Here is another issue with Progress Residential. Fee are still added to my account that are not accurate but this time I kept all emails. It was confirmed with the homeowners association by email that my account is clear with them. I have emailed my account rep Laletha several times and she will not respond and let me know when these fees will be taken off my account. I did copy the socialmedia@progressresidential address on the email I just sent her in hopes that I get a response. The negatives keep adding up. 1.0 star rating 6/22/2018 I have rented many times and by far this is the worst experience I have ever had with a property management company. From getting approved to rent a home, gave a notice at my apartment complex, Progress comes back to me 2 days before I move in and tells me that the home owners association will not let them rent the home because there are already to many renters in the division. By then my the apartment complex had already rented my apartment so I had to fine somewhere to move in 2 days. I had to uproot my son from his school because nothing was available in that school district so I had to choose another home. If this is not enough I couldn't get utilities in my own name and they are apart of the rent so if I cant pay all of my utilities by the 3rd, even if my rent is paid I get assessed a late fee. Just recently it has been raining constantly for 3 to 4 weeks and the first day of sunlight I get a notice telling me I need to cut my grass. Well I guess I didn't cut it soon enough which was 3 days later on a weekend so they have assessed $70 in fees to my account. This place is an absolute joke and once my son graduates from high school next year I never want to hear the word Progress Residential. Don't waste your time..... Keep looking. read more

TOO MANY HANDS IN THE COOKIE JAR TO GET IT RIGHT. I am a resident in Lawrenceville, GA since November 9th, 2018. I am very irraite about the the type of service is given to your company's new home residents. I feel disrespected that I did what I needed to do to move in but when it was Progress Residental's time to make sure our new home was ready, that was not fulfilled. I called Progess Residential customer service twice to let them know that I could not get the electricity bill switched to my name because there was a problem with the main breaker (Jackson EMC). I was told it was placed for an URGENT work order and would be fixed right away and we were still okay to move in the home. I was also told by the Arizona customer service that the $50 fee for not having the electricity put in our name would be waived. What I was not told was the electricity was never put in Residential Progress name after the previous residents have left which made the account to this property inactive. I was not sent ANY notices that the Jackson EMC would turn off the electricity on Monday, November 19th, 2018. My fiancee, my brother, my dog and I had to find somewhere to stay for the night. I had to take my dog to a dogsitter during the day while we were at work. My brother works early morning shifts so he could not come home after his shift was over at 9:00am. Now, our food for Thanksgiving that we had in the refrigerator and deep freezer has spoiled, which we had to throw away. My fiancee had to open a new electricity account with Jackson EMC and had to pay $265.00 to get it reactivated the same day. This is definitely not how we wanted to start off living in our home before Thanksgiving. We deserve to get reimbursed more than $150 hotel stay, which we could not use at the time because we have our pet. The property was not ready like we were told. We did not want lose our $500 holding fee for not moving in during the time period. The home should have been COMPLETELY checked before having any new residents coming in. This is unfair that we had to spend money for an issue that should been taken care of before we moved in and we would like for a manager to accommodate for our hardship during this time. read more

I have been calling for weeks and spending hours upon hours trying to get something as simple as my holding deposit refunded but Customer Care informed me last week my leasing agent Inyang Nyong falsified my records and I just keeping getting passed from person to person and no one will issue the refund and fix the situation. I have over 30 emails of evidence and text screenshots. I literally email Customer care email twice a day now and have yet to ever get a response. this company is evil, they are scammers! DO NOT RENT FROM THEM for any amount of time. I fell behind in rent because I tried to have a problem fixed. my utilities bill was inconsistent and outrageous, for months it's been between $200-$300(trash, sewer, water, and gas) then it jumped to 400, 600,1200 and the highest 1400! so because it was wrong I was attempting to contact them and have the problem fixed. they either didn't call back, HUNG UP, didn't know what I was talking about or extremely rude. because I have kids (also pregnant at the time) I was bullied into paying knowingly wrong prices in hopes of them just refunding my money or putting it towards next months rent. long story short the problem was never fixed. in December I tried to pay my rent (even with it being the wrong amount) and they for some unknown reason sent my payment back! then locked the payment portal. the following day I had my baby PREMATURELY (I feel in my heart it was because of them) while in the hospital they told me I needed to send a cashiers check NEXT DAY in order to not be evicted. couldn't do that because I WAS STILL IN THE HOSPITAL! 3 wks later I had to go to court for eviction. they told me I had 1 week to pay $5000! well guess what guys me and my children (including my newborn) are homeless!!!! We were supposed to start renting a home on 3/16/23. We paid the deposit, March rent, rental insurance, moving truck, etc. On the day of move-in they told us we would have a move-in orientation somewhere between 10-12. At about 9:30 I received an email with a document to sign saying that I was okay with moving in even though they still had work to do on the floor and walls (sheetrock). This concerned me as the house was supposed to be move-in ready and my partner has asthma so the last thing we needed was to move into a house with sheetrock dust. They never called for the orientation. I called over and over again to reach someone but didn't actually get any information until 4pm. They agreed to push out the lease until the stuff was fixed. When I got the new lease (move-in 3/27/23) they acted like they never got any money from me and said I had to pay the deposit, pro-rated March and all of April. I had to call and fight with them to take off the deposit and what I had already paid for March. They finally did so. On 3/27/23 we went to move-in. The house still had not been cleaned and was covered in dead bugs and cobwebs. The home was extremely hot so we tried to turn on the AC. Nothing clicked on. Then we checked the electricity. It worked everywhere except the master bedroom. Nothing would turn on in there. So instead of moving in that day (another day of wasted moving truck) we called to report these issues and demanded they be fixed. All day Tues was spent calling to see when things would be fixed. We were told withing 30 days. We were not okay with this answer because the house was supposed to be ready for us. Not with HVAC and electricity problems. Wednesday morning I called and the first thing they asked was if we decided on a new house. Apparently they decided the house was no longer available but nobody told us. We said we just wanted our money back. They told us they would get the refund going and would have it within 2 weeks and would receive tracking information for the check. A week later we hadn't heard anything so we called back. We were told there was no refund since we canceled. I asked to speak to a supervisor but we were told they don't do that. I spent nearly 4 hours trying to find out where my money was, got hung up on multiple times, transferred from department to department and nobody even tried to help. A week later I called again. After 2 hours of being hung up on and transferred over and over again I had someone who told me that a refund was on the way. The amount she said was only half of what I was owed. They refused to put anything in writing to say how much they owed me. They refused my request for copies of the phone calls even though they were recorded. It was only after I went to the Better Business Bureau and filed a complaint that I actually received my money. I wouldn't suggest this rental company to anyone. read more

I have tried to get an electrical issue resolved with this rental company for over 60 days. Yes, TWO FULL MONTHS! Today they set AND MISSED the FOURTH appointment to replace nonworking electrical outlets. The outlets are so loose they literally will not hold a plug. They have now set five appointments for this problem since 11/12/20. The one and only appointment they kept, they didn't actually do any work to fix the problem. They told me an electrician needed to fix the problem and that they would send one out. Their electrician must be riding on the pony express from the west coast because he still hasn't arrived and it's 1/13/21! I contacted them and told them the problem still needs to be fixed. They have set up four more appointments, had me wait to give them access to the home only to not show up or call to advise they wouldn't make it. Oh and by the way when they email you to tell you have a service appointment they don't provide an actual timeslot to expect the technician. You're suppose to wait all day for them NOT to show up at all. I shudder to think what will happen if there really is a major electrical issue. I've literally told my family if something happens to me in this home to ensure they sue this company for everything they have. Don't rent here. These people only want your hard earned money. Stay away from this company! If don't don't care about money and are ok with them adding all types of fees and extra charges so they can drain your bank account, sign up today! Also, most of their ridiculous fees and surcharges will not be disclosed to you until after you pay the money and get approved for a house or until after you move in. THEN they tell you... "Oh, everything better be perfect, the house better be in MINT condition, never make a late payment, never do anything wrong, or suffer the consequences." Enjoy the massive deposit they require, and then kiss that thing goodbye. I left my house in perfect condition, repainted, went the extra mile and sure enough, they found ways to take more money. They were unclear about my final payment and were able to add a $125 "late fee" even though I made the final payment. They added extra days to my 1 year lease to make sure they got more money from me. Their payment system is also confusing online... like, really confusing... it's hard to tell what you even owe. Do not rent from Progress, my sister and brother in law rented from them a few years back and had an even worse experience that we did. I should have listened to my gut but we were so desperate to find a house. We are getting ready to move out (THANK GOODNESS) and were given a move out list. The things we have to do on this list are ridiculous. The band aid fix jobs that are all over this house are sad and aggravating. The first 6 months we lived there, the garage would flood every time it rained. We called every single time and they would come out and do who knows what then call it a day. It continued to flood until they eventually did another band aid fix that will work for a few more months. When we moved in, the contractors drilled a hole in the wall for the washer THAT WAS NOT ATTACHED TO A PIPE!!!! They just made a hole that lead to know where and walked away. When we decided we were buying a house and moving out, I had the hardest time finding someone to tell we were not renewing out rent. This company does not treat their residents well. We are good renters, we keep a very tidy and clean home but we did not get the same respect and care in return. This is your warning, do not rent from them. They will not treat you well. If I could rate them a zero, I would. Progress Residential has a clause in the lease agreement stating to maintain the property and follow HOA rules. It is within reason to upkeep most of the items required, but when the HOA sends a notice to clean a 2-story home's roof and the eves and underhanging should fall on the property owner aka PROGRESS RESIDENTIAL!!!!!! I would think that PROGESS RESIDENTIAL would have enough sense to not allow residents on ladders and roofs due to injury and liability issues. However, they will charge you a $200 HOA violation fee if you, the leasee, refuse to climb a ladder and pressure wash their home to clean off the dirt and debris build up by weathering. When I had a pipe leak, water sprung out of my closet and flooding into the kitchen, 2 weeks for someone to look at, 4 weeks for someone to repair. Thank God for you tube. We moved out in April, with proper notification, left the property better than what we received it, proper forwarding address, waited for our deposit refund check, which never came. Contacted their "Accounts Dept" (felt a bit of accomplishment when I got to speak to someone from this department-must be unicorns that work there, even their own customer service CAN'T get a hold of them) that handles this area, said they got the check back because of a bad address. Funny, I called multiple times to enure correctness of forwarding address and had them read it back to me, even emailed them the forwarding address-still managed to screw that up. Finally got in contact with someone it was remailed to me on the 11th of May, it's the 25th OF May, called back, took all day to speak to a unicorn today just to find out that it was a bad address again! Wow! Do I continue or is this enough for you to be deterred from renting from them? Well, I guess I can continue to wait for my refund check that has been circulating through the mail because of incompetent people that runs this company or works for this company. Oh yeah, your final utilities bill is billed for the following month as well-based off of forecasted historical use. I paid $649 for electric, $387 for gas $220 for water/ sewer trash anything leftover would be refunded to you.....well you know how that story goes. The home was vacant for a whole month because we moved out of the home the month prior because I have 4 children and cleaning that house in a week was not going to happen. When I asked about the refund amount was just $67 left over from the utilities. No one could explain to me how the rest of the money got spent. Now if I had the time I could reach out to the utilities company and request the usage for that time period, go back through the appeals process and have to deal with unicorns to maybe get the packet right and then hopefully see some of the money, but because I do not want to deal with it, please I just want my deposit back. If you have an emergency service request on the weekend they'll leave you high and dry. Service tech won't ever contact you. Not the first maintenance issue I've had that was a nightmare. Terrible customer service a few reps are good but the VAST majority are terrible. They do their best to avoid fixing anything, they'll call to verify the service order then ghost you and on a random day you'll get an email saying the service order was completed and closed. I've caught them in the act. My renting experience has been absolute garbage. I'm not being an angry tenant, if they gave me a reason to write a good review I would. If you can avoid progress residential please do. If you can't I hope your experience is better but I wouldn't hold my breathe. My furnace won't heat and the garbage disposal is leaking and I doubt either will get fixed. I agree with the previous poster. I'm giving three stars because of Conservice and that's it, but it's a big deal to me. I had a busted pipe in the front yard, increased water usage. They cam and fixed it the same day. I've contacted, and then was contacted by Progress Residential about this issue. I've been paying up the woo for 3 months now and they haven't adjusted my bill yet, they told me it would be June. I cannot for the life of me understand why we can't pay our own utilities. Our company will not allow us to get unemployment. So we have ran out of money. Very poor service when it comes to ending a lease. We spent over a week cleaning and painting the entire house as well as grooming the yard, and we still had $500 withheld from our deposit return. One of the charges actually coming from a repair that we had serviced by a Progress employee. Now I cannot even speak with anyone about the issue so we are left with only $250 from our original $1150 deposit. I understand that last utilities were taken out so we wouldn't receive the full amount back but this is just ridiculous. I would've absolutely left the house for them to clean if I knew that's all I was getting in return. After two years of renting and maintaining a home that I personally do not own, this is how we are thanked. I've been living here since 2017. Have had minor issues and eventually they fix the problem after several attempts. In July 2020 I noticed a wet spot in the front yard. They didn't come out until October to fix the problem. As of April 30 they still have not fixed my account balance but will placed a late fee on my account each month. Crazy thing is even though I've called in several times and have sent emails to the so-called "case manger" who never responds, my account still gets charged. Anyone planing to rent I'd advise you to go to BBB, I'm in a nightmare with this place, they have it seems 4 different departments who don't update notes or pay attention, I was told to go to their portal to put in my vacate date, each time I tried over 10 times to submit it would not, I told one of the agents Lisa Nagel and she had a don't care attitude saying she would be out of the office and she couldn't help me until I went through the portal to say I'm moving 5/6/20, so after trying over and again I email each department Rent Progress, Progress Residential, Conservice and accounting. I moved out of my Progress Residential home in October of 2019. As you can see in my original review, I was very pleased with this place and management. What never changed was how much I loved the house. The house stayed amazing and we loved it all 2 years we were there. We only ever had maintenance come out once and it was a simple issue that they fixed same day. However, the move out process definitely 100% tainted my view of them. Our lease was technically not supposed to end until February of 2020. However, we found our dream home and as soon as we went under contract, we told Progress that we would be early terminating by letter that was sent by our attorney. As stated in the lease, we could early terminate at ANY TIME with NO NOTICE as long as we paid two months worth of rent as an early term fee. Progress immediately tried to swindle us and say we would also owe them a fee for failure to notify them 60 days out, but unfortunately for them, I'm not an idiot and read the lease to the letter. I told my attorney what they said and he confirmed that they can only charge two months rent when early terminating. At this point, I'm angry that they're trying to con us and I had the attorney send another letter saying only two months of rent will be paid and we will expect the entire security deposit back (minus the replacement of some carpet we knew was damaged)... Lo and behold, when I kept checking my account ledger, which I did daily... I saw they still attempted to add the failure to notify fee (which mind you was $500 and almost half our security deposit) and I told my attorney. It took the attorney threatening a lawsuit for them to finally drop it, because they had to know they'd lose considering it said word for word "early terminations require two months of rent in fees" So, while the home we rented was phenomenal and the service while renting was good... The move out process really ruined my view of this place. My advice -- Have a lawyer handle all your move out communications with them from the moment you notify them you are leaving until the end. If you know you shouldn't be paying for something, don't. Take photos of everything from the day you take the keys until your last day. Good luck everyone. read more

Do not rent from this company! My sister and her husband rented a 4 bed/3 bath in Canton the last week of June 2021. She is 7 months pregnant, and they have not had air conditioning for the last 4 weeks. The temperature in the house has gotten to 86/87 during the day and she is working from home. The company continues to no show when they say they are coming to fix the issues. Today, they said they would send someone and it is now 8PM with no one in sight. Progress Residential is in direct violation of Gerogia landlord-tenant laws. My sister's house is uninhabitable and dangerous for her especially in this late stage of pregnancy. Progress rented me a home with faulty water pipes, a history of flooding and did not disclose this information to me. I currently have mold growing on my ceiling after they sent a mold inspection team, and no one will return a phone call or email. I have lived in my rental home for a year and a half. In that time, I have had 4 water pipes burst inside my walls and flood sections of my home. Upon doing some research, I have discovered that my home has faulty NIBCO PEX 1600 pipes which were involved in a class action lawsuit. Progress has taken the stance with me that they repair the water pipe leaks, so it is a non-issue. Putting a band-aide on a recurring problem is not "fixing" the problem. It is a temporary solution to hold me over until the next pipe bursts. Every time I have a water pipe burst, it is a minimum of 4 service visits, often requiring 2-3 additional visits depending on if they send a water evacuation team or not. I have had 2 no show appointments on the company's part as well. I have also since realized that when I moved in, there is evidence of previous water damage from flooding. This flooding issue was never disclosed to me. According to Georgia O.C.G.A.S44-7-20, a history of flooding from burst water pipes should have been disclosed to me prior to me moving in. I have filed multiple complaints and only received 2 phone calls from "managers". The first woman told me that she apologized to me and that she was not sure what else I wanted. The next service manager sent a mold inspection team after I expressed concerns of mold and told me to call her back the next week. I have left messages for her as well as emailed the company. No one will return my calls or emails. I followed the mold inspector and saw the 70-100% moisture level readings on multiple walls. I now have active mold growing. I have had 4 water pipes burst which flooded my home due to proven, faulty pipes. I have unacceptable moisture level readings within my walls which are now growing mold. I have taken multiple days off work costing me money for countless service appointments, with a few no shows on Progress's part. I have made more phone calls and email complaints that I can count, and have gone for days without water. All of this cannot even get me a phone call from a supervisor who has any compassion or power to help me. read more

If there was a way to give -0 star I would! Do not lease with Progress Residential! I always thought the bad reviews I read were just one offs.. but now I believe all of them. We had issues with our HVAC for over 30 days!!! The homes are apparently turned over in a hurry and not inspected. I had plumbing issues--they did come and fix one of the issues. The guy never came back to tackle the second problem. When my heater wouldn't turn on, the repairman found that it had not been connected to the gas line. The thermostat was also wired wrong. Don't' see how either of those things could pass inspection. My real issue is with my security deposit. I'll skip over the month-long drama of misleading and outright lies given to me about transferring to another property, the move out process, etc. Bottom line is that six weeks have passed since I moved out and despite the law stating they have 14 days to refund my deposit...I still haven't received it. They sent it to my old address because they don't let you update your address yourself in their portal. As soon as they moved me out it changed back to the house I left to come live at their property. Why would they think I'd be moving back there? It's just stupid. Well, sending it to a bad address does not negate the 14 day rule sp I have to take them to court to get it back. I can't even see what they are refunding or an itemized list, but they all but sabotaged my move out by not having the power turned on after I left, despite telling me it automatically goes into their name once I transfer my services. Wrong. A week later and it still wasn't on, meaning the cleaning company they made me hire couldn't even do the job. Painters couldn't paint. Nothing. The whole move out seemed like a scam. If I could give negative stars I would. Man, I wish I read some of the previous reviews before renting with Progress. I would like to share a summary of what I call "The Series of Unfortunate Events". To set up my story, I relocated to Georgia from California and only had a few weeks to do it. I was unable to complete the walk through myself and had one of their agents do it for me. Had I done it myself, I never would have moved in. Here's what happened within the first two weeks: 1). Took possession 9/8 (walk through completed by their agent), house was filthy and was set to be cleaned 9/9. I arrived 9/10 to a disgusting house. Cockroaches everywhere, dust and debris throughout and NO HOT WATER. Took a week to get the agent's report which was all marked as "good". 2). Hot Water had a leak and was fixed 9/10. 3). Water leaking in the basement, damaged carpet on 9/12. No water for a day. 4). Water started to leak from a different spot in the basement. 5). Plumbing issues on 9/13. No joke, I had 7 plumbers out in a week and half. I was told that I was not allowed to flush toilet paper. That's right folks...I had to wipe and stick toilet paper in a ziploc bag for 4 days. How is this OK? 6.) Air Conditioning upstairs broke 7). I was told that the Water Heater and the Air Conditioning Unit were the originals and both had to be replaced. 8). Found out there was flying squirrel droppings in the playroom upstairs and bats in the attic. 9). Did I mention that there were cockroaches and spiders everywhere? 10). After 2 weeks, I had spent over 8 hours on hold with Progress, talked to 2 Supervisors that did jack shit, and have been waiting for a call back from their Supervisor for a week now (Will, who is based out in Arizona). 11). They no longer will talk to my Husband nor myself. They agree that my experience was not what they intended but have yet to give us a credit, have the house cleaned like it should have been, or show that they even care. Their response to me was "the house was livable". Not being able to flush toilet paper for 4 days is not livable in the United States. This is not the third world country. Staying in a hotel would have been more comfortable: we would have been able to flush, take showers, and have air conditioning. read more

I would give less than one star I would. This company seems to really care about tenants until it comes to a matter of screwing you out of money. I would never recommend to anyone to rent from this company. Their communication is terrible. Everywhere I've ever lease before only requires 30days notice to move out. This place requires 60 days and doesn't even provide you with renewing options with enough time to consider. A little back story: I'm a disabled veteran who was diagnosed with cancer in 2014. I lost everything I went from living a normal life to not even being able to support my family. A year later I was diagnosed with Lupus. After live going down the toilet over and over again I was able to finally go back to work in the beginning of 2016. I found a job back here in Phoenix. I found a home that looked great minus the dead landscaping they said I was responsible for renewing. I was able to get in and I felt as if everything was rushed for me to sign. I signed 18 month lease. I've never missed a payment. When I called for repairs there was instances the problem was cheaply fixed and would break over and over again. They didn't mention to me the House was destroyed with mold prior to moving in. They have a clause that I have to make certain repairs. Ive has to fix ever sink myself and replace the toilet fillers on all the toilets; these were beyond rotted. No one this was done in less than a year. The date I received my closing date I let progress residential know with 50 days of notice. Then they comeback saying I would have to be charged a month to month relate for 10 extra days. I let them know I couldn't give them any more notice because i didn't know my closing date. That's right; I worked 55-60 hours a week to rebuild life, did extra jobs to put my family in a position to get everything we'd lost back. It's pretty close to the wire and literally an extra $1000 can make all the difference for me right now. I've requested for a phone call at least 10 times. The original guy "Randy" has not reached out to me despite multiple requests for calls back. I've asked for. Phone call from their management and they haven't even provided that. Basically I'm not worth their time. I told them all I need is for them to work with me on this situation and all they care about is screwing me out of money. They posted my move out date as 11/6, yet they are charging me until 11/16 plus charging with extra b.s. I would never recommend this company for any reason. Vets stay away. They make it seem like they like vets, it's all bullshit. read more
