The apartments are professionally managed by MJ Peterson. They are currently being renovated when people move out and being fitted with new plumbing and fresh paint and fixtures. I opted for a 1-bedroom garden level apartment but the two main levels have balconies. The rental m prices increase on each floor. I am paying $850 for my apartment and it includes everything except electric and internet services. The internet is through Verizon FIOS and because cable is one of the amenities provided, the internet is discounted as a bundle. The outsides of each building are being fixed currently. The inside of the apartments are clean and well-maintained. The apartments are cute inside. Some have a breakfast bar and some have a double galley kitchen. Each kitchen is fitted with a dishwasher and a modern stove and fridge. The bathroom is equipped with a vanity and there is a walk in closet. In addition, there is tons of storage. There's tons of cabinet space in the kitchen. There are two closets in my apartment in addition to my walk-in closet. So far there have been no gripes about this place but I'll be sure to update if there are any.

Landlord even said to come pick up the check the next afternoon on a phone call during the summer and when I showed up doors were locked and nothing was left out. Since this he has refused to answer any of my communications. I have called, emailed, and sent certified letter. Extremely unfortunate and will now require additional time and possibly money to pursue...Terrible communication and way to end the relationship. Prior to this, I would have recommended building with the warning landlord and management very uninvolved and little improvements are made.

Well when I first moved into these apartments I got lucky. I had only seen pictures from the…read moreinternet and the first day I saw the apartment was the day I moved in (I moved form California). The apartments are a bit old and the outside could use some work as far as the building. The recently repaved the back parking lot and fixed some serious problems with it. For an extra 50$ you can get a Garage as well if they are available, unless you don't want your vehicle out in the weather I wouldn't get them again. They are old and they are a good 300ft away from the building. The apartment is repainted and shampooed between tenants, and the paint job is okay. The major problem is that the cabinetry is old and they don't seem to be in a hurry to replace them. The heat is included and you do have control over it, and it keeps you warm in the winter. The air conditioners are old however they keep the decent temperature in the rooms, and running them all night and having a 46" TV and 860 watt PC running all day will give you an electric bill of $100 a month. The windows are old as well and if you don't shrink wrap them your going to have a breeze coming in from outside affecting your heat in the winter. The apartments are managed by MJ Peterson (mjpeterson.com), and they have online payment for rent as well as maintenance. Never had a problem with payments, and the maintenance was usually next day to 2days when it wasn't major. They do do a credit check for the apartments, they are looking for 600+, and if between 500-600 they require co-signer or double deposit (deposit is one months on normal). And, they do allow small pets up to 20lbs. Final thought, although they are old and your paying around $850 for 2 bedrooms, your in a good neighborhood and I never worried if my family was safe when I was at work. There is also a bar on the next corner if you want a drink, and a Daycare for kids right across the street. Also Walmart and major retailers on Niagara Falls Blvd. and Sheridan are less then 5-10 min. away. For this apartment I feel your paying 40% for the environment more then the apartment. They require a 12 month lease, and 60 days notice if you are not going to renew. If i didn't need to move for work reasons, I'd still be there.

We had someone come to fix it and it didn't do anything! All of our windows were also installed improperly and let all the cold air in. It is -17 today and our thermostat is turned up all the way to 90 and it's reading at 55. It's warmer in our hallways then in our apartment. They are supposed to have 24 hour maintanence , yet every single maintanence person is on a 1 hour break. I'm glad that we pay almost $800 a month for rent that is supposed to include heat to not have any! Also they are horrible on keeping up with the snow. Our sidewalks haven't been shoveled and ou cars are plowed in any time there is snow! Again, never and I mean NEVER, rent here!

I showed up for the tour and the first thing she says is that there's already an application in on the unit but will show it to me anyway ... why? Then she mentions there's another similar unit coming available so proceeds to show me the spoken for unit ... okay, no problem. I assume this is done so that I am able to see a unit and just apply for the coming unit. At the end of the showing, Maddie now tells me that the second unit coming available *also* has an application in on it already. Um ... why wasn't this mentioned at the start of the tour? Now - I understand that leasing agents perhaps secure "plan B" prospects in case a current application on a unit goes through - fine. But why the hell wouldn't this be disclosed to me before I waste my time driving an hour round trip for the showing? Shouldn't it be my decision as to whether I choose to bother viewing the units when any coming available are already spok en for? And - why was it okay to lead me to believe that another unit was available until the end of the tour - only to tell me that this unit, too, was suddenly spoken for? I had mentioned that the unit was for my wife and I (we're a gay couple). Seems like the units were suddenly 'spoken for' after this discovery. I have never, ever, had a leasing agent not tell me that an application was already in for a unit I was interested in before choosing to view it. Either this was blatant unprofessionalism or blatant discrimination. Either way - don't rent from these people.

The maintenance team are agile, respectful, and always willing to help. Those are the positives. Unfortunately the negatives caused me to move out. It started with the unkept, dirty, and outdated entrances. On a regular basis are dirty, disheveled, and at times will have cockroaches that came over from the restaurants. Next you have the mailrooms are not in a private area, they are right at walk in; where people can come and go as they please which can cause packages to go missing. In the same has random shopping carts management decided are a better option than premium, rolling racks to match the luxury title on the property; even when asked to upgrade. Third, the smells. The regular smell of marijuana coming from other residence that linger into yours, which is against contract. The cockroaches that made an appearance on the property more than once in apartments and mailrooms. Forth, leaking walls in the bathroom(s). Coming from the ceiling and walls that we assumed to come from incorrect paint on the walls when humid and roof leaks. Fifth, pricing. For nearly $2k a month for a 1br, there are no added amenities besides the sterile roof on one of the properties. There is no gym there is no wreck room. There is not even a doorman to make sure that your packages are safe and protected. Not to forget to mention it is near a highly trafficked area of the hotel, restaurants, and UB.

Plus you're in the same exact Plaza as China Taste which is one of the best authentic Chinese restaurants you may ever try. And the reason I know these apartments inside and out is because (a) my current side b lives in these (or one of them I should say, but the most commonly visited one), and (b) Barbie and I paid her rent for her 2 months ago because Mummy and Daddy were having a falling out with her. Don't worry she's already in her 20s it's nothing creepy. (She's been in her 20s for all of 7 months). Anyway the apartments look as lovely on the inside as they do on the outside and yes, they're expensive, but you get what you pay for in this case. Just sometimes, the halls smell of Weed though. Instead of handling issues professionally, management seemed more interested in believing baseless complaints than treating residents fairly. Calling this place "dog friendly" is false advertising. Pets may be allowed, but responsible dog owners certainly aren't made to feel welcome. On top of that, the property is poorly maintained and not worth the rent. Broken glass & Trash everywhere, furniture discarded in the basement, grounds are poorly maintained & snow removal is abysmal. I would never recommend living at the Windsor or any of Glendale's properties. There are far better places & more professional property management companies that actually value their residents.

This is in relation to the "Muir Lake Luxury Apartments" that Glendale owned/managed at the time we…read morelived there (and may still). Our apartment felt like luxury, until shortly after moving in our ceiling had a major leak from the unit above. The original person who worked there (who left shortly after) was extremely nice and said we would get concessions back (you can see her referencing that in part of her email attached here too) like you would expect when we had to stay in a hotel due to the damage and use our new towels to soak up the yellow water...but we never received a penny back once one of the owners, Josh Mchale, got involved and it suddenly felt like (in our opinion) that there was no concern over what happened or the health of my wife and I (who was pregnant throughout our time there). Our main area ceiling was left open for almost a month, until we stopped paying rent until they would make any progress (then got taken to court for that) and then we were left in drywall dust everywhere at least one of the times (we had several instances of ceiling damage from the units above). To us and friends, there also seemed to be a terrible smell at the entrance of our unit even before these incidents, then after the drywall was left on our floor we could see moisture between the cracks (see attached image) which seemed like something wet was under it and maybe causing the smell, yet that was denied and the floor never taken up. Also, it felt like gas smells and the gas company were there a lot and even after we left they still were emailing us with those notices to their current tenants, so that felt unsafe. After all that, we have still never received any security deposit back - their attorney claimed it was sent to the apartment AFTER they knew we had turned over the keys (see attached letter from their attorney) and still over a year later we have yet to get a response to get that check at all (no response from our attorney's demand letter at the time or my email a few weeks ago). We are having another attorney reach out for the security deposit now, but at this point I don't expect to ever get anything back...just be warned this is somehow possible. As crazy as it would be, I wouldn't be shocked if they somehow threaten us again due to this review, like taking us to court before, but if we do receive anything like that my wife will immediately post that too.

She gave one pillow to my dad and the other to me as Christmas gifts. Shortly thereafter, we discovered that the paint used to stencil the letters and numbers on the pillow was water soluble and wiped off with a damp paper towel. It would have been impossible to wash or even spot clean the front of the pillow case without also removing the stenciling. Today, well beyond the 14-day return policy stated on the receipt, my mom and I brought the pillows back to the store to see if there was anything we could do to protect the paint on the front of the pillow case (Scotchgard wasn't going to cut it). As soon as we walked through the door, we were greeted by an associate. We briefly explained our concern to the associate, and then without even batting an eye or even checking our receipt he apologized, stated that he was unaware of this issue, and immediately offered to exchange the pillows for other merchandise. We ended up selecting different Buffalo-themed pillows. Room offers beautiful contemporary furniture and home decor, and after spending time looking around the store and observing the quality of their merchandise, it's obvious that the faulty pillows were an anomaly and in no way typical of the products sold by Room. My mom and I were both impressed with this customer service experience and appreciate the attention we received.

They're not updated at all. They have major plumbing issues that need to be addressed. I had my bathroom sink back up because I used my garbage disposal. My entire bathroom flooded because I didn't realize what was happening. The maintenance men and management constantly blamed me for my plumbing issues. They telling me I should buy a plunger and learn how to plunge a toilet when it overflowed when I wasn't home. They kept telling me that the bathroom was leaking in the house downstairs because I got the floor wet after I showered. Never have I heard of that happening. They also threatened to evict me because of the water leaking and my mom (the co-signer at the time) had to give them firm words. The people in my building were not friendly at all. My two old lady neighbors made it miserable for me. I had one of them curse me out because something was leaking in my bathroom into her apartment. It was Christmas Eve. The other one repeatedly rang my doorbell over and over at 5 am because she didn't like how I threw away my garbage in their crappy trashcans in the basement. I highly recommend you don't move here. The manager even admitted to my mom that they are having issues bringing in tenants and there are a lot of vacancies. Hopefully they will get shut down eventually.

The Apartments - super clean! Each time I've moved into a different apartment it has been cleaned and freshly painted from top to bottom. The Maintenance - amazing! I've rarely had issues in their buildings; just minor stuff like questions about plumbing, heating, a circuit breaker box. They are often out to check on me the same day, usually right away! The Grounds - spotless! They have a really great crew in place that takes care of everything. They snowblow & shovel walkways, plow driveways & parking lots, mow the law, trim the bushes, and in some buildings they even take out your garbage. These guys are hard workers and a really nice bunch of guys. The Owners - very friendly, sweet guys. Always pleasant to talk to in person or on the phone. Maybe they like me because I pay my rent on time, don't have loud parties, and don't destroy my own living space...but I've never once had a negative interaction with them. Overall - if I could give them 10 stars, I would. These folks are top notch. In fact I almost regret reviewing them, because they're like a best-kept secret. It's like their perfectly maintained buildings are full of the nicest, most quiet tenants - so rare these days!
