    RentVest and Mynd are the same company. Avoid this company if you can. They don't care about…read moreproperty owners and tenants. They collect admin fee from tenants on top of rent. They charge management fee from owners, but when issues related to repairs/maintenance appear, they don't deal with it. It'll take them weeks/months to get a quote to fix stuffs (e.g. AC, roof, plumbing). I'm serious, and I have proofs. It would take weeks or months. I recently had an AC issue. The contract says anything above $400 repair needs my approval. Well, Mynd spent almost $3k for a repair without my knowledge and approval. After I know about it, they use an excuse that it was an emergency thing, so they could spend whatever amount they want. Ridiculous! Also, the $3k didn't resolve anything. At the end, I had to replace the whole AC, which cost about $5k. I don't know how they can be in their right mind to authorize a $3k repair while replacing the whole AC cost $5k. They took forever to get the AC issue resolved. So the tenant filed a complaint to the city. And the city inspector gave me a fine and a court order. So basically, I hire a management company to give me more issues and headache. More than 50% of time, their maintenance team does NOT reply to emails/issues in a timely manner. Harry D'Elia, the property manager that Mynd assigned to my property, never picks up the phone or reply to text messages. I don't understand why he's even a property manager. Mynd can't even do something simple like getting quotes from 2 or 3 vendors to compare, then scheduling the job, and sending invoices with pictures to prove that the jobs are done. But they're very good at charging you money, never miss a dime. The above story is just one of several issues I have with this company. In short, avoid Mynd/RentVest and Harry D'Elia if you don't want more headache in your life.

    I obtained Fort Lowell Realty in 2021 to manage my duplex. In the beginning, I had responsive and…read morecommunicative property managers. However, from 2021 to 2025 they went through four different managers. I would have one person, everything would seem to be going well and then abruptly they'd tell me someone else was being assigned. In 2025, I was again assigned a new manager, Andrea R. and communication significantly declined in comparison to other property managers I had been assigned. Emails would often go unanswered for long periods of time. Everything fell apart during a tenant move-out at the end of 2025. Before the tenant moved out, I provided the original lease and deposit records to Andrea so there would be no confusion. During the scheduled move-out, the assigned manager was unavailable, and the person who performed the move-out inspection took not one photo. I had to step in myself after tenant departure to take move-out condition photos because Fort Lowell staff didn't do it. The departing tenant was instructed to leave the keys unsecured in the mailbox after 5:30pm, which was very concerning because they didn't set up a lockbox for the tenant to securely leave the keys after the inspection. In addition to all of this, they issued a security deposit refund using rents from another unit to the tenant before fully reviewing damages. Keep in mind I held the deposits, but they did not consult me or provide me with the breakdown and obtain my authorization before refunding the money that I should have provided from the deposit account not use rents from another unit's tenant. To make matters completely insanely worse, the refund included money that had already been returned years earlier to a prior co-tenant! After I began formally requesting proper documentation and correction of the accounting, communication became worse. I sent a written notice under the contract giving them nearly a month to fix the issues. The problems were not fully corrected. After I terminated the agreement with proper 30-day notice, communication completely stopped, they did not follow up with me with requested documentation and stopped responding to my other unit's tenant they were still managing in this timeframe. I have still not received the complete documentation or the remaining funds in my owner account. I also later discovered that another tenant had gone six months without a properly executed lease renewal, and I was never informed. As a landlord, you need clear communication, accurate accounting, and proper handling of deposits. In my experience, those basic protections were not consistently in place. In addition, Fort Lowell's team is extremely unprofessional, completely ignoring clients, being condescending, and just displaying levels of incompetence I didn't know could exist. If you're a property owner, I would not recommend you use Fort Lowell. In fact, RUN!
