Should have…read moretaken them seriously when we first moved in and all the neighbors (some being precious tenants who bought in the area) told us to run as the property management was terrible. Months on end things unfixed, though we communicated many times with them. They are quick to blame you, if you don't practically harass them every day for a repair. In the first peek of Covid, he ignored our wishes of keeping our home safe for our children and selves, to show the property. As we understand it needed to be showed, he let people touch all of the surfaces in our house. And wouldn't ask them to sanitize, wear gloves, or masks. Very inconsiderate. The move out was a joke. He entered our property without our consent (per the lease he is to give 24 hours notice) before our lease was up, knowing we had just moved out and hadn't finished cleaning/repairs. Don't get me started on our security deposit. $150 to replace 2- $20 (for super fancy) toilet seats is a joke. Also, some of the things they paid for with our security deposit were things we noted in our move in inspection when we moved in. Yay. This man and ("repair guy") his son an absolute joke. He needs to bring back Debbie (it she's still there, we haven't been able to get in contact with her) who was a nice face for the company. I have rented many houses. And I own and currently rent out some of the houses I own. And I would never, never, consider renting personally or my properties to this company. They are all about the profit knowing the area is in high demand. The houses are not well kept in the slightest. Lastly; he'll probably deny we actually rented from him. Just like the previous reviews that taint his sad name of a company.

    Terrible experience and completely misleading process. I paid $120 in application fees for two…read moreproperties. The first was suddenly "rented" just three days after I applied. The second took over two weeks to respond, and yes, it was around the holidays but even with that, this delay and outcome is ridiculous only to be told the home was already off the market. Why are you taking application fees for homes that are already rented or clearly unavailable? That feels dishonest. The application transfer is only good for 30 days, and there are no other homes available that allow pets and I'm sure my 30 days is almost up, so the money is basically wasted. On top of that, the pet screening process through petscreening.com is extremely invasive and makes it unnecessarily difficult to get ESA animals approved. Worst property management experience I've had. Poor communication, misleading practices, and a huge waste of time and money. Would not recommend.

Even after going through all the hoops of fire they set before me "im thinking due to race" they approved someone after me (in which im sure there are not black) and said they would proceed with my application with their other properties. The quality of the management team is trash, very rude and disrespectful. I really wish I never even saw a property by them . But they do a hard pull on your credit and screw you over not approving you for a house . So if you want to rent something of value from red sail it's probably better if you get someone not of black skin to apply you may actually get approved ‍ really sucks that racism still run wild in this day and age . She answered all my questions and made the whole process so easy. Even after we toured the apartment for the first time, she called me shortly after saying she wants to replace all the flooring for me before i move in. I was so grateful for her attention to detail, which truly showed how she cares for not only the complex but her residents. Earle of Warwick Square are the best apartments in Newport News hands down. Their lack of…read moreoversight, fulfilling their contractual agreement and allowance of tenants to trash our property, resulted in burning thru all $2k worth of the security deposit in addition to a thousand + of our own funds to bring the home up to sellable level. We filed a complaint with a state oversight department (DPOR) and, as expected, they sided with Abbitt, but we continue to move our complaint thru the VA government. Funny thing--Abbitt likely expended sizeable attorney fees to contest our complaint--surely more costly than settling with us for much less--but that is their mentality. Oh, and their typed/promised refund was never received! Now, in all likelihood, Abbitt will reply with some lame talking points--don't believe a word of it. Just look at their current 2.0 Yelp rating, other comments and that will tell you all you need to know. Bottom line: Avoid Abbitt by all means, for their staff will assuredly allow your investment to be destroyed, devalued and demand to be repaired in order for it to be livable once again.
