The apartment itself is great but the people in management are horrible.. They wait until you move in then find every reason to try to get you out. They nag all day about anything on the property but then when you go to them for help they can't help. Let me not forget to mention racist! If you're black please save yourself the hassle. They will target you. They tried to charge me 12 PREVIOUS months for a parking sticker the SAME DAY I got a parking sticker. I had to call them to tell them how they were wrong and Paul said he would credit it back to my account. ( I had to pay it at the time to avoid a late fee of rent). After going to Paul 3 times he finally applied it to my account. I made my opinion on something ONCE never had any problems or violations before hand and after demanding my money back everything went left. They didn't let me renew my lease because they "wanted their apartment back." There was no valid reason for them to put me out that's why they waited until my lease was over. Then when I moved out the lady Monica didn't even do the inspection with me. She told me I can just go then sent me an email full of charges after I asked when will I get my $875 deposit back. I was charged $750 for 'repainting of walls'....white walls that I have been living in 3 years were supposed to stay spotless? plus they paint ANYWAY when ANYBODY move out. Then tried to say my apartment was left dirty . When I swept and took everything. Including the brooms plants and dirt pile in this pic . Mom of 1. I've lived in this property for a year and a few months now. Ive had the worse experience with their managment the entire time here. Ive made multiply maintenance request to the management company about holes in the floors since day 1. It took them 3-6 months to come out to evaluate what I was referring to, then took an extra 2 months to fill in the holes they felt needed sealing. Still to only have holes in the place almost 2 years later. I put in a request a month ago from today because I was having an insect. problem, they sprayed. Yesterday, my son picks up his bottle and toys with an extreme amount of ants running across them. I put in a maintence request because I knew the issue wasnt about the house being sprayed, it's about the floors needing tailoring. I wasn't home for the maintenance guy to spray the home and he couldn't enter the home due to me having to change the locks because someone in the neighborhood was tampering with my door.( of course the management company would have caught the person if the cameras they installed had been working, but still the cameras do not work) which I was told a year ago they would fix them. Today, I call to speak to the manager and he decided to tell me that spraying the home isnt in the lease, but I'm pretty sure fixing major flooring issues is. He then proceeded to tell me, "I should find somewhere else to stay," because my neighbor doesn't complain. As if, my neighbor and I live together or my neighbor has a 2 year old he is protecting and providing for. Bugs should not be able to entire through the floor, I should not be able to see the ground through the floors either, nor should my son be around bugs in his own home. read more

The repre of this company is 100% horrible. The property managers I am meaning. Not an ounce of professionalism, rude to tenants, emails and in person alike. No answers whenever problems arise, and get this was actually told by the GENERAL MANAGER of the Highrise that something "Was not his problem" when I asked why is it the middle of the month and I don't have my mailbox key for my new apartment. Mind blowing experience with the terrible unprofessional behavior. If I could give less than one star I would but this company needs to be revamped from ground floor starting with its general management. Even upon viewing the apartment my experience at 3251 St. Ferdinand St, my experience here has not been so great. No one showed up to show me the apartment when a viewing was scheduled. I scheduled to leave work early to view this apartment and waited forever and to no avail, no one arrived or even called to tell me that they were running late and didn't communicate any details. There is no office on-site so I called and eventually got a viewing at like 8:30 pm. The only reason to give a star besides having to put one for a review is the price. With that being said, you get what you pay for. Sure this place is of new development and you would think the maintenance would be quick to fix things but let me tell you all that glitters is not gold. You cant get a good grasp on this neighborhood looking at the pictures but if you enjoy the sweet exuberant sounds of gunshots and all the glory of a good old fashion gang war, YOU"VE FOUND THE RIGHT PLACE. SURE there is off-street parking which they started off offering for free inside their oftentimes than not are left open and then started charging residents to park. Hey, you can park on the street for free if you don't mind a broken window or two every now and again. Yes, there are cameras but to monitor you not whoever might break into your vehicle. There are on sight laundry rooms. Which they added an app that you don't have to put quarters in it and that is great but machines are limited. Always wanted a place with tankless water heaters? This is the spot. The greatest thing about the water here is they pay for it. That's right it's included with the rent. How much do you enjoy lukewarm showers in the wintertime? How much do love the joys of only having a hot shower in the summer? The dishwasher is always hot though. When they finally fixed the heater after like a year, the heater worked great! Do you like seeing a drug deal go down and a residence that always smells like weed? Do you like thin walls as well? Like to hear the arguments and fistfights of your neighbors or hear the door slamming all day? Do you like parties and second lining at 2 am? You got the right place for that too. Need to file a complaint? It's easy enough to pay your rent and file one but nothing will be done about it. If they do something I assure you it will not be resolved. Are you a pet lover? They have plenty of dog poop that they try to regulate by charging residents for not cleaning it but that does not resolve the issue. People with pets (some) are nasty and don't believe in leashes and one ran into my car and threw up in it. OH, HOW DELIGHTFUL! Like to walk and see a pile of kitty litter that been sitting there for almost a year? OR do you like viewing a person just dumping dog poop out of their apartment patio door onto the tree roots. I would give this property 0 stars if I could. I have not lived in my apartment for 6 months and I have had MAJOR issues that management has been very nonchalant in addressing. 1.) my apartment number was not anywhere on or above my door and when management was informed, they put a LASER PRINT LABEL on my door! I followed up on when I would be getting a door number since this has been going on for MONTHS! I FINALLY got on a few weeks ago after being here since October. 2.) I had NO fire alarms in my apartment and had to request them. 3.) My AC/heater system went out and this was in the winter when the temperatures dropped and there was a freeze. In short, management told me it would be fixed by the next day and when it wasn't, I went to the property manager who said she didn't know when it would be fixed. Needless to say, they are never on the same page and my heat didn't come back on until two days later 4.) Lastly, and the reason I am writing this review. My was water cut off TWICE- FOR NO REASON!!!!! The first time, maintenance cut it off due to mislabeling and was able to cut it back on. It still shouldn't have been cut off in the first place. And most recently, yes, MY WHOLE METER WAS TAKEN MISTAKENLY BECAUSE THE METERS ARE NOT LABELED!!!!!! S&WB could not fix the issue that day so I had to be without water for almost 24 hours!!! I have had to make other living arrangements because of this!! And these people who are so called management said WE had to call S&WB. Granted, the meter should have been read by S&WB but the meters need to be labeled CORRECTLY!!!!! Save yourself the trouble and DO NOT live here. And for all the criteria they require of people to live in their properties, there should be NO issues but as you can see, that is not anywhere near being the case. read more

Super unprofessional housing application process - I applied to one of their properties after a self-guided tour, paid the application fee, and then never received any acknowledgement or receipt of the application. Followed up with a call after eight days for an update and left a clear voicemail, never heard back, zero communication. Felt like highway robbery I would never consider renting from them in the future. read more

This has been the worst living experience I have ever had. I have had rats, roaches and mold. DO NOT MOVE in any Prytania Properties or deal with Jami Comeaux. The apartments themselves aren't too bad. Small but modern units are reasonably priced, and conveniently located, management on the other hand is the worst I experienced in 20 years of renting. All maintenance requests must be submitted online so if something comesup on a Friday after office hours expect to wait until at least Monday to get the issue resolved, and let me tell you, a weekend in NOLA without AC isn't fun. There is no maintenance number to call only the property manager, Jami Comeaux. If you are lucky enough for her to answer your call don't expect much, Jami is about as worthless as they come and I've had some bad property managers in my day. Don't expect her to answer your calls, return them, or remember anything you tell/ask her. Once she went on vacation and we received an email prior to her departure informing us to call 911 for an emergency because she wouldn't be available. Really? If you decide to check out the units and Jami is still managing run, don't walk away. Trust me there are better options out there. Happy to not be living there anymore. read more
