Wilkinson Property Management completely ruined my property! I had them manage my property for years and thought they were doing what they were supposed to do - manage it. No - they never went to the place (not even present when HVAC, water heater and other $$ equipment was installed - the contractors Wilkinson found didn't even clean the vents!) and the tenants turned out to be illegally renting out rooms and parts to others! I had to get rid of Wilkinson, hire a private attorney, then evict the tenant. If there are key locks on the inside doors, tons of push-pins everywhere, etc., that is a red flag. Allowing Wilkinson to "manage" is going to cost me $75K or more to fix the entire place - it's beyond comprehension how horrible it is now. DO NOT USE WILKINSON. Also, if you do get a property manager, ask for quarterly cleanliness checks (I can't tell you how gross the place was!), illegal occupancy checks (this can be done through routine online searches), pet checks, etc., and if the company will be there for major installations - if not, you as the property owner should be there. I had no clue because Wilkinson is the worst. I wish I could put zero stars. read more

Wilkinson Property Management does not return emails, phone calls, or text messages. I have never been able to take a shower in my townhouse without the shower flooding the floor. According to their own "emergency procedures" a serious water leak is an emergency. On the rare occasion they respond, they send out the same man who says he'll come back out and fix it, but it never happens. Within the first month the second shower bathroom flooded and caused a giant leak in the kitchen through the chandelier. When we called them and they actually did respond, they sent a plumber out who literally never turned the water on, never tested anything, and decided without inspecting that it was because we didn't use our shower curtain properly. I believe after 60+ years my mom knows how to use a shower curtain. They are trying to charge us $139 for this plumber's inspection which, I will not be paying since we are not responsible for the water leak, there was no inspection, and I have evidence of water leak spots on the ceiling being present from before we moved in. During our initial meeting with Mariano when we went through the responsibilities of the tenant paperwork, I reported the leaks and wet spots as well as the fact that the caulk was not intact around the sinks and shower to which I was told they would send somebody out. Well, it's been 6 months and still no caulking. After we signed the lease, they told us the dishwasher didn't work because of what else but a LEAK! It was highly unethical of them not to tell us this prior to signing the lease. We then spent a week not using it only to be told actually, someone did come out and fix it. Well recently I've noticed the floor by dishwasher is getting soft e but again I can't get anyone on the phone to speak to. When you submit a maintenance request you get no receipt, no copy of the email, nor any way to track said request it just goes into a giant void. The wooden planks are separating in random places throughout the house. Neither bedroom fan works and that is another problem present since day 1 and mentioned at the move in meeting. They actually sent someone out for this who said it'll need to be replaced and you have a home warranty so it will not be a problem. Well, that conversation happened about 4 months ago with no resolution. Wilkinson has repeated blamed the owner of the property because he has a home warranty. Furthermore, the property manager actually gave us the name of the home warranty company, the policy number, and told us it's our responsibility to speak to them and figure it out. What is the point of a property MANAGER if they're not going to manage the property? Additionally, the home warranty company cannot speak to the tenant as we are not the owner or the legal representative for the property. In the fall when I went to open the windows for the first time, I discovered that none of the windows opened with one major exception. The major exception is one of the bedroom windows on the 3rd story of a townhouse will fall out if try to open it. I discovered this when I nearly went flying out of the window trying to catch the glass frame. I had to move here quickly from MA to VA in the summer during COVID so unfortunately, I only got a quick run through of the house during a 105-degree day when they had no AC on, and I am paying for that mistake. But please do not make the same mistake we did, look elsewhere. Maybe now that this review is on Yelp, I'll actually get a return message. I'm done leaving maintenance requests that "coincidentally" leave a tenant with no evidence as mentioned above. But how else could you try and steal our security deposit? Consider this my notice we will not be renewing our lease and we will not be held responsible for the myriad of problems this townhouse has, the repairs you've failed to make, and the exacerbated problems due to your negligence to act. read more

If you are looking for someone to manage your property... I would NEVER RECOMMEND DON PETT. If you are an active duty marine who may deploy or get sent TAD, please make sure this man isn't the one responsible for the house your wife and children are in while you are away. The amount of stress he has caused my family these last 2 months has been unnecessary. Don Pett is the property manager assigned to my family. He is rude, unprofessional, and displays chauvinistic characteristics which is very uncomfortable to myself and my 16 year old daughter. He uses our situation to his benefit. He steps above the line of communication, leaving me out, and proceeding with his intentions. He has shown up unannounced and has been verbal to me in front of my children. I have spoken to 2 different people "above" him, and the man still gets away with his behavior. Don just does his own thing and the people in charge don't seem to care. 5 months ago I wrote a nice review because I was told I'd get a Starbucks gift card and if I did a Yelp review I'd get an amazon gift card as well... I never received my gift cards and that really isn't the reason for my 1 star. read more

The worst at customer service. No after hours emergency contact. Nothing but delays trying to get AC fixed.....or hot water and heat. Ridiculous. No after hours emergency service. Indifferent at best. AC breaks down....two weeks for a replacement. Guess what? Two months later....AC is malfunctioning....again. Last winter, both heat and hot water are out.....not the same issue...two separate issues. Wilkinson insisted they were related to delay/avoid additional service. They were not. So tired of this constant bs with them. Hey Patrick....how about you do something about your company's abysmal service instead of trying to make excuses and disparage renters. That is beyond abhorrent. I'd welcome a call from you to discuss....because...god knows.....I could never get ahold of you. I rent out of your Franconia office. I'm sure you might be able to find me.....if your back office isn't as bad as your customer service. read more

My Property Manager Keith Rudisill has done excellent work finding me great renters and helping me to maintain my Townhouse in Fairfax, VA. He always keeps me in the loop when we are searching for new tenants and has been very helpful with his advice which is based on years of experience. When I have a question for any of staff members in accounting, they are always prompt in getting back to me and getting my questions answered. Wilkinson Property Management is not a good choice. If you are new to renting out your property and you want to use a property manager to help you, do not work with Wilkinson. When you're new to this, then you'll make some mistakes. When you do, Wilkinson will not guide you and help you - instead they will excoriate you. My property manager was rude, condescending, and did not represent my interests. I am paying them; they should advocate for me instead of blaming me. She did let me know that she has been in the business for many years and therefore knows what she is doing. I wonder why hasn't she learned any manners in all that time?
