Please listen to everyone else on this, this may be the worst apartment in Knoxville. They will happy close amenities for "renovation" and still charge you for them while leaving you without a gym. If you get locked out you are SOL because no one will ever come. Your AC unit will randomly break, your dishwasher will smell like shit and not work, your toilets will back flush sewage, your room will have lights right outside the window that never go off, your rental car will get towed, you won't be able to walk anywhere, and more. I can not stress enough how BAD this place was. I lived in Hess and Cerrick the two worst dorms on campus and they blew this out of the water. Please please please do not sign a lease here, you will regret it for the price you sign for and you will regret it when they jack it up on your resigned lease. read more

They have very few visitor parking, with many of the visitor parking spots not in use because there is construction in them. They tow ACTIVELY. They make it a terrible experience for anyone trying to visit you. If you want to go see your friends, significant other, or family in Quarry Trail... DON'T! Have them stay with you. Don't live here it isn't worth it. I know there are some glowing reviews on here but we have nothing but struggles since living here. When we moved in we expected freshly painted walls and clean living spaces but we were met with a disgusting amount of trash and filthy walls. It took us 3 days to clean and the management even after receiving all documentation took our paint and fixed nothing. Maintenance are kind people but the actual staff are trash. Wifi goes out during exam week consistently. The outside of the apartments have broken shutters and leaking windows. The floors are not level and have many gaps from poor floor installation. The appliances break easily. The washer and dryers are older than the property and have new face plates to distract from that. The baseboards and ceilings are water-damaged and were never painted. The walls have dents and holes and hair painted on them. The vents have never been cleaned. The AC units are right outside your window so all you hear at night is loud fans. The doors and windows have broken seals. The bathrooms are riddled with mold and bad caulking. The stove didn't even have drip pans when we moved in. They don't answer calls at the office and hang up if they don't feel like talking. And more..... I'd also like to add that despite emailing this list of things wrong they still have not fixed nearly anything. If you like a DIY job gone wrong looking apartment for upwards of $900 PER PERSON you would love it here! read more

Awful management, staff, rooms, and amenities. Seriously live anywhere else. Dorms are better than this place. Don't invite friends over, they will get towed. Don't expect to feel safe at night, maintenance men will come in at 10pm to "paint". Don't even try to workout, the gym will be closed for Lord knows how long. Don't expect to have a civil conversation with staff, you will immediately get shot down. Don't expect to even feel healthy either- the old vents and black mold will make you feel sick 25/7. Absolutely insane management. Complete renovation with less than 16 hour warning. The "notice" said to expect contractors to replace floors in the living room. They entered our room without knocking to attempt to rip the floors in the bathroom out. We called the front office and they said to tell the contractors no. However, the contractors had already started on two other bathrooms. They took all of the toilets out and have taken all of the flooring out if the apartment. With no warning. The managers of this property have absolutely no respect for tenants or their space and belongings. Absolutely do not live here. You can get much better for less money. read more

This complex has been a nightmare from day one of move in. Management does nothing to fix issues that come up. We've spent $200 on cleaning supplies and a minimum of 18 hours deep cleaning. The air vents are clogged with dust and sticky residue. The smell in the place has caused clothes, linens and towels to smell. The dryer vent hose is broken and completely clogged. We've submitted urgent maintenance requests due to extreme fire Hazzard and have been told they're not doing requests at this time due to new move in rooms being prepared. Office staff is rude and never helpful. I could go on but you get the idea. I would never recommend this complex to anyone. read more

Absolutely has gone down hill since I moved here. WiFi outages, fire alarms, poor parking, lost mail, infinite dust, new "upgrades" that make water pressure worse to save their own ass. The trash service skips us, and maintenance lacks notice before barging in. New management sucks do not lease here ever. Oh and there's roaches and rats! read more

This complex should be avoided. Posts on the unofficial UT parents FB page warned the leasing companies were sending out renewal emails showing the new lease payment for next year, but once you accept it, even within the same hour of receiving it, you may or may not get that rate. I warned my husband to pay close attention to his email and to complete the renewal as soon as possible as the leasing companies were implementing renewal tiers. He completed the renewal process this year and we thought we had everything locked in. He received another email from Quarry Trails indicating that the renewal tier that he submitted the application for was already full. The email indicated that the renewal could not be processed unless he accepted the new lease payment on the next tier, which of course was a higher amount than what he originally agreed to. So, he had to accept the revised amount or risk losing the apartment for this past year. Housing is at a premium right now and since we don't live in the Knoxville area, if we wanted our student to attend UT, we had to accept the renewal rate. Now, we have been billed $200 for a flea treatment because our daughter is the only roommate who had a registered pet. Other roommates who had lived in the apartment and did not register their pets/foster animals or had friends that visited with their pets are not being held accountable. Also, they are taking the current roommates word that the flea "infestation" is coming from our daughter's room, as her door has been closed and locked since Saturday, May 17th. They reported it 2 weeks ago, QT called our daughter last week but they sent the pest control report dated today 7/14/2025 which of course "supported" what the roommates reported. I guess her now former roommates must do pest control on the side to be able to report to the office that the fleas came from her room which was the only bedroom on the other side of the living room. They must have great microscopes to see fleas moving across the vinyl floor to the opposite side of the apartment. The community manager, Jess, was rude and dismissive to our daughter and was passive aggressive and condescending to me on the phone. We provided time and date stamped photos from the apartment that showed other pets were in the apartment per her request, but Jess said that our daughter was the only one with a registered pet. I guess you best bet is to not report pets so you don't get stuck footing the pest control bill. I have already sent emails to our state representative and state senator to report their leasing practices. read more

This is my first year staying at Quarry Trails. I am so thankful I chose to stay here. It is close to campus. The gym is a great size for an apartment gym. It has all the necessities for completing a workout. The employees at the leasing office are so nice and reliable! This is a fairly quiet complex which I like and it is well managed. The maintenance staff if really good about fixing issues in units as soon as they can. They are reliable and a really good price for all that you get. My first time living in an apartment and it's really nice. read more

I lived here for most of the 2019-2020 school year but unfortunately had to move back home due to the pandemic. I really enjoyed my time living at Quarry Trail! I used to live in another student apartment complex in the Fort and this place is MUCH better. The staff members are very nice and the place is much more organized that other student apartments I have seen. All of my maintaince requests were completed in a timely manner. Also, my window blinds were damaged on the day they came in for inspection, and when I got home from class I noticed they had replaced my blinds without being asked, which was really nice! The area is relatively peaceful and quiet compared to the hussle and bustle of campus/the Fort. I love the fact that there is plenty of parking and that there is a free shuttle to campus. I also really enjoyed the free snacks and coffee they had in the lobby, and all of the fun events they had throughout the year. The rent was very reasonable for a student apartment as well. The only negative incident that occurred was that my car was broken into at one point (along with several others), and the staff said there was nothing they could do because there were no cameras in the parking lot. However, after that incident I believe they hired nighttime security, and it hasn't happened since. Overall, living here was a great experience and I would highly recommend Quarry Trail to any UT student! read more

HERE. the office staff is TERRIBLE. my apartment has had mold in the vents since August 2021 and after notifying the office, they said that they'd clean and change the filters, which still has not happened and it's now November. we are now dealing with a flea problem and the office said that they'd get pest control to come to our apartment. they did not notify us when pest control would arrive until five minutes before and said that we were supposed to have nothing on our carpets and no pets in the apt so we couldn't get the treatment that day. the next week, they said that pest control would come back and we would have to leave our apt from 11 am to 7 pm. after cleaning our rooms and relocating our pets, we learned that pest control never came. management is astonishingly incompetent here. there's also a bunch of rats. don't waste your time or money. this is the worst student housing option out there. if you have any issues while living here, figure it out on your own, because the office won't help you. read more

We showed up to move in and the place was trashed. They didn't clean anything and there was paint splattered on the floor from the poor paint job. The people in the office are nice & the gym is good to have around. The pool is fine but there's always a million people around it getting drunk and being too loud. I got charged for "damaging" things after I moved out when I didn't damage anything. Not horrible, but expectations were a little to high for the result. read more

UPDATED from 3 months ago TLDR: The front desk is poorly trained and mean as a snake. The apartments themselves are good.... I've lived in QT for a couple months now and the apartment is great. There's a big closet and a bathroom as well. The remodeled gym is great and so are the maintenance people! With all the great amenities comes the rudest front desk staff you've ever met. Allow me to give a personal anecdote. While sitting on my balcony I watched a person (non-resident) park a possibly stolen car and abandoning it (no license plate, windows busted out, etc.). After bringing it to QT's attention (telling them that the car was illegally parked, with no parking pass and it needed to be towed) I was told multiple times that they would, "get to it when they get to it". After nearly a week, I posted a picture on my Instagram story, bringing the public's attention to it, and Quarry Trail promptly towed it. It's sad that it took multiple requests and me having to go public for them to do something but alas here we are! I don't have enough characters to talk about how they try to up-charge people who are subleasing, how they are everything but kind when you have talk to the ladies at the front desk, and that they allow people to deal out of their apartment complexes. It truly is crazy how bad QT has gone down hill. I heard old legends talk about how great the staff use to be and how they did these crazy cool giveaways all the time. I had not had any troubles or complaints with Quarry Trail until someone tried to cut my catalytic converter off of my truck one night. I filed a police report and all but when I asked Quarry Trail what they were going to do to upgrade security so it would not happen again, their answer was that they were NOT going to do anything. This was extremely frustrating considering I had a friend that had his vehicle broken into once there too and they didn't respond then either. Safety was not a priority then and is still not now. If you were going to live at Quarry Trail and safety is a priority to you, I would tell you to look elsewhere. Quarry Trail obviously does not value safety and security. read more

The gym is amazing and has everything you need, the pool reminds me of a resort, and the apartments themselves are very nice. I'm giving 4/5 stars because the office staff is helpful during office hours, but after hours does not really do anything unless it is an emergency. read more

I will have lived at Quarry Trail for 2 years and they do a lot to help their residents feel more at home. They have a gym that is open 24/7 and newly installed study rooms in their clubhouse. They just put in a dog park, but it's mulch, probably not the best thing for doggy paws. But overall so far it's been great. read more

I want to express my extreme dissatisfaction and complaint. My daughter attempted to move into the apartment complex on 8/15/21 and the carpet was dog urine saturated and destroyed by previous resident. We spoke to the office about this with no solution. We had to put our daughter in a Hotel for 3 nights waiting on the apartment to be ready to move in. We did not and still do not have a key to secure personal belongings. We remained patient working with your facility to get the carpet replaced and the walls finished where they were also not finished. (I have pictures date stamped to show). Working with you it was agreed verbally over the phone to reimburse us for the hotel stay waiting for the repairs. The carpet was replaced Tuesday 8/15/21 but was informed that the paint shipment was not filled. So we spoke to the office to match the paint and purchased and painted ourselves. By Thursday 8/19/21 we had the apartment in a condition livable with new carpet and newly painted walls. Today 8/20/21 someone went into the apartment with no notification and took apart all things and moved all of my daughters personal belongings including her jewelry laying all around the floor finding a that the carpet was replaced a second time that was in worse condition than the original replacement. Needless to say we are less than satisficed with how this is being managed and are put out from the disruption of personal lives. My daughter still has not received a key to secure herself safely or her personal belongings. Her apartment that was in satisfaction was destroyed without notice by the facility. No one can answer to these issues or suggest how this madness will stop. Why would you replace carpet twice, why would you interrupt a residence without notice? This is all unacceptable. I am asking that someone with some decision making authority contact me personally to discuss how to resolve. And no one will respond from the Cardinal Management Company. read more

The management here is TERRIBLE. We recently received new appliances (dishwasher and washing machine). First off, no one in the apartment recieved an email notifying us 24 hours before hand about the entry of our apartment the next day (as promised in our lease contract). Secondly, there were multiple damages left by the moving company such as spilled daiquiri mix all over the wall, a hole in the wall, rips in the couch, and on top of all this, the dishwasher they installed didn't even work!! Not to mention, the moving company stole $200 worth of electronics. When I told management about all of this, they simply said "I'm sorry for the inconvenience" and essentially told us if we want anything done about it then we have to call the cops. After further consulting the better business bureau and Yelp reviews, I realized I was not the first person to get manipulated by quarry trail student living. I really liked living here! They raised their rent, but they did a lot of nice renovations of the club house and pool area. They also have updated apartments which is nice! I've never had any super bad issues here (had a few bug problems but the exterminator came and it's all good now). Overall, I enjoyed living here. read more
