Horrible experience avoid at all costs. Moved here from out of state sight unseen. We own multiple rental properties and just wanted something nice until we buy a house here. We signed here for the indoor/outdoor pool with 24/7 access. They changed the rule to close at 11pm shortly after moving in. We found this out last night when this horrible lady came in yelling at us and clapping her hands at 11pm about giving us lease violations and threatening eviction. We had our ESA service animal with us and they charged us $120 for this (illegal) and $120 for pool after hours. Completely unprofessional and she shouldn't be employed any longer. The halls smell like weed every other day, I've witnessed drug deals outside our apartment. A girls car window got smashed in the other day. The police are here every other weekend. The apt provided WiFi is in out all day and hardly works. They say the pool rules are for safety but obviously just to save money on insurance. Terrible place to live. read more

I have submitted a total of 3 applications, paying a $59 application fee each time. The first 2 times, the property I was applying for became "unavailable" and I was told to chose another property. The third time, I found the perfect property and then was told my income wasn't 3 times the rental amount. I provided proof of income that showed monthly income exceeding 3 times the rental amount. They informed me that my year to date income was used and that didn't prove enough income. I explained I had a medical procedure requiring time away from work but I was recovered and returned to work for several months since then, even providing more evidence of income prior and after the medical procedure. They told me to chose a lower cost rental. I wouldn't recommend this company to anyone. Totally a waste of time and effort! If I could rate a 0, that would be too much! read more

House had a damaged roof that leaked moldy black water in through the ceilings and the walls. They have extremely poor management and do as little as they can to maintain their properties. On top of charging almost 3 grand for a month of not living in this place because a "notice to vacate" wasn't filled put 30 days prior. They also like to run a scam with rhino insurance to bypass deposits and keep 100% of any deposits put down. Do not rent from this company read more

These people are the most unprofessional operation I've ever worked with. Very difficult to get hold of if you need maintenance or have a question. They will tell you one rate for rental, then overcharge by nearly 10%, claiming all kinds of ludicrous fees. They did not renew our lease but failed to tell us until a couple weeks before move out, so we had to scramble to find a new place. They failed to allow a final walkthrough and later sent us a multiple-thousand dollar bill for repairs and damages. We disputed it and finally came to a settlement but it took up time and money and they of course reported it to the credit bureaus, making it even harder to find a new residence. We cleaned the place very thoroughly, even hiring professionals to come do the carpeting, but they claimed the property was left severely dirty. These are swindlers, if you value your credit rating, your money and your peace of mind, do not do business with them, ever. Wish I could leave zero stars. read more

Was interested in Mac Arthur Square apartments and decided to fill out the application. After filling out most of the pages, I came to this paragraph in which I was required to answer yes or no and give an offer: "The rental market is very hot right now, and units are going fast! We often have multiple bids on a property. To ensure we are able to get you the best shot at getting the unit you want, what is your best offer in rent per month and lease length?" Since when are we expected to offer extra money over and above the rent advertised (basically a BRIBE) in order to secure an apartment. I guess money does call the shots and your Real Peoperty Management Express is truly all about money and not the tenants who apply per the usual route of getting on a wait list. These people act at managing and force tenants into bad leases when they know a tenant can't move. After 2 1/2 yes at my unit, and with no improvements, they raised my rent by 20% - or $100. They are the only apartments I know that add $45 for utilities (water, sewer, trash), rental insurance and an additional 1.5% management fee. So the posted rent is just the starting point, not what you pay! And good luck signing without agreeing to a $95 document preparation fee. The document is digital. The only way you will get a copy is to print it from their app. If you can find another place - do it! read more

Here's the thing. When I started living where I do, the HOA was fine. Since then, it's nearly doubled and services have declined (exterior maintenance is only mowing, snow removal is shitty, exterior water wasn't turned on until mid June, and overall customer service isn't good). Avoid working with or renting from this company at all costs. I lived in one of their apartments for 2 years, and every time they contacted me it seemed like it was coming from a different person. Even during business hours, it's almost impossible to get through to them. If you have a maintenance request, they will just bounce you around between different staff members until you give up. Last winter, the back door of my building got busted off its hinges leaving the building insecure and exposed to the elements. After 2 weeks of submitting numerous maintenance requests and making repeated phone calls, they finally sent one of their own technicians.... who tried to fix the hinge with tape. Then, they said they were waiting for contractors for another two weeks. When I finally got out of the apartment, they tried to stiff me on my security deposit. They emailed me at 4:50pm (when they close at 5pm) exactly 14 days after my lease ended (when the deposit was due to be returned) to tell me they couldn't return my deposit because they didn't know how much it had cost to restore the unit, which I left in perfect condition and spent an entire weekend cleaning to ensure I would be refunded. All that to say... these people are total snakes and his entire company is a sham. They don't even have the staff to perform routine maintenance-- they once contracted out an electrician to replace a fuse. If they manage your property, you will be overcharged for routine maintenance, and if you rent from them, you will be neglected, ghosted, and/or hustled. Don't do it. read more

Please ask tenants how their experience has been before signing on with any property managed by Real Property Management Express. They have been exceptionally difficult in our building since taking over 8 months ago. Many mistakes (always overcharge of course) in billing (oh, we will just make that a credit for next month). Letting new tenants park in other tenants assigned parking spaces with out doing anything about it for months. Poor response to repairs (may it not happen on the weekend) like broken garage door(s). You just have to figure out another way to get in and out during the weekend...not important enough of a problem to even come and see it if it could be fixed until two days later. read more

This is undoubtedly the worst company to rent from. EVER! They refuse to accommodate any renters insurance other than their own. Appalling site maintenance. And staff that are so incompetent, they used our autopay portal to charge our account rent on Sept.1st and Sept.3. When we tried to get the matter reconciled we got nothing but attitude and run around. Refund will take upwards of a week. This will likely run into hundred of dollars of fees from the bank for overdraft fees and returned check fees from numerous utilities. If you can avoid this company, do so at all costs. We were already residents of the apartment prior to their taking over the building and it has been an unmitigated nightmare. Call them slumlords would be an insult to slumlords. read more

I have just moved across country with my family, and this rental experience has been the worst nightmare (eg, rat poison, grass 8-inch tall, weeds beyond 7 feed, dirty, broken items). Not only did we move into one of the nastiest house I've seen. (Deep cleaning isn't something they do til you move out supposedly). The property I moved into was off of Cleveland ave. already a bad spot but I had no choice. The grass was 2 feet tall and filled with dog crap so we had to remove it ourselves. No problem but then they charged me when I moved out. Which I volunteered to do after I realized my neighbors were racist. None the less they charged me astronomically for things they wouldn't do. Among multiple chronic issues of disservice causing distress to our family is the most current one: two days in a row RPM didn't plow the snow from the parking lot of the apartment building in Tea they suppose to manage. This is costly to our family and I am wondering who is going to compensate us for the lost wages? Moreover, RPM representative has sent an email stating that the snow has been partially plowed and "the company will be back to finish the snow plow but not sure when". I just took pictures of the parking lot and is still had 16 i cars of snow qith no evidence of attempted snow removal. I highly do not recommend using RPM for your rental needs. Worst renting experience possible. Wouldn't recommend to my worst enemy, dealing with these people is the most unprofessional and robotic script talking people I've had to deal with. No one is on the same page and 4 different people tell you 4 different things, (first red flag bc half the staff is a constant revolving door of people), when you have to speak with "managers" or "higher ups" they can't even take the time to call you or explain anything to you they prefer to handle professional matters through text. They have continuously come into our unit without permission more than a handful times even after letting management know we just need a heads up beforehand. The entire moving out process has been a complete SCAM on top of everything! Trust me they will tell you every chance they get to tell you they giving us the best move out options when it's a complete scam. Don't even worry about taking the time to clean your apartment bc even when you do they'll just add on another charge for them to clean it anyways, and charge you the days they were cleaning it and couldn't rent to someone else. Wife and I had a terrible experience with these people. Found a place we were interested in and contacted them. Began to work through the application process and they were not helpful. If you are a student in the area 100% do NOT recommend trying to work with this company as they are not understanding of a student's finical situation (as in students operate with loans for income and not always pay stubs from last month) even if you have enough money to cover the 2.5x greater than the rent. We also provided W2s, which covered the 2.5x the rent but they don't take W2s, so if you happen to not have a recent paystub (maybe because of a pandemic) you're SOL. Even if you could cover the entire cost of the lease in a single payment, they will require paystubs or a co-signer. Not everyone has these luxuries. We happen to have a co-signer and continued to fill out the application. We were then abruptly told that the place had been filled and no need to continue the application. The place is still listed as available today on the website and we were told it was still available when we called to check. Overall, between their inflexibility and incompetence, it was a terrible experience. Would NOT recommend to renters or property owners. We have had a lot luck with Alpine realty and would recommend checking them out. read more

Real Property Mgmt took my daughter's application money. Set up an appt to see the apartment that they listed as $795, but in the description below they stated that the first 6 months would be $655 and then the next at $675 as they needed to lease it immediately. Then, when my daughter went to look at the apartment , they told her it was rented already and that she never responded to thier emails. She NEVER got any emails. Then, they told her it was available but other applicants were in the running for it. After my first review on their site and after my daughter calling and calling to get an answer from them, then they called her (FINALLY). They told her it was rented. Not even one hour later, they send her a text that the renter backed out and would she still be interested. And there's some $200 documentation fee she'd have to pay along with $795. So..they advertise it at two different prices and then they want her to pay $200 to sign some paperwork??? What a CROCK! From what I can tell...this is company scams anyone they come in contact with. I would not rent from this company. Do Not Rent from them. They're so disorganized, I can't imagine how they would be at upkeep on the building. And from what I've been reading, they scam people out of their deposits too. Terrible business, in my opinion. read more

Like others, I would want to give 0 stars if possible. this Is the first time I have never gotten a deposit back with All the places I've lived. I've always taken good care of my places and determined to clean and keep things well to get my money back. Got nothing back when I cleaned. Also My rent was increased several times without notice. With a additional absurd fees like "management fee", other fees that don't match my lease and are not necessary. Costing me a good amount of money. Upped my rent to a rediculous price two times without giving notice, when 30 days is required. Making it an affordable price but also a price I'd never pay for a small apartment that the building is not properly maintained and kept clean. This company, as others said, is out to get peoples money. But also seems to be run by young people not knowing what they're doing and not following the rules. Unfortunately I am proceeding working with an Attorneys luckily I moved out before they cost me anymore than they did. That was my goal. To get out before they caused me more trouble. Derek and Josh have managed a rental property for me for over a decade. As an out of town landlord, I relied on them to take care of everything. They are professional and handled any repair that the property required. They also promptly informed me of any tenet issues and worked to resolve them expeditiously. If I could give a half star or zero stars, I would. Josh and Derek seemed more interested in making money off me than helping me make money on my properties. I bought two duplexes in the Sioux Falls area. One needed new siding. I sent a $2000 down payment check ( not an easy thing to do when I lived out of country) which they sat on for a month or so before sending it back to me. When I wrote to complain that I would now be delayed two months in getting the siding done since I would now have to send another deposit check, Derek wrote to me and told me I didn't care about my tenants and that my properties were low end and not worth their time. He tried to get me to break the contract which would have meant I would have had to pay them the rest of the year's management fees. I did not fall for the bait, so they ended up terminating the contract clearing me from owing them extra money. Their claim that I didn't care about my tenant came because I didn't buy into all their offered extra services. They only managed the places from the middle of April to the end of September. I ended up having to personally contract with the siding company, which saved me a couple thousand dollars in the long run. read more

With only having to deal with them for a short period of time; I'm happy to say I'm glad I'll never have to talk to them again. They jipped me on my security deposit when I did everything by the book and they even had the audacity to send me a check list saying everything was OK and then note that's what they charged me for. Tried resolving with them, called a hand full of times and was like pulling teeth. Never returned my call when they said they would. The BBB is now handling my complaint. Oh, they also charge $200 for rentals to essentially sign your lease. No other property management in Sioux Falls area does that. Don't do business with them for rentals. read more

I would not rent from Real Property Management! Very difficult to renegotiate lease renewal, want to raise rent every opportunity and would not contact you after leaving messages & emails. Month to month is very expensive also after lease is up. Felt the quarterly inspections very invasive and just sent you an email to notify you of their intent in 24 hours, no appointments. Fridge went out and had to wait a long time while they ordered a new one. Dishwasher was the last straw, almost burned the place down..... We gave our move out notice, they started showing the place while we still lived in the property. Only notifications we got were emails. Security deposit return is very one sided and YOU WILL NOT GET 100% of it back! read more

These people will keep your deposit by claiming grossly inflated cleaning/repair costs and also charge you a monthly fee, on top of your rent, just for the privilege of being their tenant. If you do decide to rent from them, make sure you take pictures and video of literally every nook & cranny, wall, cabinet, every inch of flooring, plumbing fixtures, lights, mechanical equipment, and the exterior both before you move in AND ESPEICALLY after you move out. They exploit the fact that the average person does not do this (myself included...lesson learned). It is sad because over the 2 years I lived in one of their properties I was generally satisfied with them as a management company. Repairs were done in a timely manner and their website was simple and easy to use. But don't be taken advantage of like I was by their business practices and do your homework before you sign a lease. read more
