The office staff are very pleasant and are attentive to our needs. The maintenance staff does a great job in keeping the grounds well maintained. This year we had a winter with a lot of snow and ice and every morning when we went to leave for work, the sidewalks and parking lots were clear. The staff that cleans the common areas are great and the areas are kept tidy at all times. The neighbors are friendly, the apartment is quiet and there is a great dog park. This is a great place to live.

The attorney legal charges that appeared on my ledger after one late rent payment in the 2 years I've been a resident. On 11/13/25, a $272.75 attorney legal fee, along with a $100 admin fee appeared on my ledger. On 11/17/25 I expressed to the office I had every intention on paying late rent, but would like documentation that an attorney was involved. I assumed this would be quickly sent over considering the case was filed since it appeared as a charge on my ledger 4 days prior. No, it wasn't. The case was filed after my phone call asking for proof of documentation meaning had I not reached out for proof of filing, I would've paid $372 in made up attorney fees. I spoke on the phone with multiple people in the office to resolve this issue. Danielle, Julie, and assistant manager Leandra. Leandra forwarded me to Eric Ferguson, the Toftrees manager, where he said he doesn't consent on our conversation being recorded. I spoke with him in person, and he agreed to waive the $100 admin packet, I'm assuming because there was no proof of receipt, but would have to reach out to further management for the $272.75. Long story short, they didn't agree to waiving it even after proof the case wasn't filed until I told them to send proof but said I could use my $150 late fee waiver towards the total, Oh! Awesome! Let me use the late fee waiver I'm given towards your mistake, because that makes total sense. Go anywhere else, not worth it. Update as of 12/3/25: I got in contact with the Meaghan from the regional team and there is still no current proof of mailing receipt from 11/13, or any date prior to 11/17. It's taking so long because they don't have it. Conversation with her was extremely hostile as she spoke over me every time I spoke. I understand mailing could've occurred, but where is proof of mailing? Nowhere to be found, and attorney fees are still present.

While visiting my girlfriend, my car was towed on Sunday morning for not having a permit. My vehicle was in an unmarked spot and surrounded by 9 empty parking spots. There are no members of the management team on-call (aside from emergency maintenance calls) available for assistance. The inconvenience will cost us $175 and the irony is that it is summertime in State College and most of the students are no longer in the are. This is a convenient revenue generating stream for the complex and complete disservice to the residents. When we move in-together next year, it will absolutely not be in this complex.

You aren't allowed to removed the furniture from the apartment. You can find apartments that are 2 bed 2 bed not furnished for $1800 a month much nicer in state college. $700 x 12 is the difference you save, enough to furnish an entire apartment 3x over. Also keep in mind you are paying luxury level rent to live with other students, so I can only imagine how noisy it gets. Not a bad building or anything, but rent should be 2/3rds or half the price for a 700 sqft apartment. Don't see how it's justifiable to essentially charge a mortgage ($2700 a month) for a closet! It's basically a glorified dorm hall but the price of a luxury apartment.

The community is safe and quiet to live in and the pool space is really nice. One thing I will say is that individual units can vary a lot. I've lived in a two bedroom refurbished unit and a studio refurbished unit that have been incredible. I almost moved into a one bedroom unrenovated unit but it was pretty gross and seemed to have a mold issue. Property management was incredible with helping me to change into a different unit quickly (within a day). While I highly recommend living here, I'd say make sure you tour your exact unit first (would recommend this at any complex in state college). Otherwise I feel that renovated units are definitely worth the price and Vairo has been a home to me!
