    The only good thing I can say about Progress Residential is that the customer service agents and maintenance teams are great. The agents are very helpful and the maintenance guys do the best they can with what they are ALLOWED to do. When we moved into our house, we were given 30 days to report any issues that needed attention and it wouldn't be our responsibility. We reported everything we could find that needed to be fixed, a few of the things we reported were never addressed. There are things that you won't see until a few months into your lease. We moved in mid April and about a month ago we reported high humidity in the house, like really high. We noticed it earlier but we chalked it up to the amount of rain we had received as well as the Houston heat. My partner has worked in HVAC for almost ten years and after buying dehumidifiers and a portable AC unit he agreed that it wasn't something we could fix and it was a problem with our unit. The maintenance man Eulices (super awesome) came out and did what he could, which helped a bit. The humidity is still at 85-90% even with our dehumidifiers and portable AC unit. We just found an insane amount of mold growing under our bathroom sink which destroyed hundreds of dollars worth of beauty products and is overall just disgusting. All of our storage closet shelves and under our sinks have peeling paint which leads us to believe that this was a previous issue that was painted over. About a month ago we found drain fly larva in our shower. We treated it with the proper solution and they still wouldn't go away. We then realized they are coming from the weep holes in our shower door frame, which is caused by structural improper drainage. I put in a maintenance request with a wonderful woman named Stacey, but it was later canceled and marked as "resident responsibility." (Im sure Stacey didn't do this because she agreed with how disgusting it was.) I'm not sure how they expect us to fix the shower drainage system without having someone completely take everything apart. My last main issue that has been completely ignored is our fence. Our backyard is behind a new shopping center that is still under construction and the owners have not yet put up the 10ft fence that is required for backing up to residential housing. I have called Progress Residential multiple times reporting that there are rusted nails sticking out, loose panels EVERYWHERE, multiple holes on the bottoms of the fence causing unwanted rodents getting into our yard, and not to mention all of the fence panels are facing towards us meaning anyone could easily jump the fence into our backyard. Our backyard gate also doesn't close properly and is on the verge of falling off the hinges. There is also a section of the fence where the support beam isn't even attached to anything, it's being held up by the actual fence panels. There are many more issues that we have decided to deal with ourselves because we are tired of trying to get help and receiving either shoddy work that doesn't fix the issue because Progress Residential doesn't want to spend the money, or receiving no help at all. These issues are health and safety hazards and I will be reporting these issues to the proper authorities and will 100% never sign a lease with Progress Residential again.

    Do not rent from them. The properties are very poorly maintained. You'll be fee'd to death and they'll rip you off when it comes to returning your deposit. There are numerous reddit and fb pages all detailing the horror of renting from them. Don't make the same mistakes we did.

    Service is horrible. They try to cut corners on simple repairs. I asked for the fence to be repaired, I come home to find that they reused the damaged rotten wood and added a few new boards. I took for me to nearly get attacked by stray dogs for them to even try to repair the fence. I also asked that the roof is repaired due to the loss of shingles after the storm. Every time it rains I get a lot of water stains on the ceiling which will eventually cause mold to form. I have been in this house for years they refuse to take accountability for their properties. Can't cook until the sun goes down or you will be miserable because the house gets extremely hot, the unit that they are using if too small.

    After reading the reviews, I noticed most of the high ratings come from owners. Email communication often felt passive aggressive and any time I asked a simple question, I got long policy explanations instead of a real answer. I had to follow up several times just to try to renew my lease and kept getting the runaround. I eventually moved because paying rent on time should not come with that much hassle or uncertainty. I rarely needed maintenance since I handled most things myself. Getting my security deposit back took far too long and every time I asked about it, I got more excuses. They charged a 250 application fee, a 25 per person monthly service fee on top of rent, and even offered a 95 option to fast track the return of my own security deposit. On top of that, they offered to charge 495 for move out cleaning. No thanks I can do that myself. I've never ever not gotten back a security deposit. I'm not that person. Everything felt transactional and unnecessary, which honestly pushed me toward leaving. Right before my lease ended, I sent notice that I was moving. Even then, I got what felt like an automated message telling me my renters insurance needed to be confirmed for the next year. I replied saying I was moving out in a few days and still had insurance, and the response I got back basically told me to send proof or be charged 10 dollars. I am not letting anyone nickel and dime me over things like that. 10 dollars. Please quit the shit. Owners may have a smoother experience, but tenants deal with a very different side of things. Best of luck if you decide to rent from them. I will not be using them again. As a property owner and a renter, this definitely isn't the way people should be treated ever. I only have 2 stars because after 30 plus days I got my deposit back. Minus a f*+^€n 5.00 e-check fee. Yall needed that I guess.

During that time we were told three separate times that the property had been cleaned and was move-in ready. Each walkthrough showed otherwise -- no professional cleaning had been completed. We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline. I hope this feedback helps improve the experience for future tenants considering this property in Richmond, TX.

The latest incident was today when I decided to go to the office and inquire about a work order that I put in on November 1, in which nothing had been completed to date. No phone calls, no emails, or notices left informing me of what was going on. I walk in the office and I see all 3 office staff sitting in Mrs. Pats office eating chips and dip. The manager comes out and ask How am I. I responded not good... because I put a work order in last Friday and nothing has been done about it yet. I let her know that water comes into my unit every time it rains. So much water damage exist that the wall is starting to crumble and fall down. I also told her that I was supposed to have a viper done for the pest and nobody called to let me know the date. She starts looking thru the computer I'm assuming to see the actual work order as though I would make that up. Then she comes up with a story about someone coming out to repair the window. I'm I really supposed to believe that when you had to check the computer for the work order. The story now is I have to pay for the viper out of my own pocket because I've already had 1 treatment. For months I've complained about the pest and they were offering the viper then when I finally agree suddenly I have to pay for it. She then proceeds to tell me the Pest Control guys are not finding any pest. I then respond because I sweep them up I can't possibly leave roaches, spiders, insects just laying around until Tuesday when pest control comes. She then shrugs her shoulders and says that's the only way they can see them. I offered to show her my phone as I had taken photos of some roaches crawling around. I couldn't believe what I was hearing from a Office Manger. I asked for the corporate number because I can no longer deal with the lack of respect, eye rolling, attitudes, and the coverups going on in that office. She gave me a number however its not to the corporate office. So I will come here and hope that a member of the corporate office will see this and reach out to me.

I have to be on them to fix things of their apartments for future residents and/or maybe myself again. But no this place is lazy like every other apartment they don't care they care about getting through the day. Don't live here.
