Kelly inspected our new construction home that we are in the process of purchasing in Youngsville. He was recommended to us by our realtor and I am SO glad that I heeded her advice! As first time home buyers, we weren't sure exactly what to expect during the home inspection process. And since our home is new construction, I wasn't even sure that we needed a home inspection. Kelly quickly proved the value of a home inspector within our first few minutes in the door! He inspected every nook and cranny of the house and was so thorough in making sure that our home was up to code and perfect. He recommended splash guards on our gutters, noticed a small drip leak on the outdoor hose faucet, and even eyed an uneven gutter that would collect water and breed mosquitoes over time. Kelly took several photos of all of his findings and he walked us through every photo before we left the house. He explained each one, adding that all of the photos would also be included in his report that we would send to us later that day. He also snapped photos of all the important locations in the house that we would want to know as homeowners--the water main shut-off valve, electrical panels, crawl space entry, etc. I appreciated the time that he took with us to review not only the areas of concern, but also the key locations in the house. Later that evening, we received a link via email to check out our detailed report online. I was so impressed by the details and design of his report. I do not claim to know anything about home construction, and even I was able to follow along his notes/details perfectly! He laid out exactly his area of concern, as well as the work needed to fix it properly. For my recent home, I discovered an AC vent completely blocked by a sheet/cover, resulting in no airflow to the guest closet. For another home inspected in 2020, I later discovered that the dryer vent pipe wasn't even connected to the dryer. These are basic issues that I believe should have been caught during a professional inspection. Unfortunately, based on my experience, I cannot recommend this inspector and would not use their services again.

We made an appointment with Confident Home Inspections for 1pm on Friday March 9 for a property we…read moreare hoping to purchase. We expressed a desire to be present for the appointment, and our realtor conveyed this to Britt, the inspector and owner of CHI. Britt was paid $420 before the inspection, as required by the contract. At approximately 12:40, our realtor received an email from Britt informing him that they were just finishing up the home inspection and getting ready to leave the property. They were already gone by the time the realtor and my husband arrived at 12:45. Our realtor spoke with Britt reiterating that we had wished to be present for the inspection; Britt said they were ahead of schedule and went ahead with the appointment early, letting himself into the home with the realtor key in the lock box on the door. On Confident Home Inspection's website under 'Services' it lists "Full color, full detail report with 40-80 HD photographs emailed within 24 hours." My husband and our realtor spoke to CHI on the phone and brought up this guarantee, asking when we could expect the report. We were told Monday morning. Our realtor expressed the urgency in this matter since a) it was advertised that our report would be complete within 24 hours and b) we are on a deadline with our inspection, negotiations, and paperwork. I spoke with Britt on Friday afternoon asking for him to meet us at the property to walk us through what he found. Britt said he will be out of town at a conference all next week (March 12-16) but would try to arrange something for childcare so he could meet with us over the weekend, or have someone else from his company meet us. He said he would work that out with our realtor and call me back within 45 min; I never heard back. Early Monday afternoon (March 12) we had not received the report yet. Myself, my husband, and our realtor reached out to CHI multiple times with no response. At 5:25pm we received a text message saying the report was "being wrapped up." He also stated they do not work on weekends. At 5:55pm I received an email stating "We are still processing it and it will be ready shortly." (This was in response to the email I had sent at 10:20am). We chose this business based on the good reviews, quick advertised turnover time, and the agreement that we could accompany the inspector to the property. Neither promise was followed through by him. If the company does not work on weekends then they should not advertise a 24hour turnover period for inspection reports. It has now been more than 1 business day (inspection was completed at 12:30 March 9, it is now 6:15pm March 12) and we have not received our report, holding up our proceedings. Looking through our contract again, the box stating that we wished to be at the inspection was not checked off, which was my mistake for missing. It also does not mention the 24hour turnover that the website advertises. It is my mistake for missing these things, but the dishonesty, lack of communication, and questionable practices by this business has left me thoroughly disgusted. We have also filed a complaint with the BBB.
