Nate is the only reason why I am leaving a one star review, so if you get a different realtor you may have a different experience. From the outset Nate was indifferent to our needs and seemed only interested in selling a house. When we tried to get him to negotiate on our behalf he would reply with some excuse as to why he couldn't. In all honesty I have no faith that he actually reached out to the builder. When we viewed homes it was clear Nate did not do any research as he knew nothing about the house or the builder. The final straw is when I informed Nate that another builder was able to work with us on certain aspects of the home buying process. His answer was rude and unprofessional, telling us to go with them then. We ultimately decided to go with the other builder, DRB homes, because we got everything we wanted at the price we wanted and were treated with respect and dignity.

    Lloyd sold me my first home in Spring Lake in 2010. Since then, I have bought two more (and sold…read moreone) with other realtors in other parts of the country, and I still compare my experiences to that first experience with Lloyd. After several years of successfully renting the Spring Lake property out, and some years of it going unrented, I decided it was time to sell. Based on my great buying experience with Lloyd, I decided to seek him out and see if he could sell my house. He was available, and we began our selling odyssey. The house was on the market for about two years as we encountered numerous challenges. The time was dominated by a weak market combined with a buyer turned renter turned eviction and expensive clean out was followed by a deal that fell apart a week from closing due to buyer family issues. Finally, we received a buyer who saw the process through to the end and Lloyd got my property sold. A high turnover rate is key is real estate, but Lloyd stayed with me through it all, renewing our contract after it expired when he could have easily moved onto an easier property to sell. During the process he provided contractor contacts, coordinated numerous repair quotes, and oversaw the clean out following the eviction. Throughout this process Lloyd was dedicated and professional. I would definitely use him again and recommend him to anyone looking to buy or sell a house in the area.

DO NOT USE HIM…read more -Lloyd Kent Did not show up to the inspection or provide the inspector with the required documents or codes to get into the house for the inspection. When confronted as to why he blamed the customer, me, for not informing him of who the inspector was or when it would be having the inspection done. I had informed him twice via e-mail who the inspector was and informed him via text and e-mail as to when the inspection would take place. He also said it was not his responsibility to show up for the inspection, which would have been nice to know. This is my second house and my parents fifth and we have always had the realtor present during the inspection. When he did show up for the inspection after being contacted he was unprofessional towards my parents, my in-laws, and the inspector. -He had to be hounded for information. He always blamed the other realtor, but as time went on he was harder and harder to get a hold of, and he always had to wait on the other realtor. However, whenever I showed I was irritated signed documents would always become available. -For the inspection resolution he did not type out specifically what needed to be done. He had us type it out in plain English, so in the end there was nothing in there about the work being done by a professional or requiring them to present receipts. There was absolutely not effort put in on his part. - We missed the date of our inspection resolution, and when I asked Lloyd about it he didn't realize we had missed it. He had not said anything about it when I scheduled the inspection, and the only reason we submitted an extension was because I inquired about it. Even when we did the extension he still persisted we had not missed the deadline, but having my realtor from Colorado look at the contract it was clear we had. -We received documents that were signed by the sellers on 30 October, but we didn't receive them until 13 December even though the dates clearly showed they had signed it almost immediately. -As soon as we went under contract he was difficult to get a hold of. It was difficult to schedule the inspection, the confirmation walk-through, or to figured out what else was needed from us as we were doing this from across the country. -He forgot we weren't going to be in town for the closing. We had already coordinated with the mortgage company, but when he brought it up it was clear he was not paying attention or keeping notes. -When asked about when the appraisal would be scheduled for, he didn't even know it had already been done. -He told us that all the repairs were done at the house, and when my parents drove two hours to do the walk-through nothing had been done. He made no effort to ensure the repairs were done before closing, so the repairs ended up being done by the sellers two hours before closing. During this process he rushed up to close even though we were not comfortable. -The sellers did not move out, and when I told Lloyd how much I wanted to charge for rent he didn't listen. He sent me a contract for less than half of what the mortgage costs. At this time the house had not been professionally cleaned and the contract stated it would be before closing. Once closing happened the sellers had no more legal obligation to clean since I accepted the house as is. I told Lloyd before closing I wanted renters insurance, a check for the rent, and a new contract stating the house would be professionally cleaned. I am highly allergic to cats, and Lloyd knew this, but refused to have the cleaning put in writing. I have text messages proving he refused to produce a legally binding document for the cleaning. -The sellers ended up being in the house longer than expected. I asked Lloyd daily to get a new renters insurance and get the check. He never did. Lloyd told me on the day I moved in that a check was in the house, the house was professionally cleaned, and the keys were inside. He made it sound like he personally checked. When I arrived there was no check and the house was not professionally cleaned. I have been having sever allergy attacks ever since we moved in. I asked Lloyd for the cleaning receipts, but they were never provided. I seller was tracked down and he came over to write me the renters check. A week prior I asked Lloyd to verify the amount with the sellers to ensure they understood the increase in rent due to the prolonged move out date. He never got back to me about the check amount, he never contacted the sellers according to the seller himself. I did not have access to the legal documents, so when the seller told me I over charged them I had no proof that the correct number was $540.00. I ended up having to pay him $240.00 back. Once I got my internet back up I checked the documents, and $540.00 was the correct dollar amount. Due to Lloyd's incompetence and not confirming the number earlier or verifying the check was left I was screwed out of $240.
