    Update: After a…read morelengthy discussion with the property manager and the verbiage of the contact (who did what he could and pushed it up to the regional managers) an agreement was reached. I will move it from a 1 star to a 3 star for their effort in correcting the matter. My son who is a first time renter at Ridgeline Apts tried to make a payment on the 5th as he was out of town working. He had issues with it getting submitted and it finally went through. This was prior to the 6th. He said it was different than normal. He then went on in the morning to make sure and seen a late charge of $100. Confused he emailed the property manager informing him of what happened. This was before the office even opened. The response, sorry we can charge either $20/day for being late or $100 for the month. Refused to remove late charge without screenshot of payment. Kind of hard to do when it didn't work right for you. Lesson learned for him, but horrible property management, especially when they reach out right away. Guess he won't be staying there long and based on the reviews, not sure many will either!

Our stove has caught on fire and best of all we haven't had a working shower in over a month which they fix on top of that they are still charging us or trying to charge us 1500 for next months rent, I'm warning you now. Do not pick this company.

One of the best things of Karen was she always cut through the things that didn't matter like the decor and helped me find a house that had good bones in a great location and didn't have tons of reg flags when I go to sell later on. For those review who criticize her, I can't verify their claims but one of the best things about Karen is she brutally honest and won't let you buy a lemon and she knows one when she sees one. If she has ever told someone that they wont be able to find a perfect home or need to be willing to fix a things for the sought after price range, she's exactly right and I wouldn't get mad at her. She will never be rude though so I don't believe that. I noticed how "off" expectations are in the whole real estate process and sometimes you just need someone to be honest with you especially if you think your home is worth more than it actually is. From my experience in buying process with Karen, I observed that sellers are usually super cheap and pinching pennies and therefore you will rarely find a home move in ready at a discount. Chose Karen, she's absolutely amazing and ignore reviews that say she's too honest or opinionated. Her advice will help you make a good decision whether selling or buying. She actually knows what she's talking about!!!!!

My AC started having problems around July 17-19, and despite multiple maintenance requests, my apartment eventually reached 85°F and then 89°F before the AC completely failed on July 24. It took approximately 3.5 weeks to restore my central AC. A portable unit was provided, but it barely cooled my living room while my bedroom and bathroom remained warm. I had to sleep in my living room because it was the only comfortable area. The portable unit was also improperly installed and leaked onto my carpet. The leak was eventually fixed, but the carpet dried stiff/crunchy and still needs professional cleaning. I've followed up with the leasing office about having it cleaned and have yet to receive a response. The biggest issue was the communication. I was told AC is considered a high-priority maintenance issue, yet I repeatedly had to call the leasing office and corporate just to get updates. I was even given conflicting information about whether the outstanding part was an evaporator or condenser. I understand that parts and warranties can cause delays. What I don't understand is why a resident should have to go 3.5 weeks without functioning central AC in Houston while repeatedly chasing management for information. I eventually escalated the situation to Corporate Resident Relations. They opened a ticket and told me that some form of compensation could be discussed once the AC situation was resolved. The AC is now finally fixed, but I am still having to follow up about the compensation and the carpet cleaning. Things break. That's not the issue. The issue is how management handles it afterward. After nearly four years as a resident, I am extremely disappointed with how this situation was handled and with the lack of communication and follow-through.

I am a clean person and my floors are always clean along with regular vacuuming. Counters are always clean and there aren't dishes sitting in my sink. I have spent my money on Terro ant bait since what they do doesn't stop the infestation. The pest control guy likes to tell me about the birds and bees that will be poisoned. There are eco friendly pest control products for outside. The carpet wasn't cleaned and walls were stained when I moved in. Flat paint in the kitchen and bathroom. This is not the place anyone should want to live. I have pictures of the ants and dates of pest control. I have rescheduled my work schedule to make sure they have access to treat the problem. Can't wait for my lease to be over.
