeling frustrated and taken advantage of. Based on our experience, I would not recommend this community to others. We are extremely disappointed in the way residents are treated and in the overall ethics and practices of management.

I was charged: $119 for Sewer $139.16 for water $558 in "Miscellaneous" charges such as apparently mowing the grass lol. And $550 in carpet, not $800. Oh and also, I spoke with the apparent carpet guy, who does not own a business for carpet install. He does not recall installing carpet? He had no idea what I was even talking about and denied owning a company called "Julio Perez Carpet Sale"(that was the invoice you sent me) Also, your other invoices from your "Miscellaneous" charges that you had your "Contractor" perform(installing flooring and apparently unclogging drains) does not have an active license from the MHIC, I checked multiple Times and even searched him by name. Don't worry, I will be reporting him for you. The incident on 7/13 is not the incident about the air I am speaking of, but nice try. You failed to speak on the roach problem? Anything to add? John is is a good salesman but that's the extent of the praise he'll get. The townhouse I had them manage was a new reno that by Johns own words, "reminds him of one of his own reno's". He even asked my advice on different contractors I use. During initial talks I was clear about what I was looking for in the rental agreement, the renters and the contract with him. I signed up for his "Premiere" price plan & requested renters with at least a 600 credit score, information about their current living conditions and agreed to a 1 yr contract (along with a few other requests). I signed the docusign contract he sent which was for 2 years (my mistake for not reading the contract more thoroughly). He told me we could get $1400-$1450 for rent, which he failed to do. I agreed to drop the price and ended up paying about 10.5% of the monthly rent + the first months rent (which is 2-3% higher than most PMs around Frederick) I waited approx. 2 months & questioned him about marketing then realized he wasn't marketing on MLS & only used free sites. I guess he doesn't want to split the commission or pay to list. In my opinion his choices cost me income. My realtor friends offered to list for free, he stated that he didn't want to & went to sell me on how things were picking up; I gave him 30 days. He just happened to find renters with a lower credit but were willing to pay a few months up front. He swore they were great; This should have been a red flag, but like I said, he's a good salesman. We cleaned the TH a few days before moved in (new carpets, washed and waxed floors, new granite, new paint etc). A few days later, he found some dirt in the corner of a drawer in a closet, some dust on a shower shelf, leftover trim pieces in the shed that I wanted to keep in case the renters damaged what was installed and some random small pieces of trash that probably came from the new neighbor moving in next door. Instead of telling me, he went ahead without approval and hired a cleaner for $200 -I had found on the invoice the following month. Had I been the PM, I'd probably have just grabbed a paper towel and handled it myself. I also found an additional charges for landscaping that wasn't done and had to be reimbursed. Over a month after move in a few other issues popped up: dryer not drying clothes from a short in machine, leaking brand new dishwasher, ants etc. John and I verbally discussed items such as these that the renters would be responsible for, all of which were supposed to be included in their contract but weren't. From that point forward I told them that any discussion between us had to be through email because I don't trust him at his word and his failures were costing me money. I want everything documented. He informed me that I wasn't allowed to work on the property and would only give access to his contractors - I found out later are actually just certified handymen who upcharge: Under $10 = $5 upcharge, $10-$100= $10 upcharge, $101-300 = $20, $301+ = $50 upcharge etc. & they don't supply receipts I received emails from 7 emails/people (Carrie, John, Annie, Katie, Julianne, Repairs and "donotreply"). I'd CC John on the reply. He asked me not to include him on future emails and to direct them to one of the women. The communication leading up to this was bad. The various women who responded to my emails were cordial but never informative unless I asked specific questions John completely failed to do the 3rd month inspection and I didn't get notification for the 6th mo. inspection on time. When questioned about it, they continued to try and call me rather than own up to their mistake and document it. Their excuse was that they canceled inspections and the need to hire someone to help out.They should have been upfront about it and not let me find out months later that they missed their contractually agreed upon deadlines. I told them I wanted out of the contract since they'd breached it. Instead of owning his mistake, John said he had to talk to their lawyer and said something along the lines of , why should he let me out of the 2 yr contract, and what would he get out of it. Again, this show the character of a man I don't want to do business with. More issues lead up to move out. He found no issues an withheld no money from the renters. He gave the renters approval to go in after their contract ended when I happened to be there. The siding had black stain from a smoldering bird nest in the vent, the TH had to be repainted, plugs were overloaded and had burn marks from being shorted out. They partially painted one wall to cover up the dirt with the wrong paint color, they took down a fan and replaced it with a light then put up a broken fan. I came to see that from top to bottom, the staff was responsive, friendly, well trained and motivated. Their positivity builds the sense of community that is evident at Country Meadows. It is the single most important ingredient in creating the environment at Country Meadows where residents feel at home and their families feel secure with the level of attention and care that they receive. There are many lovely things about Country Meadows Frederick, but I am most appreciative of the fine people that work there.

There are too many staff members to mention; however, from the kitchen wait staff who deliver meals (even putting mom's ice cream in the freezer) to the director have been so good to our parents. There are many activities and trips for the residents to enjoy. My mother has many friends who come to visit her and have told mom what a nice place Country Meadows is. She loves to take them to the Bistro! Our family is so blessed to be a part of the Country Meadows community.

Pretty responsive maintenance, although sometimes you need to assert yourself. Expect a 2.5% increase on your rent every year, and a max of 1-year lease. When you first move in, you get a discount on your first month rent. Security deposit can be very low ($250) on a $1550/month rent. Pet rent is $25/month. Water is included, as well as trash. You pay for electric, gas, and optionally cable. They use a web portal to collect rents online, or you can drop your check in the office until the 5th. They host community events about every 3 months or so, and have occasional incentives (lotteries) for bringing in canned goods during the food drive. They can be very strict about the patio, threatening eviction the first time for having unauthorized items on the patio. The apartment interior has some issues, with shabby renovations sometimes. My counter is lopsided, the front door is frame lopsided, but these are simple cosmetic issues that can easily be overlooked. I heard that one of the townhomes blew up due to a gas leak from the furnace 2 years ago, and it's a shame that that's what it takes for them to do preventative maintenance, although they have installed new furnaces and air conditioning units in the last year. All-in-all I'm satisfied with my stay here, but am looking at other options in Frederick, as well as in Hagerstown.
