Been working with cardinal for about 5 years ! They have been remarkable is there handing of our association ! Helped us choose the correct vendors gives us a endless network of top professionals ! They also have a great staff who is very patient and respectful ! As the president of the board any time a resident has a concern that gets to me they quickly rectify the situation ! While the responses via email are quick, the wording of the responses are condescending and unprofessional. After having a negative experience with the HOA board at the Woods of Golf View in Orland Park, I began looking into the Illinois Condominium Property Act (ICPA) and the HOA bylaws. First I asked for a printed copy of the bylaws. While I did end up getting a copy of the bylaws, their email responses include phrases such as " I can't believe this is such an issue", " I will not continue to go back and forth" , and "the matter is dropped". As I discovered that the HOA board was not following the ICPA or the association bylaws, I asked for a copy of the board minutes from 2022-2026. They were quick to respond that minutes were posted on the portal. However, 2022 and 2023 were missing. I sent another request for the missing years. I recieved a quick response stating that the declarations do not need to be followed and direct any further questions to Jean. I sent an email to Jean an email requesting the minutes and I have not received a response. That was over a week ago. I have not received the minutes. In communicating with Jean directly over the HOA not following the bylaws and holding meetings as directed, I was told there are not any meeting planned and our board is more transparent than most. She then informed me that all of my questions were answered and the matter is dropped. I am still waiting for a response about the HOA not following the ICPA and the association bylaws. While I do not expect the management company to be responsible for making sure the HOA does what they are suppose to do, I do expect their responses to be professional and concerns addressed. read more

Nothing is taken seriously. Approve things without talking to board members. Delayed with communication or no communication and work being done on property. So much more but the basics are not met most times. read more

I am currently living in a rental property managed by Cardinal Property Solutions. I hav had a v horrible experience with Cardinal Property Solutions this past year. They don't properly communicate with tenants.. They don't answer their phone, only communicating via emai! In iwhich is often ignored or not clear addressed by management. Had I known what I was getting into, I wouldn't have purchased a home in a community managed by Cardinal Property Management. Incompetence from the top down, total disregard for rules and law. The absolute WORST, kept losing assessment payments due to their systems issues. Unresponsive to massages. Closing dept contact is Christine and she's rarely available and slow to perform duties required to close. This nightmare company in conjunction with Homewood Terrace condo management contact Gina demonstrates complete worthlessness and lack of professionalism. These organizations were such a bad experience I'd Never purchase a condo they manage. Again, just to remind people not to use these people!! They do not return calls nor emails. They have made a minor situation a pain to me and my tenant. When I have questions, they do not respond nor explain!!! They are useless!!! Especially Yvette! I am sorry that the board has chosen this group to manage the complex. My property is ran by Cardinal Property Mangment. I have not liked their service since day one as our original property manager was rude and very nasty to people. Then this year I found out we have a different management person in which they did not advise us that our property management fee went up $10 did not get an official letter and coupon books were not showing the increase. Don't know haw they are still in business. read more

Anyone looking to hire this company to be their properties management company BEWARE. The customer service is the worst I have pretty much ever experienced. I have been trying to get ahold of the person in charge of my property Yvette for 4 business days. I have called 5 times, sent an email with my concerns. Last night after trying to get a hold of them again instead of calling me she left me a half assed email addressing one portion of my many concerns. Tried calling this morning, nothing. Someone else on staff finally sympathized enough to put in a work order for me, however that isn't the end of the issue!!! The is NO Communication. Dump to voicemail over and over and over. Asked for a supervisor, dumped to voicemail again. God forbid you had a serious issue, your unit would be condemned before you got a response out of these people! read more

I've worked for a commercial property management firm for years and if I treated tenants/building occupants the way that CPM treats their homeowners, I'd be fired. I've had interactions with CPM on multiple occasions and its the same every time. I'm not here to complain about the rules of the association because I am aware that the Board sets the rules for the community. But I will say that when I have questions about the rules or ask for further explanation and I call CPM, they do not answer pleasantly and are immediately on the attack and defensive. Relax its a question, I'm not challenging you! I asked for the President of our Board's contact information and I was told "if you want that information you can email me your question and i'll send it to the President." Thanks but no thanks, I am more than capable of emailing the President on my own, and if the President has such an issue with giving out personal email (understandably) they should create a gmail (hey, its FREE!) account to address homeowner questions only. Ever try going to CPM's office to get something? It's like a fortress getting in there. What is the nature of your visit? Who are you visiting with? Geez, I'm not even through the door yet and your drilling me like I'm bothering you! And is it so difficult to get face to face with someone because you are so disliked by the very people who pay your salaries? Hmmm. As part of our homeowners fees, we are paying for your SERVICE. That means you treat me with RESPECT and pleasantly. Just because you are the rule enforcer doesn't mean you are supposed to be unapproachable. I had to laugh at your rebuttal, Richard Jasek, telling everyone to come to you with issues with your staff. You have the same attitude as they do, so its no wonder you are an insufferable group of people to deal with! Maybe if you enjoyed your jobs a little more, you'd be more approachable and work with us homeowners instead of railroad us to the ground whenever we reach out to you guys. I echo the earlier comments: unhelpful and rude. In fact, I was actually yelled at on the phone by Christine and Heather at one point because I asked why I had to pay an extra $300 for them to fill out closing documents for me. I was paying them $18 a month as it was to do nothing for me, and now that? Once my washing machine was broke for 5 weeks before someone came out to fix it. I had to start babysitting and calling them everyday to make them remember to schedule an appointment to no avail. I still can not believe the incompetence. Thank god I am out of there. Also, the person that put they have poor communication couldn't be more wrong because they have NO COMMUNICATION! I had several complaints that I filed, and I had to call back each time to find out what the status was! You have my number, you have my name, I am paying you, call me back! Standard customer service would require you to respond to your homeowner's phone calls and emails. And he aims to provide the best?! I've never had so many emails and phone calls flat out ignored. Cardinal management is the worst. As like the other reviews. They dont take care of the problems that the unit owners have. They keep blowing people off and telling them that a repair will be made but nothing ever happens. You can call an call them with no results. They cant even give you a date when the repair will be done. It takes months and months of calls and emails it's just a waste of time. No wonder the properties are not going up in price. Unit owners that belong to cardinal management beware worse company ever. They dont do anything but sit in their office and blow people off when they call. Useless!!! Whatever you do, don't hire this management company. Our condo association has Cardinal and I wish they would get rid of them. They do nothing but raise our assessments and cost us money. We had two service contracts, garbage removal and laundry, that were going to expire. The unit owners wanted to look at other providers to see if we could get a better price. We couldn't do that because the contracts automatically renewed since Cardinal did nothing. Cardinal contacted both companies stating we wanted out of the contracts and were told there was nothing that could be done because Cardinal didn't contact them prior to the automatic renewal date. something a reliable management company would have known and done. We needed to have some repairs done on our building. We got various quotes and decided upon a company to do repairs. We weren't able to hire the company we wanted because Cardinal took it upon themselves to hire one of the other companies that had the highest bid. The work took forever to be completed and is already falling apart. You can never get a hold of your representative. No matter what time you call, they are never in the office or available to take your call; nor do they ever return your call if you leave a message. There is no one there after hours. You get an "emergency after hours number" which is useless because the people you speak to aren't helpful nor do they know who to contact. The office is closed on the weekends, so again, if you need to contact someone in an emergency, you're left with the emergency after hours number. read more
