TL/DR: Awful. RAC properties landlord Michelle N. lacks any professional communication skills and sets the bar for how terrible a landlord can be. After collecting my deposit for the property, Michelle became difficult to contact. I began worrying I had fallen for some sort of scam. Michelle was having problems meeting the agreed upon move-in date, and rather than tell me, she avoided me until a new date was set. This would quickly become a pattern. Not only would questions go unanswered to Michelle, contacting RAC directly produced no better results. In addition she ignored requests for information about things like utilities, timelines, and property condition. When the lease didn't match our prior conversations, instead of just adjusting the lease, I was first called a liar. This seemed so silly to me that I just bit my tongue. I have the email receipts. Why would you call someone a liar when they can so incredibly easily prove their case? The lease was updated. Upon move-in the condition of the bathroom and kitchen were incredibly poor and less than two months into my rental the landlord is demanding inspection of my living space with 24 hour notice under threat of fine. I've never in over 20 years of renting had a landlord demand access to my home. Not to mention we're in the middle of a global pandemic, what could be a more egregious safety violation then sending inspectors home to home?! BEWARE! RAC properties and Michelle N. may not be scammers, but their incompetence and disregard for needs of their tenants makes the experience feel like a scam. I get the feeling RAC are primarily slum lords currently attempting to gentrify and have no experience dealing with actual professionals. I'm a firm believer in honest reviews. I seldom do one but I also know people vent because , for whatever reason. I have just called and spoke with Ellen about an issue I have with one of the companies sub contractors. My issue is tire tracks and torn up grass from a tight turn with a lowboy trailer. I was assured by Ellen and a gentleman in the background my issues would be taking care of. Had a bad experience with this team. Properties were consistently overpriced and didn't come in for the appraisal value. Then their agreements were not standard and we lost money. Count your fingers before you leave. read more

If I could rate it zero I would. The house is literally falling apart. I've put work order after work order in over the last almost year with no fixes made. The walls are rippling and falling apart. The bathtub has a crack in it so water gets trapped underneath causing mildew smell. The back yard septic tank remnants are still sitting in the backyard After the septic tank being replaced 6 months ago. The list goes on. Michelle is supposed to be in charge of the property is near impossible to reach. Does not return phone calls. Extremely difficult to work with. Do not rent through this company. read more

RAC Properties Athens, GA is the worst when it comes to customer service and customer satisfaction. The manager of Deer Park is unresponsive and rude. Thirty days after satisfying your lease and returning their property in good condition, they'll make false claims that your check has been mailed. Upon notification that the check was not received, they'll claim to be working with the bank to stop payment on the check (which takes them weeks to accomplish), then charge you to re-issue a check that you never received. There's further delay in re-issuing the check because there's only one person to write the new check and that individual is out of the office. It's incredibly hard to believe that a company's financial transactional obligations rest on one person being present. read more

I have been living at 1 of the RAC properties town homes since April. Since April I have had very minimal things be fixed that were supposed to. Because the maintenance man no longer works with RAC my entire move in list was never even fixed and I still have nails in my windows so it prevents me from opening my windows, pretty sure that's a fire hazard. I still have German roaches that have been here way before I ever moved in. My water always smells very bad and to this day the property managers have not done anything about resolving the issues. They did have bughouse come out here 5 different occasion's to spray but each representative had informed me that the whole Complex would need to be bombed to get rid of this issue. I am very upset because I pay quite a bit of money out of my own pocket without any type of government assistance and I still have to live in filth. If you are looking to rent from arayssi properties, please beware and understand what you are getting yourself into. On top of the issues with the town home, the residents here are less than lackluster. I have had over $500 worth of things be stolen from my mail and the property managers have not done anything Except for telling me to get a PO Box which I will have to pay for out of my own pocket. There have been multiple break-ins in the area and the property manager expressed to me who the culprits were. Do you think they have made those people move out? Of course not. A couple days ago a child had a gun in our neighborhood and again nothing has been done about this either. I have plenty of photos if anybody wants to see the true state of some of their townhouses. On the plus side, if you can't smell anything you don't have to worry about the water, if you like company you'll have plenty of roaches as friends and if you don't own anything nice you might not be a victim of any of the theft that occurs. read more

Do not rent from this company. Before moving in when we first did the walk through we told them the stove was unsafe. They didn't want to fix or replace it saying that is all they had. We bought our own stove. Then we spent 3 months trying to get our fridge fixed. We ended up buying a new one. Nobody ever answers the phone nobody ever texts back nobody ever replies to the work orders and even though nobody shows up to fix anything the work orders get marked completed. Now I have gone 3 days with out an AC in one of the hottest months of the year. Again nobody answers calls no one answers texts. Work order says complete and no one shows up so I have to fill out another one and be put at the end of the list in line. After all this they have the balls to raise my rent &100. Me and my fiancé closed on a house in December of last year as first time home buyers. The unprofessional snake Kyle Scott sold us a new construction home that is not worth $270k. My daughters bedroom has a very noticeable hill in the floor over the side where her closet is. When I points this out to Kyle during the walk through he wrote it down but days later he said well unfortunately we are not going to be able to do anything about the matter because we will have tear up the entire floor to see what is going on with the bra underneath. As the house is starting to settle a lot of issues is starting to show. The painting on the wall is atrocious and have nails showing through the sheet rock. In almost every room in the house the floor creaks and squeaks everywhere you walk. When I brought this to Kyle's attention he said the floor of the home is not apart of the structure. I'm thinking well if the floor is not apart of the structure to the home well how can you walk in the home. The back deck is trash with nails not being properly nailed down in the wood. In the master bedroom up under my sink where I don't go under is leaking water. When I brought this to Kyle's attention he said well did you read the warranty brochure. He then went on to further insult me by saying someone may have bumped into causing the damage. How can someone imply that I'm damaging my on house is beyond me. My garage door on one side keeps tripping the breaker. Once again we have reached out to Kyle in Staff and they have sent crews to work on it but issue still has not been resolved. Kyle Scott is a snake and RAC properties build over priced houses not homes. Please people be aware to who is building for you.
