I was amazed how quickly he was able to get both transactions completed. The condo was listed at the end of January and in a couple of days we had a firm buyer. This was in a building that had similiar properties that were on the market for weeks or months. Ours was in contract in a few days and closed 3 weeks later. It was the fastest sale of a property that I've personally experienced in my life. Once we had a buyer, Shane focused on helping us negotiate buying another investment property. We found a house in Henderson. The house had just been listed and by the time we were able to get an appointment to tour the house (Feb 10) there were 4 or 5 other interested parties. We liked the house and Shane advised us what to bid. Then we waited, but Shane was working behind the scenes negotiating with the seller's agent. With his skills, he was able to get the seller's agent to accept our bid over the others. It didn't stop there. Once we got the appraisal and inspection reports, Shane was able to get the seller to agree to the lower appraisal amount, saving us thousands off the asking price. We closed escrow about a month after our initial tour of the house. Shane coordinated and negotiated everything for us. Even worked with the lender that I had chosen. He certainly made both transactions go smoothly. We wouldn't think of working with a different agent when we're ready to buy/sell property.

    We have not found one SINGLE issue to complain about, Nuri our property manager along with Nancy…read moreand the rest of the Stout Team that are on site almost 24/7, we have armed and unarmed guards on duty and as a resident that has security cameras I will tell you the guards make rounds constantly and they are amazing. People keep commenting that these APARTMENT homes are expensive and newly upgraded. Folks this was intended to be a much higher "high rise" there were also suppose to be multiple building las on site, but do to the horrific recession in 2008 the owners lost funding and the building sat unfinished. Then in early 2009 the building and lands sold at auction the firm that owns the Echelon hired a few Managment companies and had a rough time at first but then they hired Stout and that's all it took. They got stuff back on track. The building aren't upgraded because they don't need to be, THEY WERE BUILT THIS WAY, the smallest unit was selling for $1.8 million. Take that into thought 1,200sq ft! That's Vegas money folks. There are only 62 units in the building in NO WAY is this a rental money making goldmine. Most of the units are 1 bedroom and 3 bedroom however there are three penthouses of 4 bedrooms and numerous studios as well as lavish two story studios. The units are all full of the most lavish amenities; there is floor to ceiling marble in the shower, we have a massive I MEAN MASSIVE Jacuzzi Brand soaking bathtubs and marble everywhere, we have beautiful shag carpet and the appliances and equipment is all high end. All the units all have massive utility closets with huge huge high efficiency quick heating hot water heaters and are peplumed and wired for in unit waters softeners, we have a trash compactor a wine fridge a MASSIVe chefs kitchen featuring all Bosch appliances, compete with a five burner marble counter mounted stove top also with a huge convection microwave double stacked full size Bosch automatic cleaning ovens, yes OVENS TWO!!!. The fixtures are all high end. People if you get the chance to call this home you should! My husband and I don't plan on leaving ever. We are on a higher floor we have an amazing Mountain View, all the units have massive sliding glass DOOR WALLS! Yes like entire walls that slide open to our 1,110 square foot wrap around balcony. You read that correctly 1,100! Our unit is a 3 bedrooms 3 baths with a full computer nook a walk in closet the size of most studio apartments lol and so much storage you will not have a hard time storing your things with a total of 2,100 square feet! As well all units include two secured and permanently assigned parking places in the underground garage. We have also huge storage rooms you can rent and we have two units that we were able to move all of our items in our offsite storage to our building and have it just downstairs in the basement eliminating the need to rent a van or truck to get stuff we need out of storage and it's saved us $100 a month. They building has a STAGGERING 17 DIFFERENT FLOOR PLANS, apartments don't offer that. Back to what I said these were suppose to be lavish high end high rise homes. I'm writing this because we sold our home and stepped away from the shackles of being a homeowner and we sold a multi million dollar home. Finding a place to meet or lifestyle and taste was ROUGH VERY VERY ROUGH even for Vegas, because we had to live in the NW it's just home to us and there wasn't anything like that up here. All I can say is if you're blessed enough to stomach the lease payment and you can get lucky enough to get a unit, also keep in mind it may mean you need to take a unit you didn't want and ask to get on the waiting list ASAP to get the unit you want. We did that and two months later we got our dream unit. If you want the best service that you can be pampered with and a home that you can make your own then Echelon is it. They have approved us to repaint. We also have painted other rooms and accent walls, we've been allowed to change and install some of our beautiful high end Swarovski light fixtures and chandeliers. The units are 100% fully wired, fully wired for Cox, DirecTV, Century Link, the units are all pre wired for an alarm, there are CAT5e plugs everywhere so you can hardwire your networked electronics allowing them the fastest most extreme connection. There is a massive commercial dish on site and every unit shares it so there is no ugly satellite dishes all over the place. Echelon is the EXCEPTION! You won't find many building or if you can even find one ever again like this. What we've discovered living here is most people don't leave because they aren't happy, the truth we've learned is that most move because it's expensive it is so let's not lie. But I'm telling you it is worth EVERY SINGLE PENNY! It was intended to be sold as single units offering the finest amenities and the high life of NW Vegas and the surrounding so why not make it home!?

I got trapped inside their elevator and their so called emergency call button goes to some answering service that can't even call 911 ; so I had to call 911 myself it took the firefighters over 30 minutes to get me out; I think the city of Las Vegas should send the bill probably $10,000 for use of fire truck; equipment ; and 4 firemen's salaries. DONT MOVE HERE if you can't afford to buy your own house/condo !!

I applied at a rental property( for 1300) Friday the 10th and they said no other applicants. They also mentioned the office is closed and they won't start working the application until Monday. Meanwhile the whole weekend documents are being requested from their office online chat bot. Not to mention the agent had me fill out and application on the company website for 75 dollars to come back 15 mins later to say she sent the wrong information and I needed to apply thru a different website which also required a 75 fee. So now boom that's 150 dollars gone within mins. Back to the application, so by Monday the 13th I'm feeling hopeful because their chat bot said it had all documents . The agent calls and says they now want 1650 for rent less then 24 business hours from my application. Mind you no denial of my 1300 application. Then the agent said she felt bad so she was going Zelle me my app fee for the second application and I still had to wait for my 1 refund for the wrong application to be processed. This company is very scammy. The property was ran down . 2 inoperable cars in the parking spot during showing. Security gate to the unit was broken . And weed smell but they want to do application fraud and jump the price from 1300 to 1650. Puhlllleeeeaasseee!! Don't do business with these people!

It is always reassuring to know that they are only a phone call away and any issue can be addressed effectively, efficiently and expeditiously. We don't really remember how we found the PM Firm but we are very satisfied and glad that we did! We would recommend them to friends, family and anyone on the hunt for proper rental management.

Despite far surpassing the requirements of 3x rent and 650+ credit score, we were denied the ability to apply. The agent used our bank statements as the reason for rejection, but it did not add up at all. There are clearly discriminatory leasing practices happening here. They also ask for sensitive financial information outside of a secure mailbox, so please be wary! All in all, I'm happy I did not get far in the process because it would be a gamble down the line. There are a handful of individuals who have reviewed this business on Google who have had a negative experience. Unfortunately I would not recommend properties managed by this group as they will deny you regardless of meeting requirements. Not sure what the bias was but there was definitely more to the story! Sadly a waste of valuable time and energy.
