This review is specific to Carol Di Mundo, our Broker/Agent with Hawkins-Poe Real Estate Services…read more  We just closed on the sale of our home in Gig Harbor, WA on 1/13/2017.  She gets a definite 5 star rating for reasons described below.     Let me start by saying I was the last one interested in selling this house.  It was a personal fulfillment of a life long dream.  We chose the land.  We had a house designed for the property.  I personally built the house... all 5750 sqft.  I ultimately agreed to the sale as a concession to or in deference to my spouse inasmuch as she had decided she wanted out of Gig Harbor. As you may have gathered, this was raw and it is definitely personal!  My point is I was kind of a hostile customer to start with.  Keep that in mind as you read about my remarks about Carol.  We were originally represented by Coldwell Banker Bain by an agent/Broker I had worked with for 20 years and multiple transactions.  Our relationship and business were completely taken for granted.  It was my impression that we received nothing in terms of support or effort to get our house sold by them other than a 45 minute lecture (before I terminated the relationship) as to why their lack of a strategy and effort was the right solution.  So we switched to Carol.    Carol was amazing in so many ways.  She never stopped pouring her heart and energy into getting the property sold... and it took a long time.  She tolerated me and brought me along every step of the way.  She was always positive.  She was always thorough in her research and documentation.  She was relentless in creating new strategies and approaches to getting the word out and traffic in to see our place.  She held open houses and other events on an ongoing basis weekend after weekend.  She did targeted mailings to non-mainstream groups to market a concept. She got our home featured several times in periodicals getting it great visibility.  In short, she did everything humanly possible to get the visibility of our home as high as possible.  She was always open to new ideas.  She was always timely and prepared and NEVER, EVER gave up.   We went from almost 6000 sqft down to about 1000 sqft of living space. From a 6 car garage equivalent to a zero car garage (no garage).   Needless to say there was lots of furniture, artwork, appliances, tools and "history" to get rid of.  She was even a willing and capable resource in that regard.  I am sure I will edit this down over time, but the most important thing I liked about Carol was her humanity and grace in a very difficult transaction.  A consummate professional on all levels. In Spring 2025, we tried to sell our house in Gig Harbor using an agent with a national realty company. We thought that the "national visibility" and their website marketing techniques would make all the difference in contrast to a local realtor. The agent seemed capable, and she only made minor recommendations for preparing the house for sale. It was mostly moving furniture around. She also used general comps to determine the sale price of the home. Trying to sell the house during that spring and summer turned about to be very difficult (interest rates, an uncertain economy), and we had very few showings and no offers. However we found it a bit surprising that we had to be proactive in adjusting the price of the home in pursuit of a sale. We finally pulled the listing in late July, because of no interested buyers. I should also note that this agent did not live in Gig Harbor. We started the sales process again in March 2026, and this time we interviewed a couple of Gig Harbor realtors. Both seemed highly capable, but Paige was the easy choice. When we met, she'd already done her homework on the house's size, sales history, and exactly the neighborhoods in Gig Harbor that were the competition for the home. That information was critical, and explained why we had little to no interest in the home the previous summer. It was simply priced too high when based on comps alone. Paige also recommended modest, but essential improvements that would help update and sell the house. In hindsight, she was much more astute about changes that would make a fundamental difference for a successful sale as compared to our previous realtor. We no longer lived in the home when we were preparing it for sale this year, and I was stunned at the enormous assistance that we had from Paige and her associate in prepping the home in just three weeks. Moreover, Paige monitored closely all of the feedback from potential buyers after we put the home on the market. And unlike the previous realtor, she had weekly open houses. All of this led me to realize that our previous realtor just viewed our home as just another in a portfolio of homes to sell. Her engagement was entirely passive. In contrast, Paige was actively involved in making sure that our home sold for the best price in a timely manner. In fact, there were even occasions when she referred to the home as "our house." Now that it has sold, I appreciate more than ever all of her intuitions about the house, the Gig Harbor market, and what it takes to sell something in a challenging market. I would not hesitate for a moment to use her services (and wisdom) again if I were to buy or sell a home in Gig Harbor.

Knowing this is leading to a law suit, Dave has come out to my property several times to locate additional land markers to verify his original findings. To make it perfectly clear, the ONLY flowers and plants I have complained about, are those in my front area. They moved me into rhis apartment back in December without clearing out all of the flower and plants the previous person put into the ground. I have been asking for months when they will be taking care of this, as it is becoming a jungle. I refuse to take care of it, as I am disabled, in a HUD property, where management couldn't care less about their residents. Thanks a lot management for trying to pin my neighbors against me, for a situation that should have been resolved BEFORE yall moved me in. Not to mention the mold and moisture in this apartment. It took them almost 5 months to figure out that the exhaust fan in my bathroom was NOT connected to a pipe in order for the moisture to escape the building. 4 months of 70% humidity in my home. Had to purchase a dehumidifier, as i am deathly allergic to mold. Did I mention there is a bullet hole in my living room window? Guardian should be investigated for fraud, fair housing violations, management fraternities with other residents, and that is a huge no no. Dariya and Maia need proper fair housing training, otherwise Guardian will be getting sued, not just by me, there's a few others here considering the same. When you see signs on people doors denying entry using RCW's, we know something is not right. Do better, and I dare you to try and eviction me for speaking out.
