progress residential is a good company to rent from but i can say is kind of hard to reach out to them but third homes are very nice.

I strongly urge anyone considering renting from Progress Residential to think twice. My experience has been extremely frustrating, stressful, and disappointing. We have had ongoing issues in this home since the day we moved in. On move-in day, there was no air conditioning--on one of the hottest days in Atlanta. Instead of resolving the issue immediately, they only offered to reimburse us for fans. This was especially unacceptable because it was the same day I was released from Shepherd Center, recovering from a traumatic brain injury and multiple serious injuries from an accident. Since then, problems have continued. When it rains, the area underneath the house floods. My mother has documentation of this, yet nothing has been done to fix it. We also experienced a leak in the kitchen ceiling after a rainstorm, and instead of repairing the roof, they simply painted over the spot--clearly ignoring the actual issue. There is also mold in our bathroom, and rather than properly addressing it, they painted over it--twice. This is not only unacceptable but also a serious health concern. It seems like their standard practice is to do the bare minimum instead of fixing problems the right way. Their customer service is just as bad. I personally requested several times for a member of management to contact me, starting well over three weeks ago from today's date, and no one has reached out. There is a complete lack of communication and accountability. They also consistently charge tenants for issues that are not their responsibility. For example, we were charged $400 to repair a cracked sink that was already damaged when we moved in--it had clearly been glued together beforehand and eventually came apart. Instead of taking responsibility, they passed the cost on to us. We also dealt with a septic tank backup for over two and a half weeks. During that time, we could not use our downstairs bathroom, washing machine, or dishwasher because everything would overflow. While they did offer hotel accommodations, we had to decline--but only because the hotel was too far from my mother's job and from where I receive medical therapy, making transportation unrealistic, especially given that I am disabled. Additionally, my sister spoke with them about the septic issue and was told that we would receive money off our rent due to the situation. However, they are now refusing to honor that and are claiming it's because we did not accept the hotel accommodations--even though the only reason we declined was because the location made it impossible for us to meet our daily responsibilities. Overall, this has been a terrible experience. This company shows a pattern of neglect, poor communication, and unfair treatment of tenants. If you are looking to rent, I strongly recommend avoiding any property managed by Progress Residential. Renters deserve safe living conditions, proper repairs, and responsive management--none of which we received. read more

Attention potential residents: Look at all of the reviews left for this Company. That in itself should be enough of a warning for what lies ahead!! Been here for over 8 years with rent paid on time every month of those eight years and counting. Yes, and before you say it, why did I stay this long? I love the privacy of this place! Now to the current problem. Our toilet was starting to crack so I assumed we should call before it broke and hurt one of us. Well leave it to these Slum Lords to bring us a Standard toilet (CHILD SIZE). Of course, what else would you expect from them. The only time I have seen a standard toilet is in an Elementary School, Daycare or Camper. The toilet we had in our home was a comfort toilet. The difference in price for the upgrade is a mere 100 dollars. We are retired adults with a 29 year disabled son who is 6'4. This is absolutely not workable for us. When we first moved in, our rent was 1045.00. A little steep for us, but we made it work. Fast forward to today, our rent is now 1740.00 for a 72 year old house with one small bathroom. Point being they have gone up substantially every year and when something needs replacing, (which is normal wear & tear) they respond by giving you the cheapest, probably discontinued replacement they can find. We are on Social Security and the small increase of living money we get each year doesn't even cover the increase (handout) these fools demand. They should be investigated for all the fraudulent things they are doing. But, they won't be. Money talks, I'm sure they are lining the pockets of another big fish. My experience with Progress Residential has been overwhelmingly negative due to persistent miscommunication, poor management, and processes that make tenants pay for the company's own errors. My lease start date was set for November 12, and I paid my deposit in October. By policy, I was required to have renter's insurance and all utilities in my name by November 12. Despite this, Progress did not send the actual lease for signature until 8:10 PM on November 11--after multiple phone calls from me asking for it. Along with the lease, they finally provided the move-in cost sheet, which I had not been given until that moment. They require certified funds for any move-in payments made within three days of the move-in date. There is no way to obtain certified funds at 8:10 PM the night before move-in, yet by the next morning (November 12), they were already sending automated emails demanding immediate payment. To make matters worse, their "orientation" representative said she could "make an appointment" for me to drop off the certified check at their office (an hour drive from me) with no consideration for my work schedule or my time. To avoid further delays, I overnighted the check. Access to the home would be granted until they "received" the certified funds. I was finally granted access to the home at 5pm on November 14, 2025. Regardless, I paid utilities, insurance, and rent on a property I had yet to access and I had to reschedule movers, incurring more costs due to their negligence. Furthermore, the move-in costs were calculated incorrectly and based on the November 12th date, resulting in an over charge of $140.00. I have always been a homeowner, haven't leased since I was young. I am single and decided I no longer wanted the headaches associated with owning a home so I sold and decided to lease...needless to say, a huge regret now. Overall, Progress Residential demonstrated poor communication, disorganization, and an unwillingness to take responsibility for their mistakes, while expecting tenants to jump through hoops to compensate for their inefficiency. I cannot recommend them based on this experience. Update: The level of incompetence is appalling. The "advocates" they assign to complaints do nothing. After repeated phone calls from me throughout November, Progress credited my account in December. However, they lived up to my review and ongoing dissatisfaction by adding the charges back to my account in January WITHOUT any notice. As anyone can see, my review is spot on. I am posting again because I am totally sick of how this company treats their tenants and can do so through bullying ect because they are one of the largest hime leasing companies in the nations. They state they are here to help when you into problems. Yes it has been hard with the loss of two jobs, the loss of a family member, and hospitalization but we still managed to not only communicate early we also paid when promised. I want to broadcast this company and how it falsely states how it helps its tenants but is quick to evict even after payment is made before month end and by their instructions. They cancel web access so you cant pay when you get the money and force you to send payment by cashier check or money orders and overnight them. This is money that can be used for other things including next months rent. I want compensation for pain and suffering, it doesn't matter if its late, they were called to advise the reasons and money has been paid every month. Please DO NOT LEASE FROM THE COMPANY. They are NOT here to help period and its false advertising in there email responses. I was told this was included only to encourage the tenant to communicate not help with options for payment. You go feom a straight 3 day demand to eviction proceeding all within the same month. Again I will do whatever it takes to advocate and make sure everyone sees all the writings I have posted in the 5 years I dealt with this and ensure people thing twice before considering them. I've rented with this company for a long time, and this WILL be my last year. If you can...avoid them. They were "ok" (on the low side) until this year. Slow responses to straight no shows. I take care of my 81 year old mom, she's on hospice. Our heat went out in the middle of the night. I placed an emergency call as soon as they opened to get someone out to fix the heat. I was assured that someone would be out...no one showed up!!! Not only that, but when you call them, you can leave your # to call you back so that you don't have to wait in their queue. They are stealing hard earned money from their residents!!! Fight back! Pay your rent on time. Follow the mandates of the lease and lastly, don't be afraid to take them to court. My greatest joy in life would be this company going out of business. God forbid you move into a neighborhood with an HOA way they handle HOA violations should be illegal. Constant violations over a lawn that I have no control over they have planted sod twice and I have watered it and it has died. I am on year 3 of this cycle and every year I have to explain it to some new person at the HOA office and they send out someone to install a lawn on a property that gets no sunlight. They won't remove trees, but they'll spend $10,000 on sod, they don't talk to the contractors they send to do work and they don't talk to each other in the office. I rack up about $500 in HOA fees every year over the property and then it takes 3 days convince them it is their fault. read more

This is a VERY bad company to go through any process with renting a home. My husband and I have been pushed aside several times being told to wait 2-3 business days for each time we have to call about an issue. Sadly we're still waiting for a call from them for the first issue. Everything seems to be automatic and not truly seen by any real person. No one is communicating with anyone, its practically a joke, a scam rather. Our mistake was putting in an application just to make sure that we were on the waiting list, after a day or so that goes by we decide to go to open house to see what we were getting ourselves into, half way there to open house and it closes. Next thing you know we receive an email saying that we got the home. We call up Progress Resintial to see if there was any way we can still see the home, of course the answer was "no" and that the only way to see it is if we go through the process of papers. Again our mistake for putting too much trust into humanity. Days go by, everything is paid yet no one to give us the keys. Apparently our move in date was Dec. 5th. That never happened. So a few more days go by calling nonstop for them to give us the keys to the house , it was almost as if they were refusing us repeatedly yet everything was already paid off!! Process Residential put us through several transfers and holds making us wait even more to see who was willing to give us the keys. Finally at 5pm on a Monday we get the keys. It was like pulling tooth and nail for what should of been a simple thing to do. Struggling for some keys should of been another red flag. We then go to the house with some of our boxes cause what else can we do at this point, we apparently got the home...right? Well we see the home that they so called "maintained" for us. But sure enough it wasn't! It was a LEMON of a house!!! Oh, my god. Paint jobs are god aweful, bubbling vinyl flooring with nails sticking out of it, the piping needing a lot of work, rusted cabinetry (the kitchen cabinets nearly fell on top of me), 9inch nails sticking out everywhere of the house, toilets not properly put in right, stains and holes everywhere, and a oder of mold that would stick in your nose for days. The lists goes on! About 188 issues to be exact (we have loads of photos to prove otherwise). That'd be to many work orders for whoever to handle this. In other words this place is a major hazard, and we're expecting our first baby! How can anyone raise a baby under these conditions?! All we wanted was to see the home first but even that was too much to ask for. Now my husband and I are stuck in limbo waiting for people to call us to see what we can do to fix this but so far we're the only ones calling in about this disaster of a nightmare not knowing if we'll have a home before the holidays. All I have to say is that if you choose "Progress Residential" expect nothing from them because I can't even imagine what maintenance would look like if you needed any help from them. 10/10 would NOT RECOMMEND. There was no evidence of excessive damage, such as holes requiring drywall repair, pet damage, smoking stains, or negligence. It wouldn't allow me to add a co-applicant/guarantor due to a site error on their end I tried addressing numerous times by calling but couldn't get help...so I was denied. Ok - just the start. I applied again for another property, making sure to call in and wait 35+ min on hold this time to ensure the same mistake didn't happen again. Everything worked, I was approved! Made plans with a set move in day, etc....only to find out 2 weeks later that the home was no longer available and had been taken off the market. They refuse to refund my application fee. I called in a dozen plus times, told cases were opened, checks were on the way, assured it would be resolved...only to be told by the next person that such a case doesn't exist, they don't issue refunds and that I can choose another property if I'd like to transfer the application fee and start over. This occurred several times, numerous rounds of "we got you, it's been refunded" to "I don't know who told you that, we don't refund application fees." When I told them I was going to leave a horrible review, they didn't even seem to mind. If i had to guess, they know how bad they are and simply don't care. This all started back in early November and it's now end of January, so imagine how much time was spent trying to resolve this issue before coming here and angrily typing into the void to appease my frustration with this joke of a business. Do yourself a favor and don't bother applying for any properties they have. Main street renewals was INFINITELY better. RUN AWAY! Their reply to this is a lie. Avoid this property management company. No power or heat for days in January. Rental is infested with roaches, many water leaks, electrical issues, and dirty. The phone system menu is terrible. The online portal requests are often ignored. When you speak to a human 85% chance they will not do their job. Maintenance requests require calling daily for follow-up to get any actions performed. Some maintenance requests require 5 or 6 visits to fix. Overall a part time job to survive, and a truly terrible experience. Whoever is replying to these reviews is MUCH more responsive than any other Progress employee. The replies to these reviews are the ONLY replies you get from Progress. UPDATE 1/5/25: Continually maintenance issues. All progress techs complain about working for progress. Techs try the most to fix but get no approvals. Once they leave ticket is closed regardless of solution. Do NOT do AUTPOPAY, double charges are very common. I keep a spreadsheet to track their mistakes. Update 3/6/25: Excellent maintenence tech fixes a 10month old issue, I've requested be fixed twice before. The technician came out and fix the pipe that's it. Everything in that room flooded because the water was running for three hour. I signed the HOA agreement and requested a walk-through to address repairs that need to be made prior to signing the lease. I got no response from Ramirez which raised my suspensions. The Summerlin HOA president informed me the addendum was a fraudulent document as it was not constructed by the HOA but by Progress Residential. The HOA president also said that Progress Residential has been informed that they cannot rent this home as Summerlin subdivision is not allowing new rentals. If the home is rented, the tenants will be evicted. Progress Residential is knowingly taking money for the application and will take your deposit knowing that they are not supposed to rent this home. They told me I'd have to do a whole new credit check, background check, AND pay a new deposit. I said "HELL NO" and texted the specialist back that I was not renewing -- all this happened within the 60- to 90-day window. Now here comes the BS: "Oh, a non-renewal isn't a vacate notice." "Well, you didn't give a vacate date, so we assumed you wanted to go month-to-month." "You didn't submit it through our system, so it doesn't count." Now they want $3,300 like I'm just gonna roll over and pay it. This is just one of many bogus charges they tried to hit me with. I had an extremely disappointing experience with this company during the rental application process. Despite submitting all required documentation promptly, I experienced a complete lack of communication and follow-through from the leasing office. Over the course of five days, I made more than 15 phone calls trying to get updates. I was repeatedly told different things by different staff members, and promises of follow-up -- including from a manager and a leasing agent named Roxanne -- were never kept. My guarantor faced delays in receiving their verification link, and even after being told for days that everything looked good, I was suddenly informed that part of the application was incomplete. The lack of organization and professionalism made an already stressful situation worse. Ultimately, I had to cancel my application because I no longer felt comfortable trusting this team with something as important as housing for my family. As a Real Estates agent, this was the worst property management company I've ever encountered. I will not recommend this company to any clients or colleagues. After trying to contact someone for 2 days straight, being left on hold for long periods of time, given the run around just to tour a property abd then ultimately laughed at abd not helped. I provided my name, Brokerage Firm, License number and copy of pocket card, providing my clients info and being physically at the property, we still could not tour or even access the property. As a realtor, I pay high yearly fees to have on demand access to show properties. I've never had a problem showing a home through a management company before. The process for me to move in was super easy and seemless. I have been in this home for 2 yrs now after trying to get back on my feet from a divorce. For the entire 2 yrs I have had HVAC issues, 14 times I have had to take off work which costs me $1,000 each time to be here for a technician! At this point I wished I would have just bit the bullet and moved out but it's my least favorite thing and I am now about to build a house. The basic Progress technicians really only know the basics and if it goes further than checking the Freon or changing a Tstat, I have had 3 in two years, they can't handle it. For the last 4 or 5 visits I have had a subcontractor but they have not repaired the issue. I firmly believe that Progress is not giving them the ability to fix it properly. After the very first time the subcontractor came out he had a list of items to swap and not one of them was ever done. They can say that they give a sh1t because they do come out but after 14x for the same problem is clear you don't give a SH1T!! Not one... there is a very good reason they have a 1.2 star rating from 321 reviews. They are a huge conglomerate slum lord with decent houses. I wished doing reviews would help but they will continue to piece mill and never actually fix the problem. I CAN GUARANTEE NONE OF THE PEOPLE RUNNING THIS BUSINESS HAVE BEEN WITHOUT HEAT NOR AC FOR A SEASON. They did pay something toward window units and floor heaters. . At this point with the cost of all the trip charges we could have had a new unit and this property would be good for 10yrs. Overall, I would give Progress a B+ (instead of B-) primarily because of the quality of the materials used in the house and the quality work of the subcontractors they hire. The communication process is complicated, multilayered it seems. With the exception of one or two instances, staff is very professional, addressing us respectfully. I moved into PROGRESS RESIDENTIAL IN 09/23 this company has been the absolute WORST I've ever rented from and I regret ever signing a lease with them. They keep double charging me for their smart home. When I moved in I supposedly needed a grantor which wouldn't be needed after a year and when the renewal came around they told me that I could resign but they turned around and said that I still needed a grantor after being there over a year. On Christmas Eve I got an email saying that everything was fine and then a week later I get an email saying that I have 60 days to vacate their property. I was placed on a month to month in the amount of $420 additional fees and they have the nerve to charge an additional fee for month to month! I never owned them anything, the home is in wonderful condition and they could care less! The lady Ms. Bridges...terrible! The lawyer that reached out was confused after I sent her all the proof that I had but she's horrible as well! The reviews that are on that website please believe them because this company is beyond ridiculous and I don't understand how they're at all operating! I agreed to move out of their home and the move out charges on their list, they're trying to charge me because they want to upgrade their home stating that the numbers were removed from the door/mailbox when there were never any numbers on the door just the mailbox ONLY and I have a photo from the company showing the numbers are on the mailbox! I have my own video of the condition the house was in when I moved out and the accounts department doesn't have a number so that you can verbally speak with them, they only have an email which explains so much! But like I said I have way too much proof in black and white for them to deny my statements are untrue and the unprofessionalism that I experienced with them! So again all the reviews that you see about how terrible this company is, save yourself as well as your family the stress and stay far away from them! 1 star. Nobody in the Atlanta office cares. Nobody ever responds. Just got part of my deposit back. I provided a receipt of $300 from a cleaning company and they STILL charged me $450 for cleaning. My pool key didn't work the entire 12 months I lived there and they made me drive 3 hours round trip to the HOA office to deal with it myself. The HOA gave me a new key after I paid them $50 and said the reason it's not working is because Progress still owes the HOA money. They have wind damage all over their roof and never did anything about it. Only 1 of 4 burners on the stove worked. (Technician couldn't get it fixed) The back fence is falling over (their technician rigged it back up with rotted boards in the yard) Please check all reviews on all sites. read more

CLASS ACTION LAWSUIT people wanted! Adolfo Villagomez CEO you need to get your company in check. DO NOT RENT FROM PROGRESS RESIDENTIAL! They are corporate scum bags! One year later water is still coming in basement when the job was "fixed". Someone needs to start a class action, sign me up give me a call! From the floors folding up to AC flooding to water main replacement to rotting wood/mold from water intrusion in basement. I have 2 young children with a rental company that doesn't care for their health and safety. We've had it all in this house. Thanks for nothing Barry from 1Source Home Solutions! Also thanks to Progress Residential who hired them. If you want workers that beat around the bush, this is the crew for you! Pics are what they did to "remediate" rotting wood. They have come out 4/5 times to fix the issue. Support beam that already has support. The basement still has rotting wood with my 2 children in the home. Strongly advise to not rent a home from this rental agency. They cannot keep up with their client's homes. I have filled out multiple customer review emails. Application process has been a nightmare. Was approved for a property, then denied, then approved, and after all of this I'm still not able to rent the property because of a failed ID verification from an automated system that is clearly buggy. Guess I should consider it a blessing given how many awful reviews this company gets. read more

The maint. is awful. My air conditioner hasn't worked properly since we moved in. Our summer power bill touched $500 last year! We have had to supplement with window units. The leak in the living room ceiling took them a year to address.. They added a new roof, but the leak stain continues to grow. Appliances are original to the house, 25+ years old and the microwave hasn't worked since November. Submitted many requests, no response for weeks followed by a flood of acknowledgements, still have busted equipment. Currently, I have a tree down on top of a 25 year old fence.. Called in Friday morning & am advised today that the earliest that they will begin to process the work order is Wednesday of this week. They will then proceed to schedule an appointment with a third party to come look at it. This tree has been on the fence, on top of my neighbor's yard equipment and in his yard since last Friday - today is day three. Only three more to go until they review the ticket. read more

Chris was my main guy. He was excellent! He came earlier than the window so I was able to enjoy the remainder of the day running errands, made necessary repairs, ordered parts, and followed up when he said he would come back to complete the project! He is fast, thorough in completing jobs, nice, professional, and helpful. I think he's the best guy for any job in the maintenance department. Progress Residential is the worst!!! We've had an elevated water bill ranging from $320-$530 a month since April, and it is now August. The process of getting this fixed has been a cruel and sick joke!!! We've had multiple technicians and plumbers out to diagnose the issue, but not actually fix it. We have a leak under our house, and plumbers have suggested an entire replumb, but then Progress won't send them back out to do this. If I could go back in time, I would tell myself to never even consider renting from them. I know I'm not alone based on other reviews. They get negative stars from me! read more

DO NOT RENT FROM PROGRESS RESIDENTIAL. My roommate and I have been leasing from them for almost a year, and it's been a nightmare. Maintenance requests are ignored or poorly handled, often leaving things worse than before. The home wasn't up to code for six months, leaving us unable to use the front door--a major safety hazard. Despite paying for lawn care, our grass went weeks without being cut, creating unsafe conditions for our dog. They've violated our lease multiple times and refuse to offer solutions like letting us out of the lease or compensating us. Monica Ray, the community manager, pretends to help but won't escalate issues or respond for weeks. Amanda Pershing, another contact, is completely unprofessional and ignores emails for months. Amanda was our initial point of contact, she was aware of all of the code issues with our home and still failed to respond in a timely manner. Progress Residential is unresponsive, unprofessional, and operates like slumlords. Myles roommate and I are not only disappointed with the company, we feel unsafe with them managing our property.
