The 90 year old home was completely stripped down to the studs and renovated by Pittsburgh Property Guy. After living in the house for nearly a year, I can attest to the very high level of quality and craftsmanship that he put into this home. The home inspector even commented to me prior to purchasing that he's seen a lot of renovated homes, and this one was clearly done right. He used high end finishes like Brazilian Cherry floors, granite kitchen counters, and marble in the master bathroom. He also took the time to have the brick cleaned on the outside of the house, exposed and restored original woodwork, vaulted the 3rd floor to create even more livable space. Everywhere you look, you can see that time and thought was put into the final product. It's been so nice having friends and family comment on the beauty and quality of the renovation too! Aside from the quality craftsmanship, Pittsburgh Property Guy himself provided top notch customer service to me when I had questions or minor issues that I encountered. He worked with me directly via phone and email, and was always very quick to respond. It was clear that my happiness as his customer was important to him, and that's not something that should be overlooked! If you're thinking about buying one of his properties, you're in safe hands.

Pros: - They take care of all repairs and let me know about any unexpected costs as they happen. - They scheduled extra work (termites, fall maintenance) when I asked for it, took care of everything. - I get a monthly statement about income. It's been 24 hours and a total nightmare move-in! My new place is absolutely inhabitable upon move in-and there is zero concern from Claudette, my property manager, who has been dodging my urgent correspondences. Before my lease began, I repeatedly asked for early access to the property and several updates about the garage. Claudette, assured me that early access wasn't possible because the team was still "working hard" to deep clean the home and that it would be completely move-in ready on July 1. I relied on those assurances when planning my move. When I arrived with a vehicle full of my belongings, the home was nowhere near move-in ready. The cigarette odor throughout the house was so overwhelming that it triggered a migraine after only a couple of hours inside. The walls were drenched in sticky nicotine sap that my body absorbed just by being in the room. The home still needed extensive cleaning, the garage was not even accessible, and the kitchen was in an alarming condition. The cleaning company's own report later documented heavy dirt, grease, biological contamination, and the removal of rodent feces from the kitchen cabinets and drawers before they could even be disinfected. That should never be the condition in which a home is turned over to a new tenant. Instead of unpacking, I spent my move-in day begging desperately for human communication with RPM, documenting the property's condition, communicating with cleaners through a language barrier, trying to determine where I would stay, and being sent maintenance requests asking me to coordinate repairs that should have been completed before I received the keys. The biggest disappointment, however, was Claudette's communication. Despite multiple emails, photos, videos, and requests for updates, I was largely ignored. I repeatedly asked for a phone call but was instead directed back to the maintenance portal. At no point did she ask whether I had somewhere to stay after it became obvious I couldn't move into the home, nor did she provide a meaningful timeline or clear plan for resolving the situation. I chose RPM because I believed I was renting from a trusted, professional property management company. Instead, I was left without a move-in-ready home on my lease start date, wondering where I was going to stay, while trying to manage problems that should have been resolved long before I was handed the keys. I cannot WAIT for the next 364 days to be over!!! DO NOT RENT FROM THIS COMPANY. This experience fell far below the standard I expected from RPM, and I sincerely hope management reviews both the condition of this property and the way this situation was handled. Based on my experience, I cannot recommend renting through this company. DO NOT RENT FROM THIS COMPANY!!!!!!

    I lived under this property management company for four years, and it was the most frustrating…read moreexperiences I've ever had as a tenant. they were difficult to communicate with, unprofessional, disorganized, and showed scummy unethical practices. Communication overall was minimal to nonexistent. Calls would always go unanswered. Emails were typically short, rude, and generally unhelpful. Maintenance was another major problem. The house was poorly maintained and cheaply patched which lead to multiple major issues including hot water tank replacement, roof leaking, water damage, etc... my maintenance requests were often ignored or forgotten. including one that caused my water bill to spike over $700. Then when contacted about it, they seemed to have no record of the maintenance request or the worker that came to check out the issue to never return to fix it. It felt completely disorganized and unsafe for them to have no idea who had been to the house, when they came, or what work (if any) had been done. and when the issue was finally resolved, it took another three months for them to reimburse it. There were also instances that felt completely unprofessional & unethical. Especially when money was involved. I had a minor automatic payment issue, something I wasn't even aware of. Instead of contacting me about it, I came home to a court summons taped to my door. No warning, no communication, nothing. When I finally reached someone about it, the issue was fixed in minutes. Their explanation: "Sometimes if there's a money issue, they just send it to the lawyers." To me, that was unnecessarily aggressive and incredibly scummy. Overall, this company showed a pattern of poor communication, disorganization, unreliability, and unprofessional behavior. I would strongly recommend looking elsewhere for property management.

I came across a beautiful 3 bedroom home for rent and it's just me and my dog. The ad stated dog allowed so I thought this was great! So I sent a message with all the questions I had. This morning I received a call from a woman stating she got my message, and we began to discuss the home. She asked about my dog and I told her he is a 4.5 year old Pit/black Lab mix. She state it was state law that they could not accept that breed. I told her it not a state law, maybe your agency doesn't accept them but it's not state law nor did you put that in your add. She became very rude and not happy that I later asked for what specific law states that I can not rent with my dog. I stated that I've viewed and applied to several location and brought my dog along and this places didn't mine specifically 201 Stanwix..... she then called me a liar..... She became very nasty and hung up on me. This is not how you conduct yourself when you are a business that deals with people. I have never dealt with such nasty rude and disrespectful people. If she would have just said it's their company policy then fine. That's reasonable whether I agree or not that's an reasonable and professional response but telling me it's the law, which I'm well aware it's not is just stupid. I was looking for an entire house with yard for my dog instead of a luxury building but I guess I'll stick to places that treat people with respect.

When I just moved to my apartment in mid-August 2022, a power outage happened specifically to my suite, leaving me totally in the dark. I called customer service the next day, and the lady who answered my phone was straight to the point, told me it was a serious matter, reported the incident, and a technician came to my apartment and fixed the circuit that afternoon. The lady's name is Bethany, and she is the best thing about Lobos Management that I encountered so far. Aside from Bethany, there was also another customer service lady who guided me through the payment site, and I believe I left Lobos Management a 5-star because of that. Now let's go to the bad: Bad: There are two really bad things about Lobos Management that I encountered so far. The first is the emergency customer service line. Emergency service line: As I mentioned above, an outage happened to my suite an evening in mid-August. My intuition was to first call the emergency customer service line to see if they could resolve my issue. However, the Indian customer service member was ingenuine, irresponsible, and non-functional. He told me in the phone call that he would contact a technician, and did not call me back to give me an update after 2 hours of waiting. I stayed up until 2 am that day just to keep waiting outside in the hallway and call him again and again continuously for 6 hours just to ask for an update on the status of my case, but he just kept being so ambiguous and slippery with his response that I could not formulate any expectation on when my case could be at least reviewed. To be fair, I knew that night the company could be short-staffed and that my case could not be processed that night. I even told him that I could accept the possibility that my outage could not be resolved that night but I need him to say it just so I could at least know I could go to bed without a technician knocking on my door at 5 am, but he just kept on being ambiguous and saying sorry. I later gave up hope and went to bed. As expected, he never called me back, and I had to call day-time customer service the next day to resolve the issue. I actually experienced another incident where that specific emergency line was useless, but I just don't want to waste my time listing it out.

    We've lived hear for almost 5 years now. Every once in a while we'll look at other apartments…read morearound the strip or downtown area, and this is what we find: The other complexes in the Strip District like The Yards at Three Crossings and Edge 1909 have more amenities, such as a bigger pool and grill area, but they are more expensive for even a smaller apartment. Honestly, you are going to spend more time in your apartment than in the pool, so give me a bigger apartment then. The comparable apartments in downtown, (such as River Vue) are more expensive and not as nice (cheap appliances), because you are paying to live downtown. Anything significantly less expensive and you are crossing a bridge and fighting traffic every morning. Lot 24 is a non-smoking building. We've had some obnoxious neighbors in the past smoking on their balconies which they are not supposed to do, and the occasional frat-party, but it has been rare. The building is pretty quiet most of the time. It's very pet friendly. There's even a big grassy area across the street for your dog to go, complete with cleanup stations. There's a decent gym that you get free access to, and covered parking at an extra charge (worth it). Overall no complaints!

It can be overwhelming if you are looking for a place! Upon my move to Pittsburgh in 2015 I found myself falling head-over-heels in love with the Strip District. After living on the North Shore for a year, I knew a move was soon underway. There was no other neighborhood that captured my attention as much as the Strip did. When I learned about the abundant housing options scattered along the far end of Penn Avenue, I started searching for my perfect landing pad. Here is what I learned along the way: choosing to live in Lot 24 goes much farther than choosing an apartment because of its' cost and availability. For me, living in Lot 24 means choosing to live in a place that perfectly accentuates my lifestyle and personality: a young professional who enjoys accessibility to the outdoors and the convince of downtown at the same time, while embracing the charm and history of a unique neighborhood. Lot 24 offers a comfortable lifestyle without pushing you too far out of your comfort zone. While our properly manager is more than helpful, maintenance is on point, the doormen become your friends, and the grounds are spotless, the time you spend living at Lot 24 is what you make of it. The most appealing aspect of Lot 24 to me is the location. Situated on Railroad Street, the small complex is hugged by Penn Avenue on one side and the Allegheny River on the other. Walk down the street and enjoy life by the water. Or, turn a corner and bask in the rush of the Strip as produce is sold, coffee is roasted, giant sandwiches are made, and as history is preserved in one of the Steel City's most iconic neighborhoods. Some of my favorite features at Lot 24 include our small but cozy balcony, modern appliances, an exclusive gym next door and, a gorgeous community room and courtyard. Take a walk down Railroad Street and it will feel as though you are stepping through a cleaned up version of industrial Pittsburgh. A railroad track winds its way though the pavement, a stagnant black train stands still a little ways down, and every Sunday you will hear the whistle of a running engine as it travels through Pittsburgh carrying who-knows-what. Walk a mile in the other direction and find yourself in downtown Pittsburgh where the bar and restaurant scene is striving. Beyond that, the apartment sits on a common bus line and is close to other neighborhoods including hip Lawrenceville, the historic North Side, quirky Polish Hill, and more. The community here is strong and full of young professionals starting careers, folks starting families, and older folks winding down. Dogs running down the hall, babies being pushed in strollers, back-yard style grill outs, and happy hour events are common sightings at Lot 24. There is a lot to embrace and Lot 24 provides the perfect environment to enjoy all that Pittsburgh has to offer. When I wake up in the morning and take that first look out my window, I see more than a living place. I see an investment in a neighborhood that has come a long way. I see an opportunity to support small-business owners who are doing what they love. I see the skyline of a city that has given so much back to its natives and transplants alike and I am reminded that while I could live anywhere, I choose to live in Pittsburgh on purpose. Xoxo, A
