We met for about an hour and provided all our documentation (tons). Michelle did all the leg work and was fast to communicate if we needed anything additional. Multiple lenders made offers and Michelle directed us to the best deal. We received a pre-approval letter which made house shopping worry free. We did not need to worry about the loan, we knew exactly what we could spend, and sellers could take comfort in our offers because the mortgage contingency was covered. We needed a deposit in order to make the offer, so we got the money from a family friend of 30+ years so we could quickly make the offer and then paid him back with cash. We then needed about $1700 for closing, but the loan could not be processed until the money was in the bank. The money for the despoit could be gifted from a direct relative, so I wrote a check to my husband for the whole amount. It was then that Hiya decided to tell us the $1000 deposit was no good because it could not be 'sourced' and b/c it was not gifted from a family friend. Oh, and my check (which cleared) was also no good (even though I'm a direct relative) because I then had to prove where I got the money (even though I wasn't on the loan). The *best* part, though, was at the beginning of the process when Hiya asked if my husband paid rent for living with me in the house in my name. I told her he did not. A few days later, we had a lengthy discussion about how much I owe on my home b/c we were discussing a traditional mortgage rather than the USDA loan. A few weeks later, she emailed me to ask for me to prove to the bank that I own my house free and clear since my husband doesn't pay rent here. Ummmm, HELLO?! I'd already told her exactly what I owed, so how could I then prove a negative? Thanks to Hiya's incompetence, we lost the house, we lost our $1,000 deposit, and we were out nearly $1000 in fees to the home inspector, etc. Without an opinion, those are facts. Hiya represents Mortgage Source, and, as such, I recommend you keep looking for a mortgage broker.
