This was in a building that had similiar properties that were on the market for weeks or months. Ours was in contract in a few days and closed 3 weeks later. It was the fastest sale of a property that I've personally experienced in my life. Once we had a buyer, Shane focused on helping us negotiate buying another investment property. We found a house in Henderson. The house had just been listed and by the time we were able to get an appointment to tour the house (Feb 10) there were 4 or 5 other interested parties. We liked the house and Shane advised us what to bid. Then we waited, but Shane was working behind the scenes negotiating with the seller's agent. With his skills, he was able to get the seller's agent to accept our bid over the others. It didn't stop there. Once we got the appraisal and inspection reports, Shane was able to get the seller to agree to the lower appraisal amount, saving us thousands off the asking price. We closed escrow about a month after our initial tour of the house. Shane coordinated and negotiated everything for us. Even worked with the lender that I had chosen. When she went to court to fight the eviction, with the proof from our bank that we were paid in adv. she was told she was 1 day late n nothing could be done, receipt or not. After finally proving to Gonyea we had paid he refunded $1300 even though he owed us $3750, I mention this because I think its important for people to know you might be dealing with an unscrupulous Real Est "professional" if u deal with this business. We asked for copies of the invoices, he was not able to give them to us. After many months of bugging him for the invoices, he told us that he no longer wanted to represent us, but we still had to pay him to manage our property. Who does business like that? He also told us that the last person who questioned him about invoices, a year later, that person dropped dead and no one knew why. We told our cop friend about it and he said that was a threat. We reported Mike to Better Business Bureau to help us get copies of the invoices. Mike was not able to provide the copies to them. If he really did all the repairs, he wouldn't have a problem providing the back up. When we got our W-2 from Mike, the numbers didn't match our monthly statement. We would never recommend him to anyone.
