She agreed to take on both homes with a 2% commission on each home and 2.5% for buyer's agent. We've known Naomi for 25+ years. She switched the commissions and was pretty sneaky and deceitful. Upon signing the settlement agreement I became aware that she switched her commission to 2.5% and buyer's agent at 2%. The email below shows what was sent to Naomi and she agreed via email. My mother and I could have potentially received more showings and possibly a higher sale price. Do your research and go with a reputable company. She is open to getting the tenant prequalified if possible. I also began looking on Redfin for comps. I filled out a few things on Redfin and they contacted me via email. The Redfin agents are taking 1.5% commission or a minimum of $4500 (which would be 2% for the Eva property). They also give the buyer's agent 2.5% commission. Would you be able to match this (2% for Eva and 2% for West Cheryl, buyer's agent would get 2.5%)? With interest rates being low, you may be able to get the full commission on Eva if they can get prequalified (use those saleswoman skills). In hindsight, we should have just put the houses up for sale after Jacque, but we weren't sure exactly what to reinvest in. The HOA is a royal pain as of the last year as you already know. The thought of a possible recession is also pushing us to put the houses up for sale. I apologize if this puts you in somewhat of a pickle. We had no intention of being so indecisive.     I passed by a Treehouse Realty Open house and felt compelled to warn unsuspecting buyer/sellers of…read morethe pitfalls of dealing with this agency. Treehouse Realty utilized Fidelity National Title Agency on the sale of my home. I closed on the property just last week. The buyers and I signed a HUD statement agreeing to certain figures. I pointed out an error to the notary where Fidelity National Title was trying to deduct an additional $849.00 for agreed repairs to the property for which I had already paid. They acknowledged their error and stated they would increase the payment to me by that amount. They quickly processed the documents and recorded the sale transferring ownership. The title company advised me by phone that the check was ready for me to pick up. They had my documents in a sealed envelope which I opened before leaving their parking lot. The enclosed check which I expected to be $849.00 more than the HUD statement was actually nearly $4000.00 less than the HUD agreement signed by both buyers and seller. When I confronted the title company regarding the discrepancy, their reaction was one which gave me the impression that this is a common occurrence. They never notified me of the error and I never initialed any corrections. It appears that Treehouse Realty and Fidelity National Title Agency are in collusion to defraud buyers and sellers. If they cheat by even $100.00 on each transaction that could amount to tens of thousands of dollars in a year. I was cheated by nearly $4000.00. Had I known the true figures on the HUD agreement, I would never have agreed to the terms of the conveniently "corrected" but never disclosed form. The sale price was already a good deal for the buyer at less than the market value, and (had stayed as represented in the signed sales documents) an acceptable return on my investment towards retirement. I presume that they don't expect anyone to take a stand against their unfair business practices. For sale by owner should not be an excuse for those in the real estate profession to blatantly misrepresent themselves for personal gain. I plan on pursuing remedies through whatever regulatory agencies exist to govern this situation and will be contacting the Better Business Bureau. In the meantime BUYERS and SELLERS BEWARE OF TREEHOUSE REALTY and FIDELITY NATIONAL TITLE.
