    Day 18 and counting waiting for Progress to remove this tree that's been in my Neighbors and my yard. They said someone would come out mid April and no one did. I will be leaving a review and calling every day until this is resolved. This is absolutely Ridiculous. Stay tuned.

    Clearly double charged

    Terrible rental company to rent from. It's always something weather it's double charges or service techs being terrible the whole 9 yards. Been on hold for a hr now trying to get my rent charges fixed been calling about it being double charged since last Tuesday was told 3-5 days here we are a week later and the lil dude on the phone talks to me like I'm stupid telling me do the math ? I guess we supposed to read ledgers now and calculate our own rent now... I will not being giving this place another dime till my rent correct and I can see all my charges broken down the way it's supposed to be each month! Last 3 months this shady company has double charges me and just seen what they can get away with then when you call them out in their bs they take forever to get back! They're saying my rent is 3500 when it's really 1700 like that's not already taxing for 1000sqf

    These people steal. Not even 5 months into moving into my apartment I had several holes ripped out of my ceiling. Apparently there was structural damage to the building and in an attempt to figure this known issue out...a rude property manager made several 3 foot holes in my ceiling that were never repaired. Incredibly difficult to get anyone from Progress Residential on the phone or even return an email. I worked with several "operations managers" from there over the course of 7 months. Andrea Whitman, Carly Lund, and Zimako(supervisor). Carly tried her best and answered whenever I called. I wish I dealt with Carly earlier in the process and not towards the end. Andrea seemingly cared as well but is impossible to get a hold of. Zimako could care less and you feel it from the onset of your interaction with him. He just doesn't care at all. I would have to fight tooth and nail for measly $300 monthly concession. On $1,600+ monthly rent. All while living with several holes in my ceilings that spanned the length of my apartment. Debris and dust falling. Asthmatic children. Real difficult situation to be in. Well the kicker of it all is that come move-out time they steal my security deposit. Never mind the countless texts, phone calls, and emails I sent in the last 60 days leading up to my move out date requesting status. No one returned any communication I sent. Their excuse for not returning my remaining balance of my security deposit?....I didn't give sufficient notice. Amazing. To say I'm at a loss for words...is an understatement. Very unprofessional company to work with. Proceed with caution. After long consideration I'm currently considering my vast social media following to put them on full scale blast.

    Newborn fully dressed in his nursery while I'm running a space heater nearby to keep us warm in one room of the house.

I am an out-of-state investor (I live in CA) but own property in Greenwood, IN that is managed by T&H. When my business partner and I purchased this property it was managed by a different PM who we stayed with upon acquisition. After about a year of terrible service, we decided to change PM companies. We landed with T&H. At the time of this review, we've been working with T&H approx 1.5 years. I typically handle more of the repair/maintenance issues with the property and my business partner usually handles more of the admin side of things. With a construction background, I stay connected to what R&M are being done at my properties. With that said, I've dealt with and have worked a lot with Tanya Carmen, one of T&H's PM's. Tanya is responsible for the move-out and on-boarding inspections and reports and I must say, she does an incredible job. She is very thorough and has great attention to detail. When my business partner and I purchased this property, unfortunately it wasn't very 'turn key' which has made Tanya's job much more involved getting things up to their standards. Tanya is very easy to work with, has prompt communication and just an overall great person! If you are looking for a professional PM company that cares about your property and their tenants, T&H is a sound choice. James

I lived at the Llanhurst Apartments and in the year I lived there the owners had changed management companies 3 times. In August my car was vandalized (a brick thrown at my windshield and it was egged). I did not get it back for 2 1/2 months and the second management company was extremely understanding that it would heavily affect my income on top of having extreme mental and physical health issues. The building is heavily infested with roaches and thankfully Kline Properties had exterminators come out but around the time City Place was taking over it was due for another round, which they never did so the bugs got very bad. During the process of City Place taking over management the entire building did not have heat for over a week at the end of January, which was coldest month of 2026. I received one 300 sq portable radiator for my 2 bedroom 1,200 sq apartment, which is not adequate as temporary heating. I was unable to stay in my apartment and had to stay at a friends house because of it. City Place officially took over February 1st and because of the heating issue with no communication besides a paper taped downstairs well over 5 days of having no heat, I put in my 30 day notice on February 6th. They wrongly filed an eviction on me on February 19th AFTER I put my notice in and requested a payment plan. I called them, was told to send my payment plan over (even though I had already emailed them asking to set one up and never got a response?) and it would be forwarded to the owners for approval. I heard NOTHING back. I was charged $500 for legal fees, ALL of March's rent, utilities, pet fees, and etc. although they changed the locks on March 10th. It is an absolute shame the way I was treated as a young adult already struggling with financial and extreme physical health issues, and I wouldn't doubt they've done this to people in far worse situations than I am. Kline Properties were extremely respectful, kind, understanding and communicated to the building better than City Place did while they were taking over management. Please stop treating tenants like they are a paycheck. They are human beings just like you deserving of respect!!!!! I'm sure they will comment about how I still have a balance but because of above said circumstances I'm sure that would be obviously understandable to most.

I have friends who have lower quality apartments and pay much more. The apartment offers cinderblock walls that block noise from neighbors and hard wood floors which give the apartment character . Not to mention the gorgeous banister to the upstairs! My master bedroom has TWO very spacious closets, and the room itself is very large. A few of the roommates I have had over the years worry about the area (I live at 35th and Penn), but the community offers gated parking, and for over a year, I parked on the street and never encountered any problems. I have heard of people having issues with Stallard's management, which is something that I haven't experienced. The maintenance staff is always on top of things as well. Last winter, I returned home from vacation, and my heat was not working. I called the emergency maintenance number, and someone fixed the heater that night. Likewise the toilet overflowed while I was away a few weeks ago and leaked from the top floor to the basement, and maintenance was there to fix the issue immediately. Patrick manages the property that I live at, as well as a few others, and he has been the best manager that I've experienced so far with Stallard; he always promptly answers my calls. My boyfriend is moving to a Stallard property this month, and Patrick has been particularly awesome working with him due to my boyfriend's unique situation. All in all, if you're looking for a solid apartment and not looking to pay the ridiculous prices of downtown apartments, I would recommend Stallard.

    Kinda long, sorry! TLDR; I liked the apartment but I broke my lease early due to roaches…read more **** I lived at Shortridge Apartments off of N Meridian and 36th. I broke my lease. At first, I truly enjoyed my apartment. And honestly, I probably would have stayed longer had I not gotten roaches. I've never had them before so I didn't bring them with me. The office staff was great at coming out however, no matter how much they sprayed, it never got better. They kept telling me that I was the only person in the complex that was complaining about the issue. After they sprayed a few times and I kept seeing the bugs, I decided to try and treat on my own with a product called Diatomaceous Earth. I'll admit I was desperate to stop seeing the bugs and did put it down excessively all around the apartment. Sherri, the property manager, was not a fan of this. I told her multiple times I was doing this as a preventative measure. Finally they asked me to pick up all the powder, of which I did, all except under the stove and refrigerator, which are common places roaches stay and I told them this ahead of time. They came out and sprayed again but after, they said there was nothing else they could do because I was being "uncooperative" because I didn't want to pick up all of the powder. Sherri never really seemed to show empathy when it came to the bugs. She would skirt around the issues, never even acknowledging the fact that there was roaches. When I asked if I could move apartments, they treated it as if I wanted to leave just to have a new apartment or something, not bug issues. I would have had to sign a brand new lease (stuck with them for another year) pay a transfer fee, and another deposit. So, I can't say each apartment with Stallard is the same but this was my experience at Shortridge. Attached are pictures of dead bugs I found while moving out and some I found on the walls after waking up or coming out of the shower. Also are of some my conversations with Sherri and the lack of empathy when I was consistently waking up to bugs on the wall

    Let me be TRANSPARENT since the leasing office won't be. They completely misled me with false…read moremarketing and information. I toured the renovated Hickory floor plan in a nice facility building just to finish the application process and received a unit completely different. I was in the process of moving in and had a short amount of time to find a place. They took advantage of my situation by making promises they had no intention of keeping. 1. The apartment was nothing like they described, and the amenities they advertised were only free during office hours but are an added on monthly pricey Fee ($65) for after hours. The rent is cheap but don't let that FOOL you, there are a variety of hidden fees that the leasing office won't mention. Activation fees ($10) , lapse fee ($50) , locked out fees ($50), lost key fee ($5) , lost key fob fee ($50), visiting pet fee ($250), Pet waste fee ($100 per pile), Nameless utility account fee ($75 plus), Trash disposal fee, Lock change fee, etc.. 2. I finished my application paying $50 in application fee and $300 for security deposit, or so it says on the resident utility sheet. Come to find out the security deposit wasn't actually security deposit but a non-refundable holding fee. False marketing and very misleading, on the resident utility sheet it states Security deposit: $300-$2,500 (depends on credit check). Does not mention anything about a holding fee or that it is non-refundable. When completing the application process it shows a monetary report for future charges, showing me the amount balance due at move-in which totaled to be $488.42. Only to find out in person that the amount due at move in is actually $1,401. 3. The unit I was going to receive had no updated renovations and had poor lighting/ light fixtures, not updated wire racks, painted over light switches and did not have a full sized fridge. I brought all these matters and more to their attention, only to be told they won't be doing anything about it except try to "accommodate" for the fridge size. Leasing office made me feel like they are accommodating something that should have been set up from the start. AGAIN misleading and false adverting. They acted like they were doing me a favor by fixing their own mistake.They have no intent of switching it out unless you call them out, They claim they will only replace it if the tenant says something about it before move in. And that's if they actually replace it in a timely manner. Leasing office is all smiles and friendly until you are bound to the lease. I tried to get straight answers and clarification, but they kept giving me the runaround. In the end, I couldn't trust a single word they said, and I chose not to go forward with the lease. I wasted time, energy, and money because of their dishonest practices. Do yourself a favor and steer clear of this place. They are dishonest, unprofessional, and only care about getting your money, not about providing decent service or accurate information.
