Maintaining a home requires a lot of maintenance. In early spring I decided to get my house's exterior dry rot repair and a new coat of paint before the winter. I went to Yelp to review the painting contractors in my area who also did repairs for dry rot and siding. I selected three contractors with a rating of four starts and above and scheduled an appointment with each of them to view the house. Within a week I received all three proposals, and I reviewed and compared them to ensure the contractors were providing the same services. Two of the proposals came in with a higher cost and the third was lower for the same amount of work-- so I selected the latter, which was Rayco. In addition to the great rate, Tony L. arrived early to the appointment for viewing the house and we had a great rapport. After we selected the paint scheme and received approval from our HOA, we scheduled the work to begin the last week of June. Tony L. and his team arrived at 8 am with their equipment and porta potty. He introduced me to the team and said that the first day was to power wash the house. I asked him if he could also power wash our cement, and he said that it can be spotty. I told him that it was okay, and he obliged. Tony L. and his team communicated with me every day to let me know if there were any issues we needed to address and consulted with me about the paint scheme. The team was very professional and hard working: they did a great job painting, repairing the dry rot, and the siding, which was about forty to fifty percent of the work. Each day the team made sure to clean up the area to ensure its safety. It took a week to complete the job, and they even worked on July 4th. During this time my wife needed to paint the interior of her tea business. She had just signed the contract for her space and needed to get her business up and running within a month. Lucky for her I was already working with Tony L. and recommended that she speak with him. She scheduled an appointment with him, and they met at her new space. After they met, he provided her with a quote, and she accepted it because his cost came in much lower than the previous quotes. Tony L. and his team completed the paint job within a week. We have received so many compliments about the paint job and color scheme. Rayco Painting provided high quality and professional painting for our office buildings in West Berkeley. The scope wasn't so straight forward and was also performed during the rainy season. However, Rayco was very organized and was able to perform the work when there were breaks in the rain, including over weekends and holidays. Besides painting, Rayco also performed stucco repair, wood carpentry on rotted eave rafters and window sills. We also needed our wood bris-soleil sunshades to be beautified and refinished. Rayco power washed the wood with a brightener, sanded and re-stained the wood. It looks fantastic! Tony was a pleasure to work with - he's a great communicator and was very responsive during construction when I had questions or concerns. He created his own punch list without me asking. When I got on the phone with Tony, I explained what I needed, and he provided me really great advice, even though he felt like it wouldn't be the right fit for my situation because of pricing (I'm a tenant looking to get interior paint job done, with the owner's approval). He explained what the ball park range can be and what's fair, and explained that the pricing he could offer me given the size of his company and overhead etc would be a lot higher than what would make sense for me. Absolutely, for many reasons. First off, Tony Lima is an incredibly friendly, reliable, and detail-oriented project manager. When you set up an appointment for an estimate, he will arrive on time and deliver his estimate promptly, as promised. If you have any questions about process, he is happy to answer. He also serves as another set of eyes on the job to ensure that all the finer details are taken care of. He will see you through the job, from start to finish. Notice something you'd like done? No problem. Anything you need, any questions you have, Tony deals with promptly. Second, Rayco's painters are all friendly, communicative, and incredibly hard-working. Ruben's crew did the bulk of the job, and when additional manpower was needed to get the job done before the rains started, Al's crew joined to help finish. Todd (the owner), Tony, and the (up to 7) painters really pulled the stops and finished, just in time. We really felt taken care of. Ruben had great ideas on how to solve tricky problems, and his dad Marcello even restored one of the curlicues on a column very nicely. Not once was a request of mine met with anything but friendliness and willingness. Painting is a tough job, and I don't know how these guys stay so upbeat and friendly. Thank you!!! Third, our vintage house posed some real challenges, such as bubbling paint (which Tony had anticipated from day one), and when these occurred, they got dealt with. Ruben prepped, and reprepped. There was caulking galore of the siding, and we never had to point out bubbles: Rayco saw them, didn't like them, and fixed them, even going so far as to completely strip a couple of areas and start again from scratch. We also had a rotting basement door that Rayco replaced, rotting trim on the dormers that made the roof leak, everything got taken care of. Finally, the price was incredibly fair, for both projects, and not once was anything added to the quotes, even though more was done than initially expected. The only financial surprises we had were good ones. How often do you get to say that about a major project? We came away feeling like Rayco is a straight-forward, honest, and generous company. The studio repair and drainage were spontaneous add-on projects, and it's so great that Rayco was able to whip in and pretty much rebuild the back of our studio, which was rotting away and would not survive the winter, in just a few days. How convenient is that to have a painting company that can also deal with dry-rot repair and drainage? Gerardo, the carpenter, was efficient, skilled, and friendly (like everyone else). He suggested a simple, but effective drainage system that we had him do and are very satisfied with. We hired Rayco to paint the exterior walls of our San Francisco condo complex (5 units). As Board President and homeowner, I've dealt with many contractors, Tony and his crew tower about the rest of them. Despite a constant barrage of curveballs, Tony never lost his cool, and managed to finish the project against improbable odds. He is patient, kind, professional... Here are some samples of the stuff he had to deal with: - We danced with him for three years, until I was able to convince the Board to fund the project. At some point I was too embarrassed to go back to Tony again and ask for yet another update of the quote. He never flinched. He also single-handedly won over the other Board members. - One side of our building runs along a City-owned parking lot. Ivy grew from the City's lot onto our wall. One of our members had tried to arrange with the City to get this removed at their expense and to grant us access. The City accepted liability. Yet City bureaucracy wasn't on our side, and they put up one hurdle after another, one delay chasing the next. First they were going to pay us for the ivy removal ourselves, then they realized they can't do this from their funds. Then they offered to have a City-approved contractor do it. But they couldn't get a lift for the workers to use. Tony/Rayco offered their lift. Then the City-approved contractor did the sloppiest possible job that left the wall unfit for painting and required extensive re-work. At every glitch there was a 1-2 day delay, the City attorney's office had to approve, etc, etc, etc. Tony never lost his cool. - A rainstorm was forecast that would have fouled up the completion of the project, so they were trying to rush, yet hamstrung by the City's bureaucracy.
