I would give this apartment complex 0 stars if I could. Our experience living here was extremely disappointing. We paid a $350 non-refundable pet fee for each of our two cats, totaling $700, yet management still retained our entire security deposit after move-out for carpet replacement. Before leaving, we thoroughly cleaned the apartment from top to bottom and left it in excellent condition, but we did not receive any portion of our deposit back. In addition, throughout our tenancy, we were repeatedly harassed due to a neighbor's unfounded complaints that we were smoking in our apartment. Management frequently entered our unit to investigate odors, yet nothing was ever found because the allegations were simply not true. We also received calls during our workdays regarding these complaints, causing unnecessary stress and disruption. The combination of constant accusations, invasive inspections, poor communication, and questionable move-out charges left us feeling frustrated and taken advantage of. Based on our experience, I would not recommend this community to others. We are extremely disappointed in the way residents are treated and in the overall ethics and practices of management. read more

Extremely unprofessional management, accusatory communication, and a hollow commitment to community painted a starkly different picture than their marketing portrays. If I had known what I know now, I'd have chosen a different apartment complex entirely. This isn't just hyperbole; I've lived in apartments for years, and The Apartments at Sunset's management ranks among the worst I've ever encountered. Their supposed "value on community and residents" feels like a cruel joke. We've had nothing but a positive and wonderful experience living here. We've been here for three years and appreciate the amenities and friendly nature of all the staff we encounter, whether that be maintenance, front office or other staff. The convenience to downtown is great while still being far enough away that you're not near the hustle and bustle. With the Common Market going in right next door and the 7th Street shopping center right across 15, this is the ideal area for any young professionals or small family's. This place is a joke, the staff is very unprofessional and poorly trained I lived here for a year and the paint cracks all the time. and they do nothing about the bugs in the summer time that live on the outside of the apartment. The walls are paper thin. Parking is terrible. My appliances came in poor condition to the apartment. Along with a broken bedroom window that they did nothing about prior to me saying it several times "New carpet"? More like refurbished carpet.... don't let this place fool you. Once after you move in the communication stops. The online system is also poorly designed. Stay away from this place better off living in a storage unit. read more

Absolute Nightmare. Bed Bugs & Marijuana. Neighbors constantly smoked weed and management would just put letters on the door but never did any more to resolve the situation, they even had their maintenance man walk in their apt and confirm it was them doing it. We also had bed bugs in that apartment and have never had those before. We asked if we could break or lease early because the situation got so bad and they refused to resolve it, they wouldn't even let us do that, we left anyways and paid the remaining months rent while not living there. Please, please, please reconsider where you are going to live if you are thinking about this place. It was absolutely horrible, don't let the looks deceive you. read more

After doing research on available apartments in Frederick for my daughter, I settled on The Apartments at Sunset. On December 27th, I submitted complete applications with required documents for my daughter, employed and a full-time college student, and myself as a co-applicant guaranteeing her rent. After talking to Kristina, an agent for Sunset, on the 29th I realized this wasn't going to work (they wanted additional PII information about her and a two month security deposit for starters) and confirmed prior to the applications being processed. Kristina assured me I would receive a refund of the application fees (2 @ $35) and for eight weeks I have been told that the "check is in the mail", with almost 30 text messages being exchanged. Her manager Evan left me a brief voicemail on February 16th, noting the same thing. Now neither will return my messages and I don't have my $70! Filed a dispute on my credit card earlier today. Strongly suggest you make sure you want The Apartments at Sunset to be your next home before you apply. Can't even imagine how they treat you after the courtship is over and you've signed on the dotted line. read more

The maintenance team at this apartment complex are the unsung heroes of Frederick. Extremely timely and efficient. You can count on this team to clear the roads, fix the AC, replace keys after hours, annihilate wasp nests with a swiftness of a SWAT team. The efforts of this team make this community exceptional. I would recommend this apartment complex to anyone in the Frederick area to consider. The staff go above and beyond to build a community. And the pool is awesome. read more

This is just a portion of ONE incident that happened to me as a tenant at the Apartments at Sunset....TERRIBLE STAFF On November 13, 2015, I received a letter in the mail stating that my rent was late. However, I paid November's rent on October 30, 2015 using Sunset's online bill pay. I emailed Judy letting her know that payment was deducted from my bank account on November 2nd and I possessed documentation that could prove it. I was traveling out of the Country the next morning and did not have access to my email. This incident was included in my email dated the 13th of November The following morning my email was responded to by Judy apologizing for any inconvenience and stating to send over the aforementioned documentation whenever I had a chance The information was sent to her Monday, November 23, 2015 to which I received no response. The following day, November 24, 2015 I came home to a notice stating that Sunset was beginning the process of eviction for failure to pay November's rent. This notice was not just sent to me via mail, it was taped on my door embarrassing me, as any neighbor or guest that walked by could see the notice. I then called the office, which was closed. I was forced to contact the Frederick County Sheriff's Department and explain the situation. I had to forward all my information to them, including all the information I had already provided Sunset with! read more

My partner and I went and applied for a one bedroom for move-in ASAP. The management team there was very unprofessional talking about personal drama. I am not a criminal and I was treated as if I was a criminal, we got a call back the next day saying that my criminal background check was denied. I called my friend that's a police officer everything came back clean I applied for another apartment and came back completely clean. These people clearly only one thing and it's money not to make you happy. If you think about moving here think again you'll be happy somewhere else my recommendation is Crystal Park at Waterford in Frederick Maryland right off of 40 in a great neighborhood. read more

I have lived here for the past 4 years. I will be moving out in August and I am counting the days. Faller Management has started permit parking here. They require your registration from the MVA, if you do not have it they will not give you a parking permit. You also can not have visitors with out giving all their personal information to their car. The new manager, Bryan, is very unfriendly. He wants to dictate who and when you can have an over night visitor. The maintenance is horrible. Joe the maintenance guy is very rude. I put in a request for maintenance and he talked to me very rudely. He implied I was stupid and did not know how to operate or clean my dishwasher. Then advised me I would be charged for my dishwasher. Do Not Rent here! All of the other apartment communities in Frederick do not dictate parking, plus they are newer apartments around the same price. read more

My boyfriend and I moved blind to Frederick from our homes in Michigan. We were set up in a one bedroom un renovated space. No big deal, but it was hard to see other's spaces all done up and ours having nothing but cruddy, and broken pieces. We painted the walls, and did enjoy the convenience of being close to town. Things went well, and we recommended our friend to rent from the apartments as well. She received a 2 bedroom, fully renovated with vaulted ceilings. She only paid $5 more a month than us. From the get go The Apartments at Sunset was out to rip us off. We knew from the very beginning that we were not going to renew our lease. The place was just to cookie cutter, and not to mention was extremely over priced. We gave a 30 day notice that we would not be renewing our lease, and than were told that we were supposed to give them 60 days notice. Going back through our lease a few times we finally found that we were screwed by them and their fine print. I thought I was only signing a year lease, not anything more. I messed up. We tried to see if management would work with us, and they were beyond rude, and almost seemed like they were having fun with giving us the run around. We moved out January 31, and are still responsible for the month of February. So, if dealing with crooks is your thing than this place is perfect for you. After dealing with them myself, I will never live in a apartment complex again. read more

I have been a tenant at the Apartments at Sunset from 6/2017 to 7/2018 and have thoroughly enjoyed my stay. My one bedroom apartment was the perfect size for one person. Plenty of closet space and clean. It is a quiet complex with plenty of parking. When I did have maintenance troubles they fixed them in a timely manner. I turned on my AC for the first hot day of the year to find my AC was not working and it was fixed within 2 hours of filing my complaint. The complex does require guest passes to park there, which is annoying to have to go get for every visitor, but it is good for the complex's residents so all the parking isn't taken. They are never stingy on guest passes and give them for as long as you need. If I were not moving due to work, I would definitely renew my lease. read more

Anytime you have a concern they smirk at you like they think it's funny. The maintenance man Joe is the most condescending and rude person I've ever met. Plus they will try and get your $ however they can. Whatever you do....STAY AWAY! I left for Labor Day weekend and returned to find my car towed. The temporary tag had fallen off from the back window and the tags appeared to be one day past due. So the lease management people contacted Discount/Unlimited towing and I had to pay a 250 dollar fee to retrieve my car. They made no effort to find out if I was actually in violation, but instead and perhaps in collusion with the towing company to make a quick buck had my vehicle towed on a holiday weekend. As it was Labor Day when I tried to contact them I got an answering service who said they could only email one of the lease team members and they would contact me back; they did not. Once I was finally available to speak with them the day after they were rude and uncooperative. Overall the rest of the apartment is in disrepair as it isn't an updated unit and they don't put much of a priority on fixing what they will ultimately update once I move out- which will be at the end of this month. read more

The people who live here are nice, it's in a great area but the staff are HORRIBLE!!! I just got yelled at like I was an unruly 3 year old for entering the pool on a Monday. Who even knew it was closed on Mondays? All the doors are open and there are no signs. NOBODY deserves to be talked to that way. I am saying, for the moment, because, honestly, how often do you have to deal with the staff. However, another bawling out like this again, I may have to rethink my decision. read more

I went to just check out the place & instantly I got a bad vibe. I was greeted by a girl that seemed so uninterested & dry. She didn't even show me a place just because I wasnt immediately interested in moving in. I was left standing there staring at a board with floor plans on it and a paper with floorplan prices. I am currently a tenant here with my fiance. At first things were great. However, maintenance has been horrible lately. We have stayed here a little over a year. Our air conditioning constantly leaks when the air conditioning is running. We must keep a plastic bowl underneath the condenser coil. In April of 2019 we noticed our air conditioning was running, but the temperature was rising. We looked behind the filter and ice was packed onto the condenser coil. We called maintenance and they said we only needed more freeon. Great! We thought the issue was fixed! WRONG! One month later, same issue happened again. We called maintenance. Luckily the temp outside was mild and we got by with the windows open. They came the next day looked at the HVAC unit and said "I will put more freeon in." My fiance and I thought it was a bit strange that we went through all that freeon in 1 month. Now June 19, 2019, here we are again with the same issue. I work late on Wednesday nights as does my fiance. I got home at 8:15pm and I noticed it was a bit warm in the apartment. I looked at the thermometer and it was 78 and we had the AC set to 68. I went and looked at the HVAC unit and sure enough there was ice packed onto the condenser coil. I called the leasing office and the on call person said that the temperature is supposed to get down to 69 degrees and that they would dispatch someone in the morning. I called back about 10 mins later and asked if they could please send someone out as the temp is rising in the apartment. She said it is per their policy that if the temp outside is supposed to get down to a certain point that they can't send someone out. I do not think it is fair that we pay our rent on time and have to put up with this. If we were in a house there are people that come out 24/7 to fix HVAC units. I do not think we will be renewing our lease come next March 2020. read more

On our way to visit and tour the model, my girlfriend and I were excited to see the place and get started with our journey moving to Frederick. The meeting quickly turned sour as Judy Goldstein was the most unprofessional and rude leasing specialist that I have ever encountered. She immediately judged us by our age (we are both 23). She never introduced herself or asked our names. She made snide remarks like, "If you throw a party or get a noise complaint more than three times, we will kick you out." and "Welcome to the real world." My girlfriend and I are far from disruptive, it's not our first time renting. We only wanted to find a nice place to live. She was so unreasonably rude to us that she completely deterred us from even applying to live there. I would not recommend her to anyone who wants to meet someone with a kind disposition. read more

Horrible experience! After we had moved out, the management office said they never received our payment and instead of contacting us they turned us into collections! When we contacted them about this(which no one would return any of my calls when I was calling from the number they had on file. Brian finally spoke to us once we used a different number) they said they never received the check and we would need to cancel the check and write a new one. I paid to have the check cancelled and the next day we went to take a new check and much to our surprise the check they said they "never received" had been cashed by them!! I have tried to contact Sunset to see how they all of a sudden found the check; however after calling 3 times and leaving my number with someone, no one has contacted me back. I have been living here for one month now and i have had 3 mice in my apartment! Everything besides that is fine. We have great parking, nice people, and very quiet apartments. The mice thing though is really grossing me out. i have never seen a mouse before till i move in here! The maintance put out traps and said they are only in here because of the rain. So i hope they will go away and i wont see anymore! read more
