There is an entire room full of Pelotons, and REAL squat racks. * Incredible rooftop pool, and there is also a middle level pool for a more chill experience *More anemities - Indoor pool, cold plunge, and saunas, rooftop grills, rooftop rooms you can rent for parties * The Location is 10/10 in central SLU with plenty to walk to - restaurants, coffee shops, the lake. Prime location if you work for Amazon too - walk to work! Cons: * VERY expensive rent. To be fair, we had a 33rd floor apartment with breathtaking views of SLU and wonderful patios. Improvements needed: Ownership placing value on residents and not solely on hotel guests. Lived here for over a year and the decline is astounding. Management is doing what they can, but has no support from ownership. They do not send out any surveys to residents on feedback. They change policies without notifications and taking away many of the reasons we originally chose to live here. They do take care of the property well and they do offer wonderful amenities, but now with more restrictions. Hotel guests ruin it for us and we will not be resigning overall. Residents have a group where they share in general- lots of residents reporting when moving out being charged for things that need repairs but are not. CONS: Appliance Woes: While stylish, the appliances are the worst I've encountered in any luxury apartment or house. Temperature inconsistency in fridges and freezers leads to loss of food quality & food spoilage, and range/oven design/performance falls short of expectations. This appears to be a consistent issue across all apartments. Note the washer/dryer are great. Interior Insulation: Noise inside and between apartments is a problem - one I've never encountered in any prior luxury apartment. Skyhomes lack interior wall insulation, allowing noise to travel freely within apartments. I can hear neighbors moving their chairs or walking around daily, but I've never heard music except coming in through a window. Severity varies by apartment. Construction Concerns: Encountered many "soft" electrical breakers needing replaced, water leaks, falling light fixtures, cabinet doors that didn't close flush, AC can't get as cold as I'd like, and foul odors (sewage, then something else). They went cheap on the low voltage wiring, making me wonder what corners might have been cut that I don't see. Also, some doors don't "fit". In my first unit, I had to have the door to the patio repaired many times since it would scrape and sometimes not open. These issues vary greatly by apartment. Unpredictable Hot Water: Hot showers are not guaranteed! Prepare for daily cold spells at any time, especially before 10am, but only for select apartment homes (will you be one of the lucky ones?) It appears most but not all apartments have this issue. Safety Concerns: I left my apartment without my FOB and asked to be let back in. I was able to get assistance right away from concierge in the lobby, which I appreciated. But the only verification performed that I should be allowed in was to confirm my unit number and last name. No ID check in advance, no requirement to show an ID once they unlocked the door, no photo in their system to confirm it was me, etc. I think it's only a matter of time until a bad actor exploits this - and I just hope nobody's home when it happens. Follow-Up Frustrations: While friendly, staff often require repeated communication to resolve issues. Be prepared for delays and for balls to get dropped. Noise Exposure: Prepare for significant noise, especially in units facing Denny or Fairview, from sirens and ongoing construction. Shifting Security Approach: While the previous security team, led by Josh and his brother, were personable and highly trained, the new security team seems to focus exclusively on draconian rule enforcement, occasionally enforcing rules that conflict with posted signage. Gaps in Intention & Attention to Detail: This is a general theme for Onni SLU in its design, construction, and operation. Why not 2 stars? Management allowed my transferring apartments due to foul odors keeping me up at night in my first unit. I felt the entire leasing staff, the turn-over crew, and maintenance really came together on the transfer. And they didn't try to "stick it to me" with security deposit deductions for ordinary wear and tear on my first unit, etc. Finally, maintenance has gotten better during my time with Onni. They used to be all about speed, often closing work orders without fixing the issue, but they have struck a better balance in recent months. And they even went above and beyond to resolve issues in my second unit that I considered out-of-scope, which I appreciated. Why not 4 stars? Too many severe CONs. There are better options in the area unless amenities are your top priority. read more

I had a troubling experience with the building staff that I feel needs to be shared. I was working in the 13th floor lounge with my iPad and backpack. I stepped away for about five minutes to use the washroom. While I was gone, staff removed my backpack, went through it, and then called me to say it was at the Fairview concierge desk. When I picked it up, I was shocked at how it was handled. My iPad (in its protective cover) had been shoved into the back pocket of my backpack, pressed against two MacBooks with its screen exposed and the zipper half open -- the iPad was sticking out of the bag. This careless handling could easily have damaged my devices. I went to the leasing team to raise two concerns: 1. Why was my backpack, containing my wallet, IDs, and credit cards, opened and searched without my permission rather than simply being placed in lost & found for me to collect? 2. Why was my iPad shoved into the bag in a way that put it at risk of damage? Ari told me he was the one who took the bag and checked my ID inside it, but in the same conversation also said he only brought it to the concierge desk and "couldn't find me in the system." That contradicts the fact that I still got a call from Onni, which means someone else also checked my bag, got my ID and clearly did find me in the system and got my phone number. When I raised the concern that my wallet and credit cards had been exposed, the assistant property manager Sarah tried to reassure me by saying that "Ari is professional and would never copy someone's credit card". But clearly he wasn't the only one who went inside my backpack as he didn't even know I'm a resident here. The staff framed this as a "courtesy". But opening someone's private bag without permission is not a courtesy. It is an invasion of privacy. No one would consider it acceptable to break into a resident's car in the garage to "check ID", or go through someone's laptop or bag to "check ID" just because it looked unattended. My backpack contained sensitive items, including credit and debit cards. Who takes responsibility if anything is compromised? The proper approach would have been to place the item in lost & found, concierge desk, or leasing office, and notify residents the same way they notify about cars that need to be moved in the garage. There was no need to go through my belongings. This incident left me very uncomfortable and concerned about how residents personal property is treated. Management should review policies, retrain staff, and ensure privacy and care are respected going forward. read more

We stayed at Onni South Lake Union with two small children and left feeling exhausted, frustrated, and frankly baffled that this place markets itself as luxury. There were multiple safety and maintenance issues that made the stay actively stressful for a family, and borderline unsafe. - Balcony Danger: The balcony had a large, unsecured opening and the door didn't lock. For a family with toddlers, this was terrifying. It was impossible to relax in the unit knowing that one wrong turn could become a tragedy. - Child-Hazard Appliances: Oven and microwave controls were at toddler height, which meant constant supervision was needed just to keep our child from lighting something on fire. - Toxic Pool: The indoor pool had such an overwhelming chlorine smell that even our au pair wouldn't go near it. And she was more than ready to entertain the kids--until she got a whiff. Think less "refreshing dip," more "eyes burning before you even open the door." - Useless Dryer: We had laundry to do (because, again--toddlers), and the in-unit dryer was so weak it had to run for hours just to get a small load dry. Not exactly energy-efficient or convenient. - Double charging: after our stay, we were billed the entire amount twice. We had to dispute it with our credit card company. - Bottom Line: This was one of the most frustrating hotel/apartment stays we've ever had. Between safety risks, broken appliances, and inhospitable amenities, this place is absolutely not worth the cost, especially if you're traveling with small kids. The building claims to have security cameras and be very secure but the building did nothing to help my friend even when my she filed a police report and he was charged with stalking her. Have been a resident at the Onni for the past year. Recently had an incident where another resident followed me to my unit, and squirted some unknown lotion substance on my butt. (This happened 2x). I filed a police report and the resident was arrested AND charged. (This was all seen on camera btw). Management calls me and says they will NOT be terminating his tenancy and instead offered ME to get out of MY lease with no charge.... Absolutely ridiculous. I've lived at Onni Apartments for three years, and I am absolutely disgusted by the way this property is managed. I am writing this review out of deep concern for mine and my wife's safety and the general quality of life here. Onni does not value safety, cleanliness, or community--and what they claim to be "luxurious living" is a complete joke. Safety Concerns: I have never felt more unsafe living anywhere. I've had multiple terrifying encounters--like finding a homeless couple in the 13th-floor pool bathrooms, who walked in on my wife because their bathroom door lock was broken. Management did absolutely nothing, and I never heard anything back from them about this situation. On multiple occasions, I've come home late at night to find the building doors and elevators unlocked, leaving access to anyone, and no one at the front desk to monitor security. My car was broken into, and Onni refused to provide any security footage. Nearly every neighbor I know has had their car windows smashed. A couple of months ago, the building was even shot up by a drive-by, and we weren't given any kind of notice. When my wife and I were walking our dog, we were mere moments away from where the shooting occurred. There have been gangs staying at the attached Level hotel, with photos circulating on Instagram showing them with guns and large sums of money and drugs. Yet, management doesn't seem to care. We have also experienced verbal assault outside the building by a random stranger and, of course, the front desk was empty. The situation is beyond negligent. Amenities & Pool: The amenities here are shared with hotel guests, many of whom treat this place like a party zone. The pool is regularly overrun by loud parties, BBQs, and screaming kids. If you're looking for a relaxing dip, forget it. It's chaos every weekend, and management does nothing to address it. The amenities are far from the serene luxury advertised. Cleanliness & Maintenance: The cleaning staff does their best, but it's clear the building is seriously understaffed, and it shows. The hallways and trash chute area always smell awful, and I've had guests comment on how embarrassing it is to bring them here. The dog area is a disaster, with no one cleaning up after their pets, and it's always an unpleasant experience. The rugs on my floor are hardly ever vacuumed--maybe once a month if I'm lucky. Security & Packages: It's practically a rite of passage here to have your car broken into and packages lost. The package room situation is a nightmare. I've had to go on a scavenger hunt to find my packages, and most of the time, they're missing entirely. Staff & Customer Service: Some of the staff are either unhelpful or downright negligent. On multiple occasions, I've received no assistance from them when reporting security concerns or maintenance issues. It's like they've given up entirely. At one point, I even saw staff members using cocaine on the property--and that's just the tip of the iceberg. A Lot of Fake Reviews: It's also worth mentioning that many of the positive reviews here are likely incentivized by Onni to boost their ratings. The hourly staff is pressured to get good reviews to keep their jobs, which is essentially blackmail. So, take the positive feedback with a grain of salt. "We encourage you to reach out to our management team directly so that we can address your concerns in greater detail and work toward meaningful improvements." Will get repeated in 100 different ways without anything real. Overall, I highly recommend looking elsewhere if you value safety, cleanliness, and an actual sense of community. After 3 years of broken promises and deteriorating conditions, I will be moving out as soon as I can. Onni is not worth the money or the stress. Steer clear of this property. read more

We moved into OSLU expecting a luxury living experience, and unfortunately, what we've received instead is a masterclass in mismanagement and empty promises. Security is nonexistent. The first-floor pool door is routinely left wide open at night, completely unsecured. On multiple occasions, we've seen people who are clearly not residents walk in off the street to use the amenities that we pay top dollar for. So, FYI to anyone reading this review: you can easily access any of ONNI's first-floor amenities even if you don't live here. There's no one stopping you. In addition, there are transient individuals who loiter around the property at night, including right outside the building. We've walked out after dark and seen people sleeping on the premises -- with no security presence in sight. Management claims there's a courtesy patrol, but we've lived here for months and have never once seen a security guard or patrol team. Second, the resident garage entry gate has never worked properly. We pay $400/month for parking, and our access pass still doesn't allow us to enter. After more than a month of complaints and follow-ups, it's still broken. What exactly are we paying for? Third, maintenance is unprofessional. A door in our unit was broken by their own staff, and instead of replacing it, they patched it together with wood chips and glue. That's not a joke. That's their idea of a solution in a so-called luxury property. Don't expect help from leasing or resident services either -- it's a revolving door of unresponsive, undertrained staff who dodge accountability and respond with copy-paste email apologies instead of actual fixes. Don't be fooled by the modern design or the flashy marketing. This place is all surface, no substance. Save your money and live at Cirrus down the street. Their team actually understands customer service, building security, and what it means to manage a luxury property. We regret ever signing a lease here. read more

Also the gym on the first floor has no ventilation so it's gross in there. I moved out after living there due to slow elevators, lost packages, and expensive fees. They sent me a check for my security deposit and it does not cash when depositing at ATM or using mobile app to deposit the check. They also said they experienced this many times and need me to physically go into the bank. What??? The check should just work in general. Their staff had constant turn over. My husband and I lived here since they opened - we leased a place before they were even ready for occupancy - and that was very obviously our mistake. Our other mistake? A two-year lease. We hate moving, we planned to make ONNI our home for the next five or so years at least. From the get-go, there were issues. We wanted a particular finish, and the unit on the 30-something floor was supposed to have the finish. After doing the math on the design repeat, it didn't add up - when we checked, Jacob, our leasing agent, verified that no, it was not the finish we wanted. After much back and forth, we end up with the same unit, but on the 16th floor, at which point Jacob tried to tell us the cost would be higher because demand was so high. Bullshit. We should have walked away at that point. When we moved in, there was no setup for Seattle City Light, we were told by SCL and by the building that they (ONNI) had to pay the utilities until they set up their system. Fast forward to our move out and ONNI is charging us ONE THOUSAND TWO HUNDRED AND SEVENTEEN DOLLARS AND NINETY SIX CENTS for utilities - ONNI says it's for the first few months when they hadn't set their system up. This is the first I heard that they held us accountable for their issue. We had no hot water in the unit in the morning for the entire two years we lived there. The maintenance person told us the corner units just "had that issue." He also told me he 'pissed hotter than that' - charming. And don't try cooking anything - the exhaust ducts are ineffective and all day you can hear folk's smoke detectors going off - it's the soundtrack of the building. Another thing maintenance told us they can do nothing about. Our shower door leaked the entire time we lived there. Maintenance told us there was nothing they could do about it. It's supposed to be a secure building, but the concierge lets anyone up the elevators. There was one dude who was sleeping in the hall outside my apartment one morning - my neighbors had their door wedged open and people were in and out of the unit for weeks before ONNI evicted them. You're supposed to be able to fob in to the elevator to access your floor. For a full month you didn't need your fob, I put in several maintenance requests, each one was IGNORED and marked resolved without ever contacting me or resolving the issue. One of the employees later told us that yes, there was an issue, and they didn't want to 'panic' anyone so the building didn't say anything about it and maintenance gaslit all requests to fix it. We moved here for the amenities, which were nice for a hot minute, until the hotel got underway, then it was all hotel, all the time. Then ONNI tried to enforce a bracelet policy, telling residents they could have two guests per occupant. At that point, we never used the pools again, but I'm grateful we saved the stupid rubber bracelets - because when we got the notice for our move out we were informed that each unreturned bracelet would result in a $250 charge - so the made for pennies silicone bracelets would have cost us 1500 dollars - again - raging bullshit. We paid $375 dollars a month for parking. One day, someone was parked in our parking spot. We were told it was probably somebody moving in, when my husband insisted they contact the individuals to have them move from the spot we PAY through the nose for, he was given a rasher of shit about it and asked why we couldn't just park elsewhere for the time being. WTF were we paying for? The last few months in ONNI were a nightmare, the elevator situation was always bad, with multiple elevators inaccessible and two dozen or more people waiting for one elevator, but then they just straight up stopped working - so slogging it up and down the stairs while waiting for ONNI to have someone repair the elevator. Our move out charges made absolutely no sense, the first notice said we were being charged $283.76 for damages, the partial refund of our security deposit had an itemized list that said it was for cleaning - YET WE CLEANED THAT APARTMENT THOROUGHLY UPON MOVE OUT. The first notice had our 1300 dollar security deposit listed, (1,000 initially, 300 for a pet), the final notice makes no mention of the other 300 dollars - none of their charges make any kind of sense, my feeling is that they are just straight up robbing the folks that live there, most work for Amazon and I wouldn't be surprised if Amazon pays the rent for some of their workers and ONNI counts on people not paying attention. There is so much more to grouse about, but this is all the energy I have left for these people. I really hope folks read this and understand that ONNI is WAY overpriced for what you get, and really doesn't care about you once you sign that lease. They are crooks, there are way better options out there. read more

May 2023 -- The gym is amazing... but not worth everything else. Move to ANYWHERE but here. There are so many other options. I highly recommend that you find another "luxury" building to live at. All the bad things I was worried about at the beginning got worse. Details below. On 11:45pm Christmas Day, I had 2 men enter my apartment while I was sleeping on the couch. I woke up and made eye contact. They turned around and left. Long story short, an employee gave their son a master key to the building. Him and a friend used it to enter my apartment. Management downplayed it and said it won't happen again saying, processes are already in place so nothing else needs to change. Obviously it happened so the current processes are not good enough. If I didn't have a security camera with video of the incident, I doubt management would've even admitted anything. Also, leasing seems to outright lie. I asked 2 different agents at move in what the process was for fixing mounting holes on the walls when moving out. They said filling them in was enough and that they would handle painting it. I specifically asked if I needed to get paint from them and they said no. Upon moving out, I have a $500 charge that they cannot give details other than pictures which show that I followed what I was told. They completely dodge acknowledging that they said painting was not needed. Electricity charges are sketchy. They charged monthly for electricity through RentCafe. At move out, Seattle City Light sent a bill for my entire time I lived there (did not receive a single bill until AFTER moving). Apparently the charges in RentCafe are for "common areas" and SCL is your apartment. Leasing does not make this clear. The hallways smell horrible. It's embarrassing when bringing people over and probably against some sort of health code. My emails to resident services were always ignored. Side note, the chutes are blocked all the time. I've left my old review below to show that problems are not one off and are consistent here. There's a culture of lying to residents. Lots of "not my job" when trying to get things dealt with. That said, with all the negatives... There are a couple lovely ladies who work the Fairview front desk and some of the security team who are amazing. The only people who actually seem like they're happy to help. ------ Moved in recently with mixed feelings. The amenities are great. Don't have much to add that you can't see on the website. The new apartments were definitely rushed with tons of cosmetic issues. Worst of it was unfinished or very badly done trim. The maintenance team is great and is doing their best to fix what the contractors left behind. There are still a couple things I'm waiting on them to finish but it seems like they will do what they can. Communication with the property management is very weak though. The balcony is unfinished and I'm waiting for them to come finish it. They've said that they would have people stopping by twice now with no one showing up. With a range of 8am-5pm so you stay home all day for nothing. I was told that someone did stop by the second time and got what they needed which is weird because I was home all day and have a camera out there. No one came by. There are a lot of good things about the apartment but wasting resident's time is an additional cost on an already high priced apartment. Owning up to the problem would've also been better than lying about it. Sets a bad expectation of future interactions with the property management team. read more

TLDR: Onni looks great on the surface, but is a huge hassle AND completely unsafe for residents. I would never recommend this complex to anyone I care about. Onni SLU starts off as a great place to live, but quickly falls off after that. The amenities are great, but the staff and their ability to handle requests is awful. Particularly request that are a danger to residents. I - along with multiple other people in one of their towers - have complained about a highly aggressive dog that was somehow allowed to live in the complex. It violently lunges at other dog and is highly aggressive, which is a huge danger to other animals and their owners. After repeatedly reaching out for an update, it never came. Additionally, they said multiple times that they couldn't pinpoint the unit the dog was in, which is outrageous considering pets must be registered and also must be friendly enough to be in a pet-friendly residence (we also were able to tell them the exact floor the dog is on). We've corresponded via email, phone, and have talked to concierge multiple times. Nothing is ever done. So, if you want to live somewhere that is unsafe and where they don't care, Onni is for you. Otherwise, I'd highly recommend somewhere else. Additionally, the connection to the hotel is a curse, not a blessing. Simple tasks - such as moving one small piece of furniture through the lobby (which you have to because... it's the lobby) - can incur a $500 fee. This makes tasks that should be simple - ESPECIALLY for paying thousands of dollars a month to live here - a huge hassle. On the surface, Onni looks great. great place to live in. the rooms are very up to date. the pools are amazing. you can try out first staying a day at level Seattle and you will see how amazing this place is. 10/10. everything is clean and I feel safe. The indoor pool is 24/7 and the outdoor is open till 10pm. staff is friendly and you can even ask them to bring deliveries to your room (Recently done by Kseniia). I've been living at Onni for a little over a month now and love it!! Despite the higher rent fees, it's SO worth it for the amenities that come with the unit. I must also add our move-in experience was 10x easier thanks to Samson from the Onni Leasing Office! If you can work with him, DO IT! He helped us not only figure out our move-in date situation, but also helped us with any other issues we've been facing. He's probably the only one who actually promptly replies to e-mails from the office and checks his messages and answers the phone!! I've worked with a few agents who always seem to give me generic responses to any questions or concerns but Samson there is THE guy to solve any of your problems! Also HUGE shoutout to Rudy for helping get our den doors removed!! We had a lot of back and forth but in the end he made it happen and we are THRILLED, so thank you Rudy!! After living here a month, a few notes to make is try to live on the side without the garbage chutes - it tends to smell like trash in that side of the corridor. Since the building is fairly new, there is a lot of move-ins happening and they sadly shut down 4/5 elevators so it can be fairly slow to go up and down at times. Plan accordingly to leave!! I've waited up to 10 minutes for an elevator once during peak move-in. The 13th floor pool can be pretty packed and is shared with the short-term hotel rental Level so not always just Onni residents. Avoid installing the Den Doors if possible if you live in a room with a Den, it makes the room shrink a ton and is an eye-sore - made our room look and feel like a hospital! Overall though loving my time at Onni and the people here are super friendly and fun! read more

Living here was awful. My husband and I lived at Onni from July 14th 2022 to July 2023 and I seriously wish we had saved our money and gone elsewhere. We should have known things were going to go horribly wrong when we received a call a day before move in letting us know that our unit was not ready. We were able to delay our move in and were charged a 'late fee' for rent, thankfully the fee was taken off our account weeks later. The 'brand new' unit we were moving into was a mess, there was dirt everywhere, paint all over the floors, absolutely disgusting. We were asked to put in a maintenance request and assured it would be a priority since we had a moving truck arriving days later, no one came until the day of our moving truck's arrival. We assumed that would be the end of our issues, but it just got worse from there. Living next to a hotel is great if you have family or friends coming to town, otherwise it's a nightmare. We had constant issues with hotel guests parking in our assigned EV spot, the building has 'towing enforcement' signs everywhere and refused to tow people that were in our spot because they were 'probably hotel guests'. Hotel guests make the amenities extremely crowded during summer and holidays so plan accordingly if you want to use amenities. After moving out of Onni we have been waiting to receive our security deposit back or at least an itemized list of charges, I called the office and Sara had no answers to any of my questions, could only tell me that I needed to reach out to Ken Harrington for answers, I've sent two e-mails and have not heard back. In the weeks leading up to our move out many of us had similar complaints about how awful the apartment was so I'm genuinely surprised that the reviews on here aren't worse. read more

Sometimes packages are delivered to P1, the package room behind the front desk, and or the other tower. I live in the Boren tower and packages get delivered to the Fairview tower often (which I don't have access to). Both Marlee & Edmond are happy to help track down packages when I am unable to find them. They are both very friendly & are more than willing to help when needed. read more

Hagar who is the concierge in our building goes above and beyond for us all the time- like when I dropped my keys down the trash chute last week! She is so kind and attentive along with the rest of the staff and we feel like we're living at a five star resort every day! read more

As a new resident, I wanted to share my very pleasant experience with the leasing staff -- Jacob in particular. During the applying process the agent handling my application had left (meaning that none of the current agents would receive commission for it). But yet Jacob still happily took over and got me approved within the day. He is a very professional reflection on Onni, can't thank him enough! I have also stayed at the level hotel here for a couple months for work (shares the same amenities as Onni). Staff is friendly and does a great job keeping the amenities clean. I've been a resident of Onni for a year now, and its been an amazing experience. Prior to this, I lived in an apartment in Redmond (straight from uni on the east coast) and it was tough meeting people outside of work. I never really saw neighbors, and didn't talk to (or even see) staff outside the leasing office. The social scene at Onni is completely different, and changes how I see adult living can be. The amenities (pool, game room, gym) and commonplaces are always full of friendly folks, a few of which I've become good friends with and see a lot. Onni also hosts events in the spaces around once a month and they're always a lot fun ( +free drinks :) ). The staff and management always go above and beyond. Onni is a new building and had its fair share of growing pains I've dealt with (faulty circuit breaker, door scraping the ground, chipped paint). But I haven't heard of a new building that hasn't. And staff has always been there the same day to fix the issues. They're also all very pleasant to talk to, shoutout Rudy, Marlee, and Nate! I'd highly recommend moving to Onni if you're new to the city, want to be in the center of it, and meet other transplants too! read more
