Abbitt Management has been great to work with. In December 2025, I moved into my first apartment at their Earle of Warwick Square location. Rebecca Smith the property manager is amazing! She answered all my questions and made the whole process so easy. Even after we toured the apartment for the first time, she called me shortly after saying she wants to replace all the flooring for me before i move in. I was so grateful for her attention to detail, which truly showed how she cares for not only the complex but her residents. Earle of Warwick Square are the best apartments in Newport News hands down. If you are considering using Abbitt to "manage" your rental property--don't! Their lack of oversight, fulfilling their contractual agreement and allowance of tenants to trash our property, resulted in burning thru all $2k worth of the security deposit in addition to a thousand + of our own funds to bring the home up to sellable level. We filed a complaint with a state oversight department (DPOR) and, as expected, they sided with Abbitt, but we continue to move our complaint thru the VA government. Funny thing--Abbitt likely expended sizeable attorney fees to contest our complaint--surely more costly than settling with us for much less--but that is their mentality. Oh, and their typed/promised refund was never received! Now, in all likelihood, Abbitt will reply with some lame talking points--don't believe a word of it. Just look at their current 2.0 Yelp rating, other comments and that will tell you all you need to know. Bottom line: Avoid Abbitt by all means, for their staff will assuredly allow your investment to be destroyed, devalued and demand to be repaired in order for it to be livable once again. read more

During this time, Both Tricia and Kathy have been nothing but professional, helpful, and quick to help resolve any issues, no matter how difficult. Both ladies put in the effort to return calls and emails exceptionally quick. In April 2021, just months after Abbitt came on board, Mill Creek Landing Condominiums had a devastating fire. Even though the community has a limited contract with Abbitt, both ladies were available any time we needed help with contractors, financial reporting, or just much needed advice. Potential tenants beware of Nicholas apartments on Old Courthouse Way in Newport News, Va, property owner Ray Yarkey, and property manager name Leslei Langslow, and her manager name Alice, managed by Abbitt Management. they are very conniving!!! this is a main reason why they have a high turnover of tenants moving out all the time. when you make a complaint about a tenant, they will make you think that have already taken care of it, and then they will let the tenant know you made a complaint on them, and as a result the tenant will work to retaliate against you to damage your apartment walls, cause glass breakage in your apartment and cause your ceiling in your apartment and walls in your apartment to cave in, you can't use your bathroom because now the bathroom cabinet with the glass mirror is shattered all in the sink, til now it's unhabitable and your forced to move out due to these conditions, because now there's wires from the walls and ceiling hanging out, and debris every where from your ceiling and walls caving in , caused by the neighbor you made a complaint about. this case when the neighbor is the property manager Leslei Langslow buddy from a former complex they rented from, in which Leslei Langslow and her manager name Alice will allow this kind of activity to go on and then they will try to put fear in you with threats "if you report anything else!", they will have you immediately evicted!" well hell , you can't live in your unit like this because of all the damage caused by the neighbor you made a complaint about. You now call code enforcement, code enforcement sends them a violation letter after coming out to your unit, and tells them they have 30 days to fix all codes violations. you report it to the news media, because now your apartment is looking like a hurricane passed through it. and you know what? now they try to hold you responsible for all the damages. the property owner Ray Yarkey, Leslei Langslow, and her manager are the exact definition of a "slum lord!!!" believe me when i say it "if your move here you will understand why they have a high turnover rate of tenants that move out!!!" in addition the walls and ceilings and flooring are paper thin, you will hear every conversation, and other activity going on in neighbors units, lots of police activity in the complex, gun shots all the time , roach infestation, don't be fooled by the outside appearance, parking is not guarantee, your car is very likely to get scratched up by other tenants in the complex from tampering with your car in the wee hours of the night while everyone is sleep. when you make a complaint by the time you get off the phone, everyone in the building will know you made a complaint within days of your complaint . during the holidays the dumpster will over flow and trash will be everywhere into the parking lot and grass area of the dumpster, until you either call and report trash is every where, and if you don't do that you will hope the trash dumpster company shows up because now it looks like a complete nasty disgrace. for as cheap as these apartments are in price it is not worth the headaches that will come with it, catching you at unawares. so now you make the choice is this the kind of quality living you want for yourself and family? they will sugarcoat everything to get you to sign on the dotted line, they let anyone move in the complex, because remember to them your just a rent benefit with a poor quality of service that you will receive, at your own risk!!!, remember you have been warn. when you make a complaint about one of their buddies that lives in your building they will believe their buddies lies over your complaint , do not get taken in by the smiles and sweet talk, because what your really signing up for will make you realize you should have paid attention to all the reviews on this slum lord property management company!!!! read more

Anyone considering to rent from Abbitt Managaement in Newport News, VA "Nicholas Apartments" on OldCourthouse Way, Beware the Apartment Manager who is over these slum apartments is a Slum Apt. Manager. She has favorite tenants so if you make a complaint she will not do anything about it. You have no privacy, she allows tenants to invade your privacy and she will dodge you every time you make a complaint. She does not have tenants interests at best, mind you the apartments are infested with Roaches and the Wood Roaches comes into the AC / Heating Vents from the woods in back of the apartments. Your only a dollar sign when it comes to the rent. I couldn't understand why so many tenants have moved out and it is a revolving door in this complex, tenants move in and out of this place as quick as they move in. You are not guarantee parking, when you have maintenance issues getting them repaired is not timely. You will smell a strong stench of marijuana coming in through your vents all the time as well as in the hallways, and the hallways to your building looks like a nasty dump because no one comes to clean the hallways, they will rent to anyone to compensate for all the tenants that move out all the time. The apartment complex use to be so quiet, but now there is always a lot of police activity in the complex, as well as you'll have to get use to hearing gun shots all the time if you move in. And the sad thing about it is that they don't give a shit about tenants only if your buddy buddy with the apartment manager which sets you up for tenants being able to do whatever they want to you want in disturbing tenants. This rental company was decent until it came to my security deposit. They sent pictures of petty things that we missed cleaning so they charged me for it. They also charged me for their already raggedy yard. You can rent from them but don't expect your security deposit back. It's a gift to them. Worst possible choice for rental management, No communication, put a tenant in my home that caused more than $8,000 in damages in under a year. To top it off, the inspection I requested mid year was declined. Which would of prevented a of mold growing, had stairway steps smashed in, and my hardwood flooring has holes and boards lifted up... Neighbors claimed that the tenant was using my backyard deck as a butcher's block and cutting skinning animals on it. Save yourself what I just went through. Find someone else. read more

"Lisa" Works for the company and is one of their managers. Do NOT trust her review! If they were any good they wouldn't have the managers post fake reviews about themselves and their personal moving company. Abbitt is the worst rental company I have seen in years. I have watched every single place they buy fall into disrepair. They don't fix things- they just bandage them. Roaches? You get gel baits instead of spraying. Burst pipe sending sewage back up the line on and off? You get Draino, not professional help. On top of it all they are VERY racist! If you're not black don't expect a warm welcome. So here's my opinion on Abbitt management, first of all they manage almost every cheap or low cost apts. and houses in Newport news! Why?! Secondly the apartments are not the nicest to begin with, but it's all some people can afford at least it seems. They have high application fees. Renting an apt. that looks like a run down cheap motel (tidewater apts) to be exact you have to gross (monthly) 2.5 x the rental amount of $575 so about $1200 if you're single, if it's yourself and say a mate you both have to qualify separately unless you're married!! Why does that matter if there's a combined income to cover the rental amount. They make you do all this extra stuff just to find a reason to deny the app. Now you've lost $60 on two apps. Just my opinion if you don't mind the hassle then go for it! My suggestion would be avoid this company if possible. read more

I have no idea how this company received a "Best of Penninsula" award. They are a horrible company to rent from. We lived in a place they managed for two years. Their general maintenance man was excellent, but if there was a repair that he could not do then it was unknown as to how long it would take. We spent 6 months without closet doors in our bed room waiting for them to be fixed. This was after they had been "fixed" twice! Our sliding screen door broke and we had to wait for several months while the got quotes, all they needed to do was go to Home Depot and buy one for $60. We told them that and it was completed in a week. Now we have moved out and they are trying to charge us for something that we cleaned according to their checkout list. My family and I rented a home from Abbitt Management for two years. Our experience with them is terrible. They're extremely slow to take care of a maintenance request. This is each and every time I requested for maintenance work to be done. They would take 4-6 weeks to fix the issue. I would have to repeatedly call. The customer service is poor, starting with their receptionist. She may just be so used to doing her job that now she sounds monotonous. She seems to be so in a hurry to transfer you that she won't even let you know. She'll just put you on hold and transfer you. They also have questionable business practices. At the end my two year lease with them we decided to go to a "month-to-month lease". They decided to increase my rent without the proper notification. This is by far been the best property management company I've ever worked with in my history of renting. The property that I fell in love with initially somebody else put in an application and got approved first. I was so upset and called the office several times asking what the status of the other application was and they were very patient with me. I spoke with Karie who was AMAZING and promised she would call me if the other renter fell through I didn't sign their lease which she admitted honestly to me that there wasn't a likely chance of that happening but it happens from time to time. Sure enough about three weeks later I got a call from Karie! The property that my family and I fell in love with was once again available due to the other renter not signing the lease. Since then the process has been relatively seamless-we applied and got approved within 24 hours, any questions or concerns we've had we've gotten an almost immediate responses by email or phone. My family rented a home from this awful company for two years. The house was not in great condition when we moved in, but figuring its a rental, we overlooked some things. The move out process is ridiculous and do not expect to get your full security deposit back - they take advantage of us military families, whom don't get to choose where we live in the first place. I wouldn't recommend this realty company. Very unprofessional, not punctual, and extremely rude. My boyfriend and I had an appt yesterday at 4:30 with Karie. She calls me at 4:06 and texts me at 4:14 wondering if I'm still showing up for the appt at 4:30. I have never had a realty company call/contact me minutes before my appt. If she was that worried about us flaking she could've called to confirm an hour or so beforehand. We get there at 4:20 and she texts me back saying she's going to be 15 minutes late because she got side tracked. My boyfriend took off of work early so we could both view this house. At this point we are both cold, annoyed, and feel like our time isn't important. He calls the realty company and she finally shows up and realizes that he's calling to complain about her. She calls us "little bitches" and tells us fine I won't even show you the house. Stands outside the house yelling and arguing with me. Finally says we have 15 minutes to look at the house while she sits in her car like a pouting 5 year old. When we're done viewing the house my boyfriend asks if she's going to apologize and she refuses to. If you want to be treated poorly then you should definitely call Abbitt Realty. I trusted the process to Abbitt and they did not disappoint. The office staff and agents were friendly and trustworthy. Don't deal w/ them as a potential tenant! They tend to do business w/ desperate owners that other companies will not dare work with. The homes and apartment buildings are typically in severe distress. Sewage backups, collapsing ceilings and broken appliances are to be expected and Abbitt will always protect and side w/ owner; leaving you with loss, damage and frustration. If you rent with them, expect to be an unwilling participant in a 'fecal festival' that never ends, until you can work your way out of the lease! So if you are an unfortunate chump that signed with them, grab your top hat (to protect you from the falling drywall), your stilts (to wade yourself through feces that's pumping into your apt) and fire devil juggling sticks (you know, to heat your dinner- it's unlikely you will have a stove or microwave that runs) and join in with the festivities! Just stay away from the tightrope- you'll be so depressed, you may want to jump and end it all! read more

Please, please, please be careful when renting through Abbitt Managemnt. These people put you in homes that are NOT move in ready and cheat you out of your money!!! Before I moved into a house, I was told that I would be able to do a complete walk around before committing. That didn't happen, but we were desperate to move quickly and loved the school district. Upon moving into the home, so many things were wrong. From really bad plumbing for the sink and showers, to not having hot water, to having the house filthy upon move in, to having three leaks in the kitchen windows and more in the skylights, to having a huge water bubble on the ceiling in my husband's closet just to name a few things. The house was not ready to be rented and upon talking to Abbitt, we were told that they aren't required to inspect the house before renting it out. That was VERY clear. My husband and I got deployment orders and moved out, being eligible to receive the full deposit back because we didn't damage anything in the house. We actually left the house better. They asked who we wanted the deposit to go to and we said my husband's father, who lives in Indiana, because we would both be deployed and didn't trust sending the $1,597 check through the mail oversees. Over the required 45 days later and the check never made it to my father in law, although banking for Abbit stated that they sent it. I got sent home early because we found out that I was pregnant with twins. I'm back home, completely alone, in need of money to recoup for the money that I spent on hotel fees and a new place. I really could have used the money from my deposit. I asked them to address the deposit to me and send it to me since I was now home and the check was never received. I was denied and told that they refuse to reissue my money in my name. Now, I'm unable to have my deposit and my father in law says he can't recieve the money at this time either. Beings that it's only addressed to my husband, and we don't bank together (his bank is in Indiana and I'm in Va) it's difficult for me to do anything with the check. I understand that they may follow certain rules but there should also be exceptions to rules when life happens. They have no care nor compassion for their customers. These people rent out homes that are not prepared for anybody to move in and cheat you out of your deposit. Please use another company if you can help it! read more

I am a tenant of theirs. I rent a house with other roommates. They misplace our checks, don't return your phone call, and they talk to you like you're out to not give them money. I also took my VA real estate exam -they harass you about signing things when legally you have 30 days to review the contract (this when the landlord even said we could stay there and take our time signing). They are a terrible management company. The only reason why they get so much business is because Newport News does not offer a variety of management companies. They know you'll probably end up using them so they don't do things right. We've never missed payments and they still treat and talk to us like they have problems with us. I've currently moved out.it's been a month and half.I was told I would receive my deposit within a month and I haven't seen it yet.I've been calling and calling to no prevail I've also left voice messages and no one's responded yet.everything was done correctly on my behalf and I'm still waiting with no knowledge on my money.I've been told to call the number but it's either operator transfer to another number that get recording for machine or the number says it's not in service. Worst rental experience I've ever had! Moved into the house and it was an absolute mess. Smelled so badly of dog that my family was unable to sleep there for 3 days. We spent a ton of money on products to fix it. Literally piles of dirt on the floor, dust hanging from return vents, writing (yes writing) on the walls, overgrown flower beds, dry rotted door jams, 1' thick mold in the shower door tracks, personal items left behind. Was offered $100 bucks for the "inconvenience" which may have covered half of the cost of products and didn't touch the price of rent for the 3 days we were without house. Was like pulling teeth to get anything fixed and most items were not! Then after move out, after having house professionally cleaned and having house treated as agreed upon for fleas and ticks they take $400 out of our deposit claiming there were so many fleas they had to re-treat and re-steam clean. I would not recommend this company for any money in the world. Do yourself a favor and avoid any business with them. If I could have given 0 stars I would have. read more

I have a baby so thank god they did what they said they would do for my family because we had roches before. Wow what a relief to work with this team. I am the first to admit that I know nothing about real estate, especially in a city I just moved to from across the country. To give a little more background, this is was a move for a job, so I had no clue what the city was like or what I was going to expect. I knew i had no choice but to make the most of it. I could not have felt more comfortable in their hands. Originally I planned to do it myself, but after three cancelled appointments when I was in just to look for places, I panicked. While driving around (read: getting lost) I kept seeing Abbitt Management signs, so i thought what the heck, I am going to call and see if maybe i can have better luck, it wont hurt. It was 8:30 on a Friday night, so I assumed I would leave a message and hope someone would call me the next morning, but alas an answer on the second ring..."Abbitt Management, this is Stephen..." I pinched myself when that real live person, probably sensing the concern in my voice, agreed to meeting me first thing the next morning to show me places. I use the term places because he not only took me to see rentals, he took the time out of his day to show me around the city. He listened carefully to what I look for in a home and delivered. Thieves, seriously I have never in my life dealt with such an unprofessional group of people. A year of refusal to fix needed repairs, so we started improvements of the home ourselves. We had the paint matched and patched and painted all the holes, leftover spackle, and dents left from the prior renters. We landscaped the yard and hired carpet cleaners and home cleaners when we left to be sure we got our entire deposit back. We dropped off our keys with the house in better condition than when we signed the lease. Move out inspection could not be completed by them until 5 days after they originally scheduled and now suddenly they want to use our deposit to cut the grass in the back yard, for one light bulb replacement which is an issue with the electrical we are not responsible for fixing, and for removing a small amount of pebbles leftover from our fire pit that we removed several weeks before moving out. I can't get over how ridiculously managed this home has been, how despite lists of necessary repairs reported by the property manager and ourselves, how nothing got done, but now you want to charge me to cut the grass when after five days of spring weather it clearly grew. I just can't ever recommend a company like this for renters or property management. read more

These people are crooks. You can NEVER get a hold of Liz Wilson yet she somehow earns a living "working there". Sue, I think her name is, is the front desk lady who always answers the phone, sends you to liz's voicemail and charges you amounts you shouldn't have to pay because of some ridiculous reason that she deems necessary. It isn't written anywhere. The repair company they work with doesn't repair anything. That is if they show up. Be prepared to receive calls at work from random men saying "I'm on my way!" Instead of an actual appointment. And if you do get fortune enough to schedule an appointment keep In mind, it's tentative and you should sit around all day anyways because he's not showing up until the last minute anyways and when he does show up, he's going to be so unprofessional too. I hate this overpriced, unreliable, untrained, unprofessional company. And if I could get every cent of money I have to them back of wipe my butt with it instead because it'd be that much more better use of my money. I cannot wait for my lease to be over. And I'm sure they will attempt toto get to be last "screw you!" By robbing me of my security deposit for "cleaning" or "broken appliance" which I've already had to pay to get repaired and the repairman couldn't/didn't fix it. read more

Home Owners Association is not following the city codes and ordinances for the fence laws in Newport News Va. Their covenants for Turtle Creek are so restrictive that it breaks the federal laws that state that they are not allowed to make such laws yet they do so without consulting the city or the state. Let us talk Money the HOA gets well over 35,000.00 and yet there are miscellaneous funds being disbursed into their pockets. Their so called management fees are not really management fees they pay themselves with that money. They do not take care of the properties..there are roaches bugs termites infestations in their properties..they simply hand you GEL bates or say oh we took care of it but did not. There are foundation cracks and leaks in pipes and frozen pipes that they would have the cheapest handy man come out and put plastic tape around it only to have to be called two days later..They are swindling their residents out of money to pay their salaries and their vacations and their lunches..the so called landscaping never done..they only come out when they absolutely have to then claim oh we had to pay over 3000.00 to get them out here when they did nothing..so in essence they are lying to their residence. At the HOA meetings they bullcrap their this is what we are doing routine to make it look like they are taking some sort of action to help the community when they are not. Their management is poor and their residences suffer. They need to be investigated for HOA embezzlement and fraud and mismanagement of the properties and the developers all need to be sued for building cheap homes and apartments with roach infested bug infested non secure dirty and unclean laundry facilities along with no safe areas for children to play. I would not trust this company with your money nor to manage your property ever as they take your money and run. If I were you people Id run far from this company and do not let them manage your property as they cannot follow the rules and regulations of Virginia Home Owners Association Either. I hope someone sues these people as they are the worst ever. They should have to pay damages to each resident they have listed on their accounting books. read more

What a TERRIBLE company. More specifically ANN EMSLEY IS A TERRIBLE PERSON TO WORK WITH. Rented a house from them with Ann Emsley as the property manager and wow she is absolutely terrible. I would give them 0 stars out of 5 if I could. Ann would not respond to anything we sent her, and we were forced to live in a house that literally smelled like feces due to their inability to respond of make any repairs. We had water leaking under our house and did not find out until the winter that this water had begun to mold and the stinky air was coming out of the vents when we first turned our heat on. Again completely not our fault didnt even know this would be a problem until october or november however we had to live with it until janurary when they decided they wanted to fix it. Additionally tried to go into the office multiple times and im convinced Ann works a total of three hours a week. This is a bit of a rant at this point, but I am simply trying to state that they are the WORST and Ann Emsley is one of the most unprofessional people I have ever had the displeasure of working with.
