My unit flooded August 14, 2021. The management company, and the Hampton Courts condo association, were both aware of PRE EXISTING, FOR YEARS, water issues in the ENTIRE BUILDING. ed initially attempted to hold me responsible. My entire carpet, bedroom and living room, must be pulled, due to feces, mold, and mildew. The condo has also tested positive for ASBESTOS, about the end of August. Since then, ed would not return calls, answer text, and when he would answer he'd state, " oh, I'm sorry, I was off today. I thought they had started the repairs." In the meantime, the tenant has been displaced, during the covid Era, and the condo association and management company, have refused to speak about compensation for displacement. ed has a hand picked restoration company, Rainbow Restoration (Mia Hanson), that has joined the fray, and lies, of Edward Oswald. My calls, text, and any communication with them has been documented and recorded. They'll continue to double, and triple, down on deception and lies, as the tenant's health, and well being, is being compromised. I'll watch, as I put this issue on the front page with local, state, and federal regulators. "It's not the crime. It's the coverup!" Zero stars!

    James M. Paul, ALPS Property Management and Steven Earnhart (their counsel), are literally stealing…read moremy property. The judge told them that they cannot collect monies from a defunct entity known as the DISSOLVED 'Tudor Park, Inc.', not to be confused with 'THE CONDOS AT TUDOR PARK, INC.', the successor entity. Our property looks abandoned with major potholes, patio fences fallen, gutters hanging off and more. The Tudor Park Homeowners are fed up. James M. Paul, ALPS Property Management were instructed by the court to release financials and the only financials they have given are the bills that we are required to pay. Several properties have sold and we have no idea about how much money was gained from those properties. They have repeatedly disobeyed court orders. We had a HOA meeting but what was not disclosed is how much money we have. We were only told that our fees are going up and what's needed for bills. We had a surplus when we hired them. NOW WE'RE IN MAJOR DEBT. The ALPS Property was accused of these same actions in other reviews and in a bankruptcy court as recent as June 2024. They expeditiously swept my property up to foreclosure by stating that I have never paid fees. Meanwhile, I have receipts FROM THEM and THEIR PORTAL has my payments listed. They have repeatedly deceived and disobeyed the Indianapolis, Indiana court system. There's more but here's the court cases so you can see for yourself; The first is the case where they used a 'dismissed with prejudice' document from a former case, literally after the entity was dissolved, dead, had no existence -to initiate a Claim in the court, to steal my home -Tudor Park, Inc., an administratively dissolved entity, Case No. 49D12-2212-PL-044382. This Case, No. 49D05-2407-PL-031420 was initiated to dissolve the JUDICIALLY dissolved (on August 30, 2022), entity Tudor Park, Inc. In this court, the judge has been very patient with them and they continue to disrespect the court, its order and the entire judicial system.

After having a negative experience with the HOA board at the Woods of Golf View in Orland Park, I began looking into the Illinois Condominium Property Act (ICPA) and the HOA bylaws. First I asked for a printed copy of the bylaws. While I did end up getting a copy of the bylaws, their email responses include phrases such as " I can't believe this is such an issue", " I will not continue to go back and forth" , and "the matter is dropped". As I discovered that the HOA board was not following the ICPA or the association bylaws, I asked for a copy of the board minutes from 2022-2026. They were quick to respond that minutes were posted on the portal. However, 2022 and 2023 were missing. I sent another request for the missing years. I recieved a quick response stating that the declarations do not need to be followed and direct any further questions to Jean. I sent an email to Jean an email requesting the minutes and I have not received a response. That was over a week ago. I have not received the minutes. In communicating with Jean directly over the HOA not following the bylaws and holding meetings as directed, I was told there are not any meeting planned and our board is more transparent than most. She then informed me that all of my questions were answered and the matter is dropped. I am still waiting for a response about the HOA not following the ICPA and the association bylaws. While I do not expect the management company to be responsible for making sure the HOA does what they are suppose to do, I do expect their responses to be professional and concerns addressed.
