Avoid this company/apartments at ALL costs. The apartment I'm at is filthy as they didn't bother cleaning out the vents or AC units or appliances. The floor is cheap and creaky and has tons of bugs coming out from the boards. A perk of the poorly done floors is you can hear each and every step your up stairs neighbor take.The water pressure is awful and the water is constantly either too cold or too hot. The water completely shut off in the apartment and it took the management 24hrs to even acknowledge it. (Took two days for it to be resolved).The hot water broke and it also took 24hrs for them to acknowledge it (it's still broken as I'm typing this). Good luck with any maintenance request. It's incredibly difficult and frustrating to even get a person on the phone. Much less get actual maintenance people in. We submitted a request for maintenance, didn't hear back for 1 month. Then, they no called no showed to the appointment. Didn't hear a thing until 2 months later where they randomly showed up after the problem had been resolved BY US. This company is the worst and I wouldn't recommend signing a lease with ANY of their locations. They truly don't care about anything but money. The apartments are total shit holes, even for $1,000-1,500 apartments. read more

Wish I could give 0 stars. You are better off with a different property management. They are a shady business. We put a deposit on an apartment that was decent paid first month's rent couldn't get the keys until the carpets were clean. No one from the management handed us our keys they were in a lock box once we were ready to move in. When we opened the door the whole apartment smelt like someone had just smoked 5 packs of cigarettes in one sitting. The carpets completely lifted every smell and it was horrible. Having a young one this wasn't going to work for us because initially the place smelt fine when we toured it. They have no smoking sign listed all over the hallways in the complex but the hallways smelt like someone was smoking marijuana. This wasn't going to work for us especially with kids. It took them 4 weeks to give us back our deposit and first month's rent and other charges. Got no phone call back and they wouldn't pick up the phone when I was wondering when they were going to refund us. Called on a different cell and they picked up.. seems like they put me on a do not call list. So we showed up to their office and the first thing the manager said to us wasn't hi or anything of the sort he just said he has a phone call with his Norwegians and that we had 5 minutes to talk to him. We were very upset, you should never treat your clients that way. If it wasn't for us showing up at the office after weeks of calling them we would have never gotten our money back. Don't do business with this property management unless you want to deal with poor customer service and a messy business. read more

This is the worst apartment I've ever lived in. If you plan to move into a guenther property, plan for: -your water randomly getting shut off with no notice, or notice 15 minutes after it's already been shut off. -no hot water in your home for days with no warning. -water that comes out yellow from your pipes. -maintenance requests that will not be completed or responded to for months. They'll miss your appointment. Not call to update, and then just show up randomly months later to complete the request (once you've had time to just take matters into your own hands). -bug infested property. -filthy or damaged unit before you even move in (I will not be surprised at all if they try to charge me for these damages when I move out, after reading other peoples reviews). Overall, this apartment is a shit hole and I can not wait for my lease to be up. I should have read the reviews before I moved in. Please save yourself the stress and just move somewhere that has their shit together, this is not the one. read more

To say the least I will never be renting from this 'business' again. I will do everything in my power to make sure people know just how shady they are and hopefully show Spokane you don't have to do business with bad people. DO NOT RENT from these people they will withhold your damage deposit (a month or more) after moving out and will most likely bill you for random bullshit that you either didn't cause or was literally there when you moved in. We have lived in a Guenther Property Association for almost 10 years. Since retiring and wanting to enjoy quiet time on our deck, I am finding that there are no restrictions on lawn-care providers. There are lawn mowers, leaf blowers, weed whackers...essentially any lawn implement allowed 7 days a week, almost from sunup to sun down. The restrictions do not allow us to have a "noise-free" clothes line, but lawn care can appear almost whenever! read more

I was contacted by the company and I understand they are doing what they can due to the laws with COVID-19. They are always very quick to complete any and all repairs and maintenance requests. We are hoping to continue to stay in our place and really haven't had too many issues with the company itself. I have to say in my prior review we were very frustrated with the neighbors and the lack of movement with the issues we have with them not following the lease, but after talking to Gina I understand more fully what Guenther is up against too. I lived in one of Guenther Management's apartments for 4 years and found them to be excellent to work with. Very rarely did I ever have any problems while living in that apartment, but if something did go wrong, they were very prompt to help me fix things. For example, while I was out of town in Seattle for 4 weeks for work, there was a flood in my apartment. It was a freak accident, and nobody's fault. One of my neighbors noticed the problem and alerted management who came over right away and rescued all of my belongings. Much of the flooring needed to be replaced and they made sure that I had a comfortable place to stay while they did the repair work. When I returned to my apartment, All of my belongings were safe and sound, and they had even put my furniture, nicely arranged, back in place. I would definitely recommend Guenther Management to friends and family in Spokane. read more

Do not rent from Guenther Property Management. This company is unprofessional in every way, they never answer or return phone calls, and they will straight up call you a liar for things that you have proof of. My husband and I's apartment flooded due to water pipes bursting in the apartment above us. We have done nothing wrong, but we honestly feel like they are putting all the blame on us. They have offered no help in any way, they expect us to move all our belongings on our own, as well as find a place to live while renovations are being done. Our renters insurance is only able to put us in a hotel for so long, and the time estimate for repairs is going to take 3-4 months. Due to the nature of the incident, and it not being our fault, they should be the ones responsible in finding a temporary home for us, as well as reimbursing us for our food that was lost due to the water damage. They're track record in responding to phone calls is non-existent, and I have proof of phone records of the billions of times that we have called. The only person who calls (RARELY) is the maintenance guy. We are beyond exhausted and frustrated with the way this company is treating us. We have talked to numerous people about our situation, and each and every one of them believe we have a legal matter. This is not something that we wanted to do, but due to the lack of response from the property management company, as well as their negligence in this whole situation, we have no choice. read more

I've lived in two apartments run by Guenther Management and I haven't had any bad experiences with them (though I never had noise complaints like the previous reviewer). They were always friendly and professional, and on the two occasions I had a maintenance request the maintenance guy showed up within a few hours. I recently moved out of Casa Bella and spent a good chunk of time cleaning the place, till it literally sparkled, hoping to get a large part of the security deposit back, and I got the whole amount back! Well, minus $15 to replace a set of blinds (which I thought was very reasonable, Vs some apartments I've dealt with who found every excuse to chip away at the deposit). Anyway that's my two cents. Every apt resident doesn't have the same experience due to quality of neighbors though. I got lucky in that regard. read more

Guenther Property Management kicks out a survey in your first thirty days, the following is what I had to say: I am not pleased with the level of customer experience I have experienced while working with Gina at Guenther Property Management. She was kind and gracious before I signed the lease. On the Monday following the lease signing I visited the Guenther Property Management Office (GPMO) . The receptionist at the front desk was professional and spoke quickly with Gina. The receptionist then attempted to talk me away; suggesting that thats just the way the carpet is or some such non-sense. I firmly stood my ground, shook my head, smiled and said "I'm sorry but that just won't do. I need to speak to Gina. Please." After another short exchange the receptionist ushered me into Gina's office. Gina continued to listen to voicemails on her cell and return calls while I sat in front of her. "Hello this is Gina from Guenther Properties, sorry I missed your call, call back if you have any questions." I was patiently waiting for her attention, but I never really had it as her cell phone stayed in her hand during my visit to her office. Gina appeared openly hostile when I made my request. I thought I was being blown-off so I went out and had the carpets cleaned myself. According to the service the carpets are beyond repair and subject to "carpet filtration" which means that they are overloaded with particulate matter. Dust and fur and dirt, the previous tenants had dogs and dog hair lingers everywhere. I did not see this during my late afternoon viewing of the apartment. In the morning sun the carpet is revolting. I have severe asthma, pet and dust allergies. I moved into the unit on 9/15/19. I hope this can be resolved. I like the apartment, neighbors and area. Thank you. ****If the problem is resolved I will gladly update this post. I am also a professional and I am writing this post to warn new renters to Spokane to find a different Property Manager. Great apartment Management team, they are easy to work handled the two small maintenance requests quickly and efficiently. I had an issue with someone smoking (lived at non-smoking complex) and they handled the situation right away and kept great communication with me on the steps they were taking! read more

If I could give Guenther ten stars, I would. I've rented from over a half-dozen management companies in the Spokane area, and Guenther mangagment is (far and away) the most positive rental experience I've ever had. Guenther carefully cleaned and landscaped the common areas on a very regular basis, was incredibly responsive to maintenance requests (i.e. it every problem was fixed by 9am the next day), and was prompt, professional, and proactive to my other problems (like the neighbor who was smoking cigarettes in the building.) Guenther also (to my amazement) returned almost my entire security deposit, and only deducted a small amount for very reasonable and needed repairs. Any local long-time renter knows that basically every management company in Spokane makes a practice of dodging maintenance requests and making up any excuse possible to keep your entire deposit. Guenther doesn't do that. After my rental experience, I will recommend renting a Guenther-managed apartment to literally everyone I know that is looking for an apartment. And I don't generally recommend things. They're just that good. read more

The customer service is terrible. Not only did I register noise complaints many times, none of them were followed through with. I lived above a group of annoying guys who did not have respect for people, especially people who are studying for graduate completion. I paid for an apartment I never stayed on because of the annoyances. I would not recommend their services, to anyone. read more

do not rent from these people, they are liars - they are scam artists and they are unreliable. i rented from them 2 years ago and every time i had a problem it was never taken care of on time, they expect you to pay your rent on time but when you need assistance from them its all on their own time. not a good management company overall. 2 years later i just tried to rent a different apartment from them - they posted the ad on craigslist and their website for $650.00 a month, i called them and made an appointment to come and see the unit for the next day. then i went back on the website 2 hours later and they changed the price without notifying me to $695.00 a month. i called them to ask about the change in price and they explained that we changed it because so many people were calling to view the unit (thats bullshit, you should be notifying the people letting them know on the $45.00 a month jump). they then explained to me that since i called to make an appt for the unit at $650.00 a month they would honor the price at $650.00. i was very impressed that they did this until the next morning they called me 45 minutes before my appt. to view the unit and told me that they will not honor that price and that the unit is now priced at $700.00. they are not reliable and very unprofessional. do not rent from them you will regret it. read more
