There is a reason for the number of negative reviews. My fiancé and I took a chance despite them, and unfortunately that has proven to be a mistake. Our lease began on August 22. During the move-in orientation, we were informed that the air conditioning was not functional and that a repair would be made the same day. Instead, a third-party HVAC vendor arrived several days later and only recharged the unit. Within three days, the indoor temperature again exceeded 80 degrees. Since then, this same pattern has repeated multiple times: a service request is submitted, the vendor comes out and recharges the system, and within a few days the unit fails again. Each time this happened, I contacted Progress Residential by phone and email and was instructed to submit yet another service request rather than address the underlying issue. Each time, the result was the same. This cycle has occurred several times over the course of months, with no lasting fix. During the most recent visit, I asked the HVAC technician what work he was authorized to perform. He stated that Progress would only approve recharging the system, despite his assessment that the 20+ year-old unit needs to be replaced. He also confirmed the system was not holding a charge after testing for leaks. It is now January, and due to cold weather the system cannot be properly tested, further delaying resolution. Progress continues to refuse replacement of the unit while requiring repeated service appointments, each of which requires me to take time off work. This does not even address the condition of the home at move-in or its continued deterioration. The property had a strong cigarette odor, human feces on the toilet seat, moldy caulking, spiders throughout the home, tape covering failing ceilings, residue on air registers, and other issues documented in photos. After five months with Progress Residential, I am still without a clear resolution. Throughout this time, we have continued to pay full rent, which is not inexpensive, despite the home being in unacceptable condition. Each time I reach out, I am routed to a different representative who appears unfamiliar with the situation and unwilling or unable to take meaningful action. Brought us tiny portable ac to cool our whole house. Or said I can load up my 5 month old twins and take them to a hotel at 830 at night. And leave my animals here in a 85 degree house. Or I can go to the store and purchase another portable ac. I can do this or I can do that. Crazy that I am paying 2200 for rent and I am expected to be doing the work to fix their issue? Absolutely ridiculous. Call to get help? Oh no you'll just get transfer to five different representative who don't give a fuck or have the ability to make anything actually happen. As a renter I did not pay attention to the reviews. I'd stay away. They're conartist. They held me in a month to month contract. I should've left after my lease was up and just did the hard move. I don't want to be the crazy lady that leaves a long review but I've been renting alone since I was 18. I've never had an issue and paid my rent early. After doing business with Progress Residential I will probably be filing for bankruptcy and living in a motel. Do what you will with that. Don't do it! Read all the BBB complaints. Read your states tenant laws. Any positive review is most likely an employee or paid a fee. Progress Residential owns most the homes they rent and expect the renter to do their home maintenance & pay for repairs. Which is against the tenant laws. They collect multiple application fees and expect you to pay a nonrefundable $500 holding fee to force you to have to get another one of PR slum houses... unless you are willing to lose your $500. Upon submitting a maintenance request consider yourself lucky if they show up within a week, then they overcharge the tenant for the maintenance repair on PR's home. If I wanted the responsibility of doing/paying for repairs I would purchase a home. The class action law suits are catching up to them. They actually caulk or duct tape anything they can. They send out technicians that are not certified for HVAC and when you have to submit the same service request they act like you are the crook and send out the same technician again to wave the temperature gauge at the vent and leave. I had to demand a certified vendor after a PR technician was sent 4 times. The HVAC vendor is paid hush money to keep you out of the loop when they on the service call. It like your repair is top secret. On top of the terrible maintenance, the service manager Dave is rude. Upon giving notice for move out PR charges you for estimated future utilities through CONservice. PR also tries to charge for repairs to the home that existed prior to your move in out of your security deposit. Lucky for me I documented, photographed and video taped my move in. read more

I have been renting from this company for almost a year. I've rented from other property managers in the past and have never dealt with an issue this bad. I've decided to put it in writing and will gladly tell anyone who will listen about my experience. On Friday, February 14, my heat went out. I had absolutely no heat in the house. It was 60 degrees in here at one point. You guys called Roger's Heating and Cooling. They show up 5 hours later and basically tell me that they can't fix the issue until they get permission from Progress Residential. They set us up on emergency heat and warned us that it would be rather expensive to run it full time but there wasn't another option until they could get ahold of someone in the office. The technician told us what was wrong with the unit and that we would hear from someone no later than Monday about when the fix would be done and that they would keep an appointment open for us on Monday. Fast forward to yesterday, February 17. It is 7 degrees outside and 60 degrees in my house. The emergency heat wasn't working correctly. I called the emergency hotline provided by Progress Residential on their website. The first time I called I was waiting for 25 minutes for someone to answer the phone. I had to hang up at the point because of a work meeting. My husband tried to call and waited 30 minutes before he hung up. I called back later in the afternoon and just let it sit. No one ever picked up the phone. At this point it's now 58 degrees in my house. Emergency heat isn't pumping out hot air. I had to go out and purchase 4 space heaters in order to keep me and my family safe in these single digit temperatures. My house is still 60 degrees this morning, February 21. I've called and been told that it will take another 24-48 hours for the service department to even look at the request. It's been single digit temperatures with even colder wind chills for a week and I've had no heat during that time. read more

We were informed that we were the first to apply for a location on January 1, 2025. However, a home-to-home transfer applicant submitted an application after us. Since they were a current resident, they were given priority, and we would only be considered if the home-to-home transfer declined the offer. While this was disappointing, we understood the policy. Later, we received news that the home-to-home transfer applicant had refused the offer. Consequently, we were approved and were told to expect an email containing a legally binding holding agreement to secure the house for us. However, we were informed that receiving this holding agreement was contingent on the transfer application being marked as canceled in their system. Until that change was made, we couldn't proceed. After some delays, we finally received the holding agreement form on January 7, 2025, around 2:30 PM EST. We promptly signed it a few hours later, around 4:30 PM EST, well within the 24-hour deadline. I called to confirm receipt of the agreement and was assured that an email would be sent within 24 hours for the holding fee payment. The next day, I followed up with another representative to ensure the email was forthcoming. They confirmed it should arrive by the end of the 24 hours. At around 2 PM EST, a designated representative called me and reiterated that we would receive the email soon. However, at the end of the 24 hours, I still had not received the email. I reached out to Progress for an update around 7:30 PM EST, only to be told that a payment link was never sent because the home-to-home transfer applicant, who had supposedly canceled their application, had actually decided not to withdraw. This was an error on their part, despite our legal holding agreement and the previous confirmation of our approval. When I inquired about how this could happen--especially since I had been assured just five hours earlier that the holding fee payment e-mail should be arriving--I was told it was unclear and that a team lead would need to investigate and reach out to me. When I insisted on speaking to the team lead directly, I was informed that, because they were the only one on duty, I could not speak to them. Additionally, there was no direct phone number or email for the team lead. I was told they would try to find a solution but could not guarantee that we could still rent the home for which we had already signed a legally binding holding agreement. They did state that they could possibly refund our application fees or transfer our application to another location; however, we might encounter the same issue and be bumped down if another home-to-home transfer applicant was involved Please save yourself time and heartache; do not rent from this company. I have never witnessed such blatant incompetence and disregard for legality. read more

Currently rent with Progress. Will be looking for other arrangements at lease end. If you are looking to rent with them would highly suggest you go with another option. As others have stated the lease is very against the renter and they nickel and dime for everything. They do not perform regular maintenance on the homes that they own and try to place the burden on the renter. Just to have someone come out and look at an issue they will charge you $150.00. Had them replace a toilet that was having issues. They charged us more than it would have cost for me to do it myself and they did a poor job installing it not even securing the base to the flange. They make you sign up for their Smart Home Service $7 per month (not even sure what this is) as well as their Utility Management Service which seems like a thinly veiled attempt for them to mark up your utilities. read more

These people steal. Not even 5 months into moving into my apartment I had several holes ripped out of my ceiling. Apparently there was structural damage to the building and in an attempt to figure this known issue out...a rude property manager made several 3 foot holes in my ceiling that were never repaired. Incredibly difficult to get anyone from Progress Residential on the phone or even return an email. I worked with several "operations managers" from there over the course of 7 months. Andrea Whitman, Carly Lund, and Zimako(supervisor). Carly tried her best and answered whenever I called. I wish I dealt with Carly earlier in the process and not towards the end. Andrea seemingly cared as well but is impossible to get a hold of. Zimako could care less and you feel it from the onset of your interaction with him. He just doesn't care at all. I would have to fight tooth and nail for measly $300 monthly concession. On $1,600+ monthly rent. All while living with several holes in my ceilings that spanned the length of my apartment. Debris and dust falling. Asthmatic children. Real difficult situation to be in. Well the kicker of it all is that come move-out time they steal my security deposit. Never mind the countless texts, phone calls, and emails I sent in the last 60 days leading up to my move out date requesting status. No one returned any communication I sent. Their excuse for not returning my remaining balance of my security deposit?....I didn't give sufficient notice. Amazing. To say I'm at a loss for words...is an understatement. All automated. No customer care. I would list out the myriad of nightmare issues I have run into but it would take way too long. I made a large mistake renting with Progress. Piggybacking off of another review, they make you "professionally" clean your house before you leave, but we acquired the house in awful conditions. They don't touch it up at all before the previous residents, mow the lawn or anything. It was disgusting. When we moved out, to avoid a hiring a cleaning service we cleaned like crazy and did not get charged thankfully. When moving out I specifically called Michelle Westbrook everyday for two weeks and left a voicemail. She never called me back and we never got a move out inspection. We were never able to talk to any representative when moving out. We didn't even know if we would get out deposit back! We wanted to make sure we did everything correct but there is no one local to talk to. You can call Progress Residential but the agents are nationwide and cannot actually help with your problems. When moving in, we were surprised with no stove, fridge or microwave. Surprisingly, Caleb my boyfriend was able to get ahold of someone. He then told us we could not move in, after we just moved 1,600 miles. Luckily he got us emergency appliances for the weekend and our real appliances came shortly that week. I wish I would have read the reviews about this company before renting from them. I moved here from Miami and it has been by far my worse transitional move ever. It started out on a bad foot so I should've known. 1) They never did a walk through with me (I took pictures), repairs and my fireplace took months to be looked at. I had to constantly reach out to them via calls andemails (ensuring a paper trail) of what I was dealing with. The customer service is horrible, maintenance reschedules constantly... dealing with them has been a real headache. They want their rent plus their $8 processing fees on time but they can't manage or attend to their tenants in a timely manner. I can't wait till my lease is up. I've given them ample opportunities to make things right but missing work when they reschedule and waiting for phone calls is exhausting. Moving my family here to Indy was huge move and it was very stressful... they added to it unnecessarily. Can't wait until my leave is finally up. Don't rent from them if you want peace of mind. We have had nothing but issues since moving in to our rental home. We have had issues with our garage breaking over 5 times ( currently broken), we have water pour from our ceiling due to an issue with the shower, our closet rack fall out of the wall, our dish washer and disposal broke, as well as our fridge. It would be one thing if these issues were handled with professionalism and in a timely manner. However, 75% of the time when a service request is scheduled no one shows up. It is currently after working hours and I am waiting for an update on a service request that was scheduled to be fixed during business hours yesterday. Despite being told someone would call me first thing this morning, I have received no updates, information, or apology. It may be understandable if this was the first time this had happened, but after waiting for a working fridge for OVER three weeks, I have reached my limit for patience with this company. As a customer, I expect to be treated with more professionalism. There is no way to contact anyone from your local branch. I have asked multiple times and can not get contact information for anyone who can actually help fix the issues that I have had. I live next door to a rental property owned by this company and since that house was built. This company does absolutely no maintenance upkeep. I'm on my third roof, it still its original roof. They do no preventative care. The trees are not trimmed, gutters never cleaned. the maintenance crews that come have no experience and make terrible repairs. This is a terrible company I am a section 8 voucher holder and I applied for a home though progress a month ago and was informed that I needed a guarantor to obtain an approval so I added a guarantor with perfect credit and the application was denied because I was awaiting on my voucher from the local housing authority. Upon receiving my voucher a month later I reapplied and paid another 2 application fees for me and guarantor and another 250 dollar holding fee and before they provided me any information the house was back on the market not even 24 hours later. They proclaimed that several emails was sent which was never received. They stated that I did not attach the voucher to the application which I did as well as emailed it to the leasing department. After several hour long phone calls and waiting on hold to get someone on the phone I was told told that the moving papers must be in PDF format when everything is processed electronically. The customer service is terrible and there just taking peoples money and making them wait for months to be refunded. I am still waiting on my first holding fee refund from over a month ago and now I have tied up another $385.00. I informed customer service what's the point in adding a guarantor/co applicant if you were still going to deny the application. I guess that's their way of getting a double application fee twice and a double 250.00 holding fee. There was absolutely no reason for my application to be denied I have good income plus a co-applicant with perfect credit in addition to a section 8 voucher. We paid all fees and my bank stopped one due to suspicious activity because there were so many charges within the first 48 hours, (application fee, holding fee, security deposit, and 1st month rent). They cancelled our lease, and will not refund the security deposit or 1st month rent. They said they have to "follow the law of fair housing". Recently resigned my lease with progress, what a mistake! It's 30 degrees outside here, and we have no heat, third week in a row. So many maintenance calls and service requests and no repairs have been completed. The company has absolutely no follow through, no one knows what's going on, it's a waiting game to just to get on the phone with someone and no one is in charge of actually completing anything. We have a newborn baby, thought this would be a nice place to start our own little family in a "seemingly nice family home". They stopped several services and went back on their agreement to replace the old stained carpeting from previous residents as soon as we renewed our lease and increased our rent. Now we are Almost paying $2k per month and being charged for every single utility while they aren't even providing the basics, like trash service and heat in winter?! I have never been so stressed out about renting a home. My family and I got uhauls on 2nd of July Saturday and loaded up everything to move in on the 5th. I called and called and emailed to make sure everything was good to go for the move in orientation 10am on the 5th. They told me yes and so I proceeded with the move, packing our belongings and taking my wife and 2 daughters to San Tan, AZ. Well I'm waiting for a call or something for the scheduled move in orientation I'm supposed to have and nobody contacted me. The drive from El Paso, TX to San Tan is 6 hours and I was on the phone for 5 of those hours trying to get everything sorted. Ended up not being able to do anything because i was on the phone until they closed for the day and just left my family and I out to dry. Apparently the company they use to make payments had an error and none of my payments were going through all the way. My problem is that I was told everything was set for move in but when in reality I had a discrepancy no one called to bring it to my attention. I had the confidence that we were moving in the day of the 5th and dropped everything to do so. I have been separated from my family for nearly 2 months trying to make this happen so I can start my new job on the 11th. The uhauls have to be brought back today by noon or else I have to start paying 80 dollars a day to have them for an extra day. They still have no idea when we can move into the house. As someone who has moved to 5 different states growing up and also moving to a whole different country with my family after joining the US Army back in 2018 I have never been so stressed out about a move. I sit here now writing this review on hold with progress residential feeling helpless and down because I have a family to take care of and they count on me. Worst company I have ever delt with I would not recommend to anyone please run away as fast as you can

They have the worst technicians when it comes to getting something repaired and they will literally let you die. My worst experience with them was during the winter where my heater stopped working, I have a 4y/o at home and they took more than a week to get it fixed and everybody ended up getting sick later on due to the cold weather and I had to go to Walmart myself to get a portable heater to survived b/c no one cared. Now, I'm trying to get them to fix my stove which they did, however the bought the wrong outlet for it and I have been trying to get someone to come fix it for the past 3days b/c they bought the wrong thing. Nobody cares and they are not giving it any priority as it's not an "emergency" case according to them. Me not able to cook for my family for the past 3 days is not considered as an emergency case to them, and the worst part is when one of their technicians finally reached out to me after 50 calls he just wanted to joke about the issue saying, "that's why you have a microwave, you can cook everything in there, and I won't be able to send someone out there till Monday," mind you I've been calling them since friday. Progress will tell you they love your pets. The truth is, they just love your pet RENT!! I have rented from Progress for 1.5 years now. on May 12th, my first dog passed away. I notified Progress, both via their "remove pet" form online, and via phone, on May 13. Sadly, I had to euthanize my second dog on May 25. When I called to notify Progress that same day, the representative noted that my other dog had not yet been removed from my lease. She said she could not remove the pets herself, but would notify the proper party. Today is June 3, and both pets still appear on my lease, as does the $70/month charge. I have been on hold for 23 minutes now, waiting to speak with someone at Progress AGAIN to avoid any late fees or dings on my credit rating. Trust me, if I were ADDING a pet to my lease, the charge would appear immediately. This is so wrong, and I can't believe Progress is putting me through this during my time of grief. read more

I must say I am still in shock with this company. I called and viewed some of their homes. I was clear that my credit was a bit below their requirement due to COVID and some other issues but income was 5x their rent price. They tell me that it is not a problem. They take all this money, not only deny the application, they won't answer the phone or provide you any explanation. Then when you get a hold of them they state the holding fee would take 30 days to return to you. Yet the houses have been on the market for 40+ days like what is going on today in this world. This is my first yelp review, but I feel SO STRONGLY about our experience with them. First off, our house is fine and we have been there for four years. However, the customer service is absolutely horrendous. Don't expect to get anything fixed or taken care of. Anytime we've had a problem they make appointments that they never show up to, again and again. This has happened every time. We were out of a dishwasher for over a month because they kept not showing up. Thankfully we are in the process of moving out, but even that has been a nightmare. giving one star is more than being kind. this company has been nothing but a headache to us. the latest was Dec 22, 2022. This was a cold weekend, the temperature, with the wind chill, went down to -33. The furnace went bad and we COULD NOT get in touch with anyone. we called the emergency # with no help. No one picked up. We finally spoke to someone 4 days later and the tech tried to fix the problem but could not. Now we were without heat for 5 days. I have a 1 & 5 years old children, this was unacceptable. we kept calling till we had someone again. The tech came out on Tuesday, the De 27 and fixed the problem. However, he said that the problem could have cause a fire & the thermostat does not work. I called again about the thermostat, was told to call the vendor. why? It's your job to get the heat corrected. On top of that, two different people told us that we will receive CREDIT for the days we went w/o heat. But now they claim that no one ever said that. Come on, we did not make up this s$&@. We have copies of the email & text. they take all of our money for rent plus ridiculous fees, but won't help us or connect us to a manager when we call customer service. When applying to progress the process was easy and simple at first. I got approved then denied due to "identification verification." I was told I would have to reapply and was also accused of falsifying information to get the home. So not only did they not try to help some man who's 58 do a identity screening after two mess ups they denied me another code. I went ahead and reapplied like they said to do so and I would be approved again they flat out denied me! This must be a scam they pull on people! The worst company I have ever had the displeasure of working with. I wish I could give them -10 stars. No one wants to help. No one wants to answer questions. No one wants to call or email you back. Talisa does not answer questions. The company does not care that they have horrible customer service. They scammed me out of $300. I have applied and got approved for a house. Since paying my $380 for 2 applicants and a holding fee I have not heard from them. I have emailed them multiple times and have been on hold for longer than an hour twice without ever speaking to someone. Is there a direct line to contact someone? Seems as if no one is interested in following up with me and not sure why. Anyone ever ran into this issue and what would be my next steps? Thanks! read more
