There are major security issues and break ins that management refuses to adequately address. It truly feels like the only person who cares is the maintenance dude. Save yourself the hassle and live in a different building.

After living in a few different places in Seattle, it's pretty clear to me that the manager or landlord are usually what make or break a building. Ty helped my boyfriend and I find an apartment right away without making us feel pressured to sign anything before we were ready to decide. He consistently responds to emails at lightning speed and is available most days in his office if you need to chat about anything. Ty does a great job updating the whole building with written notices whenever necessary (ex. when the windows were cleaned). I'm crossing my fingers that move-out goes as smoothly when we get to that point : ) A few of my favorite things: Right above the best Indian food at Bengal Tiger (great lunch buffet) Shefayoga does rooftop yoga in the summer on our roof Super quick walk to Greenlake Hearing the Seattle Sounders band play at the bar across the street during some games Pet friendly community Bus to UW, downtown, and Ballard are all very easy HUGE windows to let in the little bit of sun we get in Seattle Very prompt maintenance if anything needs to be fixed Downsides: Seattle is full of construction and that includes this area Tiny parking spots

They cheap out on everything and refuse to fix issues in common spaces (treadmill has been broken for 3+ years, despite multiple residents reporting it and asking for it to be fixed nothing has been done). The windows on the building haven't been washed during my whole 2.5 year stay. Rent starts affordable, but they will raise it by the maximum allowed amount per Seattle law every year. Shared laundry is still quarters and you have to submit a maintenance request when the quarter repositories on the washers and dryers fills up or they won't empty it and the machines stop working. Also the plumbing is old and WILL break multiple times a year. Your apartment might even flood like mine did because of crappy plumbing work in the unit above.

Optional parking space, which is rare with many area apartments. Stove tops are electric, but with the flat glass top instead of icky coils. Cats and dogs are both permitted with small pet rent. Some neat built ins in linen closet area, with wood drawers is pretty cool.

What they forget to add is how tiny the living spaces really are; the cheap building materials used to construct them and the high rent charged for breadbox-sized living quarters. Stockbridge is an older building with the charm of hardwood floors, generous windows, with art deco details reflected in the lobby and throughout the building. We've lived here for many years and can't imagine living anywhere else. We don't own a car but really don't need one for day-to-day life. We walk pretty much everywhere, Pike Place Market, Seattle University, Capital Hill Farmer's Market, etc. If we need a car, there are several Zip car locations nearby. Janelle and Paulo are available and helpful. They keep the building clean and stylish (I personally love the small details like flowers in the lobby and tasteful holiday decorations). It's obvious they both work to create a safe and friendly atmosphere. Although Boren can be noisy, we wouldn't give up the personal time saved by living at Stockbridge than sitting in Seattle traffic, waiting sometimes for hours to get home.

I've had a designer suitcase and 2 bikes stolen from my storage unit! The list goes on! The management lowkey sucks too! Not friendly at all!!!

You could smell the smoke even on the patio at 8th floor. And this apartment has the most irresponsible leasing office. Complete story Moved here from California, so we could only toured this apartment remotely. The leasing office simply hided that there's a restaurant vent adjacent to the window and the balcony. The restaurant uses the fireplace from 10am to 10pm. Not possible to open the window because of the smoke. Since I have asthma, we talked to the office hoping to move to any vacant unit and we're willing to pay more. They pushed back and kept saying no issue was found. Well, how do they find the issue if the office member only stood in the hallway and refused to come into the unit? Thanks, we ended up buying a house. BTW, the only star is for the maintenance guy.

You look around and everyone is sharing tables. To drink I ordered the Strawberry Lemonade Hard Kombucha. This was definitely 5 My husband ordered the Big Red Ballard and the Kolschella. He unfortunately was not a fan, but it might because IPAs are not his preferred. For dinner we ordered the Brussel Sprouts, Mozzarella Sticks and Boar Basil Pizza. We are huge fans of Brussels sprouts and are our go to to order anywhere, unfortunately these were not our favorite. They were very greasy and came out very quickly which means they were waiting to be served to whomever ordered them. The mozzarella sticks were disappointing- we are from WI so had high standards on cheese. Our favorite thing of the night was eating our pizza while playing cribbage! The pizza was the perfect fire stone pizza. We unfortunately were not a fan of the music, there were some choice words that were in songs that we thought are not acceptable, especially with kids around but maybe that is just us and it is acceptable here.

When you sign the lease, it is expected that you will pay relatively close to the charge on your monthly rent. However, the monthly charges far exceed the utility standards for apartments in the area. Monthly utilities are close to $160/month. PMW charges you to keep the lobby lights on monthly (a fixed cost for every unit that COULD be included in rent so the tenants are aware), along with water heating, sewer, sewer capacity, trash, and water (pic attached). Many apartments in the area include these in the rent since they are mainly fixed, but not PMW. This is excluding the electricity you pay to Seattle City Lights. This is for one person living in a 600 sq ft apartment. Also, the move out fees are exorbitant. Even if you leave the unit in perfect condition, as clean as the day you moved in, you're charged $360 in "move out fees". This includes $75 for 3 gallons of paint, $120 for 6 hours of "labor", $113 for cleaning the unit, and $55 for carpet cleaning (pic attached). Obviously every apartment needs to clean and turnaround units when someone moves out/in, but I have never been charged for this in all my time living in apartments in NYC and Seattle. As a renter, I would want to be made aware of these charges upfront but PMW prefers to let you know only once the bill comes. Definitely be wary of this when moving in and factor the exorbitant monthly additions into your rent.

There have been a couple different management companies since i moved in a few years ago, but the latest is Redside and they have been amazing. You can really tell that they care about the property and all of the residents. The new lobby mural and seasonal decorations, new bulk high-speed internet, the increased frequency of cleaning the common areas, the security measures for package delivery, and so much more -- I seriously appreciate the effort this new team is putting in in making The Grove a better community all around! Christy the Community Manager has been incredibly helpful and insanely fast to respond to inquiries, and is quick to communicate everything important to the community as a whole! The maintenance team is also fantastic - shout out to Samuel who is always there to help quickly and efficiently. I seriously cannot recommend The Grove enough- I took a chance moving here sight unseen from out of state and I really could not have chosen a better first apartment :) Thank you to The Grove and the Redside Team!
