Now i must wait for a empty laundry machine in the North Building because the people from the South Building must use the machines because the laundry room has been closed for months due to a rat infestation that reeks. There was a fire across the street too. The fire alarm did not go off. Then they do random tests in my building. I have lived here for a long time. The location is great and I love my apartment. This used to be a such a nice place to live. Management was on top of everything and they were nice and friendly. Since the new management took over, things have changed for the worse. Horrific decline in apartment quality and management over the last year (2024-2025). The rat infestation first reported in September is far from resolved, and has resulted in the building needing to tear up the entire ground floor in the south building - leaving the laundry room, gym, and sauna/spa area (which was never fully functional anyway) entirely unusable. Management has dodged culpability or honest communication with residents, calling it "an issue" that they are "working on" with no anticipated end date. It's been a couple weeks of residents needing to shlepp their laundry across the street in the dead of winter. And the ground floor reeks of rat feces. During the first week of March, there were 2 fires in the South building, one of which started on the roof which surprise, is also under construction (and has been for several months.) Smoke made its way through the vents and reached the ground floor before the alarms even went off. Management later blamed the fire on a resident who had "ignored the construction signs and gone up there anyway," entirely ignoring the fact that they knew the "small fire" as they later called it (pics attached) was happening and failed to notify residents to evacuate. The stairwells were flooded. A massive parking lot construction project last year also caused the parking garage to be closed for "many months," and was announced with only about a week's notice before Thanksgiving holiday. Finally, after depriving many residents of a place to park for the entire winter/spring, the work was done and a lot repaved, only to have a pipe burst and a sinkhole erupt in the new lot. Management might respond to this with some excuse, but the truth is, there is none. Yes, construction can be unpredictable. However, maintenance requires contracts with end dates, it requires adherence to building and fire codes, and there is absolutely no excuse for negligence. Keep your residents informed and own up to your mistakes. Rather than telling residents "we can move out if it's so bad," respond with the empathy and honesty that we're paying you as staff to deliver. Be careful not to accept at face value management's presentation of the South Building "sun deck" or the laundry room facilities in that building. The roof has been under repair for months and recently a fire broke out that required residents to evacuate and for the Fire Department to pump so much water that it leaked into apartments on the floors below. The laundry room has been out of service for months. South Building residents trudge through rain, cold, and windy days laden with large bundles of dirty laundry to the North Building where there are too few laundry machines to accommodate everyone's needs all the time. South Building residents often have to wait for a machine to free up and then wait until it has cycled out to get the clothes quickly into a dryer. This is in addition the chronic rat infestation which has been featured on local DC TV, and the rash of car break-ins in both building's parking lots. read more

I've lived here since summer 2021, and if I could remotely afford to move I would. Two stars for the location near the metro and because maintenance has quickly replaced my appliances when they broke. Now for the bad: like other reviews have mentioned, the south building is infested with rats. Quebec house has indefinitely closed our laundry room for "necessary repairs and improvements". They've never told residents what the actual issue was or what specifically is being done to fix it. I found out from local news. Also, relatedly, the south building ground floor, where the package room and laundry are, smells horrific, especially in summer. This is obviously the main issue right now, but it's not the first. Last year there was construction going on in nearby units that was so loud it was physically painful to be in my apartment. I know sometimes construction has to happen, but nobody was able to give me a timeline on when it might be finished, which would have been nice to know since I work remotely and was not able to accomplish anything working from home with all of the noise. Also last year, the parking garage and much of the surface lots were closed for construction, and remaining spaces were reserved for people who already had reserved spots. We were given no notice or timeline on when we could expect to park in the lot again. My car was stolen while street-parked nearby. Also not too long after the construction was finally finished, a sinkhole opened up in the north parking lot. And a bit before that, my heat/ac unit began leaking inside the wall, resulting in mold. Nobody from maintenance came by until well after the mold started making me sick. Once they did come by, they carved a huge chunk out of my wall to get rid of all the mold- not complaining about that and am glad they were thorough, but nobody came back to fix the wall for weeks (maybe months, I don't remember exactly) after so I just had a thing of cardboard duct taped over the hole. Anyway, if you're looking for an apartment the main headline is "rats". Followed by "poor communication, often dismissive or hostile". North Building is Bad--South Building is Even Worse I've lived in the North Building of Quebec House for seven years. For the first three, it was fantastic--safe, well-maintained, and run by a management team that actually cared about its tenants. It felt like a true community. But over the past 3-4 years, new ownership and management have completely destroyed that. There's no care, no respect, and no accountability--just sky-high prices for deteriorating conditions. Maintenance? A joke. They glance at an issue, guess at a solution, and slap on a temporary fix instead of actually repairing anything. The conditions we're living in are unacceptable for what we pay. And then there's the NOISE--three years of constant, disruptive construction for eight hours a day or more, with no warning, no explanation, and certainly no apology. It's as if tenant comfort doesn't even cross their minds. And this is just the North Building. According to friends and the rare management "alerts", the South Building is outright horrific-- rat infestations, flood, fire, mold, etc. So if you're considering moving here, do yourself a favor and stay far away. At best, Quebec House is now a 2.5-star building. If you need a short-term stay, the location is great--Rock Creek Park is right at your doorstep, and the neighborhood itself is charming. But between the mismanagement, noise, and neglect, it's simply not worth the headache. read more

I have been living in Quebec House for over four years. While I plan to move as soon as my financial situation allows, I am currently a tenant. First, I want to acknowledge that within QH, there is a remarkable sense of community among the residents. I have wonderful neighbors I can rely on, and we are fortunate to have a dedicated tenant association that tirelessly advocates for residents. Unfortunately, this tight-knit community has been shaped by necessity--a constant need to lobby management to address even the most basic concerns. Since the property came under new management, the buildings and their management have entered a period of rapid decline. Management has been unresponsive to maintenance tickets and resident concerns, treating our community with dismissal and, at times, outright hostility. To ensure the most pressing concern doesn't get lost among others, I want to highlight what is currently the most alarming issue facing residents: QUEBEC HOUSE SOUTH IS INFESTED WITH RATS. QH residents have been dealing with this infestation for at least four months. These rodents have taken up residence in the building's walls and ceilings, presenting a significant health hazard. There is a pungent, overwhelming odor of rodents in the South Building's package pickup area, laundry room, and gym--an odor that is now spreading to other areas. You can hear rats scuttling in the walls and ceilings, and they are steadily making their way upward into residential units. The first time that management sent any communication acknowledging anything was amiss in the South Building was on 1/14/25, where they tied themselves in knots to avoid writing the word "rat". There were only references to "the situation" and "the conditions" in QH South, and vague assurances that something was being done even if "there may be moments when it feels like the situation is not improving." Though it may seem like a silly note given the circumstances, when run through an AI checker, the email from management came back as 100% AI Generated. Just another demonstration of the lack of care and concern demonstrated by management. IF YOU ARE TOURING QUEBEC HOUSE AS A POTENTIAL RESIDENT, DEMAND TO SEE THESE AFFECTED AREAS AND EXPERIENCE THE CONDITIONS FOR YOURSELF. Again, those areas are primarily the South Building's package pickup area, laundry room, and gym. The property management company seems more concerned with its public image than ensuring our homes are safe and habitable. While I anticipate they will respond to this post with deflection or offers to open a dialogue, know these words are hollow. Be assured that residents are taking action via the proper channels offered by the city, but as with any bureaucracy, these processes take time to yield results. The only thing management cares about is online reviews, which is why I'm writing one now. If you are considering renting in Cleveland Park (which I do recommend, it's a wonderful neighborhood), there are many other apartment buildings with comparable costs and vastly better conditions. Over the last few years the conditions of the building have declined and the situation has reached its nadir for the last few months. The basement (which contains the laundry facilities, gym, sauna, and mail lockers) is infested with rats. From the moment you walk into the basement, your nose is assaulted by the pungent smell of rat urine. You can smell it in the laundry room, throughout the basement, and the elevators. That's because the rats are nesting in the walls and ceiling. There are regular rat sightings in the gym and now, since the rats obviously run this building, they are out in the hallway in the daytime. This problem has been going on for months and its getting worse. Management says they're working on it but whatever they're doing is ineffective. If you check the Google reviews for this building you can get the measure of the owners/managers. Rather than be appropriately ashamed that this happened on their watch and solicitious, the responses lash out at reviewers and encourage them to leave. It appears the managers are more interested in having tenants leave the building. Likely because this is a rent controlled building. Rent increases are limited by law, but they can raise the rent for new tenants. The rat problem is not the only problem. There is a low level roach problem. It's not uncommon to see dead roaches in the stairwell and hallways. And while the maintenance workers are nice, they are resource limited. There are frequent leaks in convector units, repair work can go uncompleted for weeks, they replace broken appliances with cheap appliances that will break soon thereafter, and sometimes requests for maintenance are not responded to at all and you have to follow up. This used to be a great place to live but given the current conditions, I would recommend against moving here. read more

What was a beautiful property for 70 years. It only took 3 years of ownership by Community Realty Company based out of Silver Spring Md to ruin. QH Building management has remained constant. Corporate management is new. Maybe Community Realty Company can own this profit over all else mentality..? The building is now filled with: -low income tenants -homeless placements -DC housing voucher tenants Crime is up. Shopping carts litter the property. Quebec House Apartments is a Section 8 Southeast DC apartment complex transplanted into NW. This building was a pet free building for 70 years. It was also a clean building for 70 years. It was also filled with tenants and ownership that took pride in maintaining the building. None are true now. THE COMMON AREAS (no longer maintained) -Lead paint chipping everywhere. (Every hallway and service elevator room on every floor) -Dog hair and dog stench embedded in hallway carpets. FRONT/REAR ENTRANCES: Once beautiful landscaping is now replaced by the overwhelming stench of dog urine. Mulch, flowers, and shrubs are replaced with urine soaked dirt topcoats and occasional vomit. Tenants allow their Dogs to urinate on the concrete steps and brick wall right at the entrance to the back building. LAUNDRY FACILITY: 75% of machines are broken or unusable. Whatever machine is working? Rest assured, the inside of the machine is caked in dog hair. Drain pipes are so clogged with dog hair & lint that clothes never smell clean. I have to wash my clothes off-site now. $4 a load and they don't even get clean. Dryer has damaged thousands of dollars of my clothes. Laundry Contractor well aware of problems and refuses to replace machine. Porters no longer clean. But they do like to take property they feel is "left" for the taking. ROOFTOP: Amazing views. Loved being up there. Landscaping a fraction of its former quality. Rock fountain is now a waterless, green algae covered rock pile with no fountain. Vinyl chairs are either broken or fraying. Concrete used to be rinsed regularly. It's now "blackish" and growing a healthy layer of algae/mold. VALET: Dry Cleaning/Packages. This was formerly well run, organized, and friendly by staff of 20 years. Now? No valet service. Just amazon hubs to mindlessly scan a phone and a 3rd party, go thru 5 sets of hands to dry clean service at the front desk. ELEVATORS: how could I forget the elevators... There are 3 elevators and 1 service elevator. 1 to 2 elevators are locked down for moving in/out almost daily. 1 is broken down every other day. The remaining 2 elevators are used DAILY by: Subcontractors, Cleaners, and Maintenance. If that weren't enough to tie up elevators..? Hundreds of pet owners walking their dog 2-3 times a day certainly will. Hope you enjoy stairs or breathing lead paint as it cracks away. You'll be doing a lot of both if you hit that elevator button. PAINT: every hallway has paint cracking. Humidity level is so high in summer it's always cracking. Might not sound like a big deal, but these walls have lead paint. DOG POLICY: the dog policy restricts big/aggressive (eg. pitbull) & otherwise annoying ass breeds. (eg. chihuahua) I guess new rental agents didn't get the "memo" because this building is filled with "restricted dog breeds" Every dog is an "exception" aka dollars to CRC and dollars to rental agents. No investment from CRC into property upkeep. Now, for the inside of your unit. Where do I begin..... Less than 6 units have been renovated to look like that picture above. Yes, SIX. This is out of 850 units. AC UNITS: filled with mold. Drain pipe and drain pan have mold. These are never cleaned between tenants. Twice a year they vacuum under the filter, wipe the outside, vacuum water drip pan. That's it. Solution to mold is to spray it with X9 (bleach solution) Anyone who knows mold - knows that this is a futile attempt to remove it. Indoor mold is everywhere. We all breathe it. Everywhere, everyday. I understand that. But, when my AC unit starts turning into a super sized petri dish? I expect more than a spritz of some bleach, a smile, and being told "that will kill it - nothing to worry about" Appliances are old/dated. Most importantly the refrigerators are DISGUSTING. Mold is prevalent in the fan ductwork and behind the refrigerator where the condenser is located and Under the freezer tray. Absolute filth. If you want to pay NW prices for a building that belongs in SE and neighbors to boot. This is your place. read more

After living there for years, I finally had had enough. The quality and competence of management deteriorated noticeably as they became unresponsive and uncooperative. The entrance to the building is riddled with broken tiles and replastered tiles that don't match. A rusted-out column that houses the door mechanism adds to the ugly, cheap appearance of the property. Safety is also a concern. Anyone with a little cunning can enter the building and late at night the concierge is often nowhere to be found. Fire doors leading to the inner stairway don't close properly. There are no security cameras in the laundry room, so theft is a continuing problem. The stairways and railings are years past the time when they should have been repainted. If the building was properly maintained, it would be a gem. The concierge staff and building staff are great. The location is a plus. The aggravation, however, isn't worth it. This is not the place I moved into in 2018. The building has been under new management for the past year and a half. Resident and community issues have escalated significantly over this time and management response has been largely silent or inadequate. Last summer we had two separate and substantial leaks in our apartment caused by staff and contractor mistakes. The first leak occurred in the bathroom. Our ceiling began caving in and a large black mold spot began to grow after a plumber left a pipe leaking several floors above us. The second leak occurred in our bedroom after maintenance left a dishwasher flood two floors above us. Because these leaks occurred during peak humidity, we had to deal with our apartment smelling like must and mold for at least 4 months until it all finally dried out. We were not offered solutions or remedies beyond cosmetic repair of our walls and ceilings. No mold remediation or equipment brought in to dry out the apartment. No compensation for our troubles or difficulty either. We have heard from other residents that mistakes like these have been rampant in the building over the past year and an half, and response from management has been largely silent or significantly delayed. Examples include flooding and mold in apartments, moving in to apartments with missing light fixtures and even major appliances, and refusal by the community manager to see residents or speak to them about their difficulties. The list goes on and on. There is also a growing issue with security on the property that has been completely unaddressed by management. A resident was running a commercial marijuana shop in an apartment right off the lobby of the North building for months. The business brought in excessive non-resident traffic and attracted people who would fight on the property and smoke joints on the grounds. A resident assaulted numerous people on property, which lead to an arrest and the resident has continued to verbally harass people in the common areas of the building (including saying vile and disgusting things to young women). Armed robbers, who were eventually captured by police in Van Ness, were involved in a chase and abandoned their car at the end of the street between the two Quebec House buildings. Most recently, numerous cars that were parked in the building parking lots have been vandalized and broken into over the last month. Windows smashed, airbags stolen, etc. Yet we have heard nothing from management about it. There is a growing concern among residents for their safety on the property. Management has not addressed this safety concern in any way at all. There has been no notice for residents to be aware of their surroundings or belongings, no statements made that the increase in crime is being investigated, and no reassurances that management is increasing security measures to keep its residents safe. It is clear that the company is only concerned about the bottom line. Rent increases have become unprecedented. Late fee payments have been strictly enforced. The building moved to entirely new system for payment, which was confusing and caused numerous residents to pay their rent late. The staff hadn't even been trained on the system before it was deployed, yet late rent fees were issued without any concessions for these issues. Additionally, most former residential perks have all been abandoned. No holiday parties, spring and summer socials, Oktoberfest, etc. The bottom line is that residents are forced to give the building grace for all of their mistakes, but offer none in return. This used to be a wonderful community to live in where management was reasonable and responsive to the needs of the tenants. It didn't feel like a company being run solely for profit, it felt like home. It is really sad what it has become. read more

The property is in a gorgeous location, nested right beside rock creek park with shops and restaurants nearby and the units have old appliances and no in room laundry but are otherwise in decent shape. What really turned me off about this property is the management are untrustworthy and prone to stiffing residents. In short, I was moving from out of state and only had time to view the property once and the particular apartment I was looking to move into was unavailable to be viewed. I was told 1) The apartment would be north facing with a view of Rock Creek park. 2. The move in specials had been changed recently so the leasing agent would reach back out to me to tell me what the most up to date ones were. I received an email a short while later saying my application had been accepted and I would receive a month of free rent with my new lease. With this in mind, I signed the lease. Fast forward to move in day, the management says the offer was extended by accident, and despite me having it in writing they refused to honor it saying "it is not a legal document." Frustrated, I walk up to my room only to find it on the wrong side of the building, looking at the road instead of Rock Creek park. Although management at least acknowledges this mistake, the only consolation they offered was for me to move again to a more expensive apartment (not at reduced rent) in a few months. In short, the management misrepresented the terms and description of the apartment and then had no issue stiffing me, despite having written documentation of the offer. I will be moving out of this complex as soon as possible. read more

While the staff is wonderful, the building itself has MAJOR issues. For one, you CANNOT control the temperature of your apartment. After October 15 it is absolutely stifling hot. In the summer it's freezing. There is no in between. I pay $1800 for a studio. This is NOT WORTH IT. read more

I've always enjoyed living here at Quebec House. In these difficult times, of Covid and now the Omicron variant, management has addressed publicly all issues and have done a good job throughout the pandemic. But in the past two weeks, we seem to have lost the majority of our maintenance engineers. And there has been no email from management acknowledging this issue and outlining a coming solution. So management has lost control of the narrative and the rumor mill fills the gap. Elevator gab: Did all engineers throw down their tools and quit? Are they all sick? Is there any solution? I heard from the North Building residents that there's just one guy doing all the work. Have you seen anyone at all in the halls that looks like an engineer? Nope, not for weeks. We had engineers when DCAR govt. did apartment inspections. Now they're gone. What happened? Maybe management cannot share the details of why the engineers are scarce, but simply acknowledging the issue gives them the initiative. It's good management! I tried to talk to one of the managers and every time I asked what the problem was generally--just say something!--I was brought back to my particular maintenance issue, which is not an emergency (agreed, though I have to run my garbage disposal 20 times a day for the past week to empty out my clogged kitchen sink, but OK, not an emergency). Her manner was aggressive and bullying. She said, If people don't like the constant running of your garbage disposal, she angrily yelled "they will just have to put up with it!!" But most important, the manager refused to acknowledge the issue generally. Again, this is the kind of situation management is supposed to acknowledge to its residents and reassure about solutions. read more

I've lived in QH for over a year and enjoy my spacious studio and the accessibility to Rock Creek Park. However, in the one year that I've lived here, I've had a pricey piece of my car stolen from the front parking lot, and experienced a hit in run in the back parking lot that cost me thousands in damages. I lived in Quebec house for almost 5 years, and overall had a positive experience and would recommend to live there. I lived in the north building for all of it. It's smaller and closer to rock creek park. I'd recommend this building over south. I'll be fully transparent with what I experienced and know. 5/5: *location. Is amazing. You're a short walk to the metro (5-7mins) to bars, grocery stores, zoo, and other stuff on the CP strip. It's a 10 min Uber ride to DuPont or U street and Adams's Morgan. What's amazing Is the complex is tucked away at a dead end, and you're surrounded by trees, and rock creek park. Being at a dead end street cuts through traffic and keeps street parking available to the residents. *staff: leasing office is great. Anytime I had a issue or needed them, they were there for me. I couldn't have been happier for all they did. Plus the maintenance staff is professional prompt and friendly. * concierge: in the north building we had someone there 24/7. It was amazing, you could get packages literally 24/7 or if you need assistance they are there. *parking: 1 free parking pass. Good amount of parking (north building is better), and you can street park easily. *gym: north blding had a very nice and clean gym. *roof top deck: really nice during the spring and summer nights. Very clean and well kept. *social events: mgmt host a lot of community events and happy hours. *hiking trails that lead directly to rock creek park *all utilities were included when I lived there *pet friendly Yes, they switch the AC To Heat for the whole building. But that's very common, in dc and in older apartments. Non issue. My only complaint was that the noise travels and you can hear everything!! Literally you can hear your neighbors in the bathroom sometimes. If you get a chance, schedule a tour. My experience there was good. read more

I lived in the Quebec House for 3 years. QH is a great community for young professionals. The neighbours are friendly and management is very attentive to tenants needs. One of the best things about QH is the quarterly happy hours on the 2nd floor of the south building. Free beer, wine and snacks makes for quite a boozie evening and fun with neighbours! :) The reason I give QH 4 stars and not a 5 is for 3 things: 1) there is no in unit laundry 2) the walls are pretty thin so you can hear a lot of neighbours 3) management announced that a pool was going to be built but it never happened! read more

Cost is representative of what you get and a good deal for the location near Rock Creek Park. The apartments are a comfortable size, buildings and appliances not super modern but satisfactory/functional. Very nice front desk and package room staff but management and maintenance are very difficult to work with and don't respond in a timely manner if at all. Most notably as of November management announced at the very last minute a "months - year long" garage repair project that has made parking impossible anywhere in the neighborhood. The front entrance and first floor apartment windows are totally blocked off, with dangerous two way traffic in and out of the lot and jackhammering each morning. Nice gym and common area/game room, but some of the other amenities are not as listed (ie sauna doesn't work.) Some other minor issues/annoyances common in most apartments (i.e. noise or occasional pest). Major star deductions for unresponsive dismissive property managers and owners. read more

I've been at Quebec House for almost 4 months. In the first week my microwave broke and maintenance came after about a week when I was gone and left a "will replace" note, closed my maintenance ticket and I didn't hear anything until I submitted my second maintenance request...two weeks later...when I discovered a rat in my unit. At that point my unit was barely furnished, clean, minimal use of the kitchen. Maintenance didn't come for a week so I set up traps and poison and literally slept in my bathtub for a week cause I'm scared of rats and live alone in a small studio. I put in another maintenance request and even called the apartment manager, to no avail. No one reached out to me until a very kind man named Miguel showed up to check out the issue with the microwave. He noticed I had setup mouse traps on my own all around my studio and took Immediate action notifying the correct personnel. They came by, sealed some holes, never found or heard the rat again so I guess I'm in the clear (still have traps up though). Now fast forward I've spotted two roaches, which they don't take seriously enough for my liking. The "exterminator" came by to set up two sticky traps as a solution when I reported the first roach sighting. I asked him to spray or like something so he went down stairs and got some spray and sprayed the perimeter of the floors. Whatever I didn't think it was an infestation or anything until today when a roach popped out of my kitchen cabinets. Maintenance requests are very hit or miss. Sometimes they come promptly sometimes they completely ghost and then clear the ticket like they actually resolved the problem. I'm irritated by the enormous amount of maintenance issues I've had just living here not even 4 full months. All that said it's a beautiful rent-controlled apartment with great amenities, quick access to buses and the metro, along with nearby shopping/dining options and the concierge staff is friendly -- though the leasing office was a bit unorganized/non responsive when I applied. Three stars solely because I'm paying less than $1500 for a studio and for the amenities/convenient location... not for the apartment or management. read more

I'll start by saying I moved in to the Quebec House in March, and didn't have an experience like those other two reviews. I've lived here since April of 2017, and I really like it. I have a dog, and the two front desk ladies love her, they love to give her a treat every time we walk in, some times I actually have to pull her away from the desk because she doesn't want to go. There is a good community of dog walkers here, and most of them are pretty friendly. I really love being across the street from Rock Creek Park. Its awesome for the dog, and I'm planning to start trail running soon. Its also great, because you are a short walk from the portion of Beach Drive that is shut down on the weekends, so you can walk or run or just hang out with out worrying about getting run over by a car. The roof top deck is nice, I haven't spent a lot of time up there yet, but I'm looking forward to checking it out more this summer. The apartment is quite nice. They repaint everything before you move in so its clean and a fresh start. There is a HUGE closet. The shower is normal sized even though I live in a studio. It is true that they wait a while to switch on the AC, but its an old building, and thats going to be true of most apartment buildings of its age. This spring when it was warm, it was fine if I opened the windows in the evening and kept it shaded during the day, and I live on the south facing side of the building. The laundry room is huge, and while there have been a lot of people using the machines at times, I've never gone in there when the place was full. I checked out a bunch of buildings on Connecticut Ave., in Arlington, and over in Columbia Heights, and Quebec House was my favorite. Its a 5 minute walk to the metro, there is a bus that goes to Columbia Heights that stops on the Porter St. side of the building, right in front of the building. I've found it to be very easy to live here with out a car too. I love this place and I'm already thinking about staying for a second year. Definitely check it out. read more

It's a normal, kind of forgettable apartment complex, full of single women of a certain age and income bracket - late 20's/30's, professionals - and what they turn into if they don't get married - little old ladies who have lived in the same apartment for the last 30 years. The residents are nice, if a bit stand-off-ish. The apartments are clean, reasonably sized (for studios), but bland. The neighborhood is safe and antiseptically clean, if a bit boring. Ammenities: - roof deck - workout room - free parking - jacuzzi - large party rooms with TV, gaming system, pool table, wifi - in building valet - utilities included - rent controlled - gas stoves - central air conditioning It's a pretty ok place. If you're looking for an adult apartment, where you don't have roommates, you could do much worse. read more

FIVE-STARS! Best value in Cleveland Park or maybe north of Woodley Park. Excellent location, excellent building, excellent management. Everyone who works at Quebec House is very friendly. This is one of the best buildings in VanNess, Cleveland Park, Woodley Park Area. Laundry rooms: There are PLENTY of washers and dryers in the building. Kick back and relax at the rooftop while waiting for your laundry. If you like to exercise, no problem. We have a gym in the building too, for FREE! Just saved another 70 bucks right there. The community is VERY quiet and there is absolutely zero street noise. Another great thing was ALL utilities are included in the rent. Are you kidding me???!! ALL OF THEM!!!! Say bye bye to electric and gas bills!! I almost forgot about the maintenance. Just like they say there are thousand ways to skin a cat, there are many ways to request anything. Quickest Way: Just send a message to the management (on BuildingLink) in the AM re the issue, and it will surely get fixed by the time you get home. I guarantee. You don't have to talk to a human as soon as you have access to BuildingLink. You can do anything on it really. The website is also great for buying selling stuff (or looking for your lost blue pajama shorts, HA!) The community is 5 minutes (FIVE MINUTES!) walk away from the Woodley Park metro and nearby restaurants, bars, CVS, Walgreens. Great location if you don't own a car. Again, this is one of the best deals in the area. Don't miss it! My studio has A/C, separate kitchen (with microwave, dishwasher, gas stove), parquet floors, overlooking Rock Creek Park. Great view! I love everything about the Quebec House. It's a hidden gem... Parking could a problem if you drive to work every day. If you come back around 6:00PM you have 50% chance of finding a spot. After 7:00PM chances go down to 10%. But there are plenty of on-street parking on Porter St. (couple mins walk) if you can't parking near the building. Just make sure to get a DC plate. Also you can rent designated covered spots in the North Building don't know much about the pricing. Great community if you are young/mature $$$ conscious professional. The Quebec House is your new home if your middle starts with "S" (Smart). Never had a day I complained about my neighbors. Some say walls are thin but again never had a problem with that. I hate to write bad reviews... But this is warranted. A friend lived in this building for a few years. I was there probably on a weekly basis, if not more. She was pretty happy with it. I had a pet so I couldn't live there or else I would have. I enjoyed the roof top with her and even went to the fitness center once or twice with her when we were training together. Awesome location - great access to Rock Creek park - zillions of trails... Easy bike ride down to Georgetown. Dupont, Cleveland Park, Woodley Park - plenty to do!!! I always found the front desk personnel to be very friendly. My friend moved out 2 years ago and I think things have changed - for the worse. BUT I highly recommended this building to some friends moving here. We went on a tour last week. We had a scheduled visit but the person was out of the office. So someone else "had" to show us around. She was unbelievably rude. If we were looking in cabinets, she would walk to the closet and say "fine if you don't want to look at the closet we can move on." Like she didn't have the time for us to look in the cabinets. Then she'd just leave and wait in the hallway like we were taking her precious time. I was SHOCKED. Needless to say, I won't be recommending this place again to anyone. If they are that rude to potential tenets I can only imagine what it's like now. Change in management? I was literally embarrassed. I kept pushing for this to be the #1 choice. Unbelievable treatment. * I am aware this is just 1 person... but still left such a terrible impression. I just moved into Quebec House after spending the last year and a half dealing with what can only be described as a National Geographic onsite exploration of exotic insects. Even though my expectations were lower than most, I have been more than pleased with the decision to move here. The studios are huge and for this city, reasonably priced. I have a giant window, lots of closet space, a kitchen (see Daro Realty review), and the metro is five minutes from my door. It's quiet, clean, convenient, and the staff are friendly. Also great: I haven't had to wait to do laundry yet or wait to get on a machine in the gym downstairs. My only complaints are that the elevators can be pretty slow and I wish there was more overhead lighting in my apartment. Nothing major. Move here - you won't regret it! read more

Quebec House may be a well hidden secret in of itself, but it also has secrets hidden within that aren't well known. I've known residents who didn't know about services for years (including myself) while living at Quebec. But once found, you'll be happy you know. Additional Tips: - To receive the free cable channels, ask the Management Office for the form to fill out asking RCN to install the connection (yes, that is free too!) - We have a notary public in the management office who will certify residents' stuff for free - Rent: 1) South: The Management office is in the South building and you may give your check to them or in the slot in front of their door. 2) North: Some people walk across the street to turn in the rent on the south side. BUT, there is a golden mail slot under the front desk in the North building. Although there are no signs indicating it, this slot is for residents to turn in their rent. - In the North building, there is a side entrance so one does not have to walk from the parking lot on the hill all the way to the front entrance of the building (someone i knew didn't know about this door that was right next to his apartment and moved his furniture in the longer way). - I'm not going to lie, they seem to shut off the water occasionally. But they give you plenty of notice and it happens during working hours when no one is home. - Moving In/Out: 1) Cannot move in or out on Sundays 2) North side: The back side entrance is flush to the ground. 3) South side: The back side entrance is not flush to the ground. Either you move stuff up a slight few steps (I don't recommend since the entrance is small) or through the loading dock which is perfect if you have a moving truck. Unfortunately, the loading dock has all the trash...you can imagine the smell! ;) read more

I lived in Quebec House from February 2018 through May 2019. Overall my experience was very positive. I liked my apartment! I thought the complex provided great value, with the combination of square footage of my unit, natural light, amenities, neighborhood, metro access, free parking, et cetera. Management was responsive. Maintenance requests are responded to promptly. One issue is that building-wide HVAC switches from heating to air-conditioning sometime in May. So there were a couple weeks of hot nights each year before the AC came on. Can do windows, obviously, but facing Porter street is relatively loud. read more

My wife and I lived there for two years. We found a 2 bedroom in Arlington for the same price but we were happy with the Quebec house. The leasing office was really hard to get a hold of when we were trying to decide our move out date but once we did get a hold of them they were super helpful. The parking is bad but free for the outdoor lot. I can't speak to the parking deck situation but we could never find a spot after 7pm outside which would get very frustrating. Watch your stuff in the laundry room. We had our basket and cart stolen twice, which was very frustrating. The maintenance staff is amazing. Not only can they fix any issue but they are timely and nice, probably the best thing about Quebec house. I enjoyed my time there but wasn't sad to leave either. Cleveland park is pretty boring considering the cost. read more

Where to start? The leasing agents suck and conveniently leave out the most important issues of the building (like that the AC is only usable when they switch over from heat to Ac, which will leave you like a fried egg in this climate). The person they usually have at the front desk is also one of the least charming individuals I've ever had the pleasure of encountering. Five stars because this is as good as it gets for an apartment building near Cleveland Park, we looked at a few others before moving in. In reality, deserves 4 1/2 stars due to a couple minor irritations. The good: - Very responsive, professional staff - Competitive prices - Two small gyms (one has free weights too) - Jacuzzi (always clean when I've visited on those cold days) - Clean (they vacuum all the time and have a lot of staff) - Safe (always someone at the front desk) - Bright (biggest windows of any apartment in the area that I've seen) - Friendly (they have seasonal free drink and snack events and free Continental breakfast 1st Wednesdays) - Nice rooftop decks - Very nice media rooms (3 total) with free coffee/tea, wi-fi, pool table, HiDef TVs - Fantastic metro access (7 min walk) plus the L2 and H buses pick up across the street if you want to head to Columbia Heights in a hurry - I would put no pets on this list, though I love pets, because like kids, you typically only love your own. Don't have to worry about barking late at night. - As Brandi said, free basic HD cable, so you don't need to pay for it unless you want special channels, but we caught the Olypics and other sports in HD for free The minor irritations: As stated previously, walls are typical and you can hear voices a bit through them Sound also seems to travel down the halls if you have a gap under your door, I recommend putting some insulation to prevent that. If you aren't familiar with Cleveland Park, we think it is one of the best neighborhoods to live in here. It has all the charm of a small mainstreet with it's own movie theater, 50's Walgreens, nice firehouse, cool local pubs (Nanny's, CP Bar&Grill with nice rooftop, Atomic Billiards for the loungey feel) and several high end (see Palena and Ardeo) restaurants and everything in between (great little frozen yogurt place too). We love Dupont and enjoy U Street and Admo, but to live regularly in an area that is more laid back with all the conveniences and feels safer than any place this close to the heart of the city is a treat. We also walk just about everywhere (read= no biking or driving) too, so I'm coming from that place. If you're more mobile much of these location details wouldn't matter. Now after all of this, I'm hoping they won't raise our rent again this summer :-) read more

I've lived in the QH for a year and a half. I think maybe some things are different now from older reviews, e.g. the front desk staff sounds like it's changed. I am moving out soon so wanted to leave this hear for anyone who's on the fence. We live all the way at the end of a hall, facing south and east. Since we're at the end of the hall, our entire apartment is basically a window but with no nearby neighbors we mostly keep the shades open and look at the deer in the park or the dogs outside. Couldn't ask for a better view but understand that this is a semi unique feature depending on which unit you get. The studios are tiny (a friend lived in one) but our 1Br is much bigger than most other, especially newer, buildings. I've lived in a few places in DC and to the people mentioning the AC switch over (also true for heat in the fall), thats a problem in every single building I've lived in. Once they switch over it's very comfortable, there's just an open-window phase that's needed for a couple of weeks. At the end of the hall sound also hasn't been a real issue. The doors are weirdly thin I think so hallway sounds seem like more of a thing than neighbor sounds, but it's not a big deal. There are also two HUGE (I mean HUGE) closets and one smaller linen closet. I wished our kitchen had newer appliances but they're updating units so yours might have them. The front desk staff, especially Justin on weekday mornings, is amazing. They will make you feel very welcome and will help you with anything you need. The parking lots are often, but not always filled, and if you live there you can get a DC permit to park on the street which is also an easy option. I don't know of many other buildings that offer ANY free parking options, and if you want to pay for a spot in the garage you can but you don't need to. There has been exactly one (and not more) scary bug in our apartment in the last year and a half and the building immediately fixed the hole it entered through, never to be seen again. Cleveland park is a great neighborhood to live in without a car too. The metro is super close by (I think it takes 7-8 mins to get from the door of QH to the platform with the trains). There are also plenty of buses if that's more convenient. read more

Free coffee in the small room to the right of the entrance. They also have a person at the checkin desk it seems like 24/7 so that is nice. The security seems good. Living on first floor seems a lil iffy because the windows dont seem that sturdy. Location is king tho- walking distance to restaurants/froyo. But parking is a killer. read more

Pros: 1. The concierge desk is incredibly friendly and helpful. Some of the best service I have ever received. 2. There is free parking. Its limited but if you can manage to get in before 6pm on weeknights you will get a spot. A nice change from other DC apartments that charge upwards of $150 a month for a spot. 3. Most residents are pretty friendly. The neighborhood is nice and great for outdoor exercise and hiking. Members of the congregation from synagogue across the street are so kind and were always willing to recommend nice places to eat and visit. 4. Pet friendly! With some breed restrictions that the rental office doesn't actually seem to follow because I have definitely seen some restricted breeds here. Cons 1. No reception in my apartment and many units. I have lost reception on some important phone calls because of this. My phone is pretty much out of service while I am in certain parts of the building and in my unit. 2. Many of the units are in serious need of renovation. Many of the kitchens have not been updated, there is clogging in the sinks, etc. The pictures on the front page DO NOT reflect what many of the units look like. There are gaps between the walls and the floor; which means a nightmare for bugs and other pests during the warmer months. At one point I was killing a bug nearly every single day and I tend to keep my apartment pretty spotless. Also, some things have fallen apart since I moved in and there's a crack on my wall. 3. Paper thin walls. You can hear everything and anything, even your neighbors intimate moments. If you live next door to a person who blasts music this will be incredibly annoying. 4. IMO, the mold problem last summer could have and should have been handled better. It should not have gotten to the point where there was mold growing on the wall in the public stairwell and residents had to point it out to the rental office. The issue should have been remedied well before that. Overall, its meh. Not terrible but not exactly spectacular for the price. If you are dead set on Cleveland Park, NW DC, and like the area then you may like it here. But frankly, with the rise of luxury apartments in the district and comparable, if not better, amenities in other apartment communities in other parts, I think you can probably find a better deal elsewhere. I lived there for two years and the place was very well taken care of. I can't express how good they were at keeping the place clean and up to date. Overall - not bad. I lived here during my last year of law school in a studio apartment and had no major problems. The Good: -Good space for the price. My studio was huge! -No pest problems! I also haven't heard of anyone else in the building have bug problems. -Great gym -Good other amenities - the conference/group room on the second floor is very nice and has very coffee. They also provide a breakfast on certain Wednesdays, and there is a very nice dry cleaning business in the building. -No problems with management. -I had a few service problems (a/c, smoke detector) but they were addressed very quickly. The not so good: -The walls are very thin, to the point where I can hear the person above me walking, and at certain points I could clearly hear my neighbor's music. This was definitely a problem late on weeknights when the guy above me was doing something that sounded like running? Moving furniture? I don't really know, but it kept me up at night. -They are also doing some sort of work in this building. That's great for the building, but not great when you have thin walls. If work is going on anywhere on your floor, you will hear it. Sometimes, you can even hear work coming from a different floor. The construction workers have started as early as 7:45am. If you're a young professional, this probably won't bother you, but if you're a college/grad student, this is no fun at all. -I get spotty reception in my apartment (I have Verizon). This is very weird and can be very irritating when calls constantly get dropped. -No pets are allowed. Living here was a good experience. The noise was definitely my biggest problem with the building. Other than that, this is a solid place to live. read more

I have lived in Quebec House for the past three years and overall I would rate it 4 stars. It has been my first time living alone in a studio without roommates (long-awaited and very exciting). As a young 20-something, the two biggest selling points were the 24-hour security and the location. There are plenty of restaurants (Palena, Ripple, St. Arnold's, Medium Rare, Indique, etc) and nearby conveniences (Walgreens, CVS, gas station, Brookville Market, post office, Petco, Yogiberry, movie theater, coffee shop, nail salons, hair salons). One of the perks is free and ample parking, in the lots and on the streets. The building itself is a solid B+. The studio units are certainly bigger and more affordable than the average DC studio with plenty of closet space but not many upgrades. The maintenance team is incredibly responsive and trustworthy, especially when I learned I had a roommate, a mouse! With a building as old as this one, you can't be too surprised about the occasional rodent visitor. The maintenance crew was excellent so I really can't complain. Another important thing to note is that there are many elderly residents so if you're comfortable with that, Quebec House is a great place to live for a few years! read more

Don't move in here. There must be a better place for you. I currently live in the South Building of Quebec House on the 4th Floor and have very little positive things to say about my experience there. Thank God I will be moving out soon. Let me start with the parking situation. You must absolutely be home by 7pm each night to find parking as there is no assigned parking. If you happen to be coming home late for some unforeseen reason and park your car in an undesignated area versus parking blocks away and walking home management keeps a stack of DC parking tickets and will slap you with a $100 ticket. Next let's discuss the roaches. There is an infestation from time to time and management will send someone to put down poison but not much else. I had do extermination measures myself to finally rid myself of the problem and I am a very clean person. Since we are on the subject of pest, let's talk now about the mice. The building is very old so common sense would tell you the when turning over apartments to check for holes in the walls that will allow mice into living spaces. When I saw the mice in my apartment management actually told me yes it's because the building is old and we don't always cement and patch up the wall space around appliances. Finally lets talk about neighbors that want to kill you and themselves with cigarette smoke. I asked to be moved to a different apartment twice as my place smelled so bad from the neighbors smoking that my visitors thought I had developed the habit. Managements response was we can't move you unless you sign a new lease and well we can't gurantee that your new neighbors will not be smokers. So I had to buy air filter system. From the exterior it looks like a well maintained building with decent management. My advice look harder elsewhere. If you do decide to stay here just remember Quebec House has so many tenants that individual issues are treated carelessly. I have nothing personal against management staff but Living there you are just one of hundreds so why should they care. If you do decide to move there get some strong roach spray, buy sonar mice repellents to plug into walls and buy a strong air filter system. Heck, just be ready to be your own maintenance person. Now to the positives ..... Hmmmmm ....The only positive part about Quebec House is Ms. Angie and Susan at the front desk, but even they are not nice enough for me to stick around and pay the high rent for such bad service. Great location close to rock creek park, metro, and good bars/restaurants. Off-street parking lot (first-come first-serve) is nice, while garage parking is a bit expensive. Friendly and prompt staff, but building is not smoke-free (and smoke smell can fill kitchen area from unit(s) below). read more
