We spent 2 years living here, so we experienced a bit. The GOOD: Decent property. Amazing front desk and maintenance staff. The BAD: NOT family friendly. Bad water well. Bad electrical meters. Not tailored for long-term residents. Gate never works. Price increase with no increase in amenities. Differential pricing for who they want. No actual wifi. The UGLY: They fired Agnes, an older woman who cared so much for the residents and the park. She did her job well. She fielded our complaints and defended management but was let go when new management came. When Hurricane Beryl hit, we were without power and water for 10 days. Park management did NOTHING to support us within those days. A fallen tree and power line blocked the only entrance/exit. Long-term residents tried to remove it, but we were scolded via email for touching a tree that could have a live wire. The email seemed to be sent for liability purposes and not because we were trapped. The fire dept. had to step in and remove it because it was a hazard. Despite running off an independent well, we had no water for 10 days. We filled our FW tanks and for many of us, it wasn't enough. Long-termers gathered together and filled a personal storage tank to share with anyone in the park who needed water. (I think this should have been done by park management.) The park did not prepare well enough for the storm. They could have secured generators for the well but supposedly, something went wrong with the rental company. For an area that experiences power outages every heavy storm, you would think they would invest in that. We spent $200* on gas to power our generators. When the electricity bill came around, there was no price decrease... I THINK the park received FEMA funds, but we saw no reimbursement or credits. Electricity- The meters near the dumpsters don't work. They guess-estimate usage and charge you what they want. This is great for some, but unfair and indicative of their poor infrastructure. With every heavy storm, the power goes out. Water well - They are routinely doing maintenance on it. They shut the water off couple times a month it's ridiculous. Family Friendly - It is not. Little to no kid events. Kids aren't allowed in hot tub even with supervision. We don't have kids, but we did appreciate seeing the kids ride bikes and play. It brings life to the park. Sadly, kids can't ride bikes/play outside without supervision. Stupid rule IMO. WIFI - you have to get a passcode EVERY month for EVERY device. I call customer service, and they act like there's no free witi. They don't explicitly say it, but they'll push their plans onto you to pay extra... disgusting. I wonder how many people they've gotten with that scam. Storage - With new management, they got stricter with having items in your lot. You can't store boats, even with covers. BBQ pits need covers, etc, etc. The silliest rule: your generator cant be visible... at a park that loses power regularly. GATE/ Crime - I got my car stolen in Fall 2024. That night they hit/tried every vehicle. I dont think the gate is to blame. The gate just never works so it stays open for whoever to drive in. Pricing - one main reason we are leaving is due to the pricing. They increased rent but with no increase in amenities. The dog park is horrible. Water well continuously goes out. Differential pricing, at one point my uncovered spot was the same as the covered spots. Newcomers pay $400*/ month from a promotion, but we're stuck paying $800* . In the slow months, we keep the park afloat. In tough times, we show up with the necessities. We ve built a community but that's not appreciated, so we left. read more

I stayed here for 6 months, great experience, everything was immaculate, and exudes pride of ownership. The staff is incredible and I miss all of them! They treat this Business as their own, and treat the customers like gold, if other Businesses had this staff, they would be lucky. My thanks to all of you, you are truly incredible. read more

we stayed for the month of March. The staff was nice , rest rooms clean, main building clean and nice. they have some nice activities planned during the week. The rv park was recently taken over by a company and no longer privately owed, this shows in the park amenities and grounds. The wifi and network works on and off. The pool was not heated after mid March and was cold. amenities breaking down, the 5 mph speed limit is a joke, Light poles at night not working, the grounds need work. Not at all quiet during the day due to construction. poor road drainage in areas. due to all the construction, campers should have been compensated with maybe lower rates. we will not return , nor recommend this park as of now. read more

Brian you were the manager at the time and you are a liar. Look under Charles Taylor. Total lie. Not veteran friendly at all. Again I stayed their twice. The pics are pics of the area and entrance plus their birds. The manager just told me on a review here on yelp that I never stayed here. Total lie. That's the integrity you will have deal with at Rayford Crossing. The owner called the police on me because a prank caller told her I was in the rv park with an AR-16. My nieghbor a drug addict I had kicked out because he tried to get up in my rv at me, after I got onto him for being loud. Which I'm sure his girlfriend was the prank caller. He stayed, in the end and I had to leave is what it amounted too. The staff here are dishonest and unethical. 3 police cars came in and pulled me out of my rv in a towel. Only to apologize to me because the caller couldn't be verified. It never happened. The police department can verify this whole situation. Not a military friendly park at all. This park is lush and green. Plenty of mature pine, palm and leaf trees. All sites have grass and a cement pad for your rig. Roads are wide throughout the park. All sites are large and spacious. However, there currently is no on site security after hours and the park is not gated. The Wednesday after Memorial Day, five young church moms and their combined seventeen kids came to the pool. None were guests of the park. When confronted, the front desk said they knew nothing about it (a few of us thought maybe it was a scheduled event going on.....). read more

Lived in this resort for months. Lots of long term residents, no rigs over 12 years old allowed, all adults are back ground checked. Campground is very clean and hook ups are great and reliable. Great place to live or just visit. Perfect location in Spring. Highly recommend it. read more

We are in the process of moving to the Houston area and after a lot of research, we chose to park our 33 ft camper at Rayford Crossing. We have to be in the Houston area during the week and at our home on the weekends, so we decided to put our RV here for the weeks. There are a lot of long-term campers here, and they must go through background checks. No RVs over 10 years old are allowed, which helps keep the park looking uniform. We've been at Rayford for months, now, and absolutely love it. We've even had family come and stay in their cabins and they've loved it as well. The park feels safe, and it's got a decent amount of shade. It's quiet, with the exception of light construction noise, as they are adding an extension to the campground. The staff has been exceptional. We love Rayford Crossing, and we're already recommending it to other people. read more

Not good for families! My parents retired and stay here. We visit them about 2 days a week, after almost 2 years of them living her the owners want to make my parents pay an extra $8 a day or $100 a month for there grandchildren. Okay that's seems doable, not sure why but will roll with it. And then they mention it's per person! So me and my 3 kids under the age of 4 won't be able to visit even for the day unless we pay $64! Or $400 a month!! That makes there monthly bill to stay on a concrete slab is over $1200! Are you kidding me? The 4 year old and 3 year old cost $48 to sit on there papas lap I opted to stay with the 10 month old baby! Because $100 is insane!!!!!! I guess we won't be able to visit our family. So unless your single and no one loves you don't come here. read more

We stay here whenever we are in or near north Houston. The park is very clean. Every time someone leaves, they clear the site and wash it down if required. The first time we stayed here, someone was on a ladder cleaning off the trim at the roof of the office building! The staff is always friendly and wiling to help. As an example, the gas bottle for the park's grille in our premium spot malfunctioned on a Sunday evening. The young man on duty was about to leave but stopped by and swapped the bottle out with a smile. If you like parrots and other birds, there are a bunch of really cool large birds in cages at the office. It is located far enough from 45 and other major roads that it is very quiet and yet is easily accessible. Be careful on the turn from Rayford Rd to Geneva Dr. Geneva Drive is a narrow street and if you are not careful you will drop a rear wheel in the bar ditch. They have added a small amount of road on the inside corner so it is much better than it used to be but still be careful. I would give the park a 5 but the last time we stayed there, we were supposed to have three spots next to each other and they got the sites mixed up. After some work, they were able to get us close but it was not the same as all three of us being right next to each other. read more

Excellent facility in all ways! The front desk is so helpful and polite. The spaces are large and have easy access. The bathrooms are private and super clean. The laundry area is picked up and well maintained. Sort of priced higher than other places but also nicer. read more

We stayed here for the month of May. Nice place, well maintained (except the pool needs to be resurfaced) and friendly and helpful staff. Only complaint I have is their advertisement leads you to believe you are right next to a major shopping area which isn't the case. It's a few miles away in a very busy area. read more

Just wanted to say "thanks" for running such a nice park! We are full-time rv'ers for the last year and have been to 23 states and over 60 RV parks/campgrounds, and this is in the top 3. We've been here since the first or March and everything has been very nice. The grounds are spotless, the staff if very professional and very polite, bathrooms are always clean. Just like the other properties we stayed at owned by Roberts Resorts, it's managed like a well oiled machine. Keep up the good work! We will be back! read more

We enjoyed our stay at Rayford Crossing RV Resort while we were travelling through town and the stay was fairly eventless. The internet was a bit hit or miss, and slow, but the facilities were nice. I found the location a bit difficult to get in and out of but managed with our 35 ft motorhome. They require you to unhook at the office from your tow vehicle, which proved a bit of a pain as it was raining during our stay, but not the end of the world. Staff was friendly, just not one of our top picks at the places we've stayed. read more

We have stayed here twice with our camper and had great experiences both times. They put us convenient to the pool and activities, which was nice since we have children. They are very helpful and accommodating. I rate this with 5 stars for this type of resort, but it's not our style of camping unless you're coming to the city. Only warning I have is to be careful about their holiday rates. They didn't tell us about them when we scheduled a last minute night after Thanksgiving, but tried to hit us with an extra fee for a meal and activities that we did not get since we arrived after the fact. They did work with us, though, and honored the lower rate. Great customer service! read more

It's difficult to write a review from one bad experience but this one was costly, over 4 thousand dollars, so my opinion of this resort has fallen substantially due to the reaction of the owners. We stay here each year for several months. Up until this month, we have had a mostly positive experience. Sites are large with concrete pads, lawns and picnic tables between sites. Bathrooms, although a total overkill on deodorant scent, are very clean as are the laundry facilities. All is well maintained, clean and they have lots of events throughout the year for full-timers and families with kids. We always felt secure because they have a camera to watch who comes in and out. This year the corner of our motorhome slide was damaged by one of their contract mowers. The owners would not let us prove that our motorhome was undamaged before being here by looking at their cameras and refused to take responsibility. The very next week, our neighbors motorhome was damaged while he was inside. Again the contract workers and owners refused to take responsibility. Both ourselves and our neighbors were stuck paying our high deductibles for repairs. Although this is a wonderful resort and we do enjoy the location and facilities, we are not impressed with the owners failing to take responsibility for their contract workers and because of the elevated price of the site, damage makes this a higher cost than Walt Disney World. Go, enjoy, but watch your rig on Wednesdays when they mow or when they do any other type of work near your site. read more
