Leasing and corporate repeatedly delayed and delayed and delayed, until the date I had agreed upon to vacate the current apartment passed (we had discussed this date with the move-in date in mind, to give me three days to move) with no updated timeline despite my begging. Suddenly, I was told that I may need to vacate the very next day, without finalization on the new apartment. Where was I supposed to move my things to? The amount of stress and money this cost me (hiring, cancelling, rescheduling moving crews and such) was unbelievable. Next time I need a change of scenery, it won't be with Comstock.

The concierge team Cynthia is equally amazing and always goes above and beyond to identify and resolve issues expeditiously. From warm greetings every day to going out of their way to help whenever needed, Cynthia creates such a welcoming atmosphere. She remembers names, make residents feel at home, and consistently go above and beyond with patience and grace. Cynthia is so professional and delightful. Mamadou is always pleasant, very helpful, and professional also. What stands out most is the genuine care and personal touch they bring to everything they do. It's honestly the best location you could ask for if you're not interested in living in the noisy downtown area but still want to be close. I would drive 10 min to downtown and if you're ambitious you could bike there easily. And if you like to walk or run, you have a pretty wide open space across the street in the industrial park. There's a cornfield to walk around as well as a small trail that goes along the Monocacy river. I only ever passed a few people over there each time. And sometimes I sat down at the river for some real solitude - it was divine! I also was fortunate to get a ground floor apartment facing the golf course, so my views were great, and I never felt unsafe as a single female living there. It was a quiet and peaceful complex for sure. 2. Trash - no problems here. I think people take for granted an apartment complex where you can take out your trash and boxes at any time and day of the week, and at this complex, that's the case (no valet pickup so halls never got stinky, for example). The trash compactors were usually emptied, but sometimes it would get full and you'd see trash lying around. But the management managed to clean it up quickly so I never saw this as a con. 3. Parking - plenty of it for you and visitors! No towing issues or break-in issues. HUGE! 4. Maintenance - I didn't have too many maintenance calls but when I did they usually came within the same day or next day, and the main guy was SUPER friendly, which made a huge difference! 5. Never had an issue with packages getting stolen at my doorstep. Neighbors were friendly! Cons: 1. The wall in my den that I shared with my neighbor was thin, so you can hear what they're saying if they speak loudly enough. Same with my upstairs neighbors - I could hear them laughing or sneezing but not full on convos. But it was fairly minimal and shouldn't be a reason to not live here, just be aware. 2. I would see little black beetles in my apt during the warm months, but they would die pretty quickly once inside, and they weren't any cockroaches or bedbugs. But there were some spiders, too. Living on the first floor, that's to be expected though. The complex does pest control, but I hired my own pest control in the second year of living there (Budget Bugs) and I saw a 90% improvement and it was only $70 so it was worth it. 3. There was no fitness center! They never reopened it after COVID for some reason. I would have liked to have used a treadmill when the weather wasn't great. Bummer!

If we were ever in a transitional period again, I would honestly consider living here again without hesitation. The only reason for the 4-star rating is that upon arrival, the apartment we had originally applied for was no longer available and had been given to someone else. After driving there on a tight schedule, we were met with a rigid "no, stay here." Right before the tour, we were asked for IDs--which we understood and were ready to provide. One of us could not locate theirs immediately, but instead of showing any flexibility, the staff insisted only one person could go up while the other stayed behind. We politely asked if there was any way to proceed, since one valid ID was already provided and we had driven all the way there. But they quickly said no, so we thanked them and left. The handling was so poor, neither of us felt it was worth continuing. The experience spoke for itself. What exactly do they think two responsible adults, touring with an agent, are going to do in an empty unit--STEAL THE WALLS? The total lack of logic and basic trust was insulting. It showed a complete inability to deal with professionals or handle real-life scenarios with common sense. This went beyond unprofessional--it was robotic and completely lacking in basic people skills. Instead of offering a simple solution, they followed a rigid script with no ability to adapt. If this is how renters are treated, it signals poor management, weak training, and a culture that confuses control with competence.

My view in the morning of the particular unit that would be available was just that- overlooking the parking lot. It also appeared that there was a lack of diversity in both culture and ages. But that could had been the timing of my tour. On the plus side, they do offer community events for tenants to mingle. That I thought was a big plus. And the large windows in the living room were appealing. But I decided , I needed something larger and more eye appealing with a diversity of tenants of all ages and backgrounds.

My family and I have been residents of this complex for over two years now and to be honest, our…read morequality of life here has been poor, and that's putting it mildly. We have always owned our homes and decided to invest in other ventures and rent. We thought it would be an exciting change for us. Unfortunately, from day one we have had nothing but problems here. It started on moving day when another resident put his hands on our minor son and would not allow him to walk away from him, while my husband demanded for him to let him go. We nearly pressed charges against him but Sara Garcia, the property manager at the time, implored us not to do so. She was fantastic, by the way, and always tried to de-escalate problems. The very same day, there was someone smoking marijuana on the property and another resident complained to the office that they thought it was us. We also smelled it and this was beyond insulting. To further the insult, management (Carol Oser) wanted to do an inspection following that complaint on our first day here! What a way to welcome someone to the community! We soon noticed that there was suspicious activity in the parking lot after hours. We reported this so that it may be investigated. Our son was still a minor at the time and we did not want him to be exposed to such an environment. There were also several vehicle break ins, our truck being one of them. No action was taken to prevent further incidents. Then, because we were the newcomers, we were accused of not picking up after our two service dogs. Fortunately, we had noticed that the grounds were full of dog waste from day one and complained about it immediately to Sara, especially because one of our service dogs is handicapped and unstable on his legs. We did not want him accidentally stepping or falling into another dog's waste. It all just kept going downhill from there. There were a couple of office staffers, Sara and Ydiany, who were always accommodating and tried to smooth things over, but overall, the problems never got addressed and got worse, if anything. Things got progressively worse after Sara left. We have always felt targeted here. They even have us muzzle our service dogs (which is an ADA violation) simply because people are afraid of them and get anxious when they see them. No other dogs on the property are muzzled and they constantly instigate our dogs. We choose not to complain about such pettiness because it's not worth our time or breath, but apparently others aren't the same way and have nothing better to do than put in ridiculous complaints. Further, the insulation throughout the building is terrible. Every little thing can be heard through the walls/floors/ceiling. The upstairs resident is extremely inconsiderate and will stomp around her apartment at all hours of the day and night disturbing the peace and alarming our dogs. We have to play music to drown out her noise and keep the dogs calm. She has supposedly been warned by the office but continues to make excessive noise to this day. Then she has the audacity to complain about our music (which is always within county noise levels). I don't think we have had any real peace since moving here and can't wait to move out. I would not recommend living here.
